Tim (9/5): Stylish and comfortable retreat in city centre. - Lovely property nicely furnished. Comfortable bed. Good bathroom and shower. Nice little terrace and the geraniums were a lovely touch. Friendly and helpful staff. Good honesty bar, useful library of guidebooks. Third floor without a lift will rule it out for us in a few years. Re-stocking of tea and milk inconsistent.

The location was directly in the centre of Palermo, so everything was reachable within minutes. The furniture and design was lovely and in a very good condition. Nothing was missing. The host was more than lovely. Perfect! Basically nothing. We had very bad weather, which is of course not the fault of the appartment. That's why we were so happy, to stay in this lovely living room and enjoyed our stay in Palermo, despite the fact that it was raining cats and dogs.

My reservation was for BB 22 Palace; however, there was an issue at BB 22 Palace, so my reservation was moved to BB 22 Apartments. I appreciate that my reservation was maintained, even if at a different BB 22 location. I really enjoyed BB 22 Apartments. My room and bathroom were very nice and the location of BB 22 Apartments was centrally located. The staff of BB 22 Apartments were very friendly and helpful. The included breakfast was an enjoyable way to start the day. What could have been better was to have been made aware of the change of location via email, text or WhatsApp prior to my arrival near BB22 Apartments (Vehicles are not allowed in front of the building, so I was dropped off very close, which is perfectly fine.). It was quite confusing until I rang the bell for BB 22 Apartments to get assistance.

They gave wonderful recommendations arranged a car to the airport as well as parking for our rental car. Will definitely stay again if we are back in Palermo. That we only could stay one night.

Sonja (10/5): Wonderful stay in historic district - A couple of missteps in the beginning with the driver they had arranged who took us to the wrong address so we had to walk to the correct location. Once arrived the room was not what we had anticipated but a solution was quickly remedied by our host. The room we were given the next day was spotlessly clean, large, quiet, & located in a popular area. The staff (including the owner & her daughter) went above & beyond to make our stay enjoyable. They were educated on the area & gave us recommendations on places to see, things to do & wonderful restaurants to eat. We loved being able to eat/drink at several wonderful places just right outside our doorstep. The included continental breakfast each morning was fresh, filling & had lots of options. Coffee made to order was delicious. We had a wonderful visit & would highly recommend this facility to anyone wishing to stay in the historical district of Palermo.

Diane (8/5): A nice place to stay in Palermo. A great location with friendly and helpful staff - The location is great with easy access to many sights in Palermo. There are many wonderful restaurants near by . Our room was very quiet and we had doors out to a nice patio. The BB22 palace is a lovely clean and comfortable apartment with private hotel style rooms. The staff were very friendly and helpful. The breakfast was included and had nice fresh pastries, coffee, tea and fresh fruit, yogurt and cold cereals. It was very convenient that we could arrange for the staff to do laundry for us for 15 Euros per load. The staff were very helpful and friendly The air conditioning in our room was adequate during hot weather but could have been better. Our room was a little small. We did have some trouble checking in because we did not understand that staff were not at the apartment in the evening. Better communication prior to our arrival would have been helpful. The staff did try to contact us during our check in day but we did not have WIFI available to us because we were traveling from another city.

Matthew (10/5): Palermo is fascinating, but it can be noisy. This is an oasis. Take their advice about where to eat - Wonderful little hotel in an ideal quiet location. The staff could not have been more helpful. Be sure to use the 50 euro transfer service offered by the hotel, as it’s definitely the best way to and from the airport and is a better price than a taxi or other car service. Our room was utterly quiet with a large, modern bathroom.

Jo (7/5): Convenient location but this is a flat share not a hotel - This is a slightly odd set up. On Booking.com it appeared to be a small hotel and it wasn’t until after I’d booked and paid and received more details that it became apparent that this is a sort of hybrid Airbnb. It’s basically a flat and each guest gets their own locking room but you share the lounge and kitchen/diner. There’s a very nice terrace to sit out upstairs. You are greeted by warm and friendly staff and they serve breakfast each day and - most unexpected - daily chambermaid service. The trouble for me was that I really hate the model of where you have to sit at the same table to eat with people you’ve never met. Some may love this, but I do not and it made me edgy and uncomfortable. And speaking of uncomfortable, I can’t quite put my finger on why, but the bed was very uncomfortable and neither my husband nor I slept well while we were here. The really big issue for me was that our bedroom had only a roof light and no windows. I found this really claustrophobic. I think other rooms in the apartment had a more normal window set up. However the flat is very centrally located to easy to get around Palermo. The flat is nicely decorated and the huge living room was very comfortable (which unfortunately only served to contrast more with our small cupboard like bedroom). It is certainly good value for money and if you don’t mind the ‘all jolly travellers together’ vibe it may well be right up your street. See above - the uncomfortable mattress and having to share the breakfast table with strangers; also the cupboard bedroom with no windows.

Elisabeta (1/5): Terrible place to spend time, way to expensive for what they offer.Crowded and noisy, definitely I do not recommend. - Very small room with small bed not suitable for even for 2 slim people, no windows only one in the ceiling but not possible to use it. We suffocated during the night because it was not ok to sleep with the air conditioning on. The only good thing was the breakfast and the staff prepared and who cleaned and give us all the recommendations. The person responsible for booking was not responsive whenever I needed to call and ask for additional info.Also on booking they say parking is 15 eur but in reality they charge you more and the place where they take you to park is changing the price on the spot, leaving you with no choice but to pay, since Palermo is crowded and lacks parkings.The area of B&B is close to center but very dirty and crowded and noisy all day and all night.The cherry on top is the additional costs they charge you, city tax, which they should specify in advance. Location dirty area, small room and bed it was a nightmare for 2 night to sleep there.
Edward (9/5): Modern air conditioned room in the historic centre of Palermo with a very friendly and helpful host - Very warm welcome, and consistently cheerful host. The continental breakfast was plentiful, with lots of choice. The air conditioning in our modern, scrupulously clean room was essential during a very hot and humid late August, and the King size bed was comfortable. We were well placed close to the centre, within easy walking distance of the majority of sites and central restaurants. The shared parts of the property - a top floor flat in a large palazzo - was usually very hot, and not kept air conditioned. This prevented us from using the comfortable sitting room, although it did make sense from an environmental perspective. Our room ('Stromboli'), while large, comfortable and modern, only had roof windows with no views. We booked quite late, and these were only minor observations.

Sabrina (6/5): Everything went well until the morning we were leaving. Breakfast which was usually at 8 am was not ready and we had to - wonderful location clean and a lovely apartment A shared lounge good breakfast our room had lots of traffic noise so hard to get a good nights sleep

I have already recommended it to friends! - I loved the fact that it was so unique. each room was different and the sunny roof terrace was such a great bonus I was sad that I wasn’t able to enjoy a breakfast on my second morning. I wish I’d been offered something to take to the airport for my early flight! (I did help myself to an orange!)
Wendie (9/5): Great place, great people. - Wonderful property right in the middle of Palermo. When we visited in January, it was very quiet. The staff were wonderful, super helpful, professional and knowledgeable. Our room was extremely clean and comfortable, and the whole property was chic and spotless. Delicious breakfast. Would absolutely stay again.
Alison (10/5): Exceptional - A perfect stay. Within walking distance to all the main attractions. Check in was smooth. The room was a perfect size, nice and warm, quiet with housekeeping everyday. We were able to use the facilities until our evening departure that was an added bonus. I will definitely come back to this place. Thank you

Emma (10/5): Exceptional - Really spacious, well-equipped and comfortable room in a beautiful building, but with the added bonus of a gorgeous kitchen, lounge, dining and fully-stocked bar area which is only shared with three other rooms. Couldn't fault it - great value too!

Rv (5/5): Passable - Disappointing experience due to misleading info. Breakfast is at another place in the city (not according to the pictures). It is only mentioned in the small letters. Deluxe room is actually very small with no windows to the street; small 2 person bed. Cleaning was also not ok. Not the B&B experience that we recommend.
Kali (10/5): Good breakfast, good location, and excelent service from their employees. - The hotel / apartaments has an excelent service for their guests, the help from Rodi and Emanuela were great, we could also laundry our cloths without a charge. However, the wifi wasn´t very good from the room. The breakfast was good, they served, fruit, jam and cheese, cereal, bread and coffee, the necessary to start the day. The location it´s not far away from turistic attractions or to the bus stop to catch the hop on hop off. It´s important to let know the guests that the breakfast it´s served in another accomodation near by the one we stood, and that it´s on a 3rd floor without elevator, so not quite recommended to the elderly or persons with back problems.

moritz (6/5): - I need to be honest for 250 a night the standards ( sheets cushion towels decor ) need to be much much higher. I find this was overpriced by at least 70 Euros
Paul (2/5): BEWARE, THIS HOTEL IS A SCAM AND DOES NOT EXIST - BEWARE, THIS HOTEL IS A SCAM, IT DOES NOT EXIST. On arrival you will be to,d to go to the cheaper BB2 about 10 minutes away. (On a Saturday nights with roads closed for pedestrian zones it will take over one hour). This "hotel" has no receptio so you need you will call the real hotel on arrival to be redirected to 22 Largo Cavalieri d'Malta.
Verified traveler (8/5): - No parking made it very difficult, especially if you chose to get a rental car. There are scammers on the street that try to charge you to park in public areas. No breakfast or minibar.
Fred (2/5): Don't bother going! - Our experience was not good. Having booked a "deluxe" room for 3 nights and asked for a balcony we arrive to find that the room was anything but deluxe and the window looked out onto the drainage pipes and a/c units. In addition the a/c did not work and there was no wifi available in the room. We decided to leave 1 night early but the management were very unhelpful and not at all contrite. They insisted on taking the money for all 3 nights from our credit card saying that all there room were "deluxe" and denying there were any other problems.
