I don’t expect to have to clean a holiday let kitchen before I use it!
The kitchen cupboard doors had dirty finger marks and the worktop covered in grease, the cooker hob has ring marks where food residue has been spilled and baked on and the oven is very dirty. The knife block was covered in fluff and grease similarly the toaster.
There is insufficient equipment / crockery with only 1 cereal -dessert bowl,1 small side plate and only 1 metal fork so we had to take turns to eat. There is a wok which is worn and dirty and 1 sauce pan but no lid.
The cooker hood does not work, and a taped cable hanging down from the top cupboard which is potentially dangerous.
The door is hanging off on the TV unit door and the veneer is damaged and missing.
The carpets are dirty and damaged and require replacement as does the bed room curtains which have holes in them. The marble top of the coffee table is damaged.
There are broken tiles on the bathroom floor, the sink is marked and the towel rail is hanging off.
The vacuum cleaner was blocked so did not work correctly and the mop and bucket are dirty -you cannot clean adequately with broken / dirty equipment.
A used dirty unhygienic band-aid has been left on the table on the veranda.
The communication with the letting agent was very poor. I booked at 9pm the evening before my arrival asking for an early check in at 11am. I had no reply prior to arrival at the building. This is a letting in residential block full of gap year students. At 12:35 and only after leaving a phone message a text and a second message Nest replied stating if I wanted access to drop off my luggage it would be 50$ payable directly to them.
The building corridors and lifts are ok but this flat is on the 27th floor. Access is via a lock box inside a post box and in a key box inside There is no visitor information other than instruction how to leave.

The exhaust fan in the bathroom didn’t work, the kitchen tap was broken, there were stains on the furniture and the place felt dirty

Coles across the street. Restaurants all around. Kitchen and 2 bathrooms. Beds were very comfortable and clean. Nice and large apartment with 2 balconies with city and sea views. The apartment could so with a deep clean. The walls, carpet and fixtures were quite dirty and dusty. The windows need a good clean so you can see the beautiful views. The cutlery draw needs to be restocked. No tissues or t-towels supplied.

-the walls had dirt marks and hand prints, same for the windows.
-no clean linen for the fold out couch, all blankets in the cupboard were all used and not washed!
-the women that works for this company is very rude and will not answer the phone, once you put your complaint in!
-skirting boards were stuck down with sticky tape!
-just fluff all in the cupboards!
Lucky one phone call to Booking.com got me my refund back!!
- Eugene (9/5): - Close to Southern Cross Station (directly opposite) to catch the Skybus to Airport. Close to trams to go anyway in the CBD. The train noice because the apartment is right across from the train lines but tolerable.

Apartment has everything you need to cook, even an oven and the necessary equipment.
Ken who is managing the apartment is pretty responsive. We were cold the first night, he organised for us to receive an extra blanket straight away. He also regularly checked on us to make sure we were all good. The apartment is not in an hotel complex which I didn't understand. So you can not go downstairs to discuss anything with a concierge. We did it all by email. It worked but not ideal maybe for people who need the in person relationship.

- Carlo Mark (10/5): Amazing location, easy access to everything, spectacular night views, a highly recommended property. - The location of the property was exceptional. Such good access to everything you would need when you are on holiday like food, public transport, supermarket, and even the police station (though we never needed to go, it had a good cafe though). Shower water pressure was amazing!! It was like having a water massage every time! Garbage disposal was a breeze because the disposal chute wasn't far. The property was on a high floor as well so apart from spectacular views of the city and Bolte Bridge, we were also far from the street noise. The only thing we didn't like was the exhaust fan in the toilet wasn't working. So, whenever someone went to the toilet .... I'll let you imagine what that would be like.

- Rob (10/5): Awesome for me. ⭐️⭐️⭐️⭐️⭐️ - I chose this property for proximity to Southern Cross station as I had to catch an early train. This property was certainly very close thereto. The nice surprise (other than total bargain price) was the condition, facilities and view from my apartment which was on 15th floor from memory. The after hours key access facility may not be suitable for the elderly and persons who suffer from poor eyesight or mobility issues. You may have to crouch low and the number on the combination lock in my letterbox (so to speak) was so difficult for me to read that I had to take a photo on my phone and zoom in to work it out.. But this place is clearly marketed more towards backpackers and young tourists and the majority of that market would have no difficulty at all. In addition, the manager of the building was a delightful, polite and helpful man and I’m sure he would accommodate elderly or infirm guests with special arrangement upon request if provided sufficient notice. The large garage door which provides access to Spencer Street is locked at night. I’m not exactly sure as to the hours but I’d say something like between midnight and 4am. I’m not sure if alternate arrangements can be made for any traveller who needs to leave the building within those hours. I’m sure there must be some arrangement as I certainly got the impression that some of the apartments in this complex were occupied by more permanent tenants. If you’re a night owl or need to leave real early am then make prior inquiries about the gate issue. Overall I thought this was a fantastic place to stay with excellent proximity to Southern Cross Station, the CBD and heaps off great bars, clubs and restaurants. Definitely would stay again.

The apartment was not well cleaned, along with multiple maintenance issues and had multiple broken things. The blind was unwashed and dirty, the carpet had heaps of stains, microwave was so dusty on top and uncleaned. Along with the bathroom mirror also being broken around the corners and bottom. The towel rack also was coming off the wall along with the bathroom door handle coming loose, cords were hanging from above the kitchen stove & the fan light didn’t work above the stove. The sticker on the tv stand was also peeling off. There were also multiple holes, scratches and peeling paint on the walls and doors throughout.

- Carroll (5/5): Was substandard cleanliness .Good location but too many rules and used toiletries and stained furnishings and bed linen. - Was difficult to navigate to mailbox to get key, mailbox lock was difficult to open, accommodation was good location. All fittings in unit were tired and not very clean, stained bed linen and pillows, lounge furniture was not very clean, some cupboards did not close properly, website stated toiletries…..which were half empty supermarket bottles of body wash and shampoo!, There was left over coffee (stale) , half empty bottles of sauce and cooking oil etc left in kitchen cupboard. No tea, coffee , sugar or milk supplied. Checkout was 10am. Had to sent photo of where keys left as instructed, messages sent to me instructions regarding where I was to remove my rubbish and where to dispose of …… There was lots more going on with lots of instructions about my stay and rules to follow, these not shown on Booking . Com. Communication was all through WhatsApp through a 3 rd party. After 3 X communications via WhatsApp and 2 X emails, which no body responded to. It was over 3 weeks before my $300 bond was reimbursed. I would not stay here again.

I'm so glad you made contact with me because I have been back to the key pickup twice now and they said I had to contact you direct.
I am extremely unhappy with the accommodation and the cleanliness of the unit.
I specifically booked for 6 but the unit is setup for 4 including 4 cups, 4 sets of cutlery etc.
There are no complimentary toiletries, the sugar canister is filthy and would appear to have possible mouse droppings in it, there is a power point that is hanging off the wall, the remote for tv has no batteries or back plate, 1 knob on the stove is broken off, the linen is dirty and has hair on the pillows, there is crumpled toilet paper on the top of the wardrobe in bedroom 1 and the biggest problem is the sofa bed is broken to the point of having to prop up the middle with pillows, towels and anything else I could find to improvise.
This bed needs your attention today.
All the above has been photographed for your information.
As we have 2 more nights in our stay in Melbourne I would appreciate your urgent attention to the above matters.

The wifi name and password is given wrong. The common toilet, no drainage at the sink area, water may stagnant and spill over to the main door. One of the unit has a stench smell which is not be cleared.

Middle of the CBD The Building was very easy to find, but the location of the post boxes were hard to find, there was another lot of post boxes on another location. Security didn’t know the location, but fellow tenants helped out. Though the apartment was large, it does need to have some maintenance done. Lack of crockery for guests, no tea towels to dry dishes. No laundry detergent for washing machine.
Also the wifi address and password originally given was incorrect, owners didn’t answer my 3 messages, only when ken sent a message through Booking. Com did I get correct information on wifi address and password.

Also, Bench tap in kitchen is missing the tightening plate underneath, moved quite a bit when operating, water presure in kitchen pathetic, Ranch-slider door locks both need attention, Towel rail in main bathroom missing, the one in the on-suite very loose, Clothes-horse needs replacing as will not lock in position.

The air-conditioning is so bad it didn't really work at all. The unit was so dusty. Beds are to small. Not good for family and also don't get the unit on a hot day as air conditioning is not great at all.

Pictures did not depict what was actually the room, and most faucets were broken (shower head broken, toliet flush broken..), also getting the key to begin with was more headache than it needed to be. Also hotel was very sketchy looking to begin with, and room was not as clean as expected.
Reception downstairs should be able to help get you into the room, yet instead I had to rely on person online? ?? Why is there even a reception if they don't actually do what a hotel reception is meant for?

- Breanna (5/5): Was ok for a short stay, definitely not for young families - The location was perfect for what we needed and it was very central for what we went there to do with out going children I firstly didn’t realise it was a airbnb so check in was made very difficult and I couldn’t get a hold of the owner.
Second the safety was not great as we have two young kids under the age of 4.
There was an open balcony which was fine but the doors did not lock! Secondly there was a balcony in the kids room that also did not lock.
I contacted the owner and we were able to fix that issue but the second issue was there were single windows in both rooms that were easily accessible for out young children which would have meant they could have opened them and climbed out of, not very safe at all for young kids.
If there was a key lock on the handles were you could lock it with a key it would be much safer.
To say our stress levels were very high about these issues is beyond words.
There was no extra toilet paper in the apartment, so if we needed it we would have had to go buy our own and the Same with bin bags, which we did go and buy our own so we could put rubbish in.
Level of cleanliness was ok, beds, sheets and towels were very clean, the cupboard with the dish soap absolutely stunk and the coffee and sugar in the cupboard was disgusting. Should definitely be cleaned out and have new stuff put in.

Spectacular views. Communication - After initial contact with the property, check in details did not arrive on the app until 45 minutes after the available time for check in (on the day of arrival) This was stressful.

- Judy (9/5): Great location with everything we needed and space and cleanliness was fantastic for our trip to Australian Open. - Location, comfortable beds, hot water in main bathroom and ensuite, very clean, air conditioning, great view, every utensil in kitchen, separate dining table and balcony Hot in main bedroom so blinds need to be lowered in summer months but 3 fans supplied

- Melissa (6/5): Great view but def not 5 star, more like 3 star. - The view was amazing & location was great Unclean from the lobby to the apartment. Paid premium money for an unclean apartment after having to wait for cleaning to finish upon arrival. Stains, hair, dirty oven, milk stains in fridge & greasy rangehood. Streak marks & finger prints everywhere. Not recent dirt but build up over a long time. The photos are of a different apartment as the dishes, cutlery are all old & mismatched plus our place had no hanging chair & different furniture. Also be prepared to wait for the lift. Bad response from both customer service, said we should have advised when we were there. I said I shouldn’t have had to as it should have been clean & I did not want anyone going into our room disrupting our stay. Little explanation.

- Kathryn (4/5): Good location, but that's about it. I'm desperate need of TLC - The location was great. Directly opposite the Skybus. Very close by to Marvel stadium, the trams, and supermarkets. View was fantastic. Walking distance to the casino and Queen Vic markets. Water pressure was great. Upon arrival, the door is very temperamental. You need to nudge, wiggle, jiggle and do a dance for it to unlock. And only 1 key for 4 adults (or pay a AUD$60 FEE!) The place was filthy:oily handprints and smears on dining table and chairs, thick dust on the TV cabinet, sticky glassware, cutlery and pot drawer full of dirt/crumbs/dead bugs, carpet very clearly not vacuumed (and is quite stained)
One side of the double bed was sunken, otherside was more firm (less used). The cupboards are full of stuff so no where to put suitcases, unpack clothing, etc. One cupboard had a sheet balled up and shoved on a shelf (hopefully clean).
One cupboard had 6 bags and jars of half used sugar and coffee, torn open tea bag boxes etc. Stove top is badly cracked and a/c remote doesn't work (even when we changed the batteries)
The bathrooms had left behind bottles of body wash/soap etc. The second bathroom and twin bedroom had light switches hanging out of the wall.
The threat of no smoking etc (or be charged a fee) was a laugh - the ciggy butt on the balcony covered by spiderwebs showed how often and thoroughly the place is cleaned.....
And upon check out, the long speil we got about having to remove all rubbish (or be charged a fee), move furniture (or be charged a fee), wash your dishes (or be charged a fee) etc etc was quite rude. You pay a cleaning fee for the place to be cleaned, not to clean it yourself before you go. No wonder it's in the state that it is.

I booked online via Bookings.com. The property address was given as 38 Rose Lane melbourne CBD, and I got a confirmation email with that address.Non refundable booking payment.
Then, a couple of weeks later, I got a message from them, that had the property I booked as 220 Spencer st Melb CBD.
Thoroughly confused, I sent a message to the agent via bookings.com. They didn't reply, so I called them. The man I spoke to had a very heavy accent, and there was a lot of background noise ( sounded like a commercial kitchen) .He was very difficult to understand. He confirmed the booking as the 2nd address I was given but was unable to explain how the address was different from the one I booked. As the payment was unrefundable, I was stuck but feeling very unsure about the whole thing.
On arrival ( Uber was able to take me there) ( phewww the place actually existed) I had recieved no information about apartment number or how to get into it. Again needed to phone Nest Apartments.
The apartment turned out to be OK. Great views but very noisy. Great position. Not very clean and smelling very musty.
The first night, we turned the oven on to reheat a pizza. When we opened the door to put the pizza in all this smoke came billowing out and set off the smoke detectors! The oven had obviously not been cleaned!
Yet the day before we were to book out, we received a message that was quite threatening. It said we would be charged if the oven wasn't cleaned and the washing up done. Despite an added $109 cleaning fee paid with the booking. I have pictures of the very dirty oven and the wine glasses with fingerprints and lip marks on them that were taken when we first arrived. There was no cleaning products or cleaning cloths provided. There were no tea towels. I ended up buying stuff from Coles and can say the unit was cleaner when we left than when we arrived.
I have photos if they try to make me pay extra cleaning fees.
