• L2860OQjoeb (10/5): My Christmas present - I’ve been treated to a trip here by our daughter who’s been before and says only great things I’m looking forward to seeing this amazing city I’ve been messaging the concierge direct & I can honestly say they have been incredible extremely helpful on finding restaurants organizing airport transfers etc My last trip to Italy was traveling to Venice on the orient express & although it was a magical trip & the cippriani was beautiful everyone I speak to tells me Rome is by far a beautiful city can’t wait to post pictures & I’m looking forward to staying here for a few days while we explore the city with the hep of the fantastic concierge team Thanks guys
• O6800RPpeterr (8/5): Beautiful property that needs some upgrades - The property is very beautiful and thoughtfully designed, with a pleasant atmosphere throughout. The service was good and the staff were helpful and welcoming during the stay. The rooms were spacious and generally clean, although some areas could benefit from renovation or a refresh. In terms of location, it is a bit far from the main tourist attractions, but this wasn’t a major issue and can actually be a good option if you’re happy to explore the surrounding area or enjoy a quieter setting.
• corinat402 (2/5): Terrible experience - ⭐ 1/10 – Extremely disappointing stay. Would never return. I had an incredibly unpleasant experience at Palazzo Dama and strongly advise others to avoid this hotel. For the price they charge, the quality is absolutely unacceptable. The room was poorly maintained, far from the “luxury” they advertise. Basic cleanliness seemed to be optional — dusty surfaces, worn furniture, and an overall feeling that the space hadn’t been properly cared for in a long time. The service was equally disappointing. Staff were indifferent at best and completely unhelpful when issues were raised. Any request felt like an inconvenience to them. The general atmosphere of the hotel simply does not match its marketing or its price. Whatever charm or elegance this place once had is long gone. There are countless better hotels in Rome that actually deliver on service, comfort, and value — this is not one of them. I deeply regret choosing Palazzo Dama and would strongly recommend booking elsewhere.
• nanobeez (6/5): Family trip in Rome. - Let me start off by saying that this is the third time I stay at this hotel in Rome. (First time was 2017 and it was fantastic). Beautiful dining room and pool area. The hotel is walking distance from many restaurants and shops. Breakfast was ok but not everything on the menu was included. You have to pay extra if you order pancakes or eggs Benedict. I felt like the hotel this year needs renovations especially the gym and also needs proper training of staff. If you book there don’t expect 5 star treatment from the front desk or from the waitress during breakfast.

Poor housekeeping, Towels not refreshed and no turn down service. As a solo traveller was not comfortable walking to the hotel location at night. Rome has better options than this dated property.

• wham0405 (6/5): Lovely Oasis in the city, some maintenance issues - Lovely stylish Hotel with a beautiful garden and pool area, perfect for the hot weather when we stayed. Staff are professional and helpful. Below expectations for a five star hotel and some areas which were important to us – firstly the junior suite with lounge area was a bedroom with a sofa in the hall opposite the bathroom – not really a lounge area. The extra bed was on an angle and collapsed and Hotel wanted to charge us for this. Aircon was key on a 35° weekend – the room had two units – one in the bedroom was the most important but didn’t work, 27° on the remote temperature it was very hot to sleep – they gave us a fan but did not fix the air-conditioner - They told us it was a blank conditioner, wasn’t meant to work and the room was fine. After I mentioned the remote control it was removed when we were out.We booked direct to take advantage of the complementary drink and bottle of Prosecco on arrival, early check-in and late checkout however none of those were offered and in the end, we had to ask. There were a few maintenance issues as well – toilet was loose and moved, toilet roll holder was coming off the wall, showerhead was leaking down the handle and wouldn’t stay in place so we had to hold it, sink plug didn’t work. We did notify the maintenance issues to be fixed when we left. Overall, it was still a lovely day, but just below Par for a five star cost and expected experience.
• tanyabalakpt (6/5): Family holiday in Rome - Our experience was somewhat disappointing for a three day visit to Rome ending out a trip to Italy. Pros: - good location near the Piazza Del Poppolo with good shopping and easy walk to the Spanish steps and other main sites -service was good across the board from check in to the wait staff and porters -pool- but NOT for families with younger children - large and beautiful bathroom which is rare in Rome Cons: - The AC was not working and after walking around in the heat all day in Rome, the last thing you want is a room that is hot. We asked them to look at the unit but they couldn’t have it serviced until the next day. They gave us a fan to help with sleeping and we didn’t want to deal with changing hotels since we were in the city for such a short amount of time. They did offer to change rooms but we were out all day and also didn’t want to deal with the hassle. -continental breakfast is included but it was really sparse. - the pool was small and not for families. If you have older children that just want to cool off it’s fine but it’s more of an adult atmosphere so keep that in mind if you’re traveling with kids.

Breakfast was wonderful, especially eating outside in the sunshine. Our room was great and the staff were very helpful with all of our many enquiries.
• MOATH (6/5): Amazing Staff, But Poor Value for the Price - I recently stayed at Palazzo Dama in Rome and was very disappointed with the value for money. The rate was close to $1,000 per night, but the experience fell far below expectations. The room was extremely small, outdated, and lacked any luxury feel — it honestly wouldn’t be worth even $100/night elsewhere. The building itself is old, narrow, and uncomfortable, and there is no parking available, which adds further inconvenience. That said, the staff were outstanding — friendly, helpful, and genuinely kind throughout our stay. Their professionalism and hospitality were the highlight of the experience and the only reason this review isn’t rated lower. They made us feel welcome and supported, even though the physical condition of the hotel didn’t meet expectations. Unfortunately, despite the beautiful photos online, the hotel doesn’t reflect a five-star experience in reality. For this price, you can find much better options in Rome.

Also, though the garden and pool area is a beautiful spot to relax, the poolside service was not good. We were overall content with our stay.
• rosedale71 (10/5): A most enjoyable four-night stay - Reading the reviews below, I guess selecting your room is pretty critical to the assessment of your stay at Palazzo Dama. We had room 208 (the two windows on the upper left of the photo above), a junior suite, and couldn't have had a more enjoyable stay. The traffic noise was a bit of an issue, but that's not the hotel's fault. Our room was spacious and comfortable, the lobby, restaurant and pool area were beautiful and relaxing. The service was great, and the concierge staff very helpful and welcoming. And the location is perfect for walking all around Rome. Highly recommended!

• becs1 (10/5): Fantastic boutique hotel and very attentive service! - My mother and me were celebrating our birthdays so we did quite a bit of research to find the perfect hotel. We loved the Palazzo Dama! The lobby, restaurant and swimming pool are great! Upon arrival we were greeted by Greta, a very nice lady who made our stay extra special. We had a fantastic lunch by the pool. The food was very good and light, ideal for a lunch and a special thanks to Matia for his service. The hotel is situated next to a busy road so it can be a bit noisy in the garden. It was March, so too early to swim but I imagine on a hot day that pool is very refreshing! As a part of our package were picked up by a very nice lady at the airport. Her Mercedes car was immaculate and it was a nice touch not to take public transport or a taxi to reach the hotel. She was one time and easy to locate. Our room was very spacious, the bedding very comfortable and the bathroom gorgeous with products of Aqua di Parma. The only thing that could be better is the smell in the bathroom. We left the water running a bit and the odor disappeared. Maybe due to old Roman sewerage. The breakfast is very very nice and served by a very kind man. I think his name was Christopher. He went out of his way to serve us and we loved the ambience and fresh products. When in Rome we will definitely be back! Don’t forget to visit the Via Marguta which is only 10 minutes walking and a hidden gem!
• CATHYMARTIN10 (6/5): Definitely NOT 5 star - I know 5 star hotels in Rome are expensive by nature, but for what we got, the Dama absolutely wasn’t worth it for us. Firstly, the pluses: the pool & garden are nice, although noisy with traffic - easily write-offable because, Rome - and the interior design of the ground floor is very chic, and I can appreciate the hotel’s former grandeur as an aristocratic home, but that’s kind of it. Now, where do I start? Our room (104 - in case you’re booking!) was nice when we arrived, but when we came back after a walk & dinner the sulphurous smell from the bathroom was REALLY intense, plus the noise from the road outside was unbearable (our room windows opened out onto the quayside road and a tunnel below where motorbike engine revs were amplified and so we felt like we were on a race track). They honestly need to invest in some soundproofing to be truly 5 star going by our experience (and that of others I’ve read here). With regards to the smell, the maintenance team came and sprayed a product so toxic that there were several warnings on the back packaging - along with a list of chemical ingredients which caught in the back of our throats. He only sprayed the shower also, which suggests he knew exactly where the smell came from and that it’s happened before. (I now know from reading reviews here that it is not their first time with this issue.,,) I asked the staff member if he’d let me see the product and he obliged (I have a picture). Thankfully one of us is a biochemist and had to use our pharmacology & chemistry knowledge to decipher, realising quickly that they are harmful. ‘Do not spray towards yourself or others.’ ‘ May produce an allergic reaction.’ ‘harmful to aquatic life with long lasting effects’ ‘do not spray onto or near food’ (it was sprayed just beside our toothbrushes…) We closed the bathroom door to get through the night, but couldn’t open the window because of the noise. And so back to the noise… The front desk offered to move rooms for us, which we did the next day, however the room they gave us was the only one available - an attic with the tiniest window way above head height and way inferior to what we’d paid for and what we had had. Unbelievably, they charged us double for the nights we spent there. The property was full and in hindsight we probably should’ve just moved hotel, but as they’d told us they would discount us on departure we thought, ok, they’ll probably look after us. They didn’t. They offered us 10% discount only. Pretty disgraceful and so I’d definitely NOT recommend. Their attitude stank of the complete antithesis to 5 star luxury. Other points to note: Not once in 3-4 days did anyone ask us if we (or anyone else by the pool - we discussed this with guests from Sweden, Ireland & Australia) would like a drink or food. A baffling omission and a loss for them, surely. We asked for an ironing board on a Thursday evening and it was eventually sent to our (second) room on a Saturday after repeated requests. We asked the front desk to book us in for a drink at Palazzo Manfredi, they just simply didn’t do it - and so we organised directly. One of the hotel bikes (a very cute addition, admittedly), had a broken seat. Again, something that would’ve been fixed immediately elsewhere in 5 star world. We were charged for Pringles & jelly candy we didn’t have. OK… forgivable error, possibly on the part of housekeeping, but you’d think given our issues and discussions with front desk they’d have been very careful with our invoice. Everything just lacked, really. I’ve never, ever given a negative review in all my years travelling and staying in 5 star hotels, but this experience - and the attitude of the staff who mismanaged it all - has left me no choice.
• F8512NXanthonyd (2/5): Shockingly bad this is NOT a 5 star hotel !! - This should not be classed as a 5 star hotel. Our room smelt of sewage and was so noisy we struggled to sleep. To counteract the smell the hotel sprayed toxin air freshener, covering our toiletries in the process. Twice we asked for an iron -and never received one. We had a change of room the next day, which was welcome. The room was less luxurious with a small window above head height-yet they charged us the same rate. There are other better hotels in Rome. Sadly the service & quality of this hotel do not represent good value for money.
• Q9137ZMnicolea (10/5): One of our favorite hotels - This was a wonderful oasis within the city of Rome. Traveling with a family of five, we needed two rooms. Our rooms were in a “pool house” separate from the main hotel. They were the only two rooms in the house and felt like a private pool resort. Breakfast was included in our package and was quite nice. The pool was amazing. It wasn’t heater and was saltwater. During the hot June days, it was a welcome retreat. The rooms was nicely equipped. The bathrooms were large. The showers were huge. Everyone slept comfortably. We used the hotel bikes to make a quick food run. It was a nice addition. The service was attentive and polite. They knew who we were whenever we needed something. My negatives: For such a coffee focused culture, the coffee in the restaurant was bad. The air conditioning in the room wasn’t very effective. Bring a portable fan. The hotel had a cool, private gym. The gym hours were limiting. It accommodated one person at a time and the room was way too hot. Probably 85-90 degrees without a fan or circulating air. Prepare to sweat. Whenever there was a party hosted at the pool, it was loud and kept us awake, due to our proximity to the pool.
• anabV4274SI (10/5): Perfect Location - Beautiful hotel, with a 5-Star staff, and a perfect location. We were within walking distance to The Coliseum, The Spanish Steps, Trevi Fountain, Borghese Gardens, Victor Emmanuele II Monument, The Pantheon, Piazza del Poppolo, The Roman Forum...etc. It really was the perfect location for us. The only time that we took a taxi was when we visited The Vatican. Our suite was spacious and luxurious.

• leadT2236LE (10/5): Great stay - We had the loveliest time at this hotel. It is well situated, the bedroom are well appointed, confortable and quiet despite the central location. The pool is really as nice as it looks on the pictures, and the outdoor space a real pleasure in the middle of the city. The decoration is overall splendid. Breakfast was really nice - on the simpler side as often the case in Italian hotels, but the menu had a lot of great options to choose from. The cocktails at the evening bar were exceptional (Japanese-peruvian fusion, a rare treat that is always greatly appreciated). Elodie and Valeria at the front desk were so kind and helpful, we got great recommandations and help with everything we needed from them. Highly recommend.
• Babybucky (10/5): Feeling of a luxurious home rather than a huge hotel! - We had a terrific family city break in Rome. And although the Palazzo Dama is a bit far by walking from some of the main tourist attractions, it was an absolute blessing in the heat of the afternoon to have a rest by the pool and recharge before heading out for evening activities. The breakfast is splendid. The concierge helped us with large bookings for supper at lovely restaurants (we met up with other families). Our rooms were divine- junior suites overlooking the pool. The outdoor area is also a winner with plenty of seating for cocktails or lunch al fresco. It was an area of Rome I was not well acquainted with, but ended up loving. Lots of great restaurants all within walking distance. No issues here whatsoever.
• SAAD (4/5): - We received a call two hours before the check in informing us about a water issue in our suite. The alternative is to provide us with a down grade then an upgrade for the second night which was not convenient. Also, we were offered a suite in their sister hotel. Both offers were not satisfactory.
• Verified traveler (8/5): - Beautiful property in a good location in central Rome. Walks were pleasant to every part of the city. Great food and shopping is steps away. But again this isn’t unique. I did not appreciate the attentiveness of some of the bar staff. Very slow to show up and take orders. Recommendations were not in line with expectations, but rather focused on what’s close and convenient. Rooms need some attention. For example the shower frame leaked water into the bathroom floor the last day. And the toilet paper holder was loose the whole time. Nobody paid attention. And they’ll charge you 3€ for a coffee capsule in the room, when you’re paying 400$ a night. Ridiculous...

• Laurent (8/5): Great if you don't get room 11 - Our last trip at Palazzo Dama was cancelled 2 days before our arrival due to a water leak and water damage, which I mentioned at Check in. We were brought to your room which was handicapped accessible (we were not told so and my husband and I are are both very tall) but the real issue is that room 11 is next to the bar and we heard music and loud voices until 3 am! If you can another room, the place is great but they should have told us on both accounts
• George (10/5): Fantastic Hotel - Valeria Great Service - It's a former private mansion overlooking the Tiber River, a smaller boutique hotel in a great location. You can walk out the door without being inundated with tourists but are close to everything you want to see. Valeria was at the front desk during our stay and was so helpful!! She had great restaurant ideas. We didn't want the tourist classics but authentic restaurants Italians go to. She booked them for us at a moments notice. Our stay was fantastic. We'll be back.
• Michael (10/5): Great start to Italy honeymoon - I booked without and recommendations, and we loved it. Beautiful lobby, bar, restaurant, and pool. We booked the lowest priced room and it was good sized with large marble bathroom/shower. We did not have a view but we were not looking for one, as we were tourists most the day. Great location, walk or quick cab to all tourist stops. Our favorite was the bar/lounge. Not the cheapest drinks but the room is amazingly grand. I thought it was well with the cost per night
• Eileen (4/5): So disappointed with this hotel - noisy and dirty - So disappointed with this hotel, it is a beautiful building with so much promise but it feels tired and is so dirty. Additionally there is a nightclub in the hotel - totally inappropriate for the style of hotel if you really are bothered about non-clubbing guests. My advise to this hotel would be to focus on either quality stay for your guests (the building lends itself to that) or focus on an "ibiza vibes" type of hotel so that those who stay are essentially there for the club as well - that way I am sure everyone will be happy. As it is, it just isn't working at all - clearly the hotel and club are not attracting the same audience and essentially you wont sleep due to the club. We had to move rooms - and although the 2nd room was fine we lost an entire nights sleep due to the club beats reverberating through the villa hotel. On top of that the place really does need to be cleaned properly, again I think this is a knock on effect from the the focus to the nightclub rather than the hotel guests. So disappointed and feel that for a short stay in Rome it almost ruined our time in this wonderful. Be very cautious about booking this hotel if you are looking for a lovely hotel and expect to sleep at night - that is usually a given, but not in this case.
• mazen (10/5): A little gem in Rome - Wonderful boutique hotel in the center of Rome. Beautiful building, decorated with the utmost sophisticated taste.. staff is wonderful, rooms are beautifully decorated and functional, bathrooms as well.. A few remarks, the breakfast service is rather slow.. I think it is understaffed.. the week ends some (minimal) noise from the rasputin, but manageable. The resto of the hotel is fantastic, although I regret that they changed from Italian to Peruvian .. the bar is probably the most beautiful in town.. great atmosphere specially in the week end..and wonderful staff.. I will be back, love this place..
• Modi (6/5): Not realy a Boutique Hotel - My room (303) was in the attic, with a very small window at the top of the ceiling that could not be reached without climbing on a chair. Breakfast is a minimal continental breakfast, mortadella, Cured ham with bread, butter; some commercially made jams, yogurt, cereal and some frit, nice for a continental breakfast NOT for so called Boutique Hotel. Eggs are extra! No Bathroom just a (nice) shower, with low water pressure and hot water OK (you don’t need the mix with cold in order to be comfortable; it’s just never get really hot). I guess that if the price tag was 25-30% lower all of that could be well tolerated because overall the hotel is nice and welcoming, but if you compare it to its neighbor boutique hotels at the same price level- there is much to be desired

• Clive (8/5): Luxury retreat - This hotel isn’t cheap and was for a 25th anniversary weekend in Rome. Brilliant service from a very attentive and numerous staff, good location, peaceful rear garden with pool and generally providing a good feeling of living the high life. Niggles were the shower being weak and coffee in the room was part of the mini bar offer cost €4 for a Nespresso coffee (in my opinion coffee in the room should always be included and especially when paying such a high roo rate). We’re normal people with normal lives but the majority of the guests (which is a small number with only a few rooms) are very affluent. A bit of advice is that you might want to bring some nice clothes when going for breakfast (I was a bit out of place in my shorts and t-shirt!). But if you want a treat don’t let this put you off ... it’s not at all stuffy.

Only reason I'm not giving a perfect score is a water outage on two occasions! They only lasted a few minutes but still hard to fathom this at a 5* property.
• Dave (6/5): Decent but not up to proper standard - We reserved a "junior suite" but were given a normal room. Also, the carpeting was heavily spotted. In addition the front of the hotel faces onto an alley or courtyard. I wouldn't recommend it.
• Tom (4/5): Hotel Next to Main Road - The hotel was located to a very noisy main road. The staff were very friendly. The room was a 3 star or less. The head board was covered in white stains and the carpet had more dirt on it than the bottom of my shoes. The bathroom had bad water stains on the walls. The shower had no water pressure. There was no free water or tea or coffee in the room to drink. Everything cost money. The night life and traffic were extremely noisy at night which made it difficult to sleep. The breakfast didn't include any eggs which also had to be bought. The door staff were never there to open the main door, as he was always found talking to the receptionist. a damage deposit of 100 euros a night was taken prior to the stay. This was certainly not a 5 star hotel. We would not recommend this to anyone
• Lora (6/5): Swanky hotel that's missing the fundamentals - The hotel presents really swanky and nice. Unfortunately, some of the fundamentals of being a great hotel are lacking. The hotel air conditioning is lacking considerably. It got VERY warm in our hotel room overnight. The hotel staff are either the best at their job - reception especially - or they are snooty and pretentious. Overall, I would recommend another hotel before paying the price for this one. The Sofitel was cheaper, had a bigger room and were just as accommodating.

V good location, close and walking distance to many attractions (10-20 min walk maximum, 2-5 minutes in a taxi). Great outdoor area and very clean and modern rooms. would definitely stay here again if we return to Rome.

• Nikki (10/5): A beautiful and luxurious find right close to ever - A wonderful hotel, the decor, the facilities ( an outdoor pool right in the center of Rome) . The staff couldn't do enough for you especially the reception staff. It is a boutique hotel so expect boutique prices . The breakfast included was lovely, breads, cheeses, fresh fruit, cakes etc. The bottle of Prosecco left in our room was a lovely touch too. They even put slippers out every night for you, so for us a real treat and as we had decided to stay a little longer than a normal 'city break' duration it was exactly what we needed & wanted.We would recommend this hotel if your budget will allow its worth every penny!
• Robert (4/5): Disappointed - The hotel is rated at 5 stars. There is a restaurant in the pool area where club music is played until 1:30AM. The bass resonates throughout making sleep impossible. The restaurant makes errors in billing. They need to decide if they are a 5 star hotel or a night club.

They also blocked the communal areas 2 days earlier for another event. totally unacceptable! Also, terrible room service food

The pool is just perfection after wandering around the city in the heat. I would recommend this hotel if you love plush, luxury, being surrounded by fashionista type Italians. Molto, molto bene!!!
• NS (8/5): Great location and design - In a secluded location, but surrounded by upscale and lively streets - central, yet quiet. Beautiful interior - modern and very inspiring. Luxury boutique feel with sophisticated spaces and a stunning outdoor pool area. Breakfast had a nice selection of premium choices and good coffee served in a gorgeous room - great way to start the day. Staff was very service oriented and professional. Lots of little details that made the stay exceptionally comfortable. Overall the hotel felt very special - drinks at the hotel bar were amazing! If I could offer Management any feedback, I would suggest elevating the air quality - during our stay, the hotel smelled of deep fried food and was quite warm (our room was air conditioned). The air took away from the otherwise refined ambiance.

I didn't want to be in a big hotel in a touristy area and this was perfect. Also loved that it had a great restaurant and beautiful swimming pool in the courtyard.

• Rich and Bori (8/5): Beautiful Hotel - Beautiful Hotel with pleasant friendly staff. However, beware it is a nightclub Thursday thru Saturday nights. Expect a lot of noise from midnight to 3:30am those nights. My pregnant wife and I didn't get much sleep those nights. Luckily we were jet lagged anyway. I put in a complaint and the manager offered me a free upgrade to their best suite next time we visit. Otherwise great. Good breakfast and food, but whenever I ordered room service they seemed to be out of whatever I ordered and would always have to substitute. That might have just been because March was the off season for them. Location was good for us. Short walk to trains, buses, and even some shopping and attractions. Overall we enjoyed our stay except that we couldn't sleep a few nights.

• Mary (10/5): Classy palace which has only been open for a year - I booked for four nights from Monday to Friday in this luxurious hotel for my husband's birthday. It is not far from the river and the metro so you can walk or ride to the joyous places in Rome- St Peter's Square, the Colosseum. We were treated like royalty and were rather overcome at times by chandeliers and suited doormen. The room was fantastic and we ate in the restaurant one night, the meal was exquisite. Drawbacks- you need to have money to stay here, they change the towels too often and the background music can be intrusive. If you are younger than us, stay at the weekend when their night club is open.
• Chadwick (10/5): Modern elegance and cool coexist - One of the best hotels in Rome - and I do not dole out superlatives lightly. It is very hard to make modern elegance cool but Palazzo Dama succeeds with flying colors. From the incredible dining room and bar to the pool terrace to the wood-paneled bar, the common spaces are extraordinary and the rooms do not disappoint either. We will be back.

• David (10/5): An oasis in the city - The Palazzo Dama is a fantastic hotel. The location is central to Rome, a block from the Tiber river and two blocks from the piazza deal Popolo. It's central enough that you can walk to any of th sites, but secluded so you don't feel in a tourist trap. The hotel rooms are great (spacious beds, large bathrooms, great wifi), but the highlight is definitely the beautiful courtyard and pool. It is an oasis in the city. This hotel is great for a breakfast in the morning, followed by touring, then afternoon relaxation by the pool before making dinner plans. The only negative would be other guests with unruly children- while several families were there with children (the majority of which were great and well behaved) the ones with children screaming and yelling and splashing everywhere were not appreciated. The hotel staff was quick to remind them to settle down.
