The resort is close to many wonderful things to do and places to eat. The best lobster rolls in Maine are just across the bridge at Red’s and are worth the wait. I can’t wait to come back for another visit.

- B2286TUpatriciaf (2/5): So disappointing. Beware: Black mold!! - We spent three nights (July 8-11) at Sheepscot Harbour Village Resort (Suite 301). We had been excited to stay there after viewing their website and the attractive photos of the suite. But what a surprise when we entered. The rooms are dark and dank, even on sunny days. There is black mold visible across the bathroom ceiling and, one suspects, less visible throughout the apartment. Each time we stepped outside, we found the air fresh and pleasant - no matter the actual weather - compared to the stale, dank interior. To pay a hotel for the privilege of staying in such quarters is dismaying. The room needs to be renovated, and a new air system installed. Until then, it should not be inhabited as it is a public health hazard. We tried to contact the owners (sent a detailed e-mail) about our concerns and looked for them at the front desk when we left (no one around), but never had any response from them about this most disappointing stay.
- I1439YVmichelleb (10/5): Nice location, relaxing vacation - Comfortable studio in a great location. Relaxing and peaceful but very close to anything you might want to check out in the area. Very easy drive to Boothbay Harbor which was the reason we wanted to be in the area - came to see the Puffins. Great trip overall.
- David (6/5): - The bathroom had hair on the walls, ceiling, and bathtub/shower. Also the towels were dirty, several of the clean towels had hair and tree needles like someone used the towel to dry off a dog or? The towels were so bad had to shower again to get the crud off and just finally went and purchased our own towels to use. We asked for additional towels however they were the same, dirty. Do Better!
- RCIUser33 (6/5): Resort is clean but next to highway - The resort is clean and quite small. The utilities are very limited and subpar. It was a studio unit. A one bedroom may be better. We only stayed there for 3 nights, so it was OK. But it can be uncomfortable for staying longer than that. The resort also next to the highway and there was a lot of traffics. There is a decorated glass at the door without any blind, the light gets in early morning. The bed is very soft and I felt my husband when he turned around.

- thomasbT3008UV (4/5): Avoid the lodge - Room furnishings were circa 1980. (We stayed in the lodge - can’t speak to other rooms in the “resort”.). No river view (as promised) only the parking lot. Internet speeds were glacial. Spartan amenities. Be sure to request extra towels at check-in. They only provide two. Convenient location.
- 938christopherg (10/5): Enjoyable Stay in Edgecomb ME - We have visited Sheepscot Harbour Village years ago and was finally able to get availably that fit our schedule. We stayed in the Cottage 19 unit and it was clean, modern and had everything we needed. We ate dinner at McSeagulls and the Carriage House in Boothbay. Both we very good but the Carriage House was exceptional.
- drmoore (6/5): Could be better - Cute cottage looking suite. We were in room 306 which is a king suite with a balcony facing the water. There’s good and not so good about this inn. 1. It’s cute and plenty of room 2. Description says just remodeled…well it’s not totally done. a. bathroom side of the door hasn’t been repainted and some of the trim hadn’t been repainted but some had. b. Mirror sitting on the dresser looks like it was supposed to be hung on the wall because there was hooks on the wall. c. There was a few large metal ladders leaning on the other side of the deck which took away the “view” 3. The patio door has a nice heavy dark curtain to keep the light out but the side window only has blinds so in the morning light comes through. 4. The room door has a big gap at the bottom and the lights in the hallway are on all night and lets a lot of light in the room. We put the throw that was on the back of the loveseat rolled up at the bottom of the door to block the light. 5. NO instructions for the TV 6. We knew we were going to arrive after 5. I emailed them the day before requesting “contactless check in” as their web page stated. Never got a response. I called twice the day of arrival and left a message, NO response. I finally called the restaurant and talked to a young man there who said just come into the restaurant and I’ll assist you. HE DID and was very helpful! 7. We stayed two nights. There were 2 wash cloths and 2 hand towels. One of each was nice the other 2 I would have put in the rag bag. Hubby found the “cleaning people closet” the next morning and got us a couple more wash cloths. Now for the “Quaint” Wiscasset downtown. DON’T bother! Nothing there!
- dshepard2018 (10/5): Sheepscot Harbour - Great long weekend getaway. Studio is fairly spacious with a partial river view from the bedroom. Plenty to do in the area. Restaurant onsite was excellent. Good food and great service! Locals were friendly and helpful!
- 656susand (8/5): Would stay here again - The room we had was facing the water with a nice view. It had a dock and an outside sitting area. Room was nice and spacious. We had planned to go to the restaurant but it was closed on the day and evening we were there. This would be a nice place to stay for more than one night. We ate supper across the bridge at a local seafood outdoor cafe called Sprague's Lobster.
- gmiddleton65 (6/5): Small Maine Coastal "Resort" - My wife, teenage son, and I stayed at the Sheepscot resort in Edgecomb, ME for a week in September, 2024. There are only six rooms in a "Lodge" building that are available to RCI members. The actual Sheepscot resort is owned by anoher entity that does not participate with RCI. The lodge building has several other rooms and they can be rented through various means. There were no employees on site nor management. The person you call to get your door unlock code is located in another state. We were told by her that there is housekeeper that is in the local area if we needed something but she was not onsite. Luckily, we didn't have any issues. The room was very clean but a bit small. The refrigerator was not full size but was big enough for our needs and had a small freezer on top. There was no cook stove in the room but it did have a microwave, a toaster oven, and a hot plate. There was also no washer/dryer in the unit nor on the property. There is a washateria in Wiscasset that is about 10 minutes away. The unit was described as having a "private" bedroom and a sleeper sofa. In reality, the bedroom is not really private. There is a double door that closes it off from the sleeper sofa area but there is another entrance to the bedroom from the kitchen that has no door. Also, once the door is closed, you don't get any air since the air conditioner unit is at the front of the room in the living room area. If you close your "privacy" doors, you don't get any A/C. There was a dehumidifier provided in the bedroom as well as a fan on a stand which was nice. The bathroom was clean and had soap, shampoo, and conditioner provided. Overall, I would recommend this room for a couple but not for a family.
- 266michelled (6/5): Maine getaway - What a hidden gem! We loved out stay at Sheepscot Harbour. Beautiful water views, lovely community feel, and close to so many of Maines amazing seaside villages. Sandy (manager) and Tabetha (housekeeping) were both extremely accommodating and helpful. They both went above and beyond for us during out stay. Due to the dates we stayed, we had to change units mid-visit but they both worked with us to minimize disruption. Both units were identical size studios. Our only complaint/suggestion there was no standardization to the units decor and kitchen supplies. Our second unit had a much colder feel to it as it had all cold tile flooring and an empty/college dorm looking bookcase instead of an entertainment center and entertainment electronic. One unit had dining seating for 3 and one for 4 (both units slept 4). There was inconsistent amounts of cups/glasses, dishes, silverware, cooking utensils, bowls/serving ware, and appliances such as toasters and electric fry pans/cover. A suggestion for the property would be to create a standard list of items/furniture/electronics for each unit to ensure every guest has a consistent experience at such a beautiful place!

Arrived on a Tuesday when the restaurant was closed, and the check-in desk was barely staffed, there was a sign on the door with a number to call, but then a man did come open the door and have me come to the counter. At first he checked me into a room already occupied, but then he corrected it. We stayed in (214?), it desperately needs a new carpet and a fresh coat of paint. It feels like the property is barely keeping it's doors open financially, it's short of staff and behind on maintenance and upkeep. Even with the doors and windows shut, there's alot of highway noise too, between 6:30am - 930:pm. It woke me up much earlier than I would have liked.
- Daniel (8/5): Best option in Wiscasett - Convenient off Rt. 1. Stayed here before heading to ferry terminal in Rockland for early start to Vinalhaven. Walkable distance over the river back to Wiscasett for dinner. Walls and floors seem "thin" or not heavily insulated - lots of noise from upstairs and next door at various points in the evening.

- 1alanharris50 (8/5): good location with bad location - nice accomodations overlooking sheepscot harbor is compromised by the additional direct view of rte 1, a busy noisy highway. For city dwellers from away it might seem like a little bit of home but for us who live in a beautiful piece of Maine , Its unattraactive . It does however allow easy access to the dreaded rte 1 to get you places

- cassiopeiaturcotte (10/5): Comfort and Coastal Vibes in Maine - Sheepscot Harbor Village Resort is very clean, comfortable and quaint! It is an excellent location to visit multiple state parks, light houses, while enjoying local diners and antiquing (if that is your thing!). Loved spending the week with this resort as my base camp!

- wloring271 (10/5): NICE ACCOMMODATIONS - My husband and I like to go to resorts on the off seasons to check them out. We enjoyed our stay at Sheepscot Harbour Vacation Club in February. All was quiet and comfy. We are used to a King size bed but the queen size bed was amazingly comfortable.

- flowerpotmen92 (8/5): Holiday delights! - Enjoyed a lovely though rainy weekend perusing the holiday events of the area including an amazing show at the "Gardens Aglow" at the Maine Botanical Gardens. The cottage was lovely ,updated and clean. Due to the off season it was very quiet but hope to check it out during the summer too.
- Stephen (4/5): Decent place terrible customer service!!! - Needed a late check in, I called with no return phone call, had to call back to figure out how to get in the room. Once arrived had not TV or Internet called got voicemail. Call that afternoon because nobody’s around until after 3 PM to tell them and ask for some compensation on at bill. Of course had to leave a message, almost a week later no response.

- laurencerD9687IG (6/5): Bad room - The resort looks good on paper but the unit location we were assigned, was a terrible location. No view of the river, facing a local road intersection with the main hwy (Rt 1). It was loud and full of lights due to a large glass panel in the door with no shade or drapes. The bed was so soft that it was impossible for 2 people to sleep in it. Just turning over bounced the other person awake, if not out of the bed. If you go here, make sure you don't get room 215.

- Michael (10/5): Nice location, better than a regulae hotel - Great location-loved walking out on the pier. Need to clean better-spiders in bathroom and cobwebs above bed. Very comfortable set up for room. Have never travelled before so this was a better accomodation than a regular hotel and very close to the two sites I wanted to visit. Was told it's more like a timeshare so check in and out is pretty much self done. I do not have a cell phone so relied on the desk person (very courteous), but they are there limited day hours.

- Nomisnek (8/5): Pleasant Stay - We had a very enjoyable one week stay. While there is no on site help, it was an easy arrival with all the provided information. We had a comfortable king size bed. We had a studio, smaller than what we usually have, was pleasant. We were close to many wonderful places and attractions. The on-site restaurant was terrific. And the view was lovely.
- solracity (10/5): Great Resort - My wife and I decided to take an impromptu vacation. So we got on the RCI and found the Sheepscot Harbor resort. Our room was in the large building and it faced the river. We had a great view and great weather. the on-site restaurant had great service and live music. Just over the bridge in Wiscasset we found an excellent place for breakfast. I would suggest this resort to anyone.
- 563summerk (10/5): Great, quiet, little place. - Stayed in the Inn and we loved it. There's nice sitting areas outside, Watersedge Restaurant had great food and great service. I do wish their description of "partial kitchen" was more descriptive. I have a special diet and was unsure how to prepare for making meals. Our room ended up having a mini fridge, toaster oven, microwave, electric skillet, and Keurig. We bought coffee thinking we had a regular coffee maker 😕 The bedding was all clean and comfortable, and there were plenty of towels to last is two.
- Michael (10/5): - The Resort is in a great central location ideal for exploring Maine's Midcoast, with an excellent restaurant attached. We loved the Standard Studio Suite: a spacious room with two beds and a clean bathroom, balcony with a beautiful view, and a practical kitchenette, which allowed us to have breakfast in the room and prepare easy meals ourselves, as there are a small refrigerator, a microwave oven, a kitchen sink, coffee maker, and a great electrical pan. The kitchen also includes some silverware and kitchen tools as well as dishes. Parking is conveniently right outside. The staff was very friendly and welcoming and took care of requests. The unit was overall clean, only the stained carpet made me take off one point from a perfect rating, as it is easy to carry dirt from the entrance area onto it and it was stained accordingly. Overall a excellent place to stay for a vacation. We had a great time and I would recommend it.

- Jason (6/5): - The inn was completely ripped apart. Appliances, doors, shelving all thrown in the hallway. The window in the room wouldn’t stay open, there were water stains on the ceiling, and everything was half painted.
- Verified traveler (2/5): Expedia needs to investigate the hotel management - The service desk employees were rude and unhelpful. They provided confusing late check instructions and when they were called to clarify the actual room location, they claimed since I booked with Expedia they could not help me even though they were responsible for the place and the number I called was in the check-in instructions. During the phone call, they deliberately hung up on me twice because I repeatedly called as I had no other options (Wiscasset is so isolated and far away from any town or the next hotel). Expedia needs to investigate these clowns as they are claiming they cannot help anyone who books with Expedia (lie). Also, once I checked in there was no heat in the showers and dirty/used towels on the kitchen table. They refused to remove them/clean them. I even had to wait for 15+ mins at the reception to check out as the receptionist was 'busy' tending to her baby - what the hell? This is a shocking experience from a place that is supposed to be family or senior-friendly. Avoid at all costs, you are better off at a brand-name hotel than this mom and pa place run by amateurs.

We had a full living room, huge bedroom kitchenette and a gorgeous view of the river from the windows and right out our front door. Everything about this place is lovely, peaceful and super well done at a very affordable cost. It should get well above 5 stars…it’s truly a diamond in the rough!

- Gail (6/5): Convenient to highway, poor service/disappointing. - Our room was oddly shaped, second floor climb up stairs Room was very dark with a limited view from a TINY balcony near driveway and VERY noisy at night due to being adjacent to a long river spanning bridge with many BIG LDL trucks hauling freight late at night. The rave review restaurant/ bar was not open, as expected. ..the BEST part of the premise was the long wharf that ran into the river and allowed for a stroll to the small on site marina where two FABULOUS rocking chairs made from Lobster traps allowed us to sit, watching the sun set over Wiscasset - across the river. Breakfast was supposed to be on site and included; we were given vouchers to purchase coffee and breakfast pastry across the street at a (NOT GREAT) local spot. Not likely to book a room at Sheepscot Harbor Village Inn again.

However, the property arranges an easy self check-in for those who intend to arrive later. Staff is very responsive to phone and e-mail inquiries. We would definitely stay at the Inn again.
- Keith (8/5): Very nice! - Perfectly lovely place. Very clean and the kitchen area was very nice. If you have to stay in a two level building, understand that lower level rooms will be VERY noisy. Our upstairs neighbors kept us up late and got us up early with what I can only assume was a full team football game.

The coffee in the room was undrinkable.

- Herbert (8/5): Down East Luxe - Nostalgia trip for us to a location my grandfather had taken me to many years ago. Not the same facility, of course. But the view across the Sheepscott River hasn't changed much. Good dinner in the restaurant. Breakfast up the hill not so much. Also, I had planned to attend a zoom meeting when we arrived but the signal in the room broke up. I used a spare room in the main building to get service, but still spotty. Shouldn't have expected wifi connection away from city centers.

We had a little trouble finding the office in order to check in. The place was a little overwhelming in terms of finding our room, on the second floor of one of the cottages. The person at the desk gave very detailed and careful directions to the place. When we found it, the place was beautiful. A sunset view over the water. Clean and very large size with a small balcony. They also provided a coupon for a coffee and pastry at the next door shop since food areas were closed due to COVID.
- Robert (2/5): Scroll past, not worth your time or money. - Where to start. First off paid for river view. Was giving a room facing the road. Was told sorry we are full, you did not book thru us, that is the room Expedia picked for you. Expedia does not pick your room, I know I called them, to get changed to another hotel. Unfortunately there was none available close by. They are working on getting me back the difference in the price of the room. Now on to the room. Can’t say I cared much for the bed. Woke up at 5:30 in the morning with a backache. Sitting in the room writing this review now. The air conditioner was so loud my wife turned it off and we tried sleeping with the door that acts as the only window open. Could it hurt them to hang a hook on the bathroom door, piled the dirty towels on the floor until I thru them in the bathtub after it dried out. The impromptu closet that was set up came with two hangers. Glad we are only going to be here one night. As for the property the beautiful pictures you see do not show that it runs alongside the local highway. Did not try there restaurant, was not in mood to give them any more of my money.
