- Paul (5/5): Bad booked two nights left after one. - There was no breakfast there wad nothing to like. Power point hidden behind bed and wall, dirty toilet on arrival. Directions are poor I walked along a major road and found entrance closed.

What really stood out was the staff: they were incredibly friendly, welcoming, and always ready to help with a smile. Their hospitality made me feel right at home. I would definitely consider staying here again and recommend it to anyone looking for a comfortable and well-managed place to stay. All the rooms are on first floor and no elevator

Stayed one night for gig in area didn't have food but did smell good 😋 bar open late and staff friendly and very helpful There's is no biscuits with tea in room could do with bigger towels

- Carol (3/5): - I was booked into a deluxe room but I am still trying to figure out what was deluxe about it. Very basic room. Outside of hotel could do with some work. Either need better double glazing or thicker curtains as you could hear the traffic from the road quite loudly.
Only needed for one night would have struggled to have a longer stay.

Com should go out and view this before you put anyone else into it - I have contacted your customer services about this hoping for a refund it was filthy I don’t know why you’d would be advertising this property I could send you photos and video It was filthy it was noisy and wasn’t nice at all to stay at there were dead flies lying on a window ledge on stair way water running down walls in bedroom the paint work falling off too. We could not sleep for scratching ourselves

- Brian (1/5): Disgusting, disappointing and not as advertised. - Nothing. Room small. Sloping roof meant you could only get into the bed from one side. Curtains rubbish did not keep out any light. Towels filthy, sheets marked at the bottom. No decaf coffee. Despite advertising breakfast when asked was told not available, probably a good thing due to the rest of the issues. No one around to complain to after. Booking.com had this advertised as a delux room. I would not like to see the standard room. The first picture is the towel.

This seems to pose a danger incase any customer needs attention. Also, the compound is not well take care of. Buy the rooms are neat and staff are friendly.

- Natacha (2/5): Disgusting - The restaurant and location It was outdated, which I wouldn't mind if it wasn't disgusting. Extremely dirty. Lots of broken fixtures and fittings. The bed you felt every spring. We nearly left.

The mattress was okay but not amazingly comfortable, and some of the milk pots by the kettle weren't very fresh. And the sea view wasn't as good as advertised.

This infers you are getting a superior quality room with a sea view. This was not correct. The quality was poor and the view was mainly that of an oil refinery. The ratings for the place are intertwined with the restaurant which in misleading.
As you walk in and up to the rooms the stairs and carpets and filthy.
On first impression the room looked ok. However it's on a main road with single glazed windows and is VERY noisy. What with the trucks and the fridge I didn't sleep for 2 nights and actually cancelled my reservation for the 3rd night on a non refundable basis and slept elsewhere it was that bad.
The mattress did not have a cover and looked like it was stained with something that looked a lot like urine (photos attached).
Finally I could hear the person in the next room on the toilet so I guess they could hear me too which is quite disconcerting.
The restaurant needs to be decoupled from the hotel so that travellers can make an informed decision. I was researching my family history and this kind of ruined the experience I'm afraid.
I've requested a refund for the last night from Booking
EDIT: The hotel has responded to say there are double glazed windows | there are NO double glazed windows. They are very old single glazed windows with peeling paint.
On my second night the owner? asked me if I was enjoying my stay, my face clearly indicated NO, however I am a solo female traveller, we learn to wind our necks in not to cause a kerfuffle.
The Owner's interpretation of cleaning and mine are not aligned, I do not expect to sleep on a piss stained mattress. - Kirstie (9/5): A gem of a hotel in a quiet residential area close to trunk roads. - Great views over the River Tay. Staff lovely, food amazing and room very comfortable. I like the property, garden needs a little tidy up but it is a great space. It is only a 5min drive from the city but near to bus routes. It is in a fabulous area. You can walk to the city very easily and leave car in car park.

They tried very hard to resolve the issues with my room and make my stay comfortable. The bedroom/bed were fine, just the issue with the bathroom Sadly there was a significant issue with multiple leaks in the bathroom that they were unaware of until my stay. It was not possible to relocate me nor possible to get a plumber as my stay was over a weekend. The staff did the best they could but it did taint the experience

A shower, toilet, kettle and small fridge . The location is not so good for getting a bus into town. It's either an uphill walk or go downhill and try to cross a busy road. The view was over the carpark so no Tay view.

Issues with hot water in the shower, bathroom sink drain leak, shower drain blockage. Housecleaning and room service was quite poor. The hotel is heavily priced for the level and quality of the room and service provided
