It was very peaceful and secluded with tons of wildlife but only steps from the beach. Enjoyed the pool. Access to he beach was intermittently locked. They should give a key to guests.

- Lauren (3/5): Less than ideal, would not recommend - Our experience was less than ideal - a massive cockroach in the bathroom, several ants, no hot water, and to top it off, being overcharged at least $30 USD when I paid in cash (colones). When I spoke to the office staff, they were adamant their currency conversion was correct and would not give me neither the change I was due, but also the additional money I was overcharged. The following morning, she saw me and acknowledged that she did in fact overcharge, and I did get my cash back, so that was at least corrected. The air conditioning was amazing, but a pillow case and one of the bedsheets had a large orange stain on each. The location was fantastic, however the driveway to the rooms is deadly on foot. Straight uphill, and a good 10-15 min walk. If you want to get anywhere, you basically need a car to get up that driveway. The beach is 100m away, however at least when we went, you are not allowed to swim at that beach area. A lifeguard was whistling for all people to not swim as “the beach to swim at” is the one much further down the beach. Overall, I did not find the stay warranting the fee, that it wasn’t very clean, and I wish there was transparency about the beach and the driveway. Apparently there was also a pool? We were never told anything about it.

- Pj (7/5): Good - Arboleda is a delightful "old lady of an hotel ... slightly dated, very well priced and the location is fantastic! Beautiful beach front on the quiet side of the beach with loungers and walking distance to the Manuel Antonio National Park. We enjoyed the hospitality of the family run establishment and the charm of yesteryear ! They also make a great Pina Colada!! Plumbing in and around Manuel Antonio is an issue so a bit unsophisticated.

The veranda out side the room had a good view, was sheltered from the sun and a pleasant place to sit. The Hotel is set amongst forest and almost on the beach. The wildlife comes to you. The swimming pool has seen better days but it’s in a very special location and the capuchin monkeys regularly visit to hang out with their family. The beach is totally amazing. Manuel Antonio is only a 10 minute jaunt along the beach. This hotel is an experience in itself. Well worth a visit. The lack of information concerning the steep gradient from hotel rooms to reception. It was an arduous climb. The hotel rooms need updating but they have everything you need, air conditioning, a refrigerator, a shower and a bed. The restaurant is open but only used it once, nothing to write home about but OK.

- Alexis (4/5): Everything was too far away. - We pretty much had the whole place to ourselves. The rooms were all right in a row together and had A/C. We saw lots of wildlife. I booked 4 rooms. One didn't have a fridge, two didn't have TVs. The internet only worked about 5% of the time, the network would just disappear. I got shocked by the shower head while taking a shower. There was often no water and it went out right when we were trying to shower before checkout. The toilet tank in one room didn't fill up and I had to fill it up with a cup from the sink in order to flush. The rooms are not right on the beach. It was a very narrow and steep drive up to the main road and not easily walkable. The restaurant closest to the beach and the rooms closes at 3pm. The pool area doesn't have enough chairs and the ground around the pool is extremely uncomfortable to walk on without shoes. General lack in upkeep of the outdoor stairs, no rails.

- Nature (9/5): Natural oasis that is family run - This beachfront hotel is located on a farm that the owners family purchased in the 1950's. It still has thick forest along one side as well as a lovely garden full of birds, iguanas & white faced monkeys. A few howlers will greet the day. Scarlet macaws visit an enormous tree that is the tallest on the playa. It is located far enough away from the beach commotion near manuel antonio to be a pleasant & beautiful place to swim, chill & watch the outrageous sunset. It is very sweetly quaint & local with lace curtains & a balcony to sit & catch the breeze. Very clean & comfortable. The family runs it & they are gracious & kind. The driveway is steep & hectic but do-able. The facility struggles a bit with age but is well maintained.

It is not very clean and is very outdated. - the only thing great about this place is it’s proximity to the beach. the cabin is outdated and not very clean. there was light coming into the room from the gap under the door. the electric plugs were hard to get to.
- Danelle (9/5): Superb - Great place. Close to an amazing beach. Nice rooms. Super cool bathroom. The outdoor kitchen microwave started beeping and turned on, on its own at 3 in the morning. Freaked us out. Ghost? And we saw a snake on the patio. It looked like a fer de lance but the manager said it was a 'false' one. Hope so!

Pros: great location near the beach although not all rooms are, food in the restaurant but not so much the breakfast, quiet, aircon worked well, safety deposit box, safe feeling
Cons: had to climb a steep road to get to the reception and the main street, moldy room, warm but not hot water, poor breakfast, high price for poor room which I’d given a 50$ for and not 100$, semi polite restaurant staff.

Luckily we didn't have our room cleaned (so many people reporting theft!!) as we were in the room at the time.
The location is amazing and other than a run down hotel and quite a hike up the hill, the room was fine, aircon, tv, wifi at the bar. Breaky was lovely and included. The lady owner was very helpful to us.
We thought it was great and so close to the beach. It even has its own beach front sloth.
- Tams2988 (8/5): Accomodating and Friendly - When we first arrived, we were a little off put because our little cabin had a noisy creature living in the ceiling, however, the staff promptly provided an alternate room after we told them about this. The maintenance crew was out there within the hour to resolve the problem as well! The new room was very nice, bed was comfortable and sheets were very soft. We accidentally locked ourselves out one night and a sweet lady came to let us in the room within minutes. The included breakfast was filling and good, and the wildlife at this location was insane! There's monkeys that roam the property along with lizards and sloths! Was a great experience compared to a hostel we stayed in prior. Great location and friendly staff.

Probably the worst vacation experience of my life. My hands are shaking as i'm writing this. My watch and cash were stolen today from my locked room and the owner/administer of the hotel accused me of lying or misplacing my belongings.
This after being told upon arriving late last night, that because of a "computer problem" my bungalow costs $25 more per night. Can you imagine? On top of it all this place is gross (there is some sort of moss or slime on the walls) and weirdly spooky. The wifi doesn't work.
The haughty owner of this hotel seems bizarrely proud of running such a despicable establishment. He seems exasperated that i'm complaining about the theft and how he ripped me off last night. Please tell me this whole thing is some sick joke!

As all the others wrote already, this Hotel would be paradise if reasonably maintained. Rooms, bath, AC (silent) and furniture have been in ok shape and pretty clean (room 24). Beach and garden are just wonderful. There is even a shower close to the beach.
The hot water installation is a thread of life. Not because of missing maintenance, just because of the way it is installed. The hot water is prepared in the shower head. The cabling sticks out of the head and wires are connected with rubber tapes (!!!). Feel free to choose between 110V shock or fire. One shower head caught fire in the room below ours, while a lady was taking a shower. The whole room was smoked. She was able to quickly escape though, no injury. Needless to say, no fire extinguishers available, no fuse blown. There was no word of excuse from the manager.
The pool installation/electrics/pumps is just a pile of junk and out of order. There is a suspicious pipe running from the pool bathrooms into the pool. So much about pool hygenie...
- TwoMonkeysTravel (8/5): The only place by the beach! Great owners but yeah old place! - My partner and I are doing a big roadtrip in Costa Rica and are staying in different hotels. We arrived earlier than expected in Manuel Antonio and the place where we are supposed to stay is already fully booked so we decided to chill in the beach and look for a place near there.
We found this place, it's a massive property and no one is there and we're like wondering how come (we didnt review things online). Anyway,we've met the couple who owned the place and they are really nice and we got the bungalow by the beach! It's not as sophisticated place to stay but you get your basic needs - we had Wifi, hot shower but no tv.
It's great for a night stay and it's really close to the beach and the breakfast is great too!

It is not like any of the sophisticated places easily found. This place is a hidden treasure and will provide a vacation you won't have anywhere else.
- Cassandraeleanor (2/5): I would never stay here again - My girlfriend and I reserved to stay at this hotel a month in advance on booking.com. She put down a deposit and all...the day we get to the hotel they say oh we do not reserve on booking.com and it is actually $713 instead of the $500 reservation that was made...we were out of the country stranded and did not know what to do so we paid the extra fees. Our room had no hot water and no TV, the wifi never worked...and all three of these things were on the brochure. We were robbed by the cleaning staff the second day we stayed there...complained about it but no one cared. We asked to check out a day early the second day we were though...plenty of notice...but they said no they would not refund us if we did leave a day early. The food at the restaurant was awful and the staff was overly nice...seemed weird. There was no one at this hotel the whole time we were there. I would never stay here again, nor would I recommend it to anyone. What a rip off, the most expensive hotel in Manuel Antonio, and the worst all in the same sentence. I would drive around and check out the other places before committing to this place. The only thing I enjoyed were the monkeys and the lizards that came to visit us....be warned.

Please read fully!! - Since my arrival I had problems here, I booked with booking.com and when I showed this screen shot of my reservation from my phone to the receptionist, she told me that they no longer work with booking.com. Since I'm a female in my 20's I was scared to venture off to find any other hotel at this time, as I got there by shuttle with another one of my girlfriends also in her 20's. The rate practically doubled from my reservation. I was in shock but paid anyway. They put us in a very small bungalow close to the beach, which was nice. But no t.v, which I didnt mind much but it's false advertising, but most importantly NO WIFI!! It was practically impossible to contact my family, unless I walked to their restaurant and even then the wifi would skip in and out. The water pressure for our shower was inconsistent and their was no hot water, I had a twin bed that was placed on boards which kept falling in. They offer a safe for each room, but the keys for all of the safes are the same ( one key unlocks every safe in every room) the housekeeping ladies didn't change our sheets and stole about $200 from us, we know this because we wanted to prove it before confronting the hotel owner, so we did a simple trick where we out everything in the closet, and put a hanger to control if any of our belongings were moved or the hanger had dropped we would know, and sure enough when we got back, we could tell our things had been tampered with. When we confronted the hotel owner who lives on the property, she said she will fire her but not return our money. If you don't have a vehicle or phone to call a taxi, you're pretty much stranded after 6' o clock because they shut everything down at that time, and the hike up to the Main Street is about 15 minutes all up hill without any lighting. Mind you, this is in the jungle so the is wild life everywhere. One night I was so hungry, I had no choice but to walk to her house after she had closed everything down for a couple of hours already ( 8pm) and ask her to call a cab for me. We felt so violated and cheated that we asked to leave early and have her refund us for the nights we didn't want to stay, she refused to so we had no choice but to stay. On the remaining of our stay there we just left mores on the door that said, " do not clean our room". It was just the worst experience, and totally ruined Costa Rica for me. We also saw the housekeeper that stole from us on our last day there, she saw us and quickly tried to hide. I just want to cry thinking about my horrible stay here. I would give this place 1 star just for the beach access.
- rolocaseg (6/5): Nice cabins - This is the perfect spot to go, leave the car in a safety parking lot, and spend the day in the beach, that is walking distance, literally about
50 steps away. They give you chairs to take to the beach and also you can order from the restaurant and they take the food to you at the beach! We love the service of this place, rooms have A/C, they need to be updated but they are clean. This is our third time visiting, and we will continue doing it.
- islandgirl04 (6/5): Location - beautiful - If you are looking for service or a beautiful room- not the place for you. But if you care more about location and natural beauty, then this place is perfect. The rooms are very basic, but clean.
But if you want to be right on the ocean - which is a rarity in Manuel Antonio - then this is the place for you. Most all other hotels are up on a hill. You can sit here at a basic wooden bar looking at the sunset and it is beautiful. I love it here, but I care more about the surrounding beauty than the room I only sleep in. Many Europeans stay here because they like to travel for less and are not as demanding about the rooms they stay in as many American travelers.
- tomasm87 (2/5): No, not here, but a great little restaurant and bar - This place has been beset with problems since I've been going to Quepos/Manuel Antonio, 19 years. It really is 2 places--a "hotel" and then cabins very close to the beach. I stayed in one of the cabins for 1 night.
I love this place for the restaurant and their beach bar--both right on the beach. So when you're walking the beach, look for it. It is to the north of Karahe hotel maybe 100-200 yards. Stop for ceviche and a beer.
Never, ever consider staying at the Hotel or the cabinas.
- dianaa86 (2/5): Waaaaay OVERPRIZED - The ONLY thing this place has to offer is its location. This would be great if you were camping on the beach. The rooms are beyond creepy. If you are a person that is very low maintenance and dont mind staying in a shed wo basic things like a safe shower, than this place would do, but why would you pay this much to stay at a run down place like this? For what this "hotel" offers it is SUPER overprized to say the least. I am currently staying at this place and it is 4am, cant sleep creeped out and we got one of their nicest rooms! They priced their rooms wo airconditioning or windows (something like the trenches in WWII but wo the airflow) at $65 a night! Lol that is hilarious considering that it is 100% humidity and hot as hell in this location. Their bathrooms are the freakiest of all... I should probably snap a few pics to give you guys an idea bc no imagination will do it justice. I ended up here bc my husband didnt feel like driving around to look for a better place and I didnt feel like arguing at the moment. I wish I screamed on top of my lungs... the beach however is sooo beautiful and i would totally just camp out there but we were told by the staff that after 8pm it is not safe. I dont know what they mean by that, but I dont wona find out.
- dizzyday45 (2/5): Rude Vindictive Owners - The owners of this hotel shut and padlocked a gate in my face stranding my family and one of their own guests on the beach on Thanksgiving Day. We had young children with us aged 4 months, 1 year, 5, 6, and 7. The next access to get off the beach was not nearby and involved getting a taxi ride back. I was staying at a rental house a little farther up the same road. The pamphlet in our rental gave directions to the beach and said we should go to the beach down the street by the hotel and could even order drinks or rent chairs there. The hotel staff and owners told us that we did not have permission to access the beach at all. The hotel owners were complaining that they were not being paid to maintain the small walkway that leads to the beach. So, they chose to take out their failure to collect money from the other property owners on the street onto our family. Apparently there are lawsuits pending regarding the beach access. They have done this before. We were told to call the police. I didn't care to spend time during the vacation that was planned over a year's time to celebrate a milestone birthday and bring together family that is spread all over the U.S. by engaging further with these people.
- Doug-n-Sandi (8/5): Great little hideaway hotel with cabins on the beach - My wife and I decided to spend a few days in Manuel Antonio so she went on the search for a place to call home. She found Eco Hotel Arboleda and after reading some reviews we decided to give it a try. We had a terrific time with all the tranquility we were looking for. First off the hotel is a little older and could use some touch up so if you are looking for 4 or 5 star, it's not happening here. If you are looking for clean rooms, a crystal clear pool with a view of the ocean, WiFi that actually works, and excellent service, then this is the place. Most importantly, from the front door of our room to the ocean was maybe 30 or 40 steps right past the beach front restaurant and bar.
You are in the middle of a nature preserve so to give you an idea, in the morning on your way to walk on the beach, look up and you will see a troop of monkeys having breakfast in the palms. Watch where you walk as well because most of the time you are sharing the walkway with a large iguana or two. We live in Costa Rica and our time spent in Manuel Antonio with Hotel Arboleda as our base of operations was a real treat for us. We opted for one of the 8 lowest and closest bungalows right on the beach so the unit is furnished with a frig (that actually works) and ice cold AC, there is no TV. This was quickly fixed after dark by getting on the WiFi and dialing in Netflix for a movie and beer in the middle of the jungle.
Now to why we decided to write the review. We went in the low season, the slow season. On our last of three nights we had the entire hotel to ourselves and it was raining. Add to that it was after 8:00 pm at night shortly after we returned from Raphael's Restaurant right next door at the top of the hill (see our other review), so if service was ever going to be bad, this would be the moment. We had excellent and courteous service during each day getting information about places to go or things to do. The staff couldn't have been nicer. Well when Sandi stuck the key in the door to unlock it at 8:00 pm at might on this rainy Sunday night, the key broke off. I happened to have a business card in my pocket that was given to us when we checked in and the front desk took the time to circle one of the two numbers on the card. She said... "this number is answered 24 hours a day so if you ever need anything, call".
We did; at 8:00 pm at night; in the rain; when we were the only people at the hotel; and on a Sunday. In less than 3 minutes (really! 3 minutes!), we had the on-site person standing on our front porch in his PJs bringing us a key prepared with tools to get the broken key out of the lock. If you are looking for a cool place, off the path, at an affordable price (that sells ice by the bag, an important feature in CR by the way), then you will like this place. Oh, and from the beach front, the walk down the beach to the main part of Manuel Antonio and the end of the road where all the shops and restaurants are located is about 5 minutes along the sand. It's a beautiful walk!

They have a cool tiki bar with ocean view and some great cocktails, a medium pool but its pretty deep and clean.
The food at the restaurant is awesome! Everybody was very nice to me and I'd love to go back!

The rooms are clean and neat with air conditioning and cable tv. The beach is easily accessible and the views are amazing! The staff is wonderful and make you feel welcome and at home. - NHLBN (8/5): Eco Hotel! - I was so impressed with the location of this Hotel, is located right in the beach, the pool is so clean and beautiful. The hotel is surrender by big and amazing trees and flowers. If you want an Eco experience just to enjoy a hotel in front of the beach, with nice rooms, a big pool and all the forest that you want to see, you must visit this hotel.
The rooms have what you need, a good bed, air condition and some of them have a Big Plasma TV, but if you are me, you don’t need a TV when you go to the beach. They also have a bar right on the beach when you can have good food and national beers and other type of drinks, which was very convenient when you are taking the sun and want to have a Imperial( national beer).
Now this hotel is also good to exercise because is so big that you can walk to the rooms, then go to the Pool and then come back to the Restaurant and have a nice breakfast all in 20 minutes walking around beautiful trees and sometimes you can see Monkeys.
If you are looking for an Eco experience this is your hotel!
- larryt681 (2/5): This hotel leaves one with a bad impression..... - My partner and I just returned from 4 days in Hotel Arboleda. The experience was poor to say the least. The only, and I mean only, redeeming quality for this poor excuse for a hotel is that it is directly on the beach in Manuel Antonio, Costa Rica. The negative reviews on this site are, from our impression, accurate and speak of the poor quality of the rooms, food, cleanliness, and general impression of the place. The cost of the room is very high considering the quality and cleanliness of the accomodation, the poor towels, bedding, furniture and overall appearance. If this hotel is the only one a visitor to Costa Rica and Manuel Antonio stays in it will leave a terrible impression of this lovely country and the beach community.
