- Antony (3/5): Will never stay again - Room was clean and comfortable. Communal areas were unlit and not heated. Didn’t serve food and the bar was closed. It was like a ghost hotel. The reception wasn’t even staffed when checking out. The £8 a night car parking charge is an insult. Apparently, it’s to pay for CCTV which wasn’t even completed when I stayed there. Basil Faulty would have been better than the owner/manager who tried to explain it to me.

- Richard (10/5): Everytything was exceptional except that we could not have stayed longer. - The breakfast was made to order. one simply fills in a sheet with everything they would like for breakfast and submit it the day before. The breakfasts and dinner were exceptional. I didn't expect dinner service to be available, but I got an email from the hotel asking if I would like to order dinner for the night of my arrival! I was sent the menu and has able to order prior to arrival and had dinner the evening we arrived. It would be nice to have a lift up to the 3rd floor as it was hard to carry the baggage up and down 3 flights of stairs.

You can hear bird chirping, no road noise, and the gardens are beautiful. The food was fantastic. I can't say enough about the staff. They are amazing and everything you wished a hotel staff would be. They catered to us like we were the only ones there. If you want a quiet place to go to after a day exploring the Borderlands in Scotland; this is the place. Even if you just want a place to relax and unwind for a few days this is a great place to go.

The only think hot was the egg cooked to order . Room was fantastic. The management seemed chaotic. We were asked, have you heard of faulty towers, due to giving a wrong room which turned out to be exactly the same as the room we were supposed to be allocated.

- Catarina (8/5): Beautiful location - The location was beautiful and peaceful overlooking the green pastures full of sheep. It was definitely the best part of our stay. Members of staff were really friendly and helpful. The lodges are cold and dated, carpets didn’t look particularly clean. They didn’t put in complimentary bottles of water which is something that you would expect from a 4 star hotel. The awarded star rating isn’t accurate for what the hotel has to offer, unfortunately.

We did feel on our arrival at reception (even after picking up the phone as the sign) we had to wait for a fair bit to check in. It was the same experience for our allotted time for dinner, booked in advance. Drinking water in the rooms would be great. These points in no way put us off returning :)

Courtesy transport onto Selkirk was offered where we told we could find somewhere to eat and have a drink. On route into town we were then told how awful the town is and where to avoid. All restaurants and pubs were closed. We ended up ordering a takeaway pizza and eating in our room. TV area on upper mezzanine did not work. Breakfast was not great. No organisation. Will not be returning.

Waited 30mins for the order to be taken, 2 hours for the food and when it arrived it was almost inedible. The meat was burnt/charred, the salad was very disappointing and no accompaniments. We were offered one drink when we arrived and then nothing, not even water for the table. Will not eat dinner there again. The wifi did not work. Error on the landing page.
- James (6/5): Over-priced for what it is. - Check-in relatively straight forward. Room very good. Whilst there was a 'lounge' area, it was just restaurant tables/chairs. Restaurant there was a bit of a wait, we had been asked what time we wanted to book dinner - and assumed that was so we weren't in a busy period. They were short staffed, which was explained once we were sat down, but this could have been mentioned when we checked in/when we were asked to book a time for dinner. Food decent enough. Disapointed there was no flexibility for changing the pre-booked breakfast. We were hoping to have breakfast around 7am, which is not exactly an un-reasonable time, but told this wasn't possible, and a take-away breakfast was all they could do. That was not worth the £15 that breakfast was charged at. Overall the main reason for my ratings and overall mostly disapointment is actually the value - almost £200 for a twin room, for 1 night! Whilst some hotels do charge this, and in some cases more, that is driven by demand, or quality, but I'd say this is just a normal hotel, does what it needs to, but doesn't justify over the odds pricing. It wasn't busy either - so it's not like the rooms were in high demand pushing prices up. I feel £80-95 would have been a more justifiable and fair price.

It is beautifully located, perfect for my Selkirk business stay but also as a base to explore the Scottish Borders. The food is excellent with a great choice, but what really makes this a great place to stay are the so friendly and welcoming staff. Everyone is so helpful and cheerful but particular mention must be made of Leslie and Cheryl. Nothing was too much bother, and they really made my stay so nice. I would highly recommend this hotel.
