Dog friendly
Hotel & grounds lovely
Staff nice Being on high floor room with dog,
No bedside table one side in room and no plugs near bedside,
Not enough bins
Lifts are scary way too small
- Paul (10/5): Somewhere very quiet to stay - Right near the beach about 10 minute walk right near a small park to walk the dog nothing
- Chris (5/5): - The grounds Room was ridiculously hot, mattress could be a bit comfier. All in all good value for money though

- Georgina (7/5): Pleasant stay. - Big rooms. Showers weren’t great no pressure.
- John (8/5): - A short walk to Sandown Airfield and close to Sandown town and beach area.
Close to railway station.
Very quiet, with no road noise
- barry (9/5): Really great place to stay and central to all amenities - The staff and location was spot on. Les and I think Les and the new girl were really helpful keeping us three families all next to each other’s room. Entertainment was great and the grounds were lovely. Could do with some weeding but can’t knock it As stated garden maintenance needs to be done patio areas
- Nusrat (5/5): -
- Nargis (10/5): Excellent - Everything, one of the best experiences Everything was perfect
- martin (10/5): - Great place to stay

- Christopher (3/5): Only the brave would stay here. - The location was ok. The hotel badly needs refurbishing, the food was awful, we were charged £17.95 for a three course meal which sounds good value until you eat it. The bar staff need completely retraining, we asked for a wine menu, they didn’t have one, we asked what wine they sold, they didn’t know, when we eventually got a bottle of wine, they couldn’t find a corkscrew, it took them 15 minutes to locate a corkscrew. We were on the third floor, but the lifts were broken.
This place makes Fawlty Towers look like the Ritz.
- Robin (10/5): - Great value for money. Good location for our needs. Nothing
- Guest (6/5): -
- Nasrin (1/5): -
- craig (8/5): - Had an issue with our room. However the friendly receptionist was able to help and resolve the issue before we came back for the evening.
- Stuart (10/5): Ideal hotel for the purpose of our stay. - Staff was polite and helpful. Hotel was clean throughout. Room was comfortable too. Love that our dog was welcomed everywhere.
- Maya (9/5): We had a great time - Location and the room itself. It was hard to find the hotel and there was no password for the internet in the welcome pack
- Jessica (6/5): Great location but very average and dated hotel. - Great location, lovely grounds, has parking, the building has personality and character, there is a pool table Breakfast was limited to only a self serve fry up or cereal, no fruit. Breakfast food wasn’t very nice and tasted cheap. Our room wasn’t cleaned 1 of the days. The TV wouldn’t connect to the internet despite having buttons for Netflix etc. The corridors were very hot so during the night it was too hot and uncomfortable when sleeping.
- Alana (8/5): Good location comfortable rooms - Location Previously before name change breakfast and dinner was included in the price, they were not this time, we paid for a breakfast and it was not cheap nor good, mostly cold no bakery items available as before
- colin (8/5): Good stay - Location
- ACHUTHAN (9/5): - Location
- Susan (7/5): Lovely hotel, clean & friendly. Could do with a bit of TLC. - It is very clean, staff are lovely. Food is good but could do with being a fraction bigger. Our room was not the one in the picture with an outlook, we just had a grass hill in front with a few flowers on (not as I wanted). Our bathroom was clean but the floor was soft & spongy to walk on, Lino was bumpy, edges were not met up with and wood lice walking around even getting to bedroom. Toilet seat was broken (fixed it). Asked for a fan although got one it was tiny, beds are ok if you like firm & pillows are like cardboard. Room was very warm even with radiator off. It could do with a more expensive make over (looks like been done cheaply), could do with air conditioning and a small fridge would be brilliant. Shame the pool isn’t still there.
- Ray (7/5): Convenient one night stop off - Lovely big room. Dog friendly. Had a bath. Great for sore feet after long walk. Don't expect cordon bleu food. Cheap and cheerful.
- Amanda (3/5): Budget hotel - Location is nice for Sandown beach and town. Grounds are nice in hotel. This hotel is run by a coaching company and it only really caters for the people booking through that company. We had a lot of trouble with meals and a lack of information and when speaking to the staff about it, they just defended it being a coaching company. They didn’t seem to understand the problems we were having there.
- Katie (8/5): Comfortable and cheap! - Quiet location in a garden setting
Near to Sandown beach - 10 min walk
Very cheap
Free Car park
Near the train station
Comfortable bed We didn’t eat at the hotel- limited choice designed for a coach parties.
- Katie (8/5): Clean and comfortable - Comfortable bed
Value for money New branding is a bit blue!
- richard (7/5): -
- Islam (8/5): -
- Katie (9/5): Excellent value for money - Location - just 10 mins from Sandown beach
Price - Excellent value for money
Clean and comfortable room
Free car parking
Nice gardens The new Caledonian branding is not in keeping with the building -
We didn’t eat in the hotel - menu is mass produced coach party food
- Bridget Esther (8/5): The stay was fantastic and the nhotel in beatiful surroundings very ok for a short visit for family - WE didn't really dislike anything as the room was spacious and bathroom clean and room easily accessible. We didn't like the address as our sat nav took us to an area not relevant to the hotel and we were tired and anzious that our hotel was a scam. We called reception and she was excellent and guided us in. Also the breakfast was poor for our taste anyway. N cooked meats or crusty rolls or green tea.apart from that all excellent.
- Barry (5/5): - Was suitable to our needs Room was freezing
Draught coming in window
Had to ask for blankets
Hotel iss tired
No side tables
Very small room

- ruthaX8079PM (4/5): A Once Beautiful Hotel Now long Past It's Hay Day - The Caledonia Hotel formerly The Broadway Park Hotel
Overall Impression
A once‑beautiful hotel with a pleasant front garden, now overshadowed by poorly planned extensions that feel disconnected and dated. The entire property is in urgent need of modernisation to meet today’s hotel standards.
Reception & Public Areas
• On arrival, a single staff member handled check‑ins and room allocation.
• No porter service was available for guests who might need assistance.
• The lifts are in need of an overhaul. One requires you to step down roughly 10 inches to enter, then up the same height to exit on higher floors. For anyone with mobility issues, this is a serious hazard and, frankly, not fit for purpose.
• Staff uniforms consist of blue polo shirts and trousers — informal and not what you’d expect from a hotel in the service industry.
Room
Our room was located in one of the extensions, and the corridors had more of a nursing‑home feel than a hotel.
• Double room with a shower room, toilet, and washbasin.
• The bathroom layout is poor: the basin is positioned so close to the toilet that it interferes with use. We’ve never encountered this in any hotel before.
• Décor was tired, with clear signs of half‑hearted attempts at refreshing the space. Wood at floor level showed early signs of rot.
• Shower and hand‑wash dispensers were provided.
• No bedside tables on either side of the bed.
• No suitcase stand or suitable surface for unpacking — we had to use the bed.
• One small round table and two chairs, with mismatched furniture that felt like afterthoughts.
• The mini‑kettle was awkwardly placed near the TV, with the cable barely reaching the socket. You had to unplug it to pour. Tea and coffee sachets were very basic.
• No thermostat or temperature control in the room.
• Very limited plug sockets and no USB ports, which is unacceptable in modern hotel accommodation.
• WiFi had apparently only been installed weeks earlier, but it did not reach our room. The only way to connect was to sit in the reception area.
Restaurant & Dining Area
• The dining room is a reasonable size, but the table layout creates no clear walkways. You constantly weave around other guests. It was also a hazard for the staff trying to attend guests.
• Décor is bland, uninviting, and lacks any coherent theme.
Food
This was the biggest disappointment. The quality was extremely poor. I tried to find a constructive way to describe it, but my husband summed it up perfectly: “school dinners.”
Breakfast was the only redeeming point, offering a small selection of cereals and a basic cooked option.
For a hotel to promote itself while serving food of this standard is concerning.
Staff
No complaints whatsoever. Every member of staff we encountered was polite, helpful, and doing their best within the limitations of the hotel.
Entertainment
Evening entertainment was offered (singers and bingo), but we did not attend, so I cannot comment on quality.
Bar
We did not use the bar facilities.
Summary
Neither my husband or myself would recommend this hotel.
We would not return again.
- Legg (3/5): Not recommended, don't go, unless you are part of the Caledonian coach Parties. - The Room was clean and sizable, the facilities in the room were good. The restaurant had a very limited set menu selection, and The Caledonian Coach guests were given priority over other guests. we chose to go out for our evening meals as there were far more choices available to us. Also we had property removed from our room by the domestic staff, when we reported this, we were met by a very rude reception manager who rolled her eyes at us and tried to deny our room had even been cleaned that day. We were offered compensation but this was just damage control. We stayed here last year, but the hotel has recently been taken over by Caledonian. Will not be going back. Very disappointing
- Michael (9/5): - Well organised and friendly reception. The room had been really well cleaned. It was bright and comfortable with a great shower
- iandF2154AQ (10/5): Great stay! - Great staff all were so helpful . Room was very nice and clean.reception staff quick to deal with any problems.as were bar staff and restaurant staff. Many thanks to everybody.
- Peter (2/5): Disappointed, expected far more when making the booking - Location All of the hotel needs decorating. Windows falling apart. Low water pressure made a regular shower impossible
- Theresa (1/5): I wouldn’t recommend going here it was a shabby hotel - Breakfast was poor They forgot where they put my boyfriend metro he’s car when he gave it them when we went to tne festival as we didn’t havetimetto take bags out of car we had to go straight to festival my boyfriend had to go doen I. Tne morning to get hes jet which they thrn found pathetic
- Robbie (8/5): Perfect holiday - Location and close to the railway station Nothing it was all good
- Savi (5/5): -
- Shelley (9/5): Lovely location, beautiful property and friendly staff. - Beautiful grounds, lovely historic building, pleasant staff. Some minor issues with a couple of cobwebs and some dust but otherwise the room was clean and was refreshed after our first night which we appreciated. Disabled parking was a little tricky but we managed.
- Jessica (1/5): We didn’t stay - A beautiful exterior on the pictures it was that dreadful, musty, mould, paper hanging from ceilings, broken doors and walking through the corridors an overwhelming smell of something that smelt like an illegal substance
- Megan (7/5): We had a great stay for a girls weekend. - The staff were lovely. The grounds are beautiful. We had some really nice cocktails at the bar.
- Donna (5/5): Would book again. Team friendly and helpful … - Old and quiet Tired , we understand it’s for sale and it’s difficult times. But hoover and wipe down tables! Snooker room could be cleaned.
Bins in car park. This is not criticism … but just a heads up on the little things that people see .
- Kirsty (4/5): It got worse the more times we booked. - We loved the building, we love using the snooker table and the outside area is beautiful We had no tv in our room, we’ve stayed here many times and have put a lot of money towards staying. We booked over a week ago and the broadway blamed booking.com were at fault for not showing up as we’d booked, and that there was no record of our booking. On putting our booking number in, we did in fact have a booking and was given an old run down room. Extremely thin walls, people shouting at 6/7am most mornings.
- Harley (10/5): -
- Georgia (6/5): Great location and price but really needs some TLC - Great location and a fantastic price for the weekend Very tired. Shower didn’t drain properly. Single beds were small singles for sure and just about fit an adult woman. Extra safety lock on the door didn’t work as when activated still could unlock with the key.
- Amanda (6/5): Worked for us and what we required for a short stay - Good selection at breakfast. Great location. Not enough parking in our opinion for the size of hotel, could make more space. Bit dated, could do with an upgrade in places, bathrooms need some work. Needs more signage around hotel, lots of stairs and blank corridors.
- Edward (7/5): Relaxing - Lovely breakfast, large room and bed, helpful facilities and staff - location ideal with close transport links Windows do not open fully and we struggled to cool down without a fan - small desk fan would help a lot
- Andy (6/5): - The room very comfortable. The bar staff very friendly other staff not so. Advertised with swimming pool dart boards had neither
- Saul (1/5): -
- Keertika (6/5): -
- Mandip (5/5): Good location but would be nice if staff were more engaging. - Location Despite having pre booked and paid for breakfast I was asked to evidence this after the manager said I had to pay. Once I could evidence no apology was offered.
- Eugene (1/5): Worse I’ve ever had - Very little to like room lock was broke on arrival people shouting most of the night staff did not care was ment to stay 3 nights left after one and a half Room bed thay let people shout and laugh in the hallways outside your door at 130 in the morning
- Lea (1/5): Looks great from outside. Experience within far away from great - I liked the barman. He was friendly and attentive Everything else. Hotel was dated, beds creaky and uncomfortable. We were put in a room that didn’t avoid stairs despite having a 1 year old on the booking.
Then. Breakfast was a nightmare. Was told only one adult breakfast on the booking despite calling ahead of booking to say the only option was for 1 adult and 2 children and being told that’s the one I should book for 2 adults and 2 children.
After explaining, was just told it’s a booking.com issue and I’d have to pay for breakfast despite paying extra for this when booking and being told at the time that children ate free. So what did I pay extra for???
They didn’t care or understand. Then watched my family like a hawk during breakfast to ensure only 1 adult ate. So I sat there watching my missus and kids eating. It was a buffet… surely a bit of empathy wouldn’t have gone a miss. Really poor and made us feel like we were under surveillance when we had only done what we were advised when booking.
When we checked in we were told about breakfast with both adults present, but apparently it didn’t occur to the receptionist that we only had one breakfast on our booking (unknown to us at the time)
Poor service in general and really would have cost absolutely nothing to make it right.
- John (1/5): Worst ever - You can see what I think in my emails, Dog shit all over my patio doors..cob webs.dog shit everywhere, paid £145 .no entertainment food disgusting.this is been reported
- Robert (9/5): Very enjoyable stay in a lovely hotel staffed by efficient and helpful people - Excellent menu, wonderful and helpful staff, nice setting and very spacious dining area. Everything was excellent.
- Julie (1/5): So bad it was funny. - Very hard to say anything was ‘nice’ about this aweful hotel. Property and grounds very run down. My room was small and very badly outdated with cheap fittings. The bathroom was horrendous and needed condemning. The windows didn’t shut properly and the Lino floor was ripped and rippling. The noise from doors slamming in the hallways continued to 2:50am. My room door didn’t fit properly and light shone in all night.
- Joleen (6/5): - The hotel is great if you are travelling with pets however it's looking a little dated. When we booked with booking.com they said the booking hadn't come through and we were lucky they weren't fully booked! Might be worth checking the hotel has your booking! Dated decor ... curtains in our room were quite muddy from paw prints
- Ken (8/5): -
- Maria (1/5): Never again will go then again - Breakfast not good for the money this was the worse hotel i been to in my life Nothing.worse hotel i been in
- HEATHER (7/5): Overall a pleasant stay. - Good choice of breakfast selections and pleasant location.
Look out for red squirrels in grounds. No electrical sockets on either side of bed. Pillows a little firm. Carpet in room were a little tatty (210).
- nelson (5/5): Ok as a bed for the night but not to spend time at hotel - Location Rooms not serviced daily
Out dated decor in lounges
No swimming pool
Garden and terrace lacked ambience
- Keith (8/5): Comfortable but could do better. - Very good Hot water for tea, coffee etc Luke warm
- Frances (8/5): good enjoyable stay - excellent breakfast, nice dining room, staff very good
- Jakub (8/5): All good -
- MD (10/5): -
- Andrew (5/5): staff great, food ok, Beds extremely poor. - To be fair the staff were friendly and the breakfast was ok. i understand that a company are taking over and are actually refurbishing. Some of the breakfast was limited but tasted nice. Fair sized car park so easy to park. Room is actually a fair size. Bed was awful and small i actually fell out on 1st night . Seems it is correct size for 2 teenagers at best. The mattress had a bump in the middle and slanted to the sides making very uncomfortable. So the Mattress was passed its sell by date. we moved rooms after my wife found it more comfortable to sleep on the floor. The new room had 2 single beds which were better but not a lot. The thing is they have room to put at least a king sized bed in. would of added comfort. The Tv was tiny and should be mounted to a wall would make it better. All around the hotel the carpets had more grooves than you can ever imagine so needs updating asap. The hotel has so much potential with the space it has and hopefully the new company will invest into it and boast about it because i am afraid if i didn't see an advertisement that showed a vast improvement i would not go back. Sounds harsh but i believe fair at this time.
- Robert (6/5): It was a good room other than a major disturbance by a member of staff. - when a resident has booked a room, make sure you know which room they are in. I was sitting at 10pm and a member of staff entered without knowing or trying to find out if anyone was in the room
- Robert (9/5): as expected will be back - location/ dog friendly superb breakfast comfortable room
- Ellie (10/5): -
- Eksha (5/5): - Breakfast was good. May be the building is very old, lot’s of cracking noise while people are walking and disturbing to sleep, plus lots of dust in the rooms.
- Kirsty (10/5): Fantastic - We have stayed a few times now and the room has been fantastic. The staff are super friendly and helpful and we could not fault anything! A bit nosey from adjoining rooms but to be expected in a hotel
- Kane (10/5): - The staff was very kind, helpful and approachable. The location was beautiful, the breakfast is amazing. The rooms are tidy and are very comfortable
Overall 11/10
- LORCAN (3/5): Overpriced - Rooms smelled like cigarettes and were generally unclean
- Simon (8/5): -
- Sheetal (1/5): Breakfast staff was very rude - Nothing Bed not good floor not good bathroom not goood
And specially breakfast staff was very rude
- Karen (8/5): Very pleasant - More fresh fruit
- robert (8/5): Would go back - Didn’t think the breakfast was value for money Was satisfied with everything else
- Simon (7/5): Staff was friendly, room and bed clean and comfortable - Quiet , nice old building No fridge in room
- Peter (6/5): - great accommodation, room and facilities I arrived about 7pm and had to go into town for a feed. (ie kitchen was closed because I did not call ahead, even though I gave an estimate via booking.com for ferry arrival at Fishbourne.)
- lay (8/5): Good but not great - Location A bit dated room
- Carole (6/5): - It has limited meal times and you have to pre order by 4 pm if you wish to eat. The bar has no meals as advertised and we were told that we would need to order a takeaway if we needed to eat and not ordered.
- SIMON (8/5): -
- Paul (10/5): excelant - room nice and clean also alowed dogs , breakfast was excelant penty to pick from and qualaty food realy nice staff
