Lady that welcomed us and helped us the first few days was super kind and amazing. Breakfast fine. Bathroom a bit inconvenient cause after shower everything is wet, because the shower is placed in the middle. When we were picked up on our last day by our driver he wasn’t allowed to go to the bathroom from the manager. To me this was rude and bizarre.

Quiet & safe neighbourhood too. Breakfast was decent - not many options but it was okay. Staff were very friendly and helpful when it comes to extra late check-in (4-5am) Shower was not separated from toilet and WC was constantly wet after showering. Poor soundproofing. No room cleaning, no towels/bedsheets changing. Poor broken English spoken by the staff

- Sinhoi (7/5): Good - The room is fundamentally clean. Apartment is roomy, washer, fidge, shower, hot water and air conditioner are all in good condition. Blankets, pillows are all provided. I like it provides breakfast, it is simple with a lot of veggies. Linens are clean. For the price point, it is worth it. It is a bit of a walk to the old town, like around 15 mins. Better take the metro or the bus. Metro is 8 mins walk. The floor can be cleaned better. Daily housekeeping is not provided unless requested. Apartment needs updates, windows need bugs screens. No choice but to turn on the air-conditioner. Cannot open the windows to sleeps. Given the grapes plants right at the property. Massive amounts of bugs come in with windows open, especially after rain. Given the air-conditioner is in working condition and blankets provided. It is okay. Bathroom needs some updates.

- Asma (9/5): 7 Rooms make me and my friends good memory in Tblisi and i hope be there again. - The location of the hotel was great. Just some minutes to Catheral church and peach bridge. Also it have a spectacular view of City scenery at night from a second floor and balcony. Noona and Estella was so warm and friendly. I hope to see them again in Tblisi. Just some minutes around the hotel you can find khinkali houe resturant, bus and marshrutka stop, metro station, supermarket, petshop, suvenier shop, pharmaci and so on... Breakfast was enough and delicious. I thinks its so good to be a trash in the room and cosider a bottel of water and a cup and some tea bags for each guest in the rooms. All things were good.

- Kate (10/5): Perfect stay in Tblisi - This is a really wonderful place to stay in Tblisi. It is a very quick walk to Avlabari metro station & close to the Cathedral. There are lots of snack bars near by & also the restaurant Kinkhali House - a great atmosphere, busy & delicious food & live music too - a wonderful way to spend the evening. The staff at 7 rooms are fantastic- Stella is always available for advice & suggestions with a lovely warm smile. Our room was perfect, a good size with a lovely hot shower & a balcony attached. Breakfast was great too, a good selection of really tasty food. We would definitely recommend 7 rooms & will stay again when we are in Tbilisi.

It had stairs to the room, and my wife had a medical boot which made it hard to get to the room. The room was very small and dark. We decided to get another hotel and even though the confirmation said there was a 1 night penalty to cancel, they insisted in charging us for 2 nights anyway.

Owner was very helpfull with finding transport to Gori and with providing all sorts of informations. We expected a kitchen but were happy to get warmed water for coffee and tea. Quiet and spacious rooms are great but it would be more helpfull for travellers to have small kitchen where we could prepair some coffee and simple dishes.

- Yusaf (1/5): My worst stay out of 47 countries - Nothing at all. The owner or the site manager is drunk at nights and fights with his friends late nights. These are bunch of Azerbaijani bandits and gangsters renting this small house and renting out as if an hotel- We can not use this word hotel for this ugly property. The property has dirty look, when you enter the gate. The toilet seats in two rooms they showed me, were broken. The toilet paper wasn't installed properly and used before my stay. There is an insane smell of sanitation in the bathrooms. Absolutely not hygienic. The showers were absolutely dirty in three rooms, they tried to accommodate me. All showers were broken in bonus. In the rooms there are broken shelves in the cupboards filled with dirty blankets and pillows, and broken cloth hangers. There is no privacy. There is no insulation, you'll hear everything from the neighboring rooms. The mattress are broken and used probably for decades. They can kick you out if you try to report their truth to booking.com - beware of this property. There is no food market, no shop or kiosk nearby. Not recommend at all.

So our sleep was disrupted. Thin and small sized sheets for a bed for two. The shower head was also broken and poorly fixed , resulted in water everywhere.

This time we had an issue with changing rooms and lazy staff sleeping and refusing to go check if our room is ready. We arrived at 1pm and the girl refused to go see if our room was ready for us. She just kept repeating “check in is at 2pm” (her English was very good). Really bad way to treat a repeating customer.

- Demna (5/5): Not living up to the rating, but just passable enough - The location is great, close to Avlabari metro station, but that also means you have to put up with constant vibrations and shaking coming from underground trains. The views of Mtatsminda and the old town are also great, but anyone can use to balcony to smoke or talk late into the night just just outside your window, which is not at all pleasant. No kitchen utensils of any sort, no drinking glasses. Shower cabin clogged and not passing water easily. No room cleaning services or fresh towels provided for 2 weeks (not a single knock on the door even once). Doors neither closing nor shutting properly, anybody could peek into the room just from the several milimeters left between the door and the door frame. It also easily let noises in (including people snoring in the opposite room). I also didn't feel that the door was secure enough if someone had tried to force it in. I also had been asked to cancel my booking via the website, as they had allocated me another room then the one I was originally in. I was actually grateful for that, because the lights in the initial room were not working. However, both rooms showed up as having "held" status and I do understand that created some problems for the hotel. However, if I had cancelled the booking, I would have been charged 2 times, as I had already paid in cash (they don't take card payments). In any case, this was an additional hassle that I did not appreciate. They showed understanding to my explanation that cancelling the booking online would penalize me and promised they would cancel it "without penalties", but no such cancellation was ever done. That also created uncertainty (imagine being charged one more time after you have left town with, which thankfully did NOT happen). Really, come on. I'm trying to be objective here, but it is what it is.
