- Zachary (4/5): - The rooms are unbearably hot, even when the outside temperature is cool. they have fans at the front desk but availability is limited and even with them it is horribly uncomfortable to sleep.
- Richard (8/5): affordable but sparse room for the fringe festival - This was what we were expecting, sparse but affordable accommodations during the fringe festival. It was a 20-25 minute walk to festival venues (or a 10 minute bus ride). Tight for two people, but was clean and staff were friendly. There's a friendly pub (The Regent) a few minutes away, that we used for common space as the rooms are so small. We had a lovely view of Arthur's Seat.

The only thing of note was that the bed was quite uncomfortable, so just something to keep in mind if you’re a bad sleeper.

- Verified traveler (10/5): Fit for purpose - Pleasant, welcoming and fit for purpose. Condition of communal area tatty and bathroom could be cleaner. Staff friendly and helpful. Good location and great to have Sainsburys and bus stop near by. Superb for park and Arthur's seat, access to Royal Mile and train station. All in all - I would stay again. Price reflects accomodation and clearly states it is not a hotel. I enjoyed my stay in Edinburgh.

One complaint was that it was quite hot in our room. However the front desk did what they could, providing us with a fan.

- Miranda (8/5): Affordable, comfortable for 1, great location - Be aware of what you are booking: these are student residences and designed for single occupancy. You get adequate space, with a window, and there are hotels in Edinburgh which will charge noticeably less for rooms with neither of those. You also get use of a shared kitchen and seating area. You don't get a TV in your room, nor a kettle; also no clothes hangers and no aircon. The bedlinen and towels were pristine, the surfaces and bathroom facilities were properly clean, but the floor could have stood 5 minutes' more cleaning. If dust and a stray hair bother you, maybe pay double and go for a hotel.
Location is perfect for city visitors, especially for the Old Town: 5 minutes' walk to Holyrood Palace, 5 more to the foot of Arthur's Seat.
The interior soundproofing seemed OK (or all my neighbours were mice) but there is traffic noise from outside.

- Kacy (6/5): - Even with the lower temperatures in the city, the room was so warm. We slept with the window open but it barely offered relief. There were signs up that they had fans, but when we asked they said they were all misplaced. It was quite uncomfortable to be in the room. Additionally, the shower and the sink drains were quite blocked and didn’t drain well. The location was good, and it didn’t take too long to walk to Waverly train station.

- Cristina (2/5): - Absolutely Horrible, The Worst Hotel Experience We’ve Ever Had
We travel often and typically stay in budget hotels to save money, so our expectations are always realistic. That said, The College Hotel was by far the worst place we’ve ever stayed. The entire property was filthy and run down from the moment we stepped in. It reeked of something awful in the hallways, and the layout was a complete maze just to find your room.
When we finally made it, we were greeted with a room that felt like it hadn’t been cleaned in weeks. The floors were dirty, surfaces dusty, and the bathroom had that lingering musty smell like it had never dried properly. To make things worse, there was no air conditioning. The room was sweltering hot, even late at night, making it nearly impossible to sleep. We ended up leaving the door cracked at times just to try to cool it off slightly, which didn’t help much, since the halls were full of loud teenagers running around at all hours.
The hotel seemed more like a rundown hostel than an actual hotel. It’s honestly shocking they’re allowed to advertise and operate as one. If switching to another hotel hadn’t cost us another $1,000, we would’ve left immediately.
Save yourself the frustration and discomfort,no matter what your budget is, this place is not worth it.
- Jared (8/5): - Convenient to everywhere we wanted to go in Edinburgh. Can’t beat the price. It was student dorm accommodations, so keep that in mind but it was just fine for a couple nights of sleep and the student staff were kind and helpful!

But there was a roof and a bed - but this is way too expensive considering that’s all it is, especially as the bed element had a very thin mattress. Noisy with student tourist groups too, thin walls and echoey corridors.

- Philip (10/5): Good - Unconventional location for a holiday as techically as its not a hotel but out of season uni dormitory rooms, good value for your money considering the London style prices of Edinburgh today, and with buses nearby going into Edinburgh within 10 or 15 minutes in a great location

- Jill (6/5): - A few students at the desk were so polite and awesome and a few were absolutely rude. They need to tell you about the kitchenette and such when you check in. The washers and dryers were disgusting and never cleaned. But the worst were the seagulls that live on top of the building and cry, literally cry, all night. There is an awesome Kurdish Kebab place about 4 min walk, and other great places on that strip as well.
The towel rule is lame and one of the girls at the front would not give me a plastic bag for my little trash can; she actually told me to go buy one at Sainsbury's. Ridiculous. They should work a bit more cleaning the floors/carpet, etc, instead of sitting at the desk all day.

Wi-Fi was reliable, and the atmosphere felt safe and welcoming. Great value for money. I’d definitely recommend it for short or long stays

Cleanliness and facilities could be better - I don't have high standards for student accommodation but, for example, the fridge and kitchen area smelled odd. The staff were all very friendly and helpful. If you just need a bed and a shower, and are not looking anything else from your accommodation, this will do the job.

- Andrea (4/5): - Mixed feelings about this place. Let me start with the staff being GREAT! Besides that: It’s NOT a hotel, which I understood before staying here. However, you are paying hotel prices and would expect a decent bed and a certain level of cleanliness.
Bed was terribly uncomfortable, and our bathroom had a strong stench of pee from day one. I asked reception to get it cleaned throughout the day and they didn’t do it, when I returned at night someone came right away and cleaned it. It smelled clean for one hour but once the chemical smell went away it was back. It smelled like a public bathroom. Shower had a whole wall of tiles with mold. On top of that, the bathroom light has a sensor and takes quite a few minutes to turn off. Not sure if I would stay here again.

The 3/4 size bed was "cosy" but comfortable. En suite was spotless with a better shower than our daughter's got! Used the kitchen fotmr hot drinks only. Walkable into town. We weren't sure what we'd make of it, but turned out to be great & would book again.

- Candy (8/5): - Really great affordable option to stay in the city. Room was clean, quiet, and the staff were great. Didn't really know what to expect for what I paid but was pleasantly surprised at how easy and basically good it was.
- Teri (2/5): - They charge enough and give you zero amenities. Not even toilet paper! The hallway carpets are disgustingly filthy. Looks like there is blood on the carpets

- Luis (8/5): - The rooms are perfect for budget travelers. The property was well kept. Every 5 rooms had access to a full kitchen. The place is very clean and quiet and the rooms had private clean bathrooms with shower and a desk plus ample storage for clothing.. it is walkable to a number of bus stops and in a relatively quiet area. The only issue o has is that the mattress was completely worn down, only about 3 inches thick and you could feel every single spring popping through.
- Verified traveler (4/5): Left after 1 night - It was clean and basic as I'd expected it would be. Kitchen was well equipped and the ensuite was fine.
The mattress was the big problem with springs sticking in our backs all night. That coupled with the flatmates who came back at 3am and insisted on slamming doors for 2 hours meant we found somewhere else to stay for our second night. Would not go back.

- Carolina (6/5): Close to the city but not the best option - Reception is available 24/7 and they are very kind and friendly. Unfortunately our room didn’t have working lights, we reported the issue since the very first night but it never got fixed. As reference we were there three nights. Also, they didn’t clean our room during our stay. Important the place is called Breau House not Holyrood.

- Gulsher (10/5): - It was a nice and decent place to stay. At the time we went (late August) it was the most affordable place to stay in the city. We got two rooms with double beds and they were even able to get us rooms in the same section. Overall it actually exceeded what we were expecting so kudos to them.

About 15 mins to the castle but there's a bus stop 4 minutes away. 20 mins walk from the nearest tram stop from the airport. Free hairdryer, towels, tea, coffee and toiletries. Would definitely recommend.

- Kenneth (8/5): Solid no frills affordable option during Fringe - Basically a college dorm room. Simple, clean with en-suite. 5 minute walk to Holyrood palace and 20 minutes uphill to the castle. Despite having one window that opened slightly, the room was airless, warm and uncomfortable and I could not have stayed there without having rented a fan from the front desk. No housecleaning and one towel during a four day stay. That said, it was an affordable option.

Was it ketchup from chips? Or perhaps something worse?
A spill from a drink? Or a magical curse?
I pondered and wondered, but couldn’t quite tell,
So I left it alone, said, “Oh well”
The shower was splendid, the water ran hot,
But that stain on the seat—I simply could not!
Forget it, ignore it, or wipe it away,
So it sat there and haunted my Fringe-filled day.
The festival’s fun, with laughter and cheer,
But the stain on the seat, it lingered so near.
The shows were fantastic, the acts were a blast,
But back in my room, the stain held fast.
So here’s my review, with a wink and a rhyme,
Destiny Student’s a place for a good time.

- Rebecca (10/5): - Really happy for the price. Doors were quite noisy so could hear people coming and going in other flats but didn’t bother us
- Jane (6/5): - It was clean and the bed was adequate. The en-suite bathroom fan ran for hours . The fire doors to the main corridors and to each room slammed shut which was disturbing at night and early morning. The kitchen had a strange smell. The lighting in the room was stark with just one ceiling light but it was an easy walk into Edinburgh centre from here and we didn’t use the accommodation for much other than sleeping as it was very basic and the community area was uninviting. The check in was ok and the staff very friendly and helpful.

The location was a 15/20 minutes walk to the Royal Mile and access to lots of venues.
The no frills accomodation had everything needed for a comfortable stay.

- Asher (6/5): - This was afforable (for edinburgh in august) and ths staff were nice and very helpful when needed.
The miniscule window didnt air out the room at all so even overnight it was humid and too hot. Also the bathroom light and fan were automatic so if you needed to use the bathroom in the night you were stuck with bright light under the door and loud whirring for about 10 minutes afterwards.
I dont reccomend twin rooms with a bunk. The main lower bed was large and comfortable but the bunk bed placed over that was shaky, small, uncomfortable, didnt leave enough headspace, and the ladder to climb up needed shoes it was so sharp and hard on the last two steps.
I wouldnt stay here again for those reasons but if you are looking for a room alone or not during the hotter parts of summer I imagine this would be much more comfortable to stay in.

- Grace (8/5): - It was cheap, it was accessible, it was safe. It could be a bit loud from the sound in the halls, and I’ll forever hear the screeching birds in my dreams but it worked. We had a bathroom, our door locked and it served us for the 1 night we were there.

- Verified traveler (6/5): - The location of the hotel was good and staffs’ approach to the guests were very friendly. However, cleanliness of the room was poor. There was spider webs on the walls, the shower wall and floor was dirty. Also, the mattress was uncomfortable.
- Jamie (8/5): - Floors were not vacuumed in the room. I found brown hair on the floors.
- Peter (8/5): Fringe visit - The reception staff were very helpfull. The room was small but adequate for a couple of days stay. It was clean had small AC floor unit that was ok. There was also a fan. What would be helpfull would have been a few hangers for clothes. There was a large kitchen/ lounge area on this floor if you wanted to cook anything or chill out.
- Jonathan (4/5): - The toilet was smelling of pee. I literally asked a member of staff to come and clean the toilet for me because the whole room smelt of urine. I ended up buying an air freshener and never used the toilet during my stay
- Susan (10/5): - Best accommodation we’ve stayed in for a long time. So comfortable, clean and handy with the kitchenette area. Staff were so lovely. Very central and within walking distance of so many places in the city. Will definitely be staying here again.

- Ben (10/5): Basic but functional - Had a good stay here for the Fringe. Room is compact, but only needed a place to sleep really. Bed was a small double so was cosy for me and wife to share it lol. Room was quite warm with no real way of getting airflow to cool as window would only open a little and all fans were issued out
- Irenka (8/5): - Good price for july but then doubles in August due to demand. However, as they say its not a hotel so don't understand why it should become so picey.
- Rover (10/5): - Superb staff customer support. Very accommodating and always there to help.
- Ryan (4/5): - The room we stayed in was in pretty bad shape. Black mold in the shower and quite a strong musty smell overall. Walls were damaged and it was just kind of run down. The staff were great however, and were very helpful with providing things like fans, hair dryers, etc. The area is okay, but feels a bit sketchy at times. Close to the Royal Mile (15 min walk) but not much in the immediate area for restaurants or other services.
- Alan (8/5): Accommodation review. - Reception staff were helpful on check-in and any other queries. Room was clean and bed comfortable. Chair at desk also comfortable and room and bathroom both clean.Was not too impressed with way duvet had been left in a bundle on bed. When sorting it out, noticed several attachments at bottom of cover were missing. Showers now are much better. Some more width on shelf above sink would have been useful to hold wash bag, towel and fresh change of underwear without some of these falling off.
- Ian (8/5): Good value basic accommodation. - Good value (for Edinburgh) stay in student accommodation near to the centre of the city. Basic but clean, no luxuries but you can ask for tea/coffee. shower gel etc at reception.
