Guest Reviews
- Jodie (1/5): HORRID. This place is unsafe and very unclean stay away - I would seriously stay away from here it was unsafe the room.s weren't able to be locked and the beds hadn't been changed
- Jayne (1/5): Bad -
- Emily (1/5): Dirty and short - One of the male staff was very helpful Everything else
- Sethi (1/5): Disappointed - NOTHING. I was disgusting Nothing. Everything was worse. Dirty, dusty, broken, spiderweb, unhygienic and staff missing most of the time.
Not welcoming place. I spent nearly $100 on taxi.
- Clara (1/5): Look elsewhere - the earlier warning reviews are still relevant - The booking.com pictures - too bad the Villa has not been maintained and property does not match those pictures in Sep 2024. Do not book!! Worst $400Aus spent.
We stayed 5mins and left once we booked another hotel.
Bathroom and rooms smelled of urine, and this may have been due to the broken/leaking toilet.
Pool green and mould on the edges. Manger advised the pool guy would be there soon to clean the bottom - sorry what about the edges?
Frosted glass in bathroom doesn't look like it had been cleaned in months.
Would not recommend for families - unclean and no real locks for safety.
Property very quick to take full payment and then as we left and expressed our disappointment, no concern or apology or offer to refund us.
- Wided (1/5): Couldn’t stay a single night from how dirty the sheets and the toilet were. Even the pool was filthy - Absolutely nothing, it was very dirty and not well maintained Everything!
- Tetsuya (4/5): - can’t complain but honestly it was below our expectation
- Robina (1/5): Disgusting couldn’t get out of quick enough - Nothing at We had no water for shower, toilet was rank dirty, could not lock our doors, pool was green, driver never picked us up from airport, even though we rung him & bill push-ups o answer, so had to pay $80 Aud to get there, even though I already paid to get picked up. So what happens there do I get reimbursed? Breakfast was yuk, no tea or coffee facilities. Everything was covered in spider webs, fridge was dirty.
- Ilnar (8/5): Very good -
- Kukuh (8/5): I will coming back for sure - The staff was great, Ibu Kadek is super friendly, the villa is very spacious, the staff did everything they can to make us comfortable, the price was right, super close to beach. So many mosquitoes, and the pool a bit dirty and water tastes like brackish water but it was fine.
- Rojarani (2/5): - Property unmaintained and is dirty and bathroom stinks of urine. Toilet is not cleaned, bathroom stinks of urine and whatever. Nasty! This property has great bones, must have once been a beautifully maintained property. But not sure what happened, but now the property is probably maintained by locals with basic sweeping. We were greeted by a welcoming area which is a small open room that is dirty. We hoped to for that our villa is better. As soon as the door was opened the entire villa stunk of bathroom. We peeked into the bathroom and wished we ran away but unfortunately it was late night in the village so we had no choice. Swimming pool water was dirty, curtains were dusty and dirty. We did not brush or touch anything. Blankets were old and dusty but was not stinky. So we just went straight to bed. We had two choices. Stay inside the blanket and smell dust or stay outside and smell the bathroom stink. What a horrible nightmare!! The staff was courteous.
- Andrea (3/5): Poor - The bedroom was ok, clean and the sunset is like jimbaren without all the tourist Bathroom was repulsive, I put my feet in the dirty pool and got a rash, nobody could tell us what the wifi password was. Sink and kitchen was filthy... Backpackers dream basically, if you have been backpacking a while you will find this luxury...if you have stayed in resorts or clean hotels with facilities...you will find this hell...
- Aryanthi (6/5): Pleasant -
- Amanda (8/5): Lovely quiet getaway from the hustle.. hidden Sunset Chaser gem.. - Quiet area, rice fields, old school Bali, sunset views on black Sand Beach or cliff top with few tourists and great photo opportunities.. lovely locals.. very welcoming and friendly..
The property's dogs were delightful.. Needs a facelift.
- Georgie (1/5): This villa was so unhygienic we did not feel safe to complete our stay here - - Bed sheets were covered in stains, holes from cigarette butts and rat poo. Pool was covered and moss and did not look swimmable. Kitchen and bathroom facilities stunk and were unusable.
- Emma (1/5): Awful - Nothing The property was absolutely feral upon checking in. I had to book alternative accommodation elsewhere as the facilities were disgusting. Staff were no help at all telling me they would not clean the room. The photo speak for themselves. Green pool, mouldy toilet and bath, no water pressure, stained sheets and towels
- Carol (1/5): Horrible experience. Stay away - Nothing Everything. The hotel is deplorable. The pool is very green, there were bugs crawling all over the bathroom vanity, there was mold growing on the walls and linens were very stained. We could not stay there and they will not refund our money. It was a very bad experience .
- Ellie (1/5): Do not stay here. - The worst hotel I have ever stayed at. Arrived to animal poo all over the bed and blood stains on the sheet. The toilet was green and looked like it had never been cleaned. The place was like extremely unclean and we had to book another hotel because it was unliveable. The toilet seat was detached, felt extremely unsafe and sheets were disgusting. The worst hotel I have ever stayed at. Arrived to animal poo all over the bed and blood stains on the sheet. The toilet seat was detached, felt extremely unsafe and sheets were disgusting.
- Agus (1/5): Bad - This villa got potential IF it well-maintained Poor maintenance. The pool was almost impossible to swim in. Extrmely dirty. No toilet amenities at all (only used and leftover soap from previous guest). We had to buy our own. Hot Shower was not working.
- Yu (1/5): suck - Every thing all suck
So much disappointed
unless you can shower out door like a monkey without shampoo and bath gel I strongly advise against staying at this hotel, as my experience was incredibly disappointing. To start, the room was infested with mosquitoes and bugs, especially during the night!!! Despite reaching out to the front desk for assistance, the issue remained unresolved. He is totally liar.!!at first said can not change coz all full book!after some moments we can not find him! And the own still have no reply me!!!
Furthermore, the hotel's swimming pool was a letdown. The water appeared murky, and the edges and floor of the pool lacked basic cleanliness.
Swimming in such conditions felt unsafe and uncomfortable.
The most unacceptable!!! issue was discovering mold spots on the bedding, accompanied by a musty smell. Even some short disgusting hairs……..This not only posed a health risk but also severely impacted my sleep quality.
We just stayed there almost 2 hours .and try to find the stuff took our 1 hour.
As given these significant issues, The hygiene and service level at this hotel are far below acceptable standards, and I am deeply dissatisfied with my stay.
- Francis (1/5): Waking up to find a dead rat in my bed was really just the icing on the cake for this dream stay. - From the dazzling swamp green pool to the antique semen-stained sheets, this villa has everything you could possibly want in your Bali holiday!
As you arrive you’ll be warmly greeted by a pack of enthusiastically barking dogs, who take their welcoming duties so seriously they not only rush out to every guest but also every car or motorbike that drives past. The human staff by contrast are so discrete you’d never know they were there. Once you’ve checked in and paid they will never disturb you. Never. Not to offer you the breakfast you pre paid for. Not to clean your room. Not even to replenish the drinking water, tissues or toilet paper. You are guaranteed to be left totally undisturbed at all times.
Walking in through the Villa’s gate you are immediately wowed by the private pool. It’s a dazzling shade of swamp green, which in my case came with a generous helping of Pseudomona aeruginosa and a bonus skin infection. (Note: Doctor's visit and medications are not included in the room price and must be paid for separately.)
While the Villa comes with a kitchen it’s clear that management wants you to fully relax on your holiday and not cook. So they have thoughtfully removed everything useful from the kitchen to make sure it’s impossible for you to prepare your own food, or even to plate up a takeaway you bring home. But if you do end up with food in your kitchen you can be certain the housekeeping rats will clear it away at the first opportunity. (Note: Rat traps also not included in the room price, but worth buying your own just for the fun of taking a live rat back to the reception desk.) The bathroom is a delight for all the senses! Aromatherapy has nothing on the intoxicating power of sewer gas in 89% humidity. The subtle lighting and antique effect mirror ensure you aren’t even tempted to waste time checking your appearance. And the outdoor shower, with its glass expertly frosted by years of careful neglect, drains extra slow so you get the full soapy foot spa your feet just love.
The property's features are extensive and include broken faucets, lights that don’t work, an overhead fan that is gentler than a baby’s fart, room doors that won’t close, kitchen cabinet doors that fall off, a cooker that doesn’t work, and a pool deck that is rotten and missing planks.
Proudly displaying their 9.2 booking.com rating certificate from 2016, the dust and cobwebs on the frame are a fitting metaphor for the entire place. And the historical photos they still use on their booking sites are clearly there to pay homage to that wonderful past. Like Grandma’s wedding photos - she may have been a stunner in the past but you can barely recognise its her now!
booking.com currently rates it “passable”. I agree with the “pass” part of that - as in HARD PASS. In retrospect I should have turned around, walked out and found another place. But I was tired from travel and having already paid I decided to try and make the best of it. I didn’t expect my stay here to send me to the Doctor, and I didn’t expect to be buying rat traps on my holiday - much less waking up to the horror of finding a dead rat in bed with us. So take my advice IGNORE THE PHOTOS and the owner’s description, READ THE REVIEWS, and then STAY SOMEWHERE ELSE.
- Sarah (7/5): love its location - i like its location near cafes and near tanah lot. can arrange with them to rent a motor. a nearby cafes only with walking distance. we stay in only for one night sleep so its acceptable but i dont like it how dirty the pool and how dark is the toilet when in night time. the room was ok but the bathtub dirty got lizard's poops. extremely dark toilet i cant even see myself in the mirror. quite creapy
- Kerrie (3/5): Poor - 1. The pool did not look clean
2. There was a smell of sewerage in one of our rooms plus other members of our family had a villa as well and had the same problem
3. Breakfast was either an omelette or steamed rice - nothing else was offered especially for children
4. Dogs roaming into our rooms - staff didn't seem to worry
5. Not really suitable for very young children
6. We had booked for 4 nights and left after the first night
- Kerrie (1/5): Had booked for 4 nights. Left after one night. - There was someone to meet us on arrival at approximately midnight 1. The pool did not look clean
2. There was a smell of sewerage in one of the rooms
3. Breakfast was either an omelette or steamed rice - nothing else on offer
4. Dogs roaming into our rooms - staff seemed to think this was okay
5. Not really suitable for young children
- Asdaa (1/5): Bad -
- Celeste (1/5): We didn’t stay we had to arrange other accommodation - Pool was brown, the smell hit you as soon as u stepped foot there, very dirty not like the pictures
- Muhammad (1/5): Totally Waste 😭 - Breakfast was good Lizard Inside and Outside the Room and Kitchen and Toilet🦎
- Bird (1/5): Bad -
- Amy (10/5): Exceptional -
- Kanchana (7/5): Good -
- Firzhan (1/5): Bad - Staff good Dirty place
- James (7/5): Good - It was a cheap spot in the middle of beach, rice fields and a ride away from city.
I was comfortable in bed and shower - quite relaxing and the staff were fun - just had to speak simple as they speak little english. They love it if you learn a little indo or balinese.
Very close to good breakfast, lunch, and dinner spots. The pool and kitchen area could be a bit cleaner or maintained but you get what you pay for.
- Mr (1/5): I havent stayed there - Soooo, i tried to booking this villa, and it said "Payment on property" which means direct when i actually came to the property, and made the payment right on the lobby of the property, seems like the owner didnt know that concept, they sell my room to other guests, When i arrived in there, they said, we tried to contact you by chat on this booking.com app, that you need to made the payment by bank transfer before check in, OMG, not all of us is keep on eye on chat on bookingcom, i put my Whatsapp Number, you could reach me on that Whatsapp, im Indonesian, or you could send me Email, i dont mind to do bank transfer, but the way they treat you like a trash, "with like an attitude i dont get your money, you dont get my room, its full, go away from here" like it my fault that i dont response their message on chat app. please turn off that "Payment on Property" thing, so other people not dissapointed like me, what if the person is coming from France or US, or Canada after long hour flight and jetlag, and humid of Bali, you guys just dump them like you guys treat me, what a disgrace !
- Andreas (5/5): Passable -
- Batchelor (8/5): Very good -
- Mujtaba (7/5): Peaceful :) holiday vibes - Run by a family of mum and daughters who were the best at providing services
They helped us rent a scooter and pick up from the hotel no Hassle
Breakfast was cute and tasted good
Pool was nice and clean
Area was very quiet and peaceful Outdoor shower was a little different but not too bad honestly
- Rachel (7/5): Good - Private space... a bit smelly and not so clean...
- Julie (3/5): we left early and went elsewhere - it has a lot of potential and the stuff where nice it needs a good clean mould was everywhere in the bathroom shower screens have not been cleaned for years you could not see out of them for the soap scum and the location was far from everything
- Rosa (9/5): perfect place to spend time with family, Rony the puppy was very friendly - very nice!! we love villa Asoka
- Kirill (10/5): Exceptional -
- Vathamuthu (2/5): Very poor - Location wise its a great place and very nearby to Tanah lot and Pantai Kedungu. Nice morning and sunset view at nearby beach. Quite old villa. Dont expect it to be well maintained. Need an upgrade.
- Diana (6/5): Pleasant -
- Ashleigh (3/5): Had booked for 6 nights, moved out after 3. Whole property needs to be redone and cleaned. - When it was new, the property must have been nice - each villa has a private pool, large bath tub etc. The location is good, walking distance to the beach. The hotel was very run down. There is a large hole in the entrance pavement. One of the rooms had missing keys so the door couldn't lock. The other room , the door had to be forced closed and held to lock. The water pressure was very low, bathrooms smelt. Bath tubs were very dirty. The only things clean were the bed sheets.
- Putu (7/5): Good -
- Piarais (1/5): Bad -
- Padmapriya (5/5): Passable -
- Annija (3/5): Poor - cleaning was very bad, forks And spoons where dirty. didn’t feel comfortable at that villa.
the bathroom wasn’t clean also
- Mirce (1/5): THE WORST EXPERIENCE IN BALI. - Breakfast was ok. Property has BIG PROBLEM WITH MAINTENANCE WATER, TV POOL DIRTY, ( BLACK WATER FOR SHOWER VERY BAD SMELL? Bed sheets bad. Timber floor around pool all broken unsafe, Dogs at property also close to entrance. Be careful,
- Ricky (7/5): Photos need updating. The place has aged. - The quietness of the village, large bed. Many holes in building which let's mosquitoes in, fortunately there is many spiderweb inside to catch them. Breakfast seemed to be the night before leftovers.
- Nadia (1/5): Bad -
- I (7/5): thoroughly enjoyable - only 4 villas in complex.
staff were friendly and always willing to help I think it is a little run down after covid. small things only, ie light globes needed to be changed and the kitchen facilities could be improved. I would have liked a kettle, tea pot & French press to make tea & coffee
- Eka (8/5): Very good -
- Anonymous (9/5): Superb -
- Natalia (10/5): Exceptional -
- Conquo (9/5): Superb - The villa was great. Water pressure could be better

- Anniek (7/5): Good -
- Denise (4/5): Sorry, won't be revisiting - Check in was quick and efficient.
Location is perfect!
Layout of the villa is amazing.
AC worked fine. The location is so quite, beautiful and close to a surfing beach.
The staff is nice and helpful even though they don't speak much English, but that's ok.
The property is super amazing... however it really needs a deep clean. We stayed at the 1 bedroom villa with private bathroom + pool. As soon as we arrived and entered the kitchen/dining, a pot was on the floor. The check in guy removed it and placed it in the cupboard again. The kitchen is super big, however there is nothing in it, no kettle, no toaster, no hob, no oven, so it's technically useless. (Fair point to mention that the fridge is new and works perfectly fine)
Entering the bedroom, it's huge, with a TV and an AC. There is a door leading to a bathroom with toiler and shower. This is where the main problem is. The bathroom stinks because the drain and the shower stink. The shower leading to the pool is dirty. It shows that cleaning is non-existing. The bad smell is so bad that during the night it can be smelled from the bedroom which is a total nightmare. We had to close the drains throughout the day to reduce the bad smell.
Areas which are not visible, for example: behind the curtains, behind the bed side tables, inside the shower etc, are not cleaned!
The cushions behind the bed are dirty and the lower once are broken so they keep on falling on the bed, which is a bit disgusting.
The bedsheets and towels were clean though (I could smell the laundry detergent)
The shower glass is not cleaned, We didn't dare to enter and the bathroom per se looks old, dirty and smells. The toilet is huge, but turned yellow with age, usage and due to not being cleaned properly.
Instead, we used the Bath, which worked well and is interconnected with a separate door to the bedroom - This is really nice!
The pool area is not maintained either. Due to the hygiene state of the villa, we thought that it's better not to try it out due to hygiene purpose.
- Simon (4/5): Place with potential (if they would take cleaning more seriously) - Generally, the Rooms have (or had) a lot of potential. The Rooms are nice and we loved the privacy of having our own section with private pool. The cleaning was virtually non-existent. This was by far the dirtiest accomodation we had in three weeks of travelling through Malaysia and Indonesia. Alost no shelf space in the room and the bathroom felt like a greenhouse. Staff is nice but breakfast was served late even though I specifically mentioned that we were in a hurry in the morning as we had to return our rental car and catch a ferry.
- Emma (7/5): Good -
- Cameron (1/5): Bad -
- I (10/5): Exceptional -
- Panduuu (10/5): Exceptional -
- Gusti (6/5): Pleasant -
- Made (7/5): Good - Not far from the beach, the room has good privacy The room and the leaving room was dirty, bed sheets, curtains, sofa has lot of dirt mark, bathroom smell and the breakfast was not much choise only nasi goreng and ice tea
- Aditya (7/5): Good -
- Mariya (9/5): Private, peaceful - Nice quiet private place with private swimming pool, bedroom is with conditioner (really advantage!). Toilet and wardrobe part, and also kitchen are a bit sticky and cobwebby and could be cleaned better but I can understand this may be caused by the climate. Did not use bath so cannot say how it works but it looked nice. Bear in mind this is not 5 star hotel so you will not find here brand shampoo or soap in small packages and toilet will not have aroma diffusor but hey – this is village in the middle of nowhere and if for you as well as for me first of all is important privacy and peace – this is fine. Very nextdoor from the hotel is cozy white-colored café with very nice food and coffee, it opens around 7am so we had very nice breakfasts there. However keep in mind you will not have dinners there because they are closed in the evenings. For dinners you can go to Fat hog, for example (on the way to the beach). And yeah villa is close to the beach but… the beach is not for swimming – big waves. It is rather for surfing. Also for us (we were without scooter or car) was very handy that hotel owner could help us to arrange car for whole day – we used this service few times as well as pickup from airport. Owner replies quite quickly in booking.com chat in case you need something, and speaks decent English. Staff themselves may not speak English so in some cases we used Google translate but it is fine – we did not expect everyone to speak English there, it is not really touristic area). To Tanah Lot you can go by walk via fields though it will take somewhere 40-50 min. a bit sticky and cobwebby wardrobe and kitchen part (hot climate)
- Silvia (8/5): Very good -
- Yara (1/5): IT WAS ABSOLUTELY TRASH!!! - NOTHING!!! EVERYTHING!!!! THE PLACE IS ABSOLUTELY TRASH! THE ROOM HAS MOLD SMELL, THERE IS NO MAINTENANCE OR WHATSOEVER, THE ROOM IS ABSOLUTELY DISGUSTING, WASN’T CLEAN AT ALL, FELT LIKE THE ROOM NEVER HAD CLEANED CREW COMING!! AFTER COMPLAINING ABOUT THE MOLD SMELL, THE STAFF OFFERED TO CLEAN FOR US, BUT WHAT THEY DID WAS SIMPLY MOPPED THE ROOM WITH SCENTED WATER AND HANG A SCENTED BAG ON THE AC (TO GET “RID” OF THE SMELL)
When we informed that we were leaving - they weren’t even interested in our reasons or questioned our decision
- Felicia (1/5): Bad - Location, nature, Nothing at all in the Villa I did not like it at all! The bad smell and bad condition spoiled my stay there, The hygienic of the villa was very poor, not clean at all the toilet, bathroom sink was leaking all over the floor, the water did barely flow from the tap the horrible smell i could not bear it did not even sleep all whole night and waited till the sun rise, the sheets were full of stains disgusting smelling bedcover. no breakfast was arranged. Because I was so tired of my trip (3days travelling to Bali) i forgot to take any pictures otherwise i had posted on this website. Please do not believe the pictures they were made in the beginning of the time age. The villa is in the middle of nowhere middle in the rice fields location was very good but no tea or coffee available.... I have cancelled all days of my holiday and the host called taxi (he was not present but some security) I took better accommodation which expected more to my value and expectations. Booking.com charged in once all the money now waiting for the refund to receive.
- Nora (5/5): Passable - the pool was not clean, the water was unclear, not possible to swim in. The place has lot of potential, just needs more care.
- Bianca (7/5): Good - The pool was large and clean, good sized property The bathroom was very dirty, it hasn't aged well, upon check in there was limited English but we managed
- Gavin (7/5): Good -
- Jamela (6/5): Pleasant -
- Ezarul (7/5): it was great for a luxurious villa with an affordable price. - the walkway to the villa is so nice. the pool was huge for JEPUN type villa. the concept was luxurios lack of maintenance.I cant even lock my bathroom and room as the keybwas rusty and stuck in the keyway. alot of minor defect not being rectified. The villa located quite far from the tourist spot.
- Hans (10/5): Exceptional -
- Yessi (8/5): Very good - comfortable and quiet place affordable prices
- Verified traveler (4/5): - to start off with we arrived to find no record of our booking of 3 nights which we had made months in advance and all the villas were booked out. we got sent to their sister motel up the road which was ok but disappointing we didn’t get our villa. we rang expedia and they contacted villa puspa to see what happened, we were told we will get a villa for 2 nights out of three nights we had booked. so we went back the next day and we were put in a different villa (upgrade to 2 bedroom as our 1 bedroom was unavailable but was told we can only stay one night then return to sister motel. then the next morning we were told our 1 bedroom villa was suddenly available to us for the last night ! between the 2 villas we stayed in we were rather disappointed . some of the lights didn’t work, some flickered .the toilets were very loose and weren’t cemented to the floor so there was a gap and smelt very bad of sewerage. The sink in one villa must empty in to something in the cupboard underneath the sink and it overflowed and flooded the kitchen.the cupboards didn’t close properly, the shower in one villa was broken and we had to use twist ties to hold the shower rose in position otherwise it kept falling down. some of the glass sliding doors we couldn’t open as the key had been broken in the lock…the list goes on. we have been to Bali twice and we understand a few things to be under par in each motel we stay in but villa puspa was the worst. The staff were lovely people, meals were good,
