This property will not accommodate hen, stag or similar parties.
A damage deposit of GBP 250 is required. The host charges this 7 days before arrival. This will be collected by credit card. You should be reimbursed within 7 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property.
Please note the apartments reserves the right to pre-authorise credit cards on the day of arrival at least GBP 200. Reservations made for weekend days may be pre-authorised up to GBP 500.
As an extra measure against increasing fraudulent activity in London, Flying Butler will ask you to provide a copy of your photographic ID and a copy of the card used to make the booking at the time of confirming your reservation. These documents may be sent securely via email to the Flying Butler team. If you are not able to provide this, payment for your reservation cannot be processed and therefore the reservation will not be accepted by the property.
Should the maximum number of people per apartment be exceeded without authorisation, guests will be charged. Please note that Flying Butler operates a strict no party, no gathering policy. The main guest must be at least 18 years old. All guests under the age of 18 must be accompanied by an adult.
Failure to check-in by 09:00 on the day after your booked arrival date, without prior notification that you intend to arrive at a later date, may result in your reservation being cancelled.

- Daniela (1/5): Wouldn’t recommend staying here. Not safe, strangers can come in at any time plus there’s no light. - Kitchen is very complete and bathroom is wide and spacious. 1. There was no light in the apartment, and while we told them TWICE, they did not provide a solution, so we just stayed there in darkness.
2. They overbooked our apartment and another couple had access to our room. When we got back to our room after going out, there were strangers inside of the room (while our belongings were there). Both them and us were very confused and we had to ask them to get out, but they showed us that they had a confirmation and code as well.

- Mirjam (9/5): Charming flat in a beautiful area - We booked the appartement very spontaneous, three days in advance. The communication via phone and email was outstanding, very friendly and very fast replies. The appartement in the 4th fl oor was really beautiful and charming, big windows, everything was very clean. And, what we did enjoy during the heat wave, was a big fan! We felt absolutely comfortable. The house is located in the beautiful area of Kensington, underground, shops and restaurants are nearby. The kitchen was not really full-equipped. There was no coffee-maker, only one little spoon and no kitchen-towel (which we got later on request). All in all very little space and equipment for preparing some food. But that is the only point that could have been better.

The room was big and with a small and practical kitchen.
The stairs down to the apartment could be cleaner and the hallway could be lit automatically becuase at night, once you open the door, it's pitch black.
There's a guide to use the washing machine and heating system, that was a bit too confusing.
The shower was disappoiting :/ Just a few streams of water coming out of the flower. It was hard to get wet.

- Julie (1/5): Fawlty apartment - don’t stay here! - Do not stay here! The apartment was in the basement and very cold and dark. There was no heat in the bathroom - the apartment was very cold. There was nowhere to hang your clothes. The cot for our child (for which we paid a lot of money) had no madras. The apartment was dirty, dark and in very poor condition - a faulty place that should not be rented out! The service was very bad - we were ignored. An overall very bad experience - one of the worst places I have ever stayed. The location is the only positive thing to say about this place.

- Deborah (8/5): A compact but spacious home from home, clean & contains everything you would need on your stay. - Property was in a good location, close to tube and major supermarket. It was clean and had all necessary basics. Bed was comfortable and was reasonably spacious. Area was well thought out with plenty of room to work, eat, relax & store clothing. Would recommend and be happy to stay here again. The stairs although not steep were lacking in proper handrails. Stair carpet is worn in one area but not actually affecting foot route so not a major issue, just not pleasing to see. Also the shower head was in need of attention as it sprayed in funny angles.

Near to local transport and Especially nearest to Tesco as well All things went very nice. But i must say the walking corridor towards flat needs to be well lit if you are going outside specially.
- Michel (6/5): - The apart hotel is run by a company that communicates and shares digital keys by email/sms. The prices that they dare to charge for this kind of property is outrageous. There is nobody on site. The neighborhood is rundown snd under construction. Don't believe the expedia pictures. Its not peacefull Police sirenes all the the time. Pillows are bricks. The bed is suitable for an egyption fakir. Steep steps and no elevator. Thin walls.
- Mariya (10/5): Pleasantly surprised, enjoyed it. - Had great communication with customer service at every point. Stayed at apartment 5, comfy bed, clean throughout. A little wear n tear paint work mainly but nothing which took away from my experience of staying there. The building itself hallway carpet dated n musty. Close to underground n transport links. Supermarkets around the corner. Would stay again. Overall would recommend. Thanks for accommodating so well!
- Jenny (2/5): Don't Do It! - Furnace was not working on our arrival, which we reported immediately. We were informed a technician would be out the next day and requested additional blankets, which we were denied. The mgmt company informed there was a small space heater in a closet and any additional blanket would be 50 pounds plus VAT. The nighttime temps were 35 - 40 F. The technical came out and informed the unit was "operational." That's great, except it still didn't work. After insisting we were wrong, another technician came out the following day. Turns out everyone had the wrong instruction manual and directions for turning it on.
It should be noted in the property description that the unit is on the 4th floor with no elevator; 60 stairs, likely not suitable for seniors
The apartment is marginal - Without any dehumidifiers, the condensation results in a constant drip from windows and walls, leaving a musty odor and drip marks.
We were provided 2 dishwasher tablets for our 6-night stay, along with 2 partially used rolls of toilet paper. Many of the bathroom tiles are loose and the grout breaks out from under your feet. Kitchen had bare minimum supplies (no paper towels, salt, pepper, exactly 4 forks, spoons and knives, etc).
The only bed sheet was a (not fitted) bottom sheet that had to be re-tucked into the bedframe during the night. The single blanket was a lightweight duvet minimally fitting the bed top.
Area is great, and hot water and water pressure was awesome. Would not stay here again.

- Annette (8/5): - Die Unterkunft war genauso wie beschrieben- die 60 Stufen hoch zur Wohnung waren allerdings unser tägliches zusätzliches Workout😉 Die Duschkabine im Badezimmer könnte eine Grundreinigung vertragen. Ansonsten war alles da, was man für den täglichen Gebrauch und Selbstversorgung benötigt- sogar Beautyprodukte im Bad und Tee, Kaffee und Kakao in der Küche. Danke dafür 👍. Leider ist die Hellhörigkeit der Wohnung ( bzgl. Strassenlärm) ein GROSSES Manko. Wir waren allerdings abends so kaputt, das wir trotzdem gut geschlafen haben. Es gibt übrigens auch jede Menge Steckdosen zum Aufladen von Handy, Tablet und Co.

- Louis (6/5): - Our stay was pretty good. The apartment was just the way it appeared in the photos and it was clean. The kitchen was well-equipped. We made good use of the laundry machine. We appreciated that there was a large drying rack. There was a grocery store just around the corner. And it was easy to walk to the earl’s court underground station. But there were some things that were unpleasant- there was a large burn mark that went through a layer or two of the sheets that were not changed out even after the weekly cleaning. The furniture was flimsy and seemed old. They charged 50 pounds (around 75 usd) to check in 2 hours early. There was one day when the code stopped working and we were stuck outside in the hallway for a bit while we called them. But the management company responded and resolved the problem quickly. Overall we can’t complain too much because the price was good. We would stay there again.

Less than a 10 min walk to Earl's Court Station which is "step free" street to platform, meaning very accessible for people with strollers. Lots of dining, pubs and stores around. Really awesome location. Not super clean (we found hair in lots of places). We were only given 3 towels and one of each shampoo, conditioner and body wash bottles for a 9 day stay. Additionally, there was no hand soap in the bathroom. We had to buy multiple things to be comfortable there, especially with a baby. Finally, the property management team is not super responsive and it takes many messages to get an answer or an update on something.

- Landon (4/5): - I would not recommend booking these properties by Viridian apartments. Earls court location was full of mold and luckily was moved to Barons court for no charge. This location had a strange water stain and humidifier in the bedroom but I was not fussing to switch again everything else was fine. I had horrible allergies probably from the water stain and mold in this property as well. To make it worse we left to Paris for two days and the cleaning and maintenance team came in and we were missing a bracelet and other small objects. They did not “find” the bracelet probably because it was taken. I do not recommend these properties AVOID! They have not been responsive since move out and found a small bag that we do not know what they are talking about. Do not book this place!

- Gustavo (8/5): Great place for a few days - The location is great, it is clean and comfortable, perfect for a single person or a couple without a child The only problem I had was with the amount of stairs to get to the flat, considering that I was travelling with wife and little son, plus bags and buggy, it was challenging everyday go up but, if you are alone or with less stuff and no kid, it is fine
- Kestutis (2/5): The worst part of this trip was this apartment. - Upon our arrival, we found that the shower drain was not working. The TV remote was not working. The safe was locked out and did not respond to commands. The phone charging station with speakers did not have a cord attached to it. We reported these problems.
The ceiling had water stains from run-down rains. The stairs leading to the front door were all greenish, while other stairs in the same building were properly washed.
Later in the week, we found that the kitchen corner had only two outlets for three appliances. We had to move the oven over to plug in the toaster. There was also standing water on the counter under the oven.
We arrived at 4 PM on Sunday and called for service immediately. Despite four phone calls, no one showed up till the next day, so we could not use the shower immediately after our long trip. The safe was not fixed even after the maintenance visit.
Later in the week, we found that the kitchen corner had only two outlets for three appliances. We had to move the oven over to plug in the toaster. There was also standing water on the counter under the oven.
The bathroom needs shelves for toothpaste and brushes.
The space was not as tall and pretty as shown in the pictures. The apartment was on the fourth floor with very steep stairs and very worn carpet.
I would recommend all my friends avoid Viridian apartments at Earl’s Court.
It was our first trip to England. The worst part of this trip was this apartment.

- Bella (1/5): STRANGERS TOOK OVER OUR ROOM!! UNSAFE!! - Worst experience ever!!! So disappointed with this place, they couldn't even give me a courtesy check out at noon and charge me $70 to check out at 12pm instead of 11am. I get 6 calls days later after checking out when back in the states at 4:30am with the hotel accusing my friend and I still being in the room and staying for free. I then say what are you talking about we are in the states the day we checked out!! They said random people took over our room and wanted to accuse us?? That is a huge safety concern being that the place only has a numerical code and anyone can go in. So after this horrifying safety concern and the hotel assuming my friend and I just stayed days later they want to continue to charge me $70?? I called multiple times and they said they will have corporate call me and no one called me. So of course I dispute this with my credit card and now they want to send me emails threatening to write me a review and why I disputed? I tried to communicate with the hotel and they only want to reply once I complain to my credit card. So I figured I would leave a review to warn anyone considering to stay here. Extremely unprofessional and unsatisfied place. Also when we arrive it is absolutely freezing the heating system was weak and we were cold entire trip, the heater did nothing.
- Salman (9/5): Good experience. - The location was great. The cleanliness was great. The kitchen was very useful. The fuse of the heater keeps on switching off. It needs some maintenance. Even the additional small heater provided could not cover the whole area.
- Chioma (1/5): Avoid - I could not stay at the property I booked a room for 14 nights from 7th to 21st November. However, we could not check in because there was no accessible entrance to the hotel and the door lock was not working.
The guests were elderly, and they would need elevators to get around. When they arrived at the hotel, I found that the entrance was not accessible.
We spent several hours trying to access the hotel. I called the front desk several times, but the lady tried but the door didn't open Eventually, we gave up and booked a room at another hotel.
I also believe that the hotel was negligent in failing to provide me with accessible accommodations and easy-door entry
I am requesting a partial/ or 90% refund for my reservation. I paid £1,793.80, till now they have refused to refund.

- Jeffrey (5/5): Adequate apartment in a shabby building in a convenient location. - Good location for access to tube and walking to some things in South Kensington. Room could have been cleaner. There should be shelf or drawer space for clothes. I am 78 years old and was given an apartment on the top floor with no lift. Much younger guests were given units on lower floors. It is stupid for hosts not to take these things into consideration.

- Amanda (5/5): I love London, and I felt safe in Earls Court, especially as a lone female traveller. - Handy that it was near Earls Court tube station, however just that bit further than I would like to walk from the station after spending all day walking around London visiting sites. I thought it was great using codes to enter the building and apartment. No restocking of teabags, milk or body gel in the 2 weeks I stayed there. Bed was not very comfortable. Always good if there is a shelf in the shower stall to hold shampoo and body wash.

Close to supermarket and pubs. Shared laundry facility down the hall. Tiny kitchen with fridge, cooktop, microwave oven, kettle & toaster. Precarious stairs to get down to property, very slippery when wet. Small entranceway and hall, not suitable for prams or those with limited mobility. No hand soap in bathroom or tea towels in kitchen, when property manger contacted about this they apologised but nil effort to resolve issue.

We're two seniors in our sixties, which the host would have been aware of through our email communication when making our booking, and they still placed us on the top floor of the building, causing us to drag our suitcases up and down five flights of stairs. We were told that there was a fee of £50 to check in before 4pm which we felt was very unfair and declined to pay and when we arrived at that time of 4pm the unit still wasn't ready for us. A young lady was waiting for someone to deliver the linen for our bed. She put me on her phone to her boss, who told me that I should phone the linen company and complain to them as she has no control over the situation. I made a complaint with Booking.com who agreed to contact the host on our behalf and effectively only sent me back a message saying Bad Luck., the host isn't interested.

Shower is too small, no internet in bedroom. Someone came to change the entire bed with no advanced notice given disturbing stay. Very cold and heater in living room not working had to rely on the space heater. Difficult to open doors for fresh air. Should stock more toilet paper for a five day stay. Very limited TV channels. Exterior hallway very dark and difficult to find lights to turn on.

The bed was extremely low to the ground, broken in the middle looking to the LHS of it so hard to get in and out.
The worst accomodation I have ever stayed in.

- Greg (3/5): Bad choice - Location was great and the size of the apartment was good. The description of the apartment was not correct at all. There was mold on the ceiling.
The queen bed was 2 separate mattresses which had divots.
There was no washer and dryer in the apartment.
Response from the property took longer than a day.
Extremely disappointed with this place.
- Paul (6/5): Pleasant - The apartment had everything I needed The door code took 7 attempts to work the day I arrived. There was no light in the corridor from the front door to the apartment door which was in complete darkness.
- David (1/5): Not coming back. - Location was ok with the underground close by. Must be the worst sleep of my life. The bed is terrible, it’s noisy and has a really weak mattress, could not sleep during my entire stay. The ceiling was moldy and there is no air condition. The room becomes extremly hot during summer.

- Tuğçe (8/5): Overall it was a lovely apartment and we enjoyed our stay here. - Very close to Earls Court underground station. Nice apartment with almost everything you may need. I mean everything! With passcodes we did not have to carry any keys with us. The neighborhood was lovely. The curtains were only the thickest ones which makes the room completely dark when you have to close while undressing. I wish there were also thinner curtains inside which would allow in some day light. The bathroom door was very difficult to open and to close because it was rubbing to the floor. Finally, the safe in the wardrobe was not compatible with the instructions given so we could not use it.

Safe did not work~ again property advised but disagreed.
Locks to all outside doors impossible to open without force ~ property informed, was advised just need to force them to open.
No staff there, they are all remote so if you want one on one assistance it’s impossible to get.
One of the washing machines did not work~ property advised ,no response
No hair dryer
No chopping board
No tea towels
3 day stay with no clean linen
Total disappointment, property advised of issues and no interest in resolving anything. Once in a lifetime trip, will never stay again and will suggest to anyone contemplating a stay….. simply don’t be
- Sibille (5/5): nice location, but both appartments rather disappointing - nice and quiet location contacting the property was difficult. both appartments were rather small, one of it on the lower ground floor with no daylight. both appartments didn‘t look like the ones in the online pictures at all. additionally, heating didn‘t work orooerly

- David (2/5): - Appliances didn’t work and were not easy to figure out how to use them. No support from management. Shower didn’t have a shelf for shampoo, etc and proper drainage. WIFI didn’t always work and needed re-booting. Electrical issues: a fuse blew out when plugging in an appliance.
- Simon (8/5): easy access to Earl's Court tube station and Tesco plus kitchenette and washing machine. Cheers - Easy to get to from the Tube Station. About 2 minutes walk to a massive supermarket and the flat had (limited but usable) cooking facilities. V Good washing machine too. Good value for Earls Court Only one doona and being from OZ needed another. Asked for one which we were told would be delivered but wasn't. Ended up leaving the heater on overnight instead.

First of all, let's talk about how a 3-person family was given 1 toilet roll for 5 days.
The biggest problem, was that we were travelling with our 18-month toddler, which we specifically mentioned in the booking we made and there was no crib for her when we arrived. We had to ask them to give us a bed for the baby, which we paid 50 GBP for and there was no mattress, bedding! no sheets, no blanket, nothing. So we had to lay towels on the bed for her to sleep on and thank God I had an extra baby blanket with me.
The customer service was horrendous, they just told us that this is what we get for the price and that's it.
I would never ever recommend this place to anyone, even though this is not a cheap accommodation, they are providing the bare minimum and are totally unreluctant to help or please their guests.

- Hamad (4/5): not recommended . we lost a gift bag and cleaning room was not able to find it which's it's expensive gift. - locations was good and near to tubco market noise , we faced a difficult while entering at the first time. when we got on the phone the lady on the phone was a bit of tense with louder voice which I didn't like it.
- Behide (9/5): Much better than expected! - The neighborhood is quiet and lovely. Many shops/markets locate nearby, so you have plenty of options to dine in or shop. The tube lines are just a 5-10 min walking distance, so quite convenient while reaching the city center.
The apartment was just great. The studio was bigger than we expected. Only the kitchen was a bit small but it does the job for short stays, and you can find appropriate kitchen appliances. Even they provide dishwasher and laundry tables (we didn't have a dishwasher though) which is amazing! The kitchen part is very small and there is no kitchen hood, so may be inconvenient for long stays if you cook something smelly. There was no dishwasher, so if you are not up to washing them by hand, it is not the best choice for you.

- Natosha (3/5): Would not book again - Easy walk to public transportation, food options, grocery store etc. Earls Court is great and has a very local feel to it. Although, it’s a 20-30 bus/tube ride to all the major places we ventured out to. Residential area isn’t too loud at night. The 2nd unit we were moved to was quite large & had sufficient heating, newer utilities and the convenience of a washer/dryer in unit. They were able to accommodate early check-in, for a fee. Streaming services were already set up on the TV’s. They booked us in the basement, and as others have said- it was terrible! Dark, cold, dingy, and dated. The bed needs replacing as it is worn and you can feel every spring. Old, nasty looking rug on the floor and only 1 semi-comfortable chair to sit in. The other chairs were folding metal, there was no sofa (nor space for one). For how small it is you’d think it would warm up pretty fast, but we had to sleep in sweaters and socks because it absolutely did not. Coffee, tea & dishes were a nice touch but hardly made up for everything else. CHERRY ON TOP- A few hrs after settling in we went to shower after a long night & day of traveling only to find that the hot water in the shower didn’t work. I immediately reached out to the staff and after 2 days of emailing and calling they finally let us move to another unit because it couldn’t be repaired (24/7 support is not adhered to). We had to wait for the other unit to be evacuated & cleaned, so for 48+ hours of our stay in London we couldn’t shower. The above-ground units are much better, but the fact that the basement unit(s?) and above ground units are the same price is completely absurd & dishonest. Had I known &/or been able to see the basement unit at the time of booking I definitely would have booked elsewhere. But of course, they don’t have any pictures of it/them listed anywhere.
