- Roxanne (7/5): Good location but basic rooms - -good size room with decent AC, WiFi and hot water.
-convenient/safe location in a quiet side road, one minute from restaurants, 7/11 etc. laundry place behind for 40b/kg.
-bottled water replenished every day even if you don’t request housekeeping.
-bed quite comfy/soft by Thai standards.
-nice area downstairs with seating outside but seems the hotel caters mostly to Chinese/Korean tourists so no signage in English for the groups they hosted there. Not very social for European backpackers if that’s what you are looking for. -rooms not as nice as photos show, basic furnishings and needs some renovation. Bathroom discoloured, cracked floor tiles etc.
-no wardrobe or safe.
-no bathroom door, only a curtain hung with cable ties.
-windows are frosted as they look onto the walkway so not much light.
-can only pay in cash.
-rarely anyone on reception, one guy doesn’t even look up or say hi. When I left someone asked me to pay when I had already on check in.
-noise carries round the building, thin walls and can hear doors closing, toilets flushing etc but no disturbed sleep (not a late night crowd kind of place)

- Flavia (6/5): A stay full of tiny problems, rather exhausting - Very difficult stay. I had to change rooms as the one I got first time was very bad, the window was glued with some sticker so no good lighting, limited space for clothes, the towels were dirty too. They changed the towels with new ones - but such bad quality the plastic ones that don't absorb no water :)) useless towels really. The beds were also rock solid, you would sleep more comfortable on the floor
The other room I got was better. Also there si only one guy that knows anything about customer experience. One night when I got to the accommodation later after 11 pm, fhe gate was closed and luckily someone answered on booking.com because otherwise I will probably sleep outside. When I complained, their answer was that the code for the gate is written at the reception on the desk :)) So it's my fault I didn't read it. Instead of them having an automated message on booking.com with the code or at least write it on the key. So unprofessional. And my stay was full with these tiny annoying details.
The shower in the new room was not working and when they said they will fix it, I had to wait and lose all my free time that day to explore just because they said 3 different hours - due to that guy they called to come fix the shower..
And I booked because I work remotely and was also expecting the events that some people wrote in the reviews. The organize nothing really..it's just an accommodation, no social space
- Graham (8/5): Excellent value for your Baht....... - Great location with fantastic staff. The ground level is used as some sort of community centre. Language instruction, yoga classes etc. but it does not in any way impact on the guests. It was great to see "community" working. Great location, maybe 100mtrs from the moat seperating the old city from the new and a foot bridge opposite the laneway with pedestrian lights to help get you over what sometimes is a very busy road. I'd be happy to stay again.........

Because of availability they upgraded us to a family room, only used the King bed, it was comfortable, perhaps some people will find it way too firm, for us, it was fine
Hotel provides everything for a cup of tea or coffee at anytime, and maybe a fruit or a snack, everything for free. Maybe a bit of maintenance needed

- Henry (2/5): Chinese home not hotel - Nothing It is run and used by Chinese family as it is their home and they are living in it. It is a big family. They work, sleep, eat, wash their clothes all 8n public areas of the hotel. It is like somebody s home not a hotel.

- Matteo (7/5): Good - Great location. Close to Sunday walking street. The property is spacious with various sitting areas. The common area on the ground floor offers a good place to relax and hangout outside the room. The room was nice and clean. The lady owner was very polite. The room we checked into had no bathroom door! just a curtain to separate the room from the bathroom. We asked for a new room with a door and after looking at 3 different rooms (with curtains) they found one with a sliding door. The next morning we found the dining area dirty with food on the floor and plates and empty bottles left overnight by other guests on the tables.

Aircon was cold & shower water temperature is adjustable (the best I've found in Chiangmai after staying at 5 different places) Staff are lovely, especially the young man who carried my extremely heavy suitcase up 2 floors of stairs - he was so polite. Location is about 8 min walk to Tha Pae Gate area.
Check in was fast and easy. Only accepts cash, no cards.
Tea and coffee making facilities in the lobby. Also beer & soda for sale from fridge in lobby.
This place should definitely be more than 1 star accommodation

Plenty of space downstairs to work from. The shower was nice and hot, clean room and bathroom with daily cleaning and fresh water. Bed was comfortable and air con worked well. There is no door separating the bathroom and bedroom, only a curtain which is fine if travelling alone.

The hotel has a great community vibe to it, and the resident dog is an absolute bonus as a dog lover. Great value for money, not too far from the centre. The only thing I could think of is there is no refrigerator in the room which is usually standard in hotel rooms.

Just room service seems that is not done frequently. In our room we were missing the sign "do not disturb" or "please clean my room", we stayed one week and room hasn't been cleaned, but I am pretty sure you can ask for it or use the sign if you have it in your room. Free tasty coffee in the common area :) Nothing we didn't like, but keep in mind there is only a curtain separating the bathroom from the room, could be annoying for someone.

Wanted to stay just one night but ended up staying 3 because it’s so nice here and not even that much more expensive than a hostel.

Maybe a small fridge on the room to store water would be nice.

Also the lobby space looks good🤌🏼 You can't really ask for more in this budget, but the lack of privacy was an issue. Curtain instead of a door to the bathroom was a bit of a surprise. When you're alone it's okay, but if you're staying with someone it's a bit meh.

- Shelby (10/5): everything you need in a great location at a great price. - quiet, cute location and beautiful space! the room has everything you need. we were on the 4th view and had a great view of the city. also I loved the doggo! i think it’s worth it to know that our room didn’t have a door between the bed and the bathroom (a curtain instead), BUT this wasn’t a problem for us and I think it’s not a big deal unless you want extra privacy with whoever you’re rooming with.
