Anthony (8/5): Good all round weekend. - Arrived early and parked in the Burlington carpark, registered car at reception for reasonable charge. Staff were very helpful and approachable, as they were all weekend. Our room was to the side, but had a sea view. It had all we required for the weekend, clean and comfortable. We included breakfast with our stay, it was very good, quality and choice. Came back after aday out, found there to be entertainment in bar. Few drinks and music finished the day off . Found where ever we went in hotel to be clean and relaxing. As with these large seaside hotels, they take a lot of upkeep. It a shame to the wear and tear, but still a lovely place.

Terence (3/5): - It was nice but the door in our first room was stuck and couldn’t open making it a fire hazard. So we were moved to another room . Where I tripped on the step by the shower room and fell and broke my ribs and also ended up in a resuscitation room in hospital when I arrived home. Broken ribs
wendy (6/5): Lovely staff, amazing view but hotel very very outdated, grubby and overpriced - View was amazing from room! Room was huge though the tv you could have used binoculars to see from bed it was so far away!! Staff were lovely and the breakfast was very good and the bacon in particular was excellent! Very very dated. Windows were practically rotten through, painted tight shut so unable to open. Would be miserable in summer with sun streaming in (south facing) we nearly melted in the short time we were in there! Nasty stains on carpet and curtain lining torn. Water temp was tepid. Out side was extremely shabby with rotten windows, shrubs growing out of down pipes and gutters. Staff were lovely but this extremely dated and over priced!

Anna (8/5): Nice break at the centrally located Burlington - Love the location, the staff and pristine bed linen and towels. My room was really cold and even though I had the radiator on it didn’t heat up. There was also a step up into the bathroom and a bath. My fault as I didn’t specify a shower or that I had mobility problems when booking.

Barbara (6/5): The hotel is in a wonderful sea front spot but the hotel problems somewhat spoilt the experience. - The meals were good and the dining staff were friendly and efficient. The lift. The bigger of two lifts was out of order leaving one small lift that was very shaky and held only 2 or 3 people. It was insufficient at busy times. The fire door on the ground floor that had to be used to enter or exit the stairs was extremely heavy and had a very tight spring to ensure that it closed. The problem with this was that it easily caught a person in the door way. The hot water in the rooms was only tepid. There was no ladies toilet on the ground floor, the so called downstairs toilet was down a flight of stairs and my friend who struggles with stairs found this very awkward.

The bathroom was well past it’s sell by date but the view was lovely We didn’t have a cleaner on the Saturday and when I asked at reception I was informed that the cleaning was done on a request basis but we wasn’t told this when checking in.we have been coming to this hotel for over 20 years and it has really deteriorated. There was only one lift working holding only 2 people which was totally unacceptable

Monty165 (7/5): My conference stay. - The location was great, easy walking to the winter garden's, parking on site. Breakfast was excellent, so much choice. The bars were very competitively priced. Not as clean as I expected, room wasn't cleaned during my stay. There was only 1 lift available and the hotel was full. Most people had to use the stairs, cleanliness could be much better. The shower was only warm and not very good pressure.

Mary (4/5): Bargain for a Seaview room if you can overlook all of the negatives. The breakfast is stellar. - The bed was comfortable enough although more of a full size than a queen. The breakfast was really great. The building needs a huge influx of capital to improve its condition. Hopefully this will happen sooner than later. For a building housing as many guests as it does, the only elevator barely holds two people and maybe their luggage. Most of the guests were elderly and I have no idea how the business stays open with only one elevator 2'x3'. The carpets throughout are dirty, rooms are dusty (other guests confirmed), the shower water was tepid although the basin had fairly hot water, the vanity sink was old and crackled with loose grout. Walls and ceiling had wallpaper peeling but had been painted over. Overall very untidy and unkept.

We did have a problem because although it was advertised as included when we booked, hotel manager tried to charge us £12.50 for each breakfast on both days. In the end when we questioned this the said they would believe us. Just as well! The hotel was advertised as disability friendly. This was not so. To begin with I was asked to use a side entrance for my disability buggy, just ring the bell and wait. Our room was on the second floor accessed by a lift with a heavy wooden door and the lift capacity was one person only and standing up. No real easy way to use the lift with out help. Our room was very small, and our bathroom had a bath with a shower over bath completely useless for my self. No room cleaning or empty og b

Penelope (5/5): Ok hotel in good location, terrible customer service. - Clean and comfortable room in a nice location We wished to extend our stay so a reception member requested we pay an additional £10 to upgrade the room to one we could stay in for the extra night. We then went off on the Seven Sisters hike the next morning, when we returned we were advised that the extension of stay was never completed by the reception member. We then were charged an additional £25 for a late check out and had to vacate the room even though it was agreed we could extend our stay if we upgraded. Very disappointed and we were made to feel like it was our fault.

smallridge (8/5): Frankie and his bulldog - Very chilled and understanding, was a sen child in our party and he felt at ease and comfortable we could all relax, we had the breakfasts and was lovely for 10 quid u cannot get a decent brekkie any where else My only little issue would be the shower wasn't quite hot enough for my liking but for the money u can't fault it
bparkercars (8/5): Suits us. - This was our third stay at The Burlington and is now our "go to". Some earlier reviews are poor but we disagree. Ok, views out from the rear bedrooms are not great, overlooking a service road, the car park and lots of bird poo but this is a seafront hotel where there are many seagulls. Besides, it's inside that's important, if you want a nice view, pay more for a seaview. Our room was spacious, very clean and comfortable. Our only gripe is that the (walk in) shower took 10 minutes to warm up. The hotel is a little dated and the lift is tiny but we found everywhere clean and the staff helpful. The entertainment was good as is the location and it has a private car park. We will return.

Joel (5/5): - Burlington is in a fabulous position and to be able to get a sea view room close to the promenade, beach and town. Dog friendly too! The carpet in our room was stained and made the place feel dirty and uncared for. Only one pillow. The breakfast was okay but urn coffee is a bit cheapskate.
Damien (5/5): No hot water was the biggest problem. - Location Double bed was small. No hot water only lukewarm. One of the lifts was out of order.

Mark (3/5): Terrible. Not recommended. Stay somewhere else - Breakfast was the only thing about that I liked 4th visit this year. No hot water Was moved to 5 rooms. I asked for a room with a bath although not much good without hot water 2 rooms were not even made up and had a shower. The last room was nice with a sea view and bath but again no hot water. Staff were unhelpful and quite rude when I complained. I did get cross but apologised and said iwont be staying here again and the staff member good because we dont want people like you here anyway.

GRAHAM (5/5): Good location but quality of hotel poor - Good location and entertainment Main lift was not working only small ift..1 person and case possible so long delays when on 3rd floor ps was not working last year when we came The superior room only had tepid water certainly not hot...shower tray filled up so blocked .the shower tap was so tight could hardly turn it.
