the farm around was neat with deers closeby. Buses to go downtown victoria or butchart gardens were very close to the B&B. Would stay there again. Joe the owner was very courteous and very helpful.

Whole property was run down and needed money spendng on it. Breakfast was poor and breakfast table had dog hairs over it. In the property's favour, it was very close to the ferry terminal.

So much beautiful energy to absorb at this BnB....Joe was such a wonderful and kind man who offered services during our stay...his dog Lulu had so much love to share : )
The main reason for our choosing this BnB was the closeness to the ferries and airport....and once we arrived, we then were more excited when we seen the room, as well as to find that there was an awesome restaurant, pretty much right next door!....for me, it felt nice not to have to travel into town for supper : )
I can't say enough about this place....and my Mom just loved it as well as I .....
Next time I will come back for no reason other than to spend more time to enjoy all the amenities this beautiful place has to offer....and to go back to the Stonehouse restaurant that Joe told us about!!

Reasonable price and nice close proximity to the airport, which was the reason for my overnight stay.

- Verified traveler (4/5): - I loved where the property was situated and that there were some signs of renovations however, there was no one there for some time while we waited in the house. Unfortunately, the owner was called away for an emergency health reason (and we totally understood that) but the man who was to come and give us the information and show us our room didn't arrive for another hour. The room was very hot and there was only one window that opened. The bathroom was not clean. I had to clean it before we used the facilities. There was no where to get clean glasses for water or ice. The property was fairly run down and there was dog poo on the walkway to the house. When the owner realized he had to be away when we arrived he did suggest we eat at a nearby restaurant that he owns and mention his name so that we could receive complimentary beverages which was appreciated. We were given no instructions as to what to do when we left this morning before breakfast to head to the airport. We didn't know where to leave the key.

- BRUCE (8/5): Rural character - This is a hotel in a home with the upstairs converted into separate rooms each with own bath. The entry is via a hard pack road with parking along side the house. The environment is rural in character. Very peaceful. The owner is a nice guy who also owns an excellent pub style restaurant nearby. I recommend that highly. I would skip the continental breakfast, though. About 8 minutes from the Sidney-Anacortes ferry.

A white linen layout for the light breakfast starts your day. This time a lovely couple from Schweringen, Germany, were there. The owner was gracious, as usual, and Lulu the house dog was in faithful attendance. The rate for all this is amazing.

- Gail (8/5): - Every time I stay, it's like coming home to Canoe Cove: antique surroundings, forest in back, mattress deluxe, adequate continental breaks on white linen. No guest noise and fresh air are also consistent. Lulu, dog supreme, was there to greet me as usual (owner, Joe, as well!)

Super understanding and due to our vircumstances of having to arrive earlier than check in and leave at 5am, he accommodated with a room upgrade with no charge so we can have our separate entrance so as to not distrupt other guests. Owner Joe is very accommodating though and will go to extraordinary lengths to make your stay special.
The Stonehouse Pub/Restaurant just down the road is well worth a visit for dinner.

- Leonard (8/5): Nice B&B close to the Ferry Terminal - This is a B&B and not a hotel. That said, the rooms are clean and well appointed. Unusually, perhaps, there is a spacious public room in which guests can relax and, in sunny weather, space and garden furniture in which to relax outside. Breakfast was ample and the proprietor was able to direct us to an excellent nearby restaurant for dinner. The proprietor was incredibly helpful. There had been a slight mixup with our booking, but he was able to resolve the problem for us.

The B&B is quite near the Ferry terminal - walking distance easily. I liked the place with my single negative part was that the bed was too soft for me. However, it should be noted that I like a really hard bed, so don't let that put you off.
The ferries arriving and leaving didn't bother me at all. Even with the windows open I didn't hear the ferry sounds nor car sounds.

- Ann (8/5): close to Swartz Bay Ferry - Swartz Bay Farm is a beautiful Old House , the bathroom is very modern newly renovated .The rest of the house is out of the early 1900's , Joe was very welcoming .Since it is January , I found the House cold and drafty .

I live on one of the nearby islands. Flights to Victoria airport often arrive too late to connect to a ferry to get home.
This B&B is so much nicer, and cheaper, than any of the nearby hotels. I’ve already booked my next stay.

- The owner was exceptionally friendly, the place was clean and neat.
HOWEVER, it was infused with an electric device that produced a scent that permeated the whole premises, and my sinuses were NOT impressed. If you have multiple chemical sensitivities DO NOT
stay at this B&B. The breakfast was not so great as there was NO protein.....
- Leilani (10/5): Excellent B&B! - Excellent place to stay. The Innkeepers (Lulu included) were so friendly and very nice.
Joe was very helpful in recommending fun things to do and periodically checked in to make sure all was okay. The rooms were excellent and very clean, the grounds lovely, and we had continental breakfasts. There was also a room cancellation so he offered to give my grandson a room. The owner also owns a restaurant, Stonehouse Pub, and since it was my grandson’s 16th birthday trip, Joe treated him to pizza there. The food and service were amazing and is definitely a must try. Overall, we enjoyed the B&B and the restaurant. We also got to see deers on the property! Highly recommend staying here!
- Gail (10/5): Great bargain for leisurely, retro experience - Spend another $100 elsewhere and get a TV, hair dryer and maybe a microwave. This place gives you a goldfish pond, a hundred-year-old dining room and serene, white linen breakfast, plus a cloud to sleep on. This is my third stay here.

- Gail (10/5): Couldn't be more gracious. - Wait staff at the owner's restaurant insisted we take the freebies we were entitled to at dinner there. So sweet. Breakfast in the dining room of the guesthouse itself is elegant, even with the coffee, fruit, yogurt and bran flakes we had. Staff stays mainly out of sight, and you check yourself out by leaving the key in the door. It's like you own the place, Edwardian fireplace and all. And, as people have written previously, deer, flocks of bushtits, and other forest denizens really do pop by.

- Katie (10/5): Nice location near ferry terminal - We spent a couple of nights at Swartz Bay Farm B&B for our anniversary. Nice location, friendly staff, beautiful house, wonderfully clean and comfortable room & bath, and quiet setting. We enjoyed heading over to the nearby Stone House Pub for a bite of dinner and drink (first one was on the house! thanks to Joe, the owner of the pub and the B&B), as well as taking in the scenic area on our bikes. Would stay again! Recommend especially if you need a close location to the Swartz Bay ferry terminal, it's practically next door.
- Ann (8/5): Good, not great. - The location is very convenient, being right next to the ferry terminal. The room was clean, but lacked the usual basics like comfortable chairs, a TV, a coffee maker, a fridge. The bathroom was lovely, newly renovated with a separate shower and jetted tub. The house was attractive and newly repainted. At first glance it was attractive, but a second glance showed that the paint job was not well done.
The biggest problem on a hot summer day was that there was only one window which opened, and then only about a foot. The room was quite hot, and there was no air conditioning. If the other windows (there were plenty) had not been painted shut, it would have been much more comfortable.
The owner was away and had someone else there for him. She greeted us upon arrival, and showed us to the room, but we never saw her again and received no receipt. The room was not attended to and the bed not made which I found surprising. I've never encountered that in a B&B before. Breakfast was continental style, unattended by a staff member, and when the small jar of cereal ran out, there was no one to refill it. There was nobody around when we wanted to check out.
On the positive side, we had free range of the house and yard. We never saw any other guests, although I think the place was fully occupied. It was quiet. Also, the owner also owns the Stonehouse Pub nearby which was very picturesque and the food was excellent. Guests at the B&B receive a free drink at the pub.
- Kim (6/5): Good bed and breakfast - The lady was very great with us. She invited us to take a glass wine. In the morning she did for us, a real homemade breakfast with eggs, fruits, cookies, muffins... And she take her time to expend a good moment with us. In plus, I gave us suggestions of what we can't do around.
The two only things: the room was small and to much stuff for the decoration. However, She was thinking for every details like the stuff to remove the make up, tea and hot chocolat.
I recommand this place to my friend. It's easy to find and very close to downtown Kelowna
- Gail (10/5): Flexible and friendly. - Because a couple of rooms with different features were open that day, I was able to choose the one I liked best. I like the owner's dog, Lulu, and found her to be a cool girl. I didn't take up the offer for free aperatif at the Stone House Restaurant nearby, but will next time (in two weeks). I wondered if the ferry terminal noise would make it through the trees, but it really doesn't. The grounds are still partially in development; winery-to-be, I guess.

- Noco Girl (10/5): They cancelled our stay - Expedia's fault - Expedia allowed us to book this room even though there wasn't room for 3 people. A big problem with Expedia and other booking sights even though the hotels & B&Bs keep complaining about it. I'm glad we were able to book a room elsewhere.
- Patty (8/5): Lovely location, close to beautiful Sidney - Beautiful 140 year old house with many of the original features! The king suite we stayed in was beautifully done. The only thing that could have been added was a couple of cozy reading chairs by the big windows.
The grounds could use a little tidying up but almost always deer and or rabbits to enjoy and the owner of the B&B has a wonderful old Pub within walking distance that is also in the middle of nature.
- Brian (10/5): A Great Experience - The room looked like it could have been in a magazine and the host was very gracious and knowledgeable about the area - his recommendation to the Stonehouse Pub resulted in some of the best meals and service I have ever had (I went back 2 nights in a row). The overall B&B building was well maintained and it's really something to see the height of the ceilings and extensive mouldings from when it was originally built.
The common areas were equally impressive as I was on a "reading break" I especially enjoyed the comfortable chairs set on a bluff overlooking the forest. I travel to Victoria often and just wanted a change from the hustle and bustle of the downtown core not to mentioned the room prices and impersonal staff.
Whenever I travel to Victoria in the future I can't imagine staying anywhere else.
- Verified traveler (10/5): Nice B&B, close to the ferry - Joe was a most gracious host, considering the hour of our arrival and state in which we were in after a horrendous day's travel. The setting of this B&B is great and we really enjoyed watching the rabbits and deer move through the property as they pleased. It was nice to be reasonably close to Victoria without having to be "in the middle of it", especially with Hwy 17 at our doorstep and yet far enough away so as not to intrude on our peace.
