- Dominic (10/5): Amazing Guesthouse Stay - This charming guesthouse was ideal for our needs. Conveniently located to walking distance within Chiang Mai and easy enough to get dropped off by taxi.
The room was clean and a decent size with a great view up to the mountains.
The staff were very friendly and helpful in suggesting and signing us up for day trips and offering advise on what we might like to try.

The staff speaks English well and are very helpful. The pool is small but perfect for cooling off after a day out in the city. If you want fine dining, The House by Ginger is located around the corner. The jazz bar is within walking distance.

I loved the real wood floors and folding wood patio doors. Balconies are small, especially for two, but very peaceful, at least until the throngs come back.
The pool and poolside are tiny -- not recommended for serious tanners.

Wonderful hair and nail salon across the street, laundry out the door and to the right, oven baked pizza on one end of Soi 7 and a perfect corner coffee shop with delicious drinks at ridiculously cheap prices at the other end, night life, taxis, wonderful resturants in every direction.
Sweet, kind and attentive employees. Impeccably clean throughput.....reception staff and cleaning crews were exceptional.

We booked this guest house based on the great location and lovely reviews. We checked in and were shown to our room and immediately it was apparent that the MAJOR and LOUD construction going on adjacent to most of the rooms was going to ruin our stay.
The construction starts at 8am with hammering. By 830 there is smashing of tile. 15 minutes later the rebar and concrete cutting tools start. Louder than a plane taking off. Earplugs helpless against the aural onslaught. It was so ridiculously loud that we took videos of the noise so we wouldn’t be accused of exaggerating.
We complained...were told there’s nothing to be done.
We found other accommodation and were told that our pre-paid rate would not be refunded.
The construction was just starting in February 2019 and looked to be a year-long project, so be sure to ask about it before booking. Or be safe and book somewhere else.
Also, Chiang Mai has great WiFi. Sri-Pat did not. We had to go to a coffee shop to find reliable WiFi.

The shower doesn't drain very well and the bathroom sink had the stopper gadget stuck so we had to stick a straw under the stopper to get the sink to drain. This wasn't a huge deal, but could use some repairs. Also the balcony for the standard room is really only big enough for one person, just FYI.

Also, the location is fantastic! Right on our same street are several restaurants, street food spots, laundromat, places to get massages, etc, and a 7/11 and ATM around the corner.

The staff was accomodating and friendly, always there to help book tours and lend us suggestions. The location was perfect for walking around the Old City. There was a cute coffee shop called Cafe Arte right across the street and a market one street over. For anyone looking for the true Thai experience Sri-Pat Guesthouse is the place to immerse yourself in all that Chiang Mai has to offer!

- Jean (8/5): Good stay and central location - Very good stay overall. I traveled alone and mainly needed somewhere clean, convenient and safe, which is the case for Sri Pat. It is in the "Old City" area and many temples are accessible by foot.
My only complaint is about the Wifi / Internet speed, which was sometimes very slow. But I hear this is a common problem in Thailand.

Clean and pleasant, family friendly, with friendly and helpful reception staff. The only negatives were petty: we sometimes had to ask for replacement towels and toiletries, and we didn't have the hotel rules displayed in our rooms so we only learnt reception closed at 2100 the inconvenient way. But I have no hesitation recommending the Sri-Pat.

The guest house felt safe and clean. The bed was a little harder than what we’re use to at home but definitely not a reason to skip over this place for something else. Also, the location was perfect if you are interested in walking to restaurants and being close the temples.
- Daniel (8/5): - Stayed here for a few nights and we had a good stay…nothing extraordinary although I have to say staff is really nice and helpful…or at least they try to be helpful, which in my book is enough.
We had a room at the back of the hotel and the room was very quiet at least from the street noise but not from the guests next door whose noise we were getting through the door (not the wall).
Location sure is in the Old Town but it is not really close to anything (in the old town) since it is in the north-east corner of town. There are markets and places to eat nearby indeed, but is far from the main market.
For little more than 150bht you can get a simple breakfast (eggs, ham toast and tea/coffee) which is very decent.
A/C works like a charm but the bed is very hard and I had a hard time trying to sleep. You have access to a Safe box in your room but will need to leave a 300bht deposit to get the key(codes do not work).
Wifi was not particularly strong in the room.
If I came back to Chiang Mai, I would prefer to stay elsewhere but mainly because I would like to try a different location…besides the mattress the place is quite fine.
Every morning at around 7:00 am a monk or two come to the place and they are fed by the hotel staff (or owners, I don't really know)...it was really cool to experience that Buddhist ceremony/tradition.

The location is perfect for doing anything in the old city ie visiting temples, going to the bar area, cheap street food , night market, and more. The staff was very friendly and very helpful with all of our questions . The room Itself was simple and clean with a small balcony , mini fridge and electric kettle with coffee and tea. The lobby and pool area are very unique and beautiful with a nice garden throughout . Breakfast was also nice and very convenient with excellent coffee . Down the street is an amazing falafel spot called falafelist . Highly recommend it was delicious . I would recommend this hotel to anyone on a budget or not . Glad we stayed here

There is a market close by. The rooms are very clean. The beds are typical Thai style beds (hard). The airconditioning works very well and kept us cool all night long. The staff was very helpful and we booked excursions through them. They offered us a discount for our excursions. Overall we enjoyed our stay at Sri-Pat Guesthouse!

Beautiful small clean pool area and lovely breakfast area. Breakfast from 8am.
Very helpful family staff with English speaking daughter and son.
We had room 204. We called ahead on day and arrived at midnight. There is overnight person and this was no problem. Shower was hot even at midnight. Double 6ft wide walk in good pressure shower. Plug in sink. Bathroom are very clean not flashy but hot water at any time plus hairdryer. Wardrobe with free safe (300THB key deposit)
Huge superking in Standard Double room 204 Expedia was cheaper at £30 per night x 4 than 1550 THB per night on desk.
Breakfast is extra but so cheap £5 you dont mind. Open air Pool is cool, clean and open til 10pm. So nice to have in 37 degree heat.
Air con in our room 204 cooled rather than chilled and we asked them to regas for next guests.
Overall we loved our 4 night stay at Sri-Pat. Excellent and would stay again and would highly recommend.
Note. No lift and theres about 20 rooms.
- Verified traveler (10/5): Great place - Sri-pat guesthouse is a great choice for exploring the old city. Location is fantastic. The staff are exceptional, some of the friendliest people! Rooms are clean (shoes are to be left outside of room). The bed was a little firm. The room we were in had a small balcony overlooking the street. Mostly quiet at night with the exception of one night when there was a dog outside that wouldn’t stop barking.
There is an option to book tours through the guesthouse. Some of the prices in the book they give you to look at aren’t as cheap as what you can find elsewhere, but if you go to the front desk and chat with them they will discount the prices for you (I didn’t even ask for a discount for one of the tours we booked and they just did it). I felt no pressure to book tours through the guesthouse, and they were a pleasure to deal with. Nice to have the option available should you choose to book with them.

- Brian (10/5): Great location - This hotel is ideally located inside the old city. It’s an easy walk to most places with many restaurants all around. They have a night security guard there as well. I would stay here again.
- AG (4/5): Good location, terrible bed/bathroom, price gouge - Bed: Incredibly hard, felt like a camping mattress on hard ground. Don’t sleep on your side or risk a shoulder injury. I ended up requesting a second comforter to put under the bottom sheet as an attempt at a mattress topper.
Bathroom: Shower does NOT drain. Keep the water to a trickle or you’ll be up to your ankles in gross water by the end. There is no place outside of the shower to hang towels.
There’s no place to put toiletries in the bathroom other than the top of the toilet. Ick. Please add shelving!
There’s a drain in the bathroom floor that seems to release sewer gases. We put the trashcan over this to attempt to block the smell.
Room safe: The codes don’t work, they give you the backup safe key to carry around instead. Press the door hard while turning the key to open the door. Key requires a deposit. If you have to check out early ask that the deposit be given to the night watchman so that you can get it back when you leave.
Price gouging: If you have an early morning flight there are few taxis available in Chiang Mai, which requires booking in advance, generally through your hotel. Sri Pat charged us a lot for a 4am pickup. A place down the street charges half that for the same time with reliable service, according to guests there.
They also charge a premium to book experiences from the binder they provide you. Find what you want online and book direct.
Overall, seems like they’re out only to make money, not provide a good guest experience.

The lack of breakfast (you need to pay additional) is what makes it less appealing than the other guesthouses around. I would recommend you to stay here short term while you look at other places around the location (which is abundant). Price is not as cheap as better hotel in similar location, but not too expensive either.

- Marion (10/5): Traditional feeling in centre - This hotel has a lovely old traditional Thai feeling-beautiful teak wood. Large room with very large bed. Staff is so kind and willing to help.

- john (6/5): Basic stay - Bedroom ok.bathroom in need of a big update,staff while pleasant were not that helpful asked to borrow a towel to change clothes behind whilst visiting elephants told it was not possible made us feel like we were going to steal it.also we asked for late checkout because we had a 8-50 pm flight we only needed approximately 6 hours extension and they wanted to charge more than we paid for a full day ,maybe if we had stopped for one night yes,but we were there for 15 nights.i think the management were responsible but they would not talk to us.after we showed our annoyance they halved the charge

- AriWillGo (10/5): Comfortable, safe, close to all the Action - This is a great budget hotel tucked down a mellow street with many other guest houses. There are plenty of restaurants nearby and tons of taxis if you need one.
The staff was super helpful and if you book a tour through them they'll give you a great deal.
The pool was refreshing but a little over chlorinated. It burned my eyes every time I dunked my head!
They have a security guard that watches the door all night.
The bathroom was very nice.
I would definitely come stay here again.
- Jamie (10/5): Cute little place near lots of great food - This has been our favourite hotel of the trip. The staff are wonderful and the room is spacious and clean. The bathroom was larger than we experienced at other places and even had a door! Pool is great too. Lovely little place.
- Fiona (8/5): Good Guesthouse. - Large room with balcony and good sized en-suite. Very hard bed. Staff very friendlyand helpful. Location is great. Taxi back to airport is 200 baht and I (obviously) overpaid) 300 baht for the taxi to the hotel but I did have a huge people van to myself. I would stay there again.

- David (10/5): Great location - Situated in the northeast corner of the old city this guesthouse is convenient to plenty of shops and restaurants. Although the neighbourhood is lively the hotel itself, and the street it is on, are quiet. Staff were very friendly and eager to please.

- Verified traveler (8/5): Clean, pleasing, well situated guesthouse - Sri-Pat Guesthouse is an excellent guesthouse for its prize. Everything is clean, though the guesthouse is quite old. Nice wooden furniture in the room. The shower is a little outdated but clean and there is no shortage of hot water. Friendly staff. Very well located.
- Emily (10/5): Convenient location, beautiful updated rooms - Loved my time at Sri Pat. It's a beautiful guest house in the heart of the city, right near the gate. The guest house itself is beautiful with dark wood, newly updated furniture, and felt very luxurious especially for the price. I recommend the deluxe rooms, which isn't much more in cost but is beautiful. We would sit on the balcony drinking coffee provided in the rooms in the morning before adventuring for the day. Lots of cute restaurants, bakeries, massage parlors within easy walking distance. HIGHLY recommended.
- Verified traveler (8/5): Easy to find, all tuk-tuks know its location. - Great overall experience. The staff was warm and friendly but as with most restaurants in Thailand, you don't always receive what you expect from the restaurant (chicken hot dogs instead of pork sausage).
For reasons unrelated to the hotel I had to spend a night in hospital. The next morning, I received a concerned phone call from the hotel owner, checking in on my condition. This wasn't expected but it shows that he sincerely cares about his guests. I was very impressed with that personal touch.
- GRACE (8/5): Nice hotel - Location was great. Staff was friendly and arranged a driver for me easily. However the bed was uncomfortable and there isn't an elevator.
- Jennie (8/5): Affordable with kind staff! - This is a great guesthouse if you like friendly people, near the action but not right in the middle of all the noise. The staff was super friendly and accommodating! We found there to be a bit of a smell in our first room and they immediately and without question moved us. From then on, everything from laundry service to help with directions, went super smoothly. The location is great too for exploring the old city and getting out beyond the walls into the "new" city. Highly recommend.

- Mark Spud (10/5): Good location lovely place - Room was nice, clean and well equipped. Was on 2nd floor at the front so ear plugs a must as even small side road outside noisy in the mornings. Quieter at the back. Small pool (didn't use). Certainly recommend.
- Francis (10/5): Great hotel in the heart of Old Town - We stayed there only one night but really loved the pool. It's close to everything but in a side street so it remains very quiet. The shower was the best we had in 3 hotels in Thailand and really hit the spot! Balcony was small but had a nice view and enough room for two people to sit comfortably. Last but not least, the in-room safe really is a luxury in Thailand and it feels so much safer to have it. Would recommend.
- Celia (10/5): Lovely Sri-Pat - The staff make you feel very welcome on arrival. The rooms are immaculate with modern furnishings, the beds aren't too hard and the bathrooms are clean with great showers. Breakfast is yum!
