I know it's not a hotel, but it seems like if you're staying this long, room could use a cleaning and towels refreshed at least once. Also, I lost my room key (electronic card) and was charged the equivalent of $34!!!! That seems truly excessive!

- Sthairya (8/5): - The check in was super smooth with 24 hour reception service available. They have luggage storage available in case you leave for a tour, check out early and have no place left for your heavy bags. They charge a reasonable fee of 5£ per bag for a whole day. The staff was lovely, helpful with the super early checkout and late night check ins. What I think they could improve was the cleaning of carpets in the rooms. They were a bit filthy with mud stains

- Ciaran (8/5): Four night stay in Leith / Edinburgh - Very friendly efficient staff at check in and out and when needed with any issues sorted immediately. As it’s usually student accommodation there’s four secure rooms in each apartment unit with a shared full kitchen/tv room all quite basic but all we need the rooms have en-suite bathroom with shower it was spotless and very functional no air conditioning though free fan with a deposit available free bathroom toiletries shampoo etc. at reception also tea and coffee there was a games room with large TV in reception too. Tram and busses on the main street outside front gate making everywhere in Edinburgh accessible. The seagulls can be a bit noisy at times if you leave your window open that’s really the only negative thing I can say!

I was initially concerned that it might be a bit noisy having 6 rooms to the apartment but I slept really well with no issues. Very happy with my stay and would go again. Great for those who want a welcoming and fuss free space to stay in Edinburgh.

But with water all over the floors after every quick shower it was terrible. Just a quick shower and it leaks out into the carpet area of your room.

- Matthew (10/5): - A good location for the Fringe a 20 minute walk from the centre of town, with buses and trams enroute. The staff were friendly and helpful, in the foyer there was a comfortable seated area where you could enjoy the Olympics on a large screen. The room was fine for my needs, a nice ensuite shower, the bed was a bit short but fine for a short stay, there was a desk also, no tv in room but i didn't mind. There was one in the shared kitchen and again comfortable seating to watch it from. There was the option to cook in the kitchen, which was good. It's just round the corner from Hibs ground too, so a possibility to see an SPL game. I booked just a few days before I went up and unfortunately prices go up a lot for the fringe, as handy and pleasant as I found it I wouldn't want to pay that much again, if I decide to go next year I'll book earlier and hopefully get a better deal.
- Renee (2/5): - The bathroom seemed clean, but the room was very unclean. Somebody had puked on the carpet next to the bed. It was not cleaned up. The rest of the carpet was dirty and the bedding didn’t seem all that clean. The staff was great, other than didn’t provide any solution to the mess on the carpet. I asked for a towel to lay on the floor to make it doable. I would not stay there again.

- Verified traveler (2/5): Least flexible client service I’ve met - Our trip was cancelled due to Microsoft’s break-down which impacted many airports, we couldn’t even make it to Edinburgh. They refused to reimburse the reservation because “it was not their fault”, and they proposed new dates with a charge of 500£, almost twice of what we paid in the beginning. Very disappointed honestly, keep in mind this review because if you encouter a problem, they will probably not be helpful at all.

- Paul (6/5): Not for the light sleeper - Student flat, good location close to public transport, 20 min walk to Edinburgh's main station. Basic, shower is small, access to a shared kitchen, cheaper than area hotels and better than a hostel, but not cheap cheap.
Stayed 5 nights no housekeeping in that time, fresh towel is £5, I don't expect one every day but every 3rd ? day is not unreasonable without charge.
Thin walls and self slamming doors make it unsuitable for the light sleeper.

- Asim (4/5): - Good place to stay if your budget is low otherwise all the good side of things stops there. Very noisy as the walls are paper thin not to mention the seagulls screeching at 4am. The bathroom had a foul smell to it and the shower drain was blocked. This was a new low even for student accommodation, would not recommend!
- Dawn (8/5): Good budget location - Within walking distance from the main attractions. Room clean and good Wi-Fi. Only downside no coat hangers in wardrobe. Staff very helpful and loaned us a charger. Free tea and coffee in the reception.
- CHUN WING (10/5): - It a study hostel, but include kitchens, the bathing place is too small for big guy. But so far everythings goods, the balcony have some seasulls you can find your way to make friends with them.
- MD ROBAIATUL (10/5): Nice, clean, friendly! - Good comfy room and bed, nice, clean room and bathroom! And super-friendly reception. the communal Kitchen was also clean and can be used, although we didn't. They provided tea/coffee sachets, tubes of shampoo and body wash, ear plugs (!) as amenities. There could be more hangers in the cupboard of the room, was only one. But, overall it was really good. Not so distant from the main station; 15-20 min by bus including the walk to the bus stop.

- Ryan (6/5): - Check-in and out went smoothly and the guys working the front were pretty nice. They do have shampoo and conditioner, blow dryers and plug-in fans (no ac in rooms). Downside, you only get 1 towel per person no matter how many nights you are staying. The dorm doors are HORRIBLE with trying to close them, we could hear through the walls and people slamming their doors. The bed is a good size for one person and will be cramped for two, and the showers are very small (think RV camper showers). Other than that, it wasn’t too bad and if you’re out exploring the city you’ll have a much better time… just watch out for all rainbow people and their flags, they’re everywhere!

The property was a bit beaten up but repairs were being done…likely the work had been deferred until the students moved out. Staff were efficient and friendly.
- Ryan (10/5): Ideal accomodation for short trip - It was ideal for what i needed it for. Me and my wife were attending a concert at Murrayfield at this was perfect for somewhere to get washed and ready and head to the stadium and somewhere to rest your head after the concert.

Overall good for students wanting to save money but do something a bit better than a hostel.

- Liliana (2/5): Very bad experience - Unfortunately the experience was so bad that I left after two nights rather than stay for the third. It was extremely hot both and there was no ventilation in the corridors or in the room. The window was fixed and could not be opened.
- Lucy (8/5): You get what you pay for, and that's to expect! - I think it's fair to say you get what you pay for and shouldn't expect anything more. Check in was smooth and the flat was clean, although there was not a very nice smell in the shower (that was soon aired out and the building was so hot that you needed the window open anyway) The bed wasn't great, felt like it could break just turning over but for just needing somewhere to rest your head it sufficed! Extra cost for tiny towels

Os quartos pareciam ser “limpos” de qualquer jeito, o vaso sanitário marcado, box do chuveiro com cabelos, cama mal forrada, carpetes sujos, espelho do elevador do bloco sujíssimo, vidros das portas de áreas comuns marcados… a cozinha da área comum da torre que fiquei suja… enfim! Precisa muito melhorar na limpeza! A localização é um pouco longe do centro.
- fabio (8/5): Simple but comfortable room - The room was simple, but clean and quite new. Bed was comfortable and bathroom small but clean and functional. You can rent towel from reception for 3 GBP and the staff was polite and helpful. I did not check the communal kitchen or used the laundry, but they are available. It is located walking distance to the Royal Mile (15-20 minutes) and it is quite handy to visit the Fringe. Only slight disappointment is that on checkout you have to pay to store the luggage, it would be nice if they could store it for free.
- J (8/5): Adequate room - I stayed three nights. At first touch, the bed seems a little hard, but I slept well. There is a private bathroom with shower, small wardrobe, a desk and chair, and a number of shelves, and that's it.
- Clare (2/5): Avoid!! - Pay a bit more money and go somewhere decent. Paying £40 a night to stay here would have been a rip off. Hotels.com and the accommodation had clearly not communicated with each other and despite having proof to say we had 2 rooms booked, the staff bugged us repeatedly to tell us there had been a mistake despite giving us the 2 rooms. On check out told us we couldnt leave until we paid for the second room. Totally ruined the weekend and the staff were rude and bascially very unhelpful. The beds were the worst i'd ever slept in, the pillows and bedding were something you'd get on a long haul flight ie useless. Never again.
- Jacob (4/5): - The check-in time wasn’t until 3pm which is on the later side. There is no air-conditioning fyi, normally not a problem but there was a heat wave this week. And the noise from the birds was too much. Very no-frills, no soap, no towels (unless you pay for them). But otherwise decent property.
- Kristiena (4/5): - Way too hot for sleeping, barely slept at all over 3 nights. Window had a security tag so couldn't be opened more than an inch. Building was noisy and reception had run out of earplugs and didn't bother to replenish for the 3 days we were there.
I understand these are bog standard uni accommodation rooms but a little bit more care would've made a big difference. Our room also had a big hole in the bathroom door, which someone had tried to fix by plastering over, badly. The main problem was the temperature though. Both of us really did struggle to sleep for 3 nights. We resorted to cold showers in the middle of the night and didn't even touch the duvet. The whole building is like a furnace, probably because none of the windows open.
- Britney (4/5): - Everything was as expected - it’s noted no A/C, toiletries as you request so we parceled our own. The front desk staff were amazing! Keep in mind this is a uni and student accommodation. If you need a place to crash this is it!!! However 4 nights was a bit much - warning the bed you can feel the spring they are ancient but that is my only complaint. Keep in mind when booking this is not a hotel but a student residence. The bathrooms were very posh and clean! Highly recommend for a one night stay but not long term.

staff were super friendly and accommodating to our needs to store baggage before check in time,
however the room itself is where the disappointment begins,
There was nothing in it except an extremely uncomfortable bed. There was no towels in rooms. Bring your own or £3 to rent one.
I Would definitely not stay again given the chance and I wouldn’t recommend this place to anyone else.
- leanne (10/5): - For the price the property was excellent. The shared kitchen facilities were very good. The staff were really friendly. The location was good, about 25 minutes from Waverley. The £100 security deposit was taken off my card by the next day after check out. The walls are very thin and it can be noisy, but overall we really liked it.
