It didn’t help that our room was on the third floor so very difficult to negotiate the stairs for people of our age. Up and don the stairs for meals was a nightmare!!

Maybe i could say it wasn’t too busy….. which tells its own story Breakfast room was smelly, and in fact you could smell frying in the lobby. Breakfast was just like what other hotels served back in the 80s and 90s. It’s now 2026 and people want healthier food options. Also breakfast finished at 9.30 which was too early Bar menu was uninspired. Couldn’t face the restaurant.= after eating breakfast in that room. Despite putting the card on my door requesting my room be made up, it wasn’t made up on two consecutive days. The whole place was run like there is no manager. Spa not working.

First thing we were confronted with , lifts not working , fine we can get over that . Next thing swimming pool under repair ,The very reason why we booked this hotel. Wish we had have got a email cause I would have changed hotel for this very reason . And then finally no staff to clean our rooms just a letter through the door . I expected some sort of partial refund but that didn’t happen on checkout !

The mattresses on the twin beds seemed clean I didn't remove sheet0, the bases were old, yellowed and dreadfully creaky when ever you moved It was very disappointing and let the room down a couple of divan bases would not be expensive and would make a huge difference to the overall appearance of the room.

- Mark (8/5): Ok... - Great pillows!!! Not the normal floppy ones, but full firm ones. Room was a good size. Friendly staff. Breakfast was a little limited, but good quality food including plum tomatoes (not chopped!). My room had been given to another guest, so several stressful minutes while an alternative was found - not a good start... Too far out of Lincoln, I had a 33 minute drive to get to my meeting in central Lincoln (roads I didn't know, full of school children for par of the journey) due to an average spped of 18 miles per hour.

Just couldn’t sleep very well and we both left with - The room size and cleanliness The bed was uncomfortable, pillows was too hard and we couldn’t get the shower water hot as all instructions/ controls was worn off

- Steve (10/5): Overall great stay in a comfortable hotel - The staff are all exceptional, and any requests were promptly dealt with in a timely manner. The room facilities were good. Food quality and service at breakfast and dinner was also good. Parking was good with plenty of available spaces close to the hotel. Ideal location for our short visit to Lincoln, and the surrounding area. The room was a good size, and the facilities were clean and comfortable, but generally would benefit from updating and modernisation. The swimming pool is currently being improved, and therefore not available to use.

- Deborah (7/5): Had a nice stay but rooms look tired - Nice no frills room Don’t understand why little inexpensive jobs weren’t done which makes the room look tired for example the sealant around the bath was black and mouldy and the bath had rust marks all over it

- Ian (6/5): Good overall - Location Room 252, is right next to the main road and the noise of traffic passing throughout the night, unfortunately prevented a good night sleep
