The location is great, only 7 or 8 min walk to the night bazaar. The hotel is probably run by a family(dad mom and daughter), they are all very friendly and helpful. The room is quite clean and is equipped with all the basic facilities. The only problem is that the television in our room doesn't work.
Would love to come back to Chiang Mai again and to stay in this place :)

Cleaning of rooms are not very thoroughly done but staff are friendly & polite.Location is good to Tapae Gate & Night Bazaar. Wifi is very poor on every floors. Towels are dirty with stains. Old & no decors rooms.

I drove to Chiang Mai from my place in southern Phetchabun (about 500km) to catch up with a mate I hadn’t seen for a couple of years. After taking a wrong exit during the trip it took me eight hours instead of six and a half. I had to buy a new phone on the way as the GPS in the one I was using died – hence the wrong turn into a province I shouldn’t have been in, and the extra 120km and 90 minutes.
Aaanyway, as you’d expect, I was a bit “emotionally drained” by the time I arrived at the hotel. But, thankfully, the welcome I got was comforting. Big smiles, all the paperwork was done and ready for my arrival. I had requested a quiet room on a low floor due to my various ailments and got what I requested. I was offered a hair dryer and a clothes iron at reception which I declined. There is a tourist information stand right outside the front door
I was up one flight of stairs – there’s no accommodation on the lobby/ground floor. You have the option to request the (free) cleaning of your room rather than the usual daily cleaning at other hotels. As I only stayed four nights, I didn’t bother with this service. The room was spacious and extremely quiet. The bed was nice and firm; the air-conditioning was great; the tv was an older CRT-type but I never turned it on in any case; the bathroom was clean although could do with a tiny bit of maintenance such as a bit of regrouting and tightening up the soapdish in the shower. Speaking of the shower: the water pressure excellent. I mean EX-CEL-LENT. I reckon it cleaned me to bone level when I first used it! Water heater worked well and the towels were very good.
It cost 690 baht a night, and is situated in a soi in the middle of everything. There are five restaurants surrounding the place and all is quiet. In Chiang Mai, bars open at 5pm and close at midnight.
The hotel has free off-street parking which is secured after dark for about five cars and ten scooters. CCTV everywhere which is comforting.
It’s next door to a Thai Cooking School; there’s a 7-Eleven on Loh Kroh Rd 100m from the hotel; a multitude of restaurants; small bars; and a plethora of massage parlours; and clothing outlets all on Loh Kroh Rd. There is a Muay Thai centre not far from the place and the equivalent of Walking Street is, well, 150m from the front door.
Walking to the main drag to check out the moat and Phrae Gate is five minutes. If that.
The only problem I had during my whole stay was finding the hotel in the first place. It’s off the main street down a soi. My (recently purchased phone’s) GPS thought I had “arrived at my destination” in Loh Kroh Road (which is one way) but the hotel is, in fact, down a soi on the right about 40m from where it says that (Google Maps). There is a sign pointing down the soi to the hotel but is really only visible if you’re actively looking for it and not looking for the hotel name on the main road. I asked for directions from a local bar owner. No worries.
They only accept cash. No credit card facilities available.
Would I stay here again? Absolutely. I won’t even bother looking for somewhere else to stay else when I drive up to see my mate Steve again next year.
- 476curtm (10/5): Excellent basic hotel, Great location - I was traveling as a single male. For the price, Vipa House was perfect. Good basic room with typical Thai bathroom. The water was not that warm but it was August so I didn't mind at all. The TV has some English language channels. The bed was comfortable especially the pillows. The room was clean and had the usual 2 free bottles of water. Coffee was available in the morning. Not sure about breakfast. But plenty of places to eat and drink all around. 7 store about 2 minutes away. AC and fan in room.
The staff was friendly and helpful. Check in was easy and check out even easier: I turned in the key and said thank you and goodbye. It is right off Loi Kroh Rd. and close to city center. If the price is the same, I will stay here next year.

The room was dirty, lacked any decoration and had ants. The bathroom was filthy and the towels worn out. The refrigerator was disgusting and only had two bottles of water in it despite a price list on the front of the door for other beverages.
When we complained to the manager, he just shrugged his shoulders and walked away. How can anyone give this hotel good marks and comments, it is awful.
The tour desk is helpful but at inflated prices.
The Internet was patchy at best and unusable.
Do yourself a favour, avoid this hotel.
- antoniolK9036MU (6/5): It was fine. Great location for sure. - Perfect location in Chiang Mai near the old city and tons of bars and food. The staff are very friendly and helpful. However, the place is not very clean and the lobby is often full of mosquitoes. Our group thought it was pricey for what it was.
- Snuppi28 (6/5): Simple - The room was basic and normal comfortable. However if compare to many new boutique hotels nearby, Vipa house seems to be little expensive (old furniture) Location is good and easy to walk to Tapae . Services were nice , friendly and helpful staff.
- Chrissmith666 (10/5): Tour, Coffee and Chat - Vipa House may or not be the greatest hotel in Chiang Mai but the beautiful girl that sells the tours out front is second to none. She also helps out on front desk, coffee or whatever else a guest may request. I do all my airplane, bus, mini van and train tickets through Vipa House. Always so friendly and professional. Best of Chiang Mai. I also must say the rest of the staff also are very friendly and accommodating.

- Antoine (6/5): Correct - L'hotel est très quelconque dans la gamme des hotels minimalistes. Il est cependant bien situé, proche à la fois de l'hypercentre de Chiang Mai et du night bazar.
Pas d'ascenseur donc ça limite déjà un peu la clientèle, le ménage n'est fait que sur demande et pas de petit déjeuner ( possibilité de prendre un café, c'est tout). C'est aussi le seul hotel où j'ai résidé qui n'offre pas une modique bouteille d'eau.
- Telco1 (2/5): Possibly the worst hotel in Chiang Mai - We should have realised that there would be problems when on arrival, the desk clerk asked for payment in cash up front, no cards accepted. From then, the stay at Vipa Hotel went from bad to worse.
I should have studied the reviews in Booking.com more closely. I totally agree with Joseph K and Hongmarie on their assessment. The Vipa Hotel is the worst hotel we have stayed at in over 50 years of travel. I will list the faults but these pale into insignificance compared with the attitude of the staff. They have made an art form out of a could not care less attitude. Everything is too much trouble and the description on Booking.com is inaccurate. The room is advertised as Japanese style, I would say more of a cardboard city style. there is no kettle in the rooms, no drinks in the fridge despite the price list on the door and the rooms have been stripped bare of all decorations listed on the door.
All I can say about the guests who leave good reviews is that either they were drunk, friends/relatives of the owner or used to the lowest standards.
The staff and "management" use the eating area for their own needs making it very difficult to relax with a simple cup of coffee. On New Years Eve when we thought about asking for food, the staff had taken over completely with their own buffet dinner.
When I complained to the young "manager" regarding the state of the hotel and our room, he just giggled, laughed and showed no interest whatsoever. Whatever he is being paid, it is far too much.
Bottom line is that this hotel is run for the benefit of the staff and not the guests.
Pros.
Close to the old city, night life and restaurants, but so are hundreds of other hotels.
Cons. (Remember, this the best and most expensive room they offer).
Rooms stripped back to bare essentials required to sleep and wash.
Cracks in the walls.
Bathroom tap and shower drain filthy and uncleaned..
No shower curtain so the whole bathroom gets soaked when showering.
Threadbare towels.
Dirty bathroom mirror.
Ants in bathroom.
Cockroaches in room.
Air con stuck on maximum.
No fire alarm.
No safe
No kettle..absolutely essential in any hotel regardless of rating. I do not want to go downstairs at 6AM in the morning, wait and then pay for a cup of tea.
Very poor wifi.
Room only made up late in the afternoon despite the "please clean room" sign being hung on the door at 8 AM in morning. Reason given that the cleaner starts on the top floors first (cheapest rooms) and the bottom floor rooms (most expensive) cleaned last. Rooms not cleaned, just bed made, bin emptied and towels changed.
Nearly 1,000 Baht for a room not worth 200 Baht.

- Amixx1 (8/5): Great Location - Great location, very close to the old market town (5 mins walk) but still quiet away from the bars. hotel seems safe and all staff pleasant :) price per night determines which floor you stay on and there is no lift. really nice English cafe directly opposite the hotel.
- I1442KAannam (6/5): Normal - Is accetable, beds are comfortable but lot of lite came in side from window, is very quiete, personal very nice, no elevator, no breakfast. Zone is perfect located near of everything, if you need the tranquility to have a place to stay when you get to Chian Mai, you can choose Vipa, but if not you can came in the area and look for an other place, is fool of them.
- MagnusCanis (10/5): 5 day stay - Vipa house is tucked away in a quiet street in the city central to everything it has decent rooms for an affordable price. It's nice and quiet and the staff are lovely. Always happy to help booking tours and taxis and organising any thing you need. It does have quite a few stairs though which are an effort when drunk haha the rooms don't have a secure lock box but we had no issues with any thing being stolen. I'd stay here again !!!

Location of Vipa is good, 5 minutes walking to night bazar and other five to the old city. The main street is plenty of massage places and bars with girls but it´s not noisy at all.
Rooms are ok, big spacious, bed is ok, satellite tv, free wifi, window, toilet and shower....
I´m a regular customer of this guest house for more than 3 years and I come back always for the same, location, room, and lovely staff.
Why I´am disapointed and i don´t want to come back ?
- I discover a pink corset inside my bed! I bring to the staff the corset and they don´t apologise,,, Be profesional and take responsabilities .... I was just expecting Sorry.
- I stay three nights at the guest house and they don´t clean my room any day.
- Wifi was working just one of the three days.
- Toilet was dirty. Need to start to think about the maintenence of the house.
- THB 120 for a thai tea at the coffe shop of the guest house .... starbucks is cheaper...
- At night time the door is close and you need to acces for the parking. After wait 10 minutes the guy who takes care of the reception comes to open the door and he ask me for pay the bill at three o´clock in the morning... i´m a 3 years regular customer. So rude attitude....
- Staff all the day watching TV or at internet.
I can accept all of this or more if it´s a THB 400 guest house but Vipa rates are at minimum of THB700 ! For this price I´m expecting much more!
Next time in Chiang mai i´ll change to other place.

If one really must spend an evening or two 100 yards from the grotty beer bar morass that is Loi Kroh Road, this is the place to stay. Surprisingly quiet in a building that's well-maintained with beds that are bedbug/ tiny little ant free. And, of course, plenty of places to eat, drink, get a massage, whatever, nearby.
It's not The Four Seasons but it is significantly nicer and cleaner than similarly priced hotels in the Loi Kroh area. Low season rate is B450 and that gets you a double or twin set-up, minibar (with beer and water and Coke and whatever), strong aircon, fan, decent TV, dependably hot water, and stable WiFi. They even provide shower caps. (When you consider where Vipa is located and use a bit of lateral thinking, you can how imagine useful such a small thing can be). There is also a 24-hour sundries shop exactly across the street that carries just about anything you'd need to get the most of the Loi Kroh experience.
- stoko42 (8/5): Friendly, and great location - Stayed here for one night. In low season the rooms are fantastic value at 450 baht per night. (The first floor rooms are larger and more expensive) Large clean room. TV, fridge etc, though the fridge is only stocked with water (not a minibar).
The staff are very helpful and speak good english, as does the owner who is a retired Thai schoolteacher. The location is in a soi off the infamous Loy Kroh road home of many bars and massage places, therefore the location may not be suitable for familiies with children. It was noisy in the corridor late at night with a lot of slamming doors. There is a good coffee shop on the ground floor. A 24hr minimart is oppostite the hotel. The main problem with this location is that it is on a very small road (soi) and the hotel only has parking for three cars. It is very well located for the night bazaar (10 min walk) and the Sunday walking street and the moat (10 min walk).
