- Jessica (5/5): - Bed was comfy and clean. There was enough toiletries and tea/coffee for my stay. Location was great, just opposite Brighton Dome. Was fairly quiet. The room wasn’t as clean as it could have been, as there was quite a lot of dust and hair behind the bed and bedside table. A few drawers were also missing from the bedside table itself. The window was also very rusty, with the curtains being very old and having rips in them.
There were also some maintenance issues. The kettle did not automatically switch off after boiling, and when I went to turn it off manually, I ended up burning my finger and had to unplug it from the wall.
The shower curtain was also really short, and there is no way to avoid water ending up on the floor! Also, the shower & sink are in the bedroom itself, with the toilet being in a separate bit (just before entering the bedroom).
I also didn’t feel comfortable leaving the window open at night due to the fire escape directly outside, which raised some safety concerns. During warmer months, a fan in the room would also be beneficial, as it became very hot during the day.
That said, I do appreciate that I visited during a particularly busy period, and I understand the room is usually priced much lower, which would probably make some of the above issues feel more acceptable.

If I had known I would never have booked. Nothing to say this was the case in the app when I booked. I should’ve known better. I’m not able to climb and carry and with no staff to help. In future I will ask but I usually don’t want to take from the really less abled 😞

When I arrived at the hotel over an hour after the check in time. I still had not received my check in details. And was left waiting out side the hotel. I had to contact the hotel for this information. Which then made me and my friend late for a drag performance gig. Once getting into the room. And after seeing the WC. I quickly booked a room at the seafront Travelodge, as we could not stay in this hotel!

No toilet tissue in the WC for 3 days. Probably too many people using it. Provided only after 3rd request,
but at least they replied. The same towels for a week. Nobody takes the rubbish out and there is no info what to do with them. Inconvenient and unprofessiomal.

- Ryan (4/5): Location is good but it's more like a hostel, not a hotel - The location of Kipps is excellent for enjoying the life and genuine joys of Brighton. You're right next to a beautiful set of park-like areas, the beach is just down the street, and there's TONS to do. Pretty easy place right next to you for being picked up by Ubers/taxis as well. I felt very deceived by the pictures advertising Kipps. It is not a traditional hotel, the water pressure is AWFUL and no private toilet in your room. Also only narrow stairs to get up to your room, no lift/elevator to speak of and it feels like a hostel. If you're looking for a hotel stay, this is NOT the place for you.

Plenty of linnens Coffee/tea well stocked. Parking is but found roadside overnight parking nearby for free and moved the car accordingly the following morning.

W pokoju wszystko co potrzeba: ręczniki,suszarka, czajnik kubeczki kawa herbata. W kwestii łazienki - w pokoju jest umywalka i prysznic. Toalety i drugi prysznic wspólny dla kilku innych pokoi na piętrze. Tak to jest w starych domach i nie ma się co dziwić. Dla mnie to coś nowego, ale oceniam pozytywnie. Nie porównujcie tego miejsca z dwa czy trzy razy droższymi nowoczesnymi hotelami bo to krzywdzące dla tego miejsca. Mnie się podobało i polecam.

- Paul (2/5): Not acceptable at the price we were charged - We slept mostly OK in the end - thanks to the provided ear plugs. We were a late booking, admittedly, but were charged £200 for a single night in a double room with no bathroom. While it was advertised as a shared bathroom, you might at least expect a bathroom on the same floor. But the toilet was up two floors and on the way automatic lights came on and dazzled you in your face.
There were no bedside lights in the room, only the main light which was quite bright. There was only one plug point.
The TV was ancient and didn't work properly
The phone number given on the door of the place didn't work, the same one which was on the Booking.com confirmation.
- Rowley (1/5): Dirty, noisy and invasive! The worst stay we’ve had!! - Nothing!!!! Leaving was good!!!!! It was advertised as family friendly!!! It was up several flights of stairs which we had to navigate with a baby in a buggy. The room was dirty and the bedding had stains on them! The windows didn’t lock or close properly, the door to the toilet didn’t close, the mattress was like a brick and the floor was sticky in places!
You need to advertise this as accommodation for those attending the sex sauna next door!! Not advertise family friendly rooms for people with a baby!!!!! Disgusting misleading!!!!!
- Petra (1/5): STAY AWAY!!! - The fact it was right in town The God awful stairs,they were narrow steep and wonky,the security doors were very heavy and I thought I was actually going to die dragging my suitcase up them.Thankfully a kind soul heard our distress and helped us into the room which although clean and tidy was dark depressing and always at least 6 degrees c hotter than outside.Tv reception was awful due to a piddly indoor aerial. Absolutely no staff no reception and an extremely depressing and traumatic stay.Do not go here,do not believe the hype in the blurb it's rubbish and in need of new stairs ,a lift if only to get suitcases up and down,air con,and sort out the tv situation my God you can charge 528 pounds for 3 nights here it's obscene and I will never set foot in this sad tired excuse of a hostel again,oh it comes up in the search under hotel,it isn't and even as a hostel it's rubbish.

There was a horrible continuous noise coming from the corner of the room, making it impossible to sleep.
The balcony was filthy, full of dirt and debris.
The bed was unhygienic, with visible hair on it.
The room had a strong smell of cigarettes, which was extremely unpleasant.
To make matters worse, there was no staff available on-site to address these issues or help with a room change.
This stay was an absolute nightmare and not at all what I paid for. Given the conditions and the fact that I was unable to sleep, I am requesting a full refund for my booking and they are denied to process it.

The property is so old and dated that even the water in the shower doesn’t drain properly and if someone else is using shower in their room you can hear the water gurgling in the drain in your room. Bed is not comfortable either.

- Jenifer (6/5): - Location is very practical and WiFi worked really well The smell in my room was terrible and even though I kept the window open the smell just stayed and coming back I had it on all of my clothes too. For this amount of money and advertising as a non-smoking room, i found it quite frustrating. The shower didn't work really well which is a shame. Probably wouldn't stay there again and not recommending staying longer than one night if you like a decent shower after an active day.

The hygiene is really bad, the towel is dirty before use; the hair dryer is not working (I used the a in room no. 3 and smell of burnt after trying turn on); TV received bad signals all the time.

It would help if it had a reception (for example luggage storage if you arrive early). Also it needs a handy man to do a fixing session for some small issues

The mattress was stained. The pillows were decorative, which is not comfortable for sleeping (they are hard and high). There is no air conditioning - the only thing there is is a small fan and a little open window. On hot days, this did not save and the only way out - was to go out for a walk. The bathroom on the top floor is super small. It is a 1.5 by 1 meter room with a shower and toilet opposite with a distance of a foot... this forced me to go to another floor.

- Meia (6/5): Okay for one night - The location is fine close to sea front close to the Lanes. We stayed in the big room with double bed and 4 bunk beds there was 3 of us. The mattresses was basically jail cell mats the one bunk bed had a hard mattress the rest was jail beds you could feel the Metal through the mat. No cutlery or plates only cup and tea spoons. Shower was so small and was basically a hose as a shower head. Toilet roll went in first night had to go buy more. Sofa bed I assume was broken as you couldn’t sit on it. Windows didn’t lock or shut properly and couldn’t lock the main door
