- Robert (2/5): - On returning to our room someone else was trying to get in our room
- Robert (2/5): - Room was very basic, it was that basic the coffee and tea making facilities didnt have a spoon to stir you drinks, the cups were like thimbles too. Bed was very uncomfortable with only one pillow each. Upon returning to the room we found another couple trying to get into our room after it was double booked which was worrying.
- Debra (6/5): - The property itself can’t really be faulted, cheap, clean, efficient. What was an issue, thru no fault of the hotel itself was the other guests in the building, slamming doors, running around and banging on doors/walls all night! Along with the distinct smell of cannabis drifting into our room in the early hours. We had a nice stay but won’t be returning purely based on this.

- Charlotte (6/5): - An okay stay. Didn’t try WiFi as 5G was great. Shower was lovely and warm at night and freezing cold in the morning. No staff. Anywhere. None. Not even when the local crackhead tried breaking down the main door between 12:00-04:00. Just wanted a lighter and for his Mrs to let him in, but even she’d had enough of his mouth. Needs some mould remover and a toothbrush on the shower seals and walls- other than that, we had a delightful time. Would stay again if I was on a night out and rolled in at 5am. Best part about it, was the KFC over the road. Good luck, may the odds be ever in your favour.

- Alex (2/5): - Don’t know how the place is still open, the rooms are nothing like they are on the online pictures, the room I had a horrible smell when we walked in, the carpet had stains on and paint, the socket on the wall wasn’t working, the shower was terrible hardly any water came out of it,the noise was terrible early hours from other people staying there, no staff at property and I messaged them saying I wasn’t happy and got ignored and tried phoning and got ignored, very disappointing would avoid this place

Very noisy at night due to people sitting outside and where it is located. Stones throw away from an asylum hotel where young men hang around day and night. AVOID!!!!!

The hotel is a hostel for certain overseas humans, smoking the green stuff inside the building halls, the place absolutely stinks of it! so so noisy, full of young men, the hotel have no clue what’s going on because the hotel is unmanned! my daughter wouldn’t even get out the car as she was terrified ! after fighting back and forth the hotel wouldn’t give us a refund even though we didn’t stay here, the room was absolutely vile! the customer service is awful, please avoid at all costs. I’ve had to do a charge back with my bank to get the money back! not worth the hassle at all. seems the management think it’s all acceptable

There are zero facilities at this hotel got shown to a room by manager, who didn’t speak an awful lot of English having been let in by someone who hardly spoken any English at all. Now that’s not a problem for me, but if you’re a holiday maker especially one with a family then I can’t say I recommend this place not because it wasn’t fairly clean and the location to town isn’t that bad but in the evening there are a lot of, shall we say people who are not indigenous British, Men hanging around on the street corners and on the benches smoking and speaking in language in which I don’t understand which felt a little intimidating.
- Karen (2/5): - When we arrived at the property it looked like it qas a derelict building tried to contact the hotel to get access codes for booking in but thw number on expedia said they dont deal with that hotel anymore so we had to walk to the hotel to see how to gain access we then received a message with access details . When we entered the hotel the foyey looked presentable we did get access early to the room which was great. When we got in the room it smelt like somone had preciously smoked in the room and being none smokers it wasn't pleasant at all. The room looked very shabby you can see its been painted and there was paint all over the carpet and looked very roughly done. The room looked nothing like was advertised, there was marked on the walls and the bathroom was dirty to the point where there was mold in the bathroom and the shower cubical was really dirty the waywe hose for rhe shower looked like its never been cleaned due to my husbands health conditions we wernt able to use the shower due to the mold. The nosie from all the other residents througout the night waa terrible people fighting and arguing went on till early hours and one of residents smoked canibis i wasn't able to close our window due to how warm it was and it waa avwey unpleasant stay. The wires coming from the tv was a hazard and need to be tied back it looked tereible all hanging down No hanger provided to hand up our clothes. I am sorry but it wasnt a pleasant stay at all.

However we were woken at 1am by some idiot vaping in their room and setting of the fire alarms!! Then never got back to sleep due to the inconsiderate piss heads arriving back at all hours up to 5am. Now get they are young and im not a party pooper but maybe in the hotel description it should mention that its let out to young people so oldies like me wouldnt book it. Also maybe a fan in the rooms as the windows are tiny and the room was like an oven.

- Richard (4/5): - I wouldn’t normally put the words hole and sh1t in the same sentence for a review but nearly two hundred quid for two nights for a room that you couldn’t have a cat swinging contest in, the shower, was broken, the room itself appeared tacky. One saving grace was clean ( I think) bed linin. I think if you’d have come across to these shores in a dinghy, and the authorities put you up in here, which is what I think it’s used for, you would ask for a move. Nice man on reception though.

- Robert (2/5): - Upon arrival i had problems checking in as this hotel DO NOT have staff working there i had call a number to gain access into the property when i looked in the room allocated to myself and my wife it was was absolutely disgusting no pillow cases on pillows and the pillows had a lot of dirt on them the bed linen was disgusting when i pulled back the quilt there was no heating on in the room which i would expect being winter we could not stay there as it was absolutely horrible place when i asked for my money back there reply was NONE REFUNDABLE and had too book another hotel

- Sonya (2/5): Avoid - Room was freezing. No heating from radiator, small plug in electric heater provides but not PAT tested. Pillows about an inch thick, thin summer weight duvet on beds. Bathroom filthy, thick grime around the skirting, shower grim, didn't use as felt I needed flip flops. Shelf in bathroom with toiletries had black dirt covering it. 3 cups with bugs in and no teaspoons
- Barry (2/5): Disgraceful dive - The room seemed to be recently painted, but they did nothing to clean it up. There was plaster all over the floor and paint marks in the bathroom. The plasterers had clearly used the shower to clean their equipment as and the bathroom had not been Cleaned.The heating didn't work neither did the electric heater. There was a stain underneath the bed sheet that they didn't bother to clean. The shower head also wasn't compatible with the holder. Noise all night from some sort of plumbing kept us awake.On top of all that, there were no signs of anyone working there throughout our stay.

- John (6/5): Disappointed guest - All in all not a great stay, Had to ring for self check in codes etc whilst on way to property, nothing sent 24 hours in advance as it was supposed to be even having filled in the pre check in form. Couple of stains on mattress cover, mattress not very comfortable, something leaking in bathroom, leaving small puddle on bathroom floor no one to report it to, toilet roll holder missing, heater provided in room, I assume because the radiator did not work, heater left leaning against the wall. The room was described as A SUPERIOR DOUBLE with balcony and a sea view not sure that is an accurate description, the room was far from superior, the door out to the balcony was locked, so could not be accessed, I’m assuming it was because it was unsafe, it certainly looked that way looking at it, but yes it did have a sea view, the room was very dated and in need of some repairs and redecorating.

Trying to get hold of head office was awful cut off 4 times the man let us in said the manager took us to the room I told him leaving want a refund he couldn’t help ! So who was he , called head office said can’t , so now I. Dispute with hotels.com . This property needs to be taken off the site the carpets are ripped the curtains have burns in the balcony false turf is all bumpy . We paid £105 gave the keys back within 10 minutes they put it on hotels agsin for the next poor customer at £68 ! Been offered £13 as good will refused as we ended up travelling to Boston to get a room then travelling back the inconvenience and stress of our last summer weekend away is worth much more , I am thinking about getting trading standards involved !

I have previously reported this window as broken on a prior stay. I doubt it will be fixed in the near future. The walls are dirty, questionable stains on the carpet. Extremely noisy until 4-5 am every night.

- Carolyne Heather (2/5): - The hotel is not manned, you have to arrange to meet someone to check in and then pay cash. The hotel is in need of a major refurbish. In my single room one socket was not affixed to the wall safely, the kettle was on a tray placed on a fold away chair as a table. The coffee and sugar sachets were rock hard and unusable. In the en suite there was only one half used toilet roll. The hot water tap did not work at all. The tv remote had no batteries in. The carpet was frayed and there was even a throw on the floor as a make do carpet. No bedside lamp, you had to get out of bed and use a switch half way down the room. You had to remember two codes, one to enter property and one for keysafe on room door. Would not recommend to anyone.

- Verified traveler (10/5): Good for me - I like it because its cheap and a comfortable stay . And everything within walking distance, Staff friendly . This the second visit while working in skegness. And will be back in near future. Its good for me .
- Klair (4/5): - Booking and check in were both really easy, the B&B had no reception desk so it was an online check in, however i receieved a message from Ruby to say contqct her with any issues or problems. The guy who showed us our room was very friendly so no issues concerning that. However there were a few minor inconveniences, there was no waste paper bin, one of the windows wouldn't close properly, the ensuite was definitely needing a referb and the kettle had to be placed on the floor to plug it in. On the upside there was a genourous amount of tea coffee etc and the beds were comfy with very clean linen. It was also on the seafront right next to everything. They didnt do breakfast but there's a Premier inn less than a 5 minute walk away which did an amazing breakfast! To be fair i paid £60 for one nights stay so i guess the issues were reflected in the price. If the place was given a bit of a makeover i think i would stay there again
- Luke (10/5): Cheap and Good, No Problems - I booked a single room for 3 nights . Which was clean. And comfortable. Then i upgraded to a double room after first night. Which was also nice . As i had my partner come and stay. First day i had no hot water . But told management. And the nice man explained how to use the shower it was sorted out quickly. Then moved to double room on 2nd night which was perfect at the price i paid .. Clean rooms. TV . Kettle coffee, chocolate etc ..and beds are very comfy . Before leaving my single room to go to my double room . Manager asked me if i would recommend anything. I replied saying need a mirror. then got upstairs .and knock on my door and maintenance man, very nice friendly man put brand new mirror in my room. And other rooms .. Got phone call from head office, saying the manager would like some feedback i agreed so he came to my room and asked me if i needed anything He was very polite and professional.. For the price it was brilliant...i can not understand the negative reviews . I then phoned head office and extended my stay for 1 more night .. For the price i can not moan or grumble. Free parking a stones throw away ..polite staff no noise from other rooms ..cheap and Cheerful, local to town centre . Right on the seafront . Got everything i needed at a great price perfect if your on a budget. And just need a comfortable nights sleep... No Complaints. Had Good Experience, I would stay again,
- Verified traveler (4/5): Would not stay again! - The guy that helped us check in was friendly however after check in, we never saw any members of staff in the 2 nights that we was there. They tried to make out like we hadn’t paid at first even after showing proof of a receipt. When we first arrived at 7.30pm, our room wasn’t even ready for us. It took them until 8pm to let us into a room. The rooms are very dated and small. Nothing like the photos. The bathroom is tiny and the window of the room was broken and could not be closed. Would not stay again! Definitely not worth the money we paid

- Lindsey (4/5): Very unhappy 🙁 😡😡 - It was no where near like the pictures on the web site it was filthy, the carpets were all worn or torn my husband had to open the roof window to use the toilet. Im glad we only stayed there one night it was horrendous. Even talking to other guests that left at the same time as us said how horrendous it was Definitely first and most definitely the last time I wilk ever enter this hotel again.

- Kelly (4/5): Shocking! - Bed shocking didnt sleep well at all, shower cold , room not very clean needed hoovered, no bag in bathroom bin and a pigeon on balcony sitting on eggs! Also power went off so couldn't even change phone. Said free parking but none available £6.50 extra on a very large bill for double room. Lady who checked us in was lovely, view was fantastic but not worth the money.!!
- martyn (2/5): Total unhappy and ruined out holiday - We arrived at hotel. the hotel door was open but no one to great use 20 minutes after trying to find a parking space one of the skip men told use to go next door. The guy from our premises was on the reception finally after 1 hour he took use to our room. It was appalling deco everything back in 70s. We told him that we wasn’t happy and wanted a refund he told use everyone was busy so we phone round and everyone was full so decided to stay we had no hot water all the 3 days 1 pillow each toilet seat damaged and 1 toilet roll tv sub Titles was even thinking of goin back this is the only holiday we have thi year and cost more than £120 a night

Noisy corridor. Would politely ask for some of my money back if not all as this hotel is definitely not worth £100 i paid for one night!
