- Fiona (10/5): - I would recommend this property. It is in a lovely neighbourhood only a few minutes from the metro station. Access instructions were easy to follow for self check-in. Breakfast was ample but if you need more I would recommend Il Gianfirnaio around the corner. We enjoyed our stay at this property.

- eparri1978 (2/5): Caution - Caution! On July 21st I booked a 2 night stay in May 2026 directly from their website. The reservation said book now, pay later and free cancel. I entered my credit card number and it confirmed zero will be charged now, and the card is to hold the reservation. I have screenshots to prove this.
I never received an email confirmation which I thought was odd and then I noticed my credit card was charged the full amount and emailed them about it and advised I never did receive a confirmation and included all my screenshots.
They admitted it was a system issue and offered to waive the 6 Euro per day/per person fee or refund me. I chose to refund and again asked for email confirmation.
They said they needed my account number as they could not put funds back in my credit card. Again, I thought this was odd but I did provide my account information. This was July 25, since then I have had no response. I have emailed several times to follow up and no response. I don’t know where things stand.
My cruise itinerary has changed and I booked knowing I had flexibility with book now, pay later option and now I don’t even know if I have an actual reservation since I never did receive a confirmation email.

- Tekarra (8/5): - This is a room with a ensuite in an apartment building. “Breakfast” was milk, yogurt, and pre packed cookies. Having a mini fridge in the room was awesome, as we purchased groceries for our own breakfast and packing lunch. Location was excellent. We walked to all the major attractions (Colosseum was the furthest which was a 50 minute walk). The AC was so lovely after coming out of the heat. The restaurant right at the entrance was delicious and convenient. The bed was not very comfortable but it was okay. I wish there was a blanket—there was only a top sheet. Not that it was cold, but between the hard bed and no blanket, it just wasn’t overly comfortable.

It was a bit difficult to get into the building at check in. Make sure to tell them ahead of time when you will be arriving or else there might not be someone there. There was no one at check out, so we just let the keys in the room.

- LukeScollins (8/5): 5 night trip - Bit of a bad start to our stay as we couldn’t actually gain access to the property (last-minute.com and the owner both blamed each other so unsure who was actually at fault) however once in the room and our stay was really lovely.
Not the most spacious room but had everything we wanted for a good price. The bathroom was a little dated but everything worked. The lady who cleaned our room every morning was fantastic and the entire place was very clean and well kept.
Our only complaint would be there’s very little storage space to put your clothes if you’re having more than just an overnight stay. However we were very happy overall and would stay here again.

Cristian, the property manager prefers to communicate via WhatsApp which worked well but i wish I'd known a week before our stay rather than a couple of days before as Rome was the last city in a multi-destination trip making communication via email the last of my concerns.
For all of that the stay was fantastic. The location made it easy to visit Vatican city and had many dining opportunities in the immediate area.

Clean and comfortable and the housekeeper was friendly and very helpful. Good continental breakfast which was replenished every day with items such as milk/juice and water in a good little fridge. Very good aircon and lovely bathroom which was clean daily. Overall a very nice stay.

Vanessa was great and very friendly and very helpful. Our few critiques are that the remote for the TV did not have batteries and check in was not clear and did not work as expected as doorbell didn’t work and we were not notified of this so we had to open our cell and roam to contact host. Breakfast was good but not as shown on pictures on website. However Vanessa was quick to add options and even provide some gluten free items upon request.
- Jeannine (8/5): - This was a little unconventional. It’s not a real hotel, but there was someone on site that provided a key and showed us how to access our room. The elevator was tiny, but was grateful we didn’t have to carry our luggage up all the flights of stairs. The room was just a bedroom and bathroom. It was small but very nice. There was a nespresso machine and several snacks available in the room. There was a common area for four rooms that also had some amenities available. Overall it was a nice stay and well appointed room.

However , I do not rate the breakfast website said continental breakfast I do not classify some sachets of jam and a shop brought croissant as breakfast May as well have said breakfast not included. Note the cafes just down the street all do a great breakfast! Also stated there was an iron but there was not. Don’t let these slight blemishes distract from the fact that this is still a great little location that is good value for money.

The shower ran hot and cold.
Breakfast was inconsistent, on the first morning we were left a small cornflakes each , a roll with butter and jam and milk in the fridge and a yoghurt. however the second morning there was no replacement cereal and no replaced jams.
3rd morning, new milk but again no cereal, still no replacement jams and only 1 yogurt which we had not eaten from the previous day, and no new ones left.
If breakfast had been consistent, it would have been ample for us

- leeby33 (2/5): Unprofessional - Totally unprofessional…..as their solution for overcharging us 3 x for the same booking was to cancel it without our consent because staff thought we were accusing them of theft (by trying to reclaim the overpayment they took from us)
We have not been fully refunded (allowing for banking charges, etc).
It took over three weeks of mostly one sided communication…ours only to be dealt with unsatisfactorily!
Certainly would not recommend this place and the totally arrogant attitude of their staff towards their customers!
- Antonia (4/5): - The check in process was not that pleasant, the guy in charge to guide me through the check-in steps was very rude to me when I call him because the instructions were not the clear to me, so he got upset and started yelling at me.
We had a late flight and our arrival at the hotel was late, we were tired and all we just wanted was to have a easy time to relax but that was not possible at all, the room wasn’t big enough for three persons!!;(
The cleaning lady was very helpful she gave us extra towels and reply to my questions with kindness!!;)
- Hannah (6/5): - The room was exactly what we needed and the location had very ideal public transport links. The area in which it was situated was quiet and safe, with nice places to eat. However, I would note that upon arrival we found it difficult to locate as the hotel was actually apart of an apartment complex. The photos presented of the hotel were misleading so please be mindful. Furthermore, the breakfast facilities were much more limited than expected - the food that was provided was merely a few packeted croissants and biscuits. Therefore if you’re expecting a typical hotel breakfast then this is not the place for you. All in all, this was a pleasant hotel for a short stay break.

Property is walking distance to most sights and even to the nearest metro (Lepanto)
Will definitely stay here again when we will revisit Rome and will definitely recommend to friends and family

- Verified traveler (8/5): Enjoyable stay in the well presented apartment - Very much enjoyed our stay, accommodation is local, out of the hustle and bustle and within walking distance of many local attractions. Tidy and well presented room within apartment.
I would add though, that check in was done entirely via a mobile link and video instructions. Access to to the building and apartment is also done via the link. The apartment itself (although has its own manual key) is one of 4 rooms located within a shared apartment. This is well presented, tidy, and water/tea/coffee/juice and croissants are provided daily.
Happy with our stay overall and would recommend.

It would have benefited with some drawers and a little maintenance. When “he” arrived finally after us being stranded on the street at midnight, he accused us of not following directions. We asked him to access the internet. He could NOT. It was wrong network and password. He berated us and was rude. When we entered the room, we saw on the table the REAL network and password. We have screenshots of both his text and wrong network and password, and access to REAL network and password. I would not recommend this accommodation to anyone.
- Ewan (10/5): Excellent apartment, friendly helpful welcome and. - Excellent apartment in a great location. The room was small, basic but clean and comfortable. A simple continental breakfast was provided. Weirdly only one bowl for cereal although there were 2 of us. I was given a bowl on request however they then only provided one portion of cereal. Not sure why we both couldn’t have cereal!

A 5 minute walk to the metro link which costs €1.50 to get to anywhere in Rome, while also being a 20 minute walk into Campo di Fiori. Had an issue on the first night with the air conditioning however the landlord came within half an hour after receiving our message and fixed immediately. We could not write a review without mentioning Karl. An all round excellent host and a credit to the business. Contacted via WhatsApp with any issues, lovely and attentive when spoken in person, cleaning and restocking the room daily, at our confidence.

- Graciela (8/5): Decent stay - The air conditioner was broken, we slept terribly the first night but were able to switch rooms for the 2nd night. The beds are comfortable but the rooms are small. The staff is easy to work with and will allow you to leave bags if not leaving until a later time after checking out. The rooms are centrally located and you can easily walk to various city sites without using the metro/bus.

We had to ask for toilet paper every time as it was never added.
-1 star for breakfast. Nothing fresh. You get a sealed croissant from a supermarket with a box of juice. More like a snack.
Overall:
Dark room, window looks out to the inside of the building. Gloomy and smells like mold.

The whole building had a power cut on our last night and the owner dealt with it in an extremely professional manner. Would definitely recommend.

Karl, was great. The hotel was clean and comfortable. They let us leave our luggage hours before check in.
The area is so close to the Rome main attractions. Walking distance. Many restaurants near by.
- Verified traveler (10/5): Had a nice stay here - The staff was very helpful and nice. The area was good and it's close to a train station. The rooms were clean and nice. The breakfast was only a croissant and juice so don't expect a big breakfast. AC was working and good. The place is not too far from main attractions with train. Overall we recommend this place. Though something that's good to know is that the rooms are very close to each other.
