- Oran (10/5): Good stay - I loved the way that the b&b its so clean and smell sooo nice. The only issue that we have was car park as they were full so we had to park in another street (the hotel Avenue was also full). But in general it was a good stay :)

When I called the mobile number as a contact it went straight to voicemail. Had to look for another place to at at9.00pm at night. NOT RECOMMENDED.

- Brid (8/5): Good for the price with a couple of flaws - Good for the price, no water on the first morning with no real explanation or apology. Check in was a little flawed because they couldn’t seem to find my booking. Very clean and my room was lovely so all in all the stay was good.
- owen (4/5): - We were led to believe it was a hotel with quality rooms but was more of a B&B. The rooms were nothing special (converted living room) and the toilet was upstairs. Bed linen wasn't ironed.
- William (6/5): - 1. Liked the proximity of the property to where my nephew lived. 2. Liked the bed. 3. Liked we were able to make tea. 4. Liked the breakfast, but it’s extra 7 euros per person. Problems we had with the property: 1. No room to leave suitcases open. 2. I liked the shower but there wasn’t any shelves for shampoo, or a place for my razor and shave cream except on the floor. 3. The light over the sink didn’t work or we couldn’t figure out how to make it work.
- Debbie (8/5): Very good - Really nice room, plenty of space in the accommodation. Very friendly. Parking was a small negative as it wasn’t clear where the best place to park was on the street. Also you can hear everything from other rooms. Apart from that I would definitely stay again.

- John (6/5): - The room was clean tidy and comfortable. When we arrived we were told that breakfast wasn't included in the price and that the room had no bathroom. I was shown where the bathroom was by a member of staff in the afternoon but the next morning was informed that this was a staff bathroom. Overall all I was a little disappointed considering the price of the room
- Richard (2/5): - Not a nice place dirty and grubby family room €99 is a joke it’s not worth .99 cent traffic noise kept us awake all night dirty finger prints all over the walls. Dangerous door lock infact it actually fell off. Dump

- Javier (8/5): Servicio excelente, lo demás bien. - La habitación estaba limpia aunque un poco descuidada (todas las paredes tenían marcas), las primeras toallas que nos dieron estaban bastante mal y no había secador (aunque ponía que si disponía de uno). Siendo un B&B el breakfast no está incluido en el precio aunque no es muy caro y es bastante completo. La parte positiva es el servicio, muy atenta y agradable. La situación para ir al centro no es lo mejor, en nuestro caso era por que tenemos amigos cerca, pero a poco que andes hacia la costa hay algo más de ambiente, pero no demasiado.

- Verified traveler (6/5): Close to the Ferry for home - The property has obviously been recently renovated and was clean and comfortable but provided Very few amenities. There were no glasses ,limited soap,shampoo etc. And it was 150 Euro per night for room only ......way too expensive ! We only paid 71 Euro for the Maldron Hotel & Spa and had all the facilities of a hotel chain ! This was over the top expensive !
- Sharon (2/5): Went to check in to discover that had NO ROOM - Nothing much worse than driving for hours to your confirmed reservation to be told " sorry, we have no room for you". To top this off, I was still there at midnight - ( 11/2 hours after arrival) and they could not find me another lodging. Therefore I have nothing good to say.
- EVELYNE (8/5): - Ce n'était qu'une étape d'une journée sur Dublin. Nous pensions que c'était un hôtel, c'est plutôt une chambre chez l'habitant. Celle-ci était grande et propre au rez de chaussée. Nous avions une belle salle de bain privée, mais elle se trouvait à l'étage.

- Thayná (2/5): Péssimo - Cheguei a Dublin com minha confirmação de reserva do b&b (Avoca Lodge) e fiz o check-in. A cama estava com defeito e nao havia banheiro no quarto. Na noite seguinte, a funcionária da casa (muito educada) veio me dizer que me deu o quarto por engano, e que o mesmo estava reservado para outras pessoas mas ela se enganou ao me deixar fazer o check-in. Eu disse que não entendi e pedi para falar com a dona porque a Expedia me mandou várias confirmações e inclusive eu as tinha em mãos. Então a dona (Vivi) de modo bastante grosseiro disse que meu cartão de crédito tinha sido rejeitado no momento da reserva e por isso a reserva tinha cancelada. Mesmo eu comprovando que a reserva estava confirmadíssima na minha conta do Expedia, ela me expulsou. Eu não tinha mais lugar pra ficar e nem tempo para procurar outro lugar, ainda mais quando a culpa não era minha! Então, eu fui bem direta com a dona e disse que ou ela me arranjava outro quarto na casa ou me acomodava em outra casa mais perto do centro pelo mesmo valor. Ela optou pela segunda opção. Porém, era uma outra acomodação dela, chamada Addison Lodge. Realmente era mais perto do centro, porém estava IMUNDA, sem água quente e sem aquecedor. Pra encerrar essa história de horror, eu paguei in cash mas ela ficou me devendo 4 euros de troco, porém ela não me deu!!! Ignorou minhas mensagens no Whatsapp e não me pagou. Reclamei com a funcionária dessa casa (muito educada também) e ela mesma me deu com seu próprio dinheiro, pois a dona não de
- Jo.Travel (8/5): Großzügig ausgebautes ehemaliges Privathaus - Bei meiner Ankunft wurde ich sehr freundlich von einer jungen Dame begrüßt. Nach dem CheckIn in der Küche/Frühstückszimmer, wurde mir das Zimmer und Bad gezeigt. Als Einzelgast bezog ich das Zimmer im Parterre, dem ehemaligen Wohnzimmer direkt neben! der Haustür zur Front. Es ist ein großes Zimmer mit Doppelbett und Einzelbett, einem zweitürigen Schrank und viel Platz für einige große Koffer, die hinter dem Fenstervorgang nicht im Wege stehen. Der obligatorische Wasserkocher, Kaffee und Tee fehlen auch nicht. Ein Schreibtisch hätte neben dem Kamin auch noch Platz. (Zustellbett?) Nun zum "privaten externen" Bad: Es liegt im ersten Stock ... und ist riesig. Große Dusche mit sehr gutem Wasserdruck (erwähnenswert in Dublin) und Badewanne mit "Blubber" ;-) Dieses Bad macht den u.U. unangenehmen Weg über ein Stockwerk hinweg bei weitem wieder wett. Das Zimmer ist sauber - auch unter der Matraze, ebenso das Bad. Das Haus liegt etwas ausserhalb des Zentrums an einer durchaus gut, wenn auch nicht übermäßig befahrenen Straße. Bushaltestellen (Stop 1764 und 1774 Blackheath Park) sind sind keine Minute vom Haus entfernt. Bus 130 von/nach Abbey Road Lower. Bus 104 von/zur Dart Station "Killester" (Ziel: Howth) Parkplätze sind, ggf. problemlos auf der Straße zu finden.

- Billy (4/5): You Get What You Pay For - Booked this through Expedia as it was much cheaper than anywhere else in Dublin. Site said that the bathroom was exclusive, but not en-suite.What it didn't say that it was on a different floor. Room 1 (which we booked) is a converted living room on the ground floor, with the (admittedly) nice bath room up a couple of flight of stairs, sandwiched between rooms 2,3 & 4. So check which room you have been allocated, as you may need to take a dressing gown. The room was very dusty and the full length mirror was cracked. The TV had very poor reception, although with the free WiFi we were able to watch the UK channels via the old interweb thingy on our phones/laptop . The bed though was very comfortable. Having complained about the state of the room and the TV we were moved the next day up to the top of the house/attic (Room 6), which, again, had a seperate bathroom, but at least it was on the same level. Same problem with the TV and the bed was sinking in the middle and noises from the the heating system all night. Only had the full Irish breakfast whilst there, which was well cooked, but could use some side plates for the toast, a slight niggle I know but when you have issues with the accommodation then it is the small things that really mount up. Staff -good, but I think they had heard the complaints, especially about Room 1 many times before. It was cheap (about half the price of other B&B places of a similar rating). The good reviews I think are for the rooms on the 1st floor

- Billy (10/5): Conveniently located, quiet, clean and comfortable - Last minute booking for a stay in Dublin, about a 10 min drive from the city, beautiful seafront location close to very reasonably priced restaurants. Arrived late in the evening and was greeted by a very friendly woman who showed us to our room. Clean, spacious, modern and extremely well maintained room, provided with toiletries. Wonderful shower and again, a clean bathroom. Would definitely stay again.

- Jui (6/5): Zeitgemäße Unterkunft - Die Lage war gut. Busverbindung/Anbindung ins Zentrum sehr gut. Eine Strecke durchaus zu Fuß machbar. Bad angenehm (einigermaßen geräumig und mit Fenster), leider kein Zimmerservice. Nachschub an WC-Papier auf Nachfrage erhalten, frische Handtücher leider nicht.
- dismayed (2/5): Left high and dry - I arrived to find that my reservation was cancelled and I was rebooked into a B &B a distance away. It was unclear as to the reason for the cancellation - maybe due to "plumbing problems". I had to incur extra taxi costs and major inconvenience. The room in the other B&B was double booked and thus more problems. I'm still waiting for a response from Avoca manager.
- Verified traveler (10/5): Nice room in quiet neighborhood - This was a great find in Dublin, but comfortably removed from the hustle and bustle of downtown in a quiet neighborhood. The signage was minimal on this residential street, so keep alert for the address.
- Kelly (6/5): Convenient for Dublin Ferry - We stayed here for the convenience of being close to Dublin Ferry Port and for that it suited us very nicely. The accommodation offers parking for 3 cars, but it was a bit of a squeeze and may have been difficult for some. Our biggest problem was getting a good nights sleep. We were at the top of the building and the build up of heat was staggering. Like sleeping in an oven. The two skylight windows offered little help in the way of ventilation and allowed quite a bit of noise from the neighbouring area. Having said that, we live in a very quiet area so were not used to the noise a residential city area makes at night. We had a separate, but private bathroom. It was fine albeit the floor was sticky underfoot so we ensured we wore shoes or slippers when using it. The stairway had a very thick layer of dust in between the newel posts, so I suspect there are other 'hidden' areas that are never properly cleaned either. Having said all that, as a quick bolt hole the Avoca is ideal and the woman who greeted us was exceedinly friendly and helpful. We had no breakfast as we checked out early so cannot comment on food quality.
- Donna (6/5): Ok stay. Nice neighborhood. - Liked having room at top level. The two ladies that checked us in were very sweet and helpful. Tub/shower was awful. Needs shower curtain or door as water sprayed out big time on floor.
- Ginette (6/5): Avoca lodge stay - 2 nights at Avoca lodge, comfy enough, friendly helpful staff.Bath needs a shower screen to enable full shower facilities. Bathroom would benefit from hooks to hang gown/clothing.Also bathroom across hallway from bedroom and although we were the only room on that floor we felt uncomfortable leaving belongings in bathroom when out as not lockable.Bedroom would benefit from having hooks to hang gown and a wastebin, the room was private and well appointed but only a skylight, no windows. Room not serviced each day so coffee etc not replenished. more like a B&B than hotel.
- Angela (4/5): Disappointing stay! - Disappointed with my stay at Avoca Lodge. Distance from city center much further than guest house had advertised. Modern interior though rooms very clinical, nothing homely nor welcoming! Dust everywhere! Television didnt work.Road noise awful. Sorry but Avoca Lodge not for me. Would not recommend this place.
- Darren (8/5): - Very friendly staff, room was very good, but disappointing to have a separate bathroom. They did move me to an ensuite room for second night. TV reception was poor with small screens and WiFi was virtually unuseable.
- Carole (4/5): Hotel convenient for ferry port - The hotel appeared to be quite bare and characterless in the hall and in the large kitchen / dining room. Our room was on the top floor in the roof with a separate bathroom across the landing. The bathroom was fitted out well but because it lacked heating, some lights didn't work, and no shower curtain or ample head height to use the shower it spoilt the effect. Our room was a good size and comfortable but one of the beds had no mattress protector under the sheet so was uncomfortable as I could feel the springs. The cooked breakfast was ok but no cereal or bread was offered then white 'toast' was made (only warm not browned at all) and no jam available - brown sauce was offered. Staff were polite and helpful when spoken to.
- Susara (8/5): Best value money can buy - Only stayed there for one night. Picked this hotel because it was close to the airport. Were pleasantly surprised by the value for money accommodation. Can be recommended without hesitation. Only drawback is room 1 whose bathroom is upstairs on the next floor.
- BRIANA (8/5): Great place outside the city center - Overall, I have a great stay at Avoca. Keep in mind, this is not near city center, therefore, you will be paying roughly 20 eruo one way to the city center. That being said, I chose this location because hotels in the heart of the city were extremely expensive. If you're traveling from the states, note that most places abroad don't have huge signs outside their establishment so taking your taxi's word of where he/she drops you off is how it goes. Our room was clean, warm, quiet, and pleasant. Our room was on the 3rd floor, and there is no elevator. Wifi worked great, but our bathroom didn't have a shower curtain or anything, so showering was a bit strange, but we made it work. Overall, a good place to stay outside of the city.
- Todd (10/5): Pleasant stay in quaint neighborhood - Stayed one night. Chose this hotel because it was a reasonable distance between the city centre and airport. Hotel appears to be a house in a neighborhood from the outside. Beautiful set up in the room. Loved the feel of staying in the neighborhood. Felt more like you were out a house than a hotel. Staff was very welcoming. St. Anne's park is nearby and great for walking/running and a number of other outdoor activities. also a short distance from the Irish Sea coast. Nice walking/running trails along there. Food options within walking distance were mostly take away.
- Lorna (4/5): Disappointing - So much promise, but a let dowm in the end. After check in I popped to the shop for toothpaste. On return I found half my items had been moved to another room with an apology that the 'boss' got the room wrong. I had booked en-suite which the new room was not. Unlike my original room this one also had a cracked mirror and dirty rug. I returned to my original room. The shower was great, the bed comfy and plenty of wardrobe space. The telly had poor reception. I slept well the first night, but in fairness, I did not get in until late following a family party. The second night was not so good. I was woken aftrer 11 by a regular banging sound. This went on for over 1/2 when I got up and went to speak to someone about it. It was apparently the water pump and they could not do anything about it. It was the 'bosses' problem. Not even an apology. I really struggled to get back to sleep. A guest house has just one job to give you a good nights sleep. Fail
