• Anne (6/5): - Motel on Route 1 is showing its age, but it's inexpensive, convenient to Portland, clean, and proprietors are friendly. Out of summer season it's quiet. The little kitchenette includes a good-sized fridge and a 2 burner stove. It would be greatly improved with the addition of dish soap (maybe a wall-mounted receptacle if theft is an issue) and some glasses and coffee mugs. I will stay here again when travelling down state

• neil (6/5): Maine trip - Motel is seriously run down, but unit was clean & surprisingly well equipped with kitchenette & separate "sitting" area. There was also a pool which we didn't use, but it appeared to be clean & functional. The gentleman who ran (owned) the motel was extremely friendly & accommodating.

• Brittney (10/5): The sunrise motel - I am so glad we chose here to stay with our family of 6! We had a hard time finding somewhere to accomodate us last minute, and found this hidden gem! Reviews can be deceiving because the sunrise motel is amazing! The staff was welcoming and super friendly, made sure we had a nice ride in and gave us some advice on what to do with the kids. Our room was amazing, the largest cabin available, and right in the center of everything. Walked up to a lovely front porch, into the kitchenette and living room area, which also housed a very comfortable queen and twin sized bed, chair, couch, and dining table. Move into the main bedroom which has a king bed, love seat, dresser, and flat screen. Plenty of storage with a walk in closet room (we used it as a bedroom for our son with a blow up mattress) and the bathroom is huge, and has a nice jetted tub which we took full advantage of! Every morning they provide you fresh linens and, they check in to see if there's anything you need. We did bring our own toiletries, probably the only thing we didn't ask for. There is a nice 8 foot pool with a waterfall, and a swing set too! Overall very satisfied and will be back!

• Collin (2/5): - We didn't even end up staying. Pulled in and there was Boone available at the office. Called the manager, and he came down to check us in. When we got to the cabin, it was filthy. Odor from the carpet, doors falling off of the cabinets, cigarette burns in the comforters, soft floors from rot going into the bathroom. Overall just terrible. The manager was polite enough, a nice guy, but didnt offer a refund. Simply tried to convince us to stay in the next cabin over, which from the outside looked the exact same. I have no clue where all the five star reviews are coming from. It's unfortunate, because we were really hoping I would be a good spot for us to stay. But we didnt feel safe keeping our kids there.
• Sherry L (10/5): - Pleasantly surprised. Property was uniquely set up, with many choices of room types. Motel style, cottage style, etc. I'm guessing a young couple bought it and are refurbishing it themselves, a little at a time. It's going to need more work, but it was very spacious, comfortable and quiet. It had a little kitchenette, a king bed and a single bed. TV was a little weird, but it was a final stop in a 5 day vacation. I would absolutely stay there again, and we may go before the summer ends to support them. Not a chain! Bring your own shampoo and conditioner, though.

• Julian (2/5): - What a dump! Kitchen was filthy, the only coffee mug had a garden of mold growing in it. No toilet paper roller, TP was sitting on the counter. $1 item at Dollar Store. No glasses, not even plastic cups. Light bulb in the only lamp was burnt out. Mildew on the shower curtain. Total RIP OFF! TV would not turn on. Lucky the wifi worked so I could watch TV on my iPad. Bed was really soft. At least the sheets were clean. Strong smell of bleach but I appreciated that. Kill all the germs in that septic tank of a motel room. How could anyone rate that place "good"?

• Ryan (2/5): WORST STAY EVER!!!!! - This place is gross. And SOOO overpriced for what it was. Doors were missing from the cabinet, stains everywhere, the skylight was broken and was covered up with warped wood. Television in the bedroom wasn’t hooked up to anything so that didn’t work. But the kitchen was just beyond gross. Thankfully, all we did was sleep there, but the bed didn’t even have a comforter. Location was good, which is what we needed, but man this is place is a s#*t hole.
• Michael (10/5): Budget vacationers secret - This is a good place for budget vacationers that don't want to or need to pay for a beachfront property. Old Orchard Beach is close enough that an Uber ride would be cheap. Easy access to water park next door. The hotel has a pool and some playground equipment in a central courtyard. There are several options for a family vacation, as well as smaller rooms for business travelers looking for a single night. You get what you pay for here. There are cabins, suites, and standard motel rooms. They all have refrigerators and stoves. There are some grills for outdoor cooking as well. I've stayed here more than once. Place seems to be owned by a family rather than some billionaire somewhere, and I like that.

The staff was very friendly, but the grass wasn’t mowed, there were cigarette butts all around the cabin, the microwave handle was broken, the fridge had food left in it from a previous guest, and it dripped water making a pool in the bottom of the unit. Mildew on the shower curtain. We made no mention of these things, because the cottage we were in was better than the first one we looked at. It looks like the owners are trying to improve the place, but they have a long way to go.

It had a key entrance, and we had trouble locking the door from the outside. when we left. The main overhead light did not work and although the bathroom was very clean, the faucet turned to the side in the bathtub. The person who checked us in was very nice and chatty.
• ALAN (4/5): - One of the few reasonably priced properties. However, based on the condition of the place, it is unlikely we will stay here again. Bed mattress was very old and sagged so badly that I nearly fell out of the bed! Owners were polite.
• Dawn (2/5): - First when we got there the fridge had 2 iches of water one the bottom shelf. I Cleaned that. Maid service was terrible. First day no beds made and half empty the garbage. And we left a good tip. The next day beds got made,she took all the towels but never gave any back.now the kitchen floor is full of water and my food got all wet from more water in fridge.This motel is very outdated. I had to put dishes away that were in a strainer under the sink and throw out old moldy butter that was left in fridge. No toiletries supplied so bring your own. Would not recommend this place.

Family owned and they are very friendly and accommodating. This was the perfect spot for us, centrally located to just about everything. Will stay here in the future again!

It reeked of cigarette smoke & was not clean, to top it off there was yelling & screaming half the night, then police showed up in the early hours of the morning. Walls & doors had dings where it looked liked they'd been punched in, bed linens had stains so we slept on top of the covers. Air con didn't work & the window wouldn't stay open, had to leave the door to our room open so we didn't cook. This place should not even be listed on hotels.com, disgusting!

• david (8/5): 4th of july wee8 - Stayed in the 2 bedroom cottage. Was very clean. Staff was very friendly. Only 1 issue was the mattress was to soft for me. Unfortunately it rained the whole weekend.

• GFHD223 (4/5): Owners are friendly - Owners were very nice and accommodating, but the place looks very run down. A little TLC would go a long way towards making this place great. The pool was clean, the bed comfortable, and the shower nice and hot. The carpet was a little skeevy with stains etc…. There was no fan in the bathroom or screens in the windows. I really wanted to open up our room and air out the stale smoke smell. We didn’t spend much time on the property, so it was okay.

There was no fan in the bathroom and most windows did not have a screen. There was a bit of a smoke smell that was not pleasing. The property could definitely use a facelift. Bathroom was dirty and fan didn't work also there was something large and black under the sink counter that could have been a bloodclot. Yuck! Advertised a coffee maker but there wasn't one. Dresser drawers were broken. Kitchen cupboard door was broken too. Advertised a phone and wifi in the room. No phone and wifi passwords didn't work. No screens on the windows so couldn't open them to try to air out the stale amoke smell. They did put in a hotplate but that kept shutting off. Also advertised a pool but it wasn't open yet. Very rundown and scary property. We didn't feel safe at all.

It had everything we needed and the little kitchen would be great for someone staying there longer. The staff were extremely great to deal with and all this place needs is some paint a little TLC to be a real hidden gem.

• Wayne (10/5): - We are a 60-something couple looking to stay in the Saco area for 5 nights to be near family. We chose the Sunrise Motel for its low rates, thinking we would just sleep there and be with family most of the time, but the suite was so large, the owners so friendly, and the small swimming pool so inviting to our grandchildren that we spent most of our time on the grounds! Wonderful friendly hosts always available, always accommodating. Fun to talk to. 2-minute walk to Aquaboggan. 3-minute drive to Funtown and cinemas.15 minute drive to Old Orchard Beach. The bed was super comfortable, too. And kitchenette saved on food expense, although lots of good places for meals and ice cream in the area.
• Sabrina (8/5): A cozy room away from home - It is conveniently located. Check in was easy, and staff was friendly.
• Lisa (8/5): - Tha grounds are well kept. My room was a one room efficiency with a queen bed. The room was clean and the shower was good and hot. The room was run down with an uncovered electrical box and switches that did nothing. The ceiling fan did not work and one of the lights was missing the cover. The paint on the walls was chipped and there were no pictures or decorating of any kind. The furniture was old and worn. If you are looling for style this may not be your place. I was on a business trip and needed a clean bed and a hot shower so this was fine. The owners were very friendly and accomodating. The price was excellent for this area. There is a pool but I did not see it due to heavy rain

• Verified traveler (4/5): Not worth the price - Avoid - This location is a typical turn key operation with minimal if any re-investment into the property. Grass was not cut, cigarette burns on the carpet and linoleum, and just about every piece of furniture looks like it was rescued from curbside or a thrift store. While no smoking is permitted in the room, there was a smoking table right outside the door of the duplex shared by the other occupants. Thanks fully no-one was renting that room or I'm sure we would have had to walk thru a wall of smoke to come and go to our room. There is a kitchenette for use, but no thanks considering the condition of the rest of the room. The baseboard heater in pieces on the floor. The saddest part is this place looked to be a great place to stay at one time and really has the potential to be a hidden gem. I would not stay here again.

• David (10/5): Great place! - Great stay! While this is an older hotel, it is still a great place to stay. It was extremely clean and the family at the desk, the owners, were wonderful! Very nice and helpful. The room was very spacious as well. There was a sitting area and a kitchen. I’d rather stay at a place like this owned by locals who take pride in their property rather than spending more money for a chain that may not care at all. I would definitely stay here again!

• kymr890 (6/5): Simple and Decent - We booked a reservation to stay here thru Hotels.com. It's definitely a motel ! It was clean, though outdated. No screens in the windows ~ we wanted to let the fresh air in as it was beautiful out. It was a cabin so we had a stove and large fridge. You get what you pay for. The convenience of the kitchen and fridge was good. The bed was very uncomfortable.

• Verified traveler (8/5): - Nice inexpensive place, right on Rt 1 but surprisingly quiet even with road construction. Suite was larger than some and had 2 stovetop burners.

Quaint bungalow (very small) with parking directly in front of unit. The place was quiet and clean but can be very cold. Guessing it might get very hot in the summer also. Too expensive in my opinion for what you get, but overall the area seems to be overpriced.

Presque pas de vaisselles et d’ustensiles, pas de linge de vaisselle et guenille sale pour laver la vaisselle . Réfrigérateur et tv ne fonctionnent pas. Loin de la plage environ 15 minutes en voiture. Très mauvaise expérience et très déçus. Ne pas recommander.
• Sharon (2/5): - This is an old motel being revitalized. You can see the work that has been done, but they have a long long way to go. The owner is very nice, but the conditions are not good. The rugs have stains. There were cigarette burns in the carpet, bathroom floor, and wood shelving. There were missing light globes. The wall had white drywall compound on it. It was just very old and way out of cobdition.
• spkell56 (2/5): Stay only if you have very low standards - I hate to be too critical and the owner is a very nice person, but as someone before stated before me, stay only as a last resort. I went by previous reviews which were quite misleading. This is an old motel being revitalized by its owners. You can see the improvements they have made but they are way way far from finished. We stayed in room 8. There were cigarette burns in the carpet, bathroom floor, and wood shelf. The carpeting was stained. And the air quality was poor. And we could never get the wifi to work. The saying is you get what you pay for.
• Verified traveler (8/5): - Large separate home they call the cabin . Roomy and decent. Needs updating on furniture and decor. Wifi didn't work all weekend and it was missing the smoke detector. Over all not bad for location and price plus space. Beds not comfy

• Todo1979 (4/5): Friendly staff but that's all - This is a desperate option. We chose that hotel after deciding to spend a extra day in region. Result was a last option hotel. Very smelly and dirty. Some people seems to be living there all year round. If all you need is a bed,then it can be an option. Otherwise stay away
• daytrippper2016 (2/5): No No No - Just nasty and run down. Hopefully only in cabin A because other reviews state otherwise. Obviously cleanliness is not priority. Burn holes on bathroom floor, dirty shower curtains. Stained bedspreads. Had to stay, it was only place with a room available.
• danfr44 (6/5): A large room, good bathroom, comfortable bed - but it has some deficits - We stayed here on a rainy night in Saco. We were impressed with the size of the room and pleased that the bed was comfortable. The bathroom seems to have been recently remodeled. Given the relatively low cost of HD TVs, we were a little surprised that the TV was an old model cathode tube TV with a pretty bad picture. The Sunrise is obviously set up for summer vacationers who intend to stay for several days, which accounts for the electric range, refrigerator, and cupboards in the room. If one wants a place to crash for the night, this is an alternative.

• AngelaH3095 (6/5): Economical family of 5 cabin - This was a last minute vacation stay that turned out to be pretty good. The reservation was for a two bedroom cabin however it was more like a large open concept cabin. There was a half wall partitioning the "rooms". One side had the king size bed, the other one queen and one twin bed. Each side also had a couch. It was fairly new and well maintained. The only issue we had was the one bathroom was the only place for changing privacy. Overall, this place is an excellent value. It is in a central location to all local attractions and across the street from the Saco drive in. This is a family owned and operated business that is worth staying at. The owners are very personable, the staff helpful. We will stay here again should we return to Maine.
