Guest Reviews
- MAGIE (6/5): - The rooms are very stylish. They pack a lot of amenities in a small space. While they are neat, they are not clean. Room smelled musty, fabric on couch and throw pillows stained, rim of mold around pool liner, among other issues. Staff is terrific and breakfast bar very good. Location is great. This is a revamped old motel in a great location not a high end boutique hotel
- Jennifer (8/5): - This was a very cute hotel and staff was very friendly. Excellent customer service. The only problem I had was all the furniture was very low to the ground (the bed, couch and refrigerator) and it’s hard for people with knee issues. Getting in and out of bed was a painful and awkward endeavor because of my knees and how low it was to the ground. It would be helpful if I put the mattress on a boxspring to raise it up a bit. The room was also very dark at night and it made reading in bed challenging.
- Emily (10/5): - Really enjoyed our stay here, hope to come back soon!
- Debra (10/5): - Super friendly staff.
- Vincent (10/5): - Fun!!!
- sakiko (10/5): - The most gorgeous place
- Nikita (6/5): - We enjoyed our stay at AWOL and the staff are very welcoming and helpful. There are some great complimentary touches on offer such as free drinks on tap (water, hot & cold coffee and iced tea), free bikes and fires to sit around with smores on offer each evening.
We did feel that the hotel feels a bit tired, our room was clean but smelt of damp and the space didn't feel well organised - there is nowhere to unpack clothes or toiletries. Breakfast is nice and kept well topped up but no pastries (sweet waffles and muffins are available) and with a small downside that you have to sit outside in the sun to eat it.
Location is fab, at the end of town so easy to walk (30 mins) or bike in (10 mins) but quieter and with amazing views over the salt marshes and close to the Province Lands Bike Trail and Herring Cove beach.
- Harvey (10/5): - Incredible views, helpful staff and peaceful
- stuart (10/5): - comfortable bed. breakfast was nice but eggs would be a welcome addition as a protein option. not much storage in my room. one closet which was enough but no drawers. coffee, water, seltzer and tea all day is nice.
- JAMES A (10/5): - The awol is a beautifully renovated property with spectacular views, great amenities and super-friendly staff. Highly recommend!
- Susan (10/5): - An oasis of serenity in PTown! The views over the marsh are lovely and the room decor is a soothing California coastal. We loved lounging by the pool, biking in the nearby Provinceland Trials, and making s’mores over the fire pit at night.
- Richard (10/5): - AWOL truly feels like a hidden gem! My birthday stay was absolutely wonderful—just a short stroll from downtown, yet perfectly tucked away for peace and quiet. The property offers breathtaking views and charming grounds, with thoughtful details like a s’mores bar and a delicious, fresh breakfast each morning. The staff, especially Sawyer, Brandon, and Andrew, went above and beyond to make me feel welcome and at home. Complimentary coffee, tea, breakfast, and treats like s’mores made my visit feel extra special. The rooms are beautifully designed and comfortable—if you can, choose a ground floor room for an expansive patio and stunning bay views! I loved that AWOL is about a 20-25 minute walk to the downtown area—it gave the hotel a peaceful, relaxing atmosphere, especially in the evenings beneath the stars. Being next to the National Seashore is a huge plus, and the free bikes provided by AWOL are perfect for exploring the surroundings. Thank you to the entire AWOL team for an incredible stay and an experience I’ll never forget. I can’t wait to return!
- Stephanie (10/5): - Great hotel. Highly recommend it for location, view and comfort.
- Alexis (10/5): - The staff were pleasant and helpful. We were able to use the complimentary bikes with ease - they even had a tire pump to use. The morning breakfast and nightly smores are a nice touch. The rooms were clean spacious and modern. There was great water pressure. The grounds were quiet and peaceful. I would definitely stay again.
- Joe (10/5): Make your trip even more magical at awol! - Ptown is a magical place and there is no where more special to stay than awol. The staff are lovely, the rooms are comfortable, and the views are breathtaking. I highly encourage couples - LGBTQ especially - to stay here!
- Jamie (10/5): - We loved the view from the room, the breakfast, and the smores and fire at night!
- Matthew (8/5): - Loved the view and its many different daily re-incarnations in Ptown's remarkable light, spacious bathroom, comfortable bed, room design, sparkling heated pool and lounge area, firepits, free bikes, breakfast and eating area. Staff was attentive when engaged. Super convenient to beach which was great.
A bridesmaid party invaded the communal space which broke its calm zen flow. I suggest discouraging that if you can, or limiting it to certain weeks? For a few hours they loudly took over the pool area.
Our unit had a stained love seat and the cushion didn't stay in place, a ripped cushion cover on its deck lounge. the rooms are just a bit too small (still bigger than lots of Ptown rooms). All of that was minor and not at all concerning. What really challenged us for a week's stay was the lack of storage in the room and the lilliputian height of everything (lounge and bed are on platform, our luggage and apartment size refrigerator was on the floor) - I really wished the front door didn't face my bumper (not sure there's a design solution for that - maybe tall planters that serve as guides for parking your car so bumpers don't cause guests to have to walk around cars when people pull up too close?) Last thought for the outside area - a Shade structure might be nice if it can be incorporated into the front somehow. To be fair about that - i was there for the June 2025 heat wave which doesn't happen all the time. all this and i would definitely stay at AWOL again.
- Carolyn (8/5): - Glorified motel but luxury hotel prices during our stay :(
- Kristine (10/5): - This inn was perfect! The view of the moors was lovely, and the hotel was quaint and stylish. We were able to walk to dinner and also really enjoyed the fire pits with s’mores. Charming!
- Ronald (10/5): - Great location, private. Lots of little extras.
Nice staff.
- Maria (10/5): - Excelent
- Stacey (10/5): - They have the best shower ever!
The views are quite amazing!
- Colleen (8/5): - Staff was amazing. Really cool spot. Only issue was hearing the people on the floor a
- rita (10/5): - Peaceful and relaxing setting with a beautiful view. Room aesthetic was enjoyable- maybe coastal modern chic? Not fussy design but nice details. Loved the nitro cofffee on draft in the office and they even offered oat milk. They also sell wine and beer and snacks in the office, which is perfectly situated near the fire pits and picnic benches so you can sit and relax and enjoy the view. The space in the room is economical- but the layout doesn’t make it feel claustrophobic. The giant window looking onto the grounds adds a nice sense of openness. There is also a table and seats in front of the room. Lots of opportunities to stop and soak in the scenery. Hope to be back and be able to enjoy the pool next time as gbs weather was too chilly on our visit.
- John (8/5): - Unique hotel at the shore
- Verified traveler (10/5): Always an Incredible Stay - This was our 3rd year staying at AWOL and, as per usual, it didn’t disappoint. We were very comfortable and love the view and peace so much. The length of the walk into town isn’t bad at all. The service is always amazing.
- Carly (10/5): - We had a really lovely time at this property: it was far enough off the main drag to be quiet and peaceful but close enough to walk. Friendly staff and all around cute property. Beautiful views and really excellent natural lighting. Would absolutely book again.
- Ronan (10/5): - Just a lovely , cosily luxurious boutique getaway .
Great location .
Peaceful , and overlooking the marshes etc .
Just enjoy !
- Zoe (8/5): - Beautiful outlook, peaceful and relaxed.
- Nicola (4/5): - It’s not the hotels fault but one room was playing music from 1:30am for 2 hours. It is however the hotels fault that there is no 24 hour service and there is no sound proofing between the lower and upper level. Not worth the money.
- Jessica (10/5): - Place is beautifully remodeled with a great patio area with comfortable seating. Very quiet area, with a beautiful view from room. Firepits (gas) automatically on until 10pm. Great heated pool. Bikes for free use at front desk if you would prefer not to deal with having to park. Hot shower with plenty of water pressure and beautiful tile and vessel sink. Complementary breakfast with fruit and yogurt and muffins and great coffee bar. Office staff is courteous and friendly and housekeeping did a fantastic job on the daily refreshes!
- Jennifer (2/5): This is a motel with limited comfort - This hotel is a motel, with limited comfort and limited services. The room was humid, we were cold and we couldn’t turn the heat on. Bathroom was small and dark. You can hear your neighbors. The breakfast is limited and mostly carbs with disposable plates etc. You can only sit outside. The tables and benches were wet. When we informed the staff, they gave us a towel and shook their head. It is quite far from the center. The view is stunning though. We booked another Inn after 2 days that was lovely.
- Matt (10/5): - such a lovely property. the staff were kind, they had a lovely breakfast spread in the morning, nitro cold brew and hot cold brew on tap which was epic. they left smnoes out at night for guests and the ds durga toiletries were lovely. this is truly the best place I have stayed in ptown and cant wait to return.
- Verified traveler (10/5): A place for nature lovers - The hotel is out by the jetty and the marsh which great if you're looking to be close to nature. It is slightly more than a one mile walk to the business district of Commercial or Bradford. Not convenient in the dark at night unless you plan to taxi to/from. The beds are VERY low to the floor and it could be difficult for some to manage getting in and out. I enjoyed the location, the breakfast, the view, and the stores with fires each night. My one critique would be the hotel should add privacy film to the floor to ceiling windows that allows the guests in the room to see out when the curtains are open, but doesn't allow the guests from other rooms to look into your room. Particularly at breakfast, as people are walking by the ground floor units near the office, it feels like you're a circus animal if you want to open your blinds and see the sunrise or the tide come in.
- Eduardo (10/5): - This is my second time staying at AWOL, and it's hands down my favorite spot in P-Town. The vibe is both sexy and laid-back, offering a unique, tranquil experience. While it may be a bit of a walk for some, the stunning marsh views and lack of light pollution make it worth it—day and night feel truly magical.
The staff is friendly and accommodating, which is a refreshing surprise, as Massachusetts isn't typically known for its hospitality. The AWOL team truly breaks the mold!
I can’t wait to book my next stay!
- Michelle (10/5): - Loved everything! Everyone who worked there was absolutely lovely too!
- Jennifer (10/5): - Room was modern and clean. Great room if you don’t mind a smaller space. Couch and bed were low to the ground which was not an issue for us. The view from our room was absolutely gorgeous and we loved the lounge space right outside our room. We enjoyed the sunset over the water from the cozy fire pit seating. Property was in a great location close to town. After we returned from an evening out on the town we were delighted to find “s’mores supplies” - everything you’d need to toast marshmallows and build your own s’mores at the outdoor fire pits! Staff was courteous and communicative. Great experience for our 1 night stay in Provincetown.
- Riley (10/5): - View to watch the sunset! Close to all the beaches and amazing place to visit! Very relaxing off season! Staff at the desk are really nice!
- Nicole (10/5): AWOL Over and Over - Women's Week 2024. My first trip to PTown. I cannot say enough wonderful things about this hotel. My flight was delayed, and they were so accommodating. The service is top notch. So friendly and helpful. The room was clean, and tastefully decorated. The outdoor bier garden and fire pits provide a breathless view of the moors. The tide changes and wildlife viewing are amazing to behold. Very close to downtown, but secluded enough to feel private. I will definitely stay again.
- Mike (10/5): - Excellent boutique hotel at the tip of the cape 15 minutes walk from downtown Provincetown
- Charlotte (10/5): - This place is truly a delight! I enjoyed the bonfires and complimentary s’mores every night, the rooms are quaint and comfy, the continental breakfast is super cute and has a great selection they even had these adorable mini glass Nutella jars! Bike rentals are included with your stay at no extra charge to explore the beautiful area. The owner of this place really put in a lot of thought and effort to ensure guests are satisfied. I will be returning to AWOL when I return to Ptown.
- Megan (10/5): - We had a wonderful time. The staff were fabulous.
- Jonathan (10/5): - I absolutely adored my time here. It overlooks the beautiful marshes and dunes on the quieter West side of Provincetown. Nice amenities like nightly firepits and smores plus coffee, tea until 8pm. Breakfast was a nice start. We loved our little patio furniture and despite the size of the room being a bit small it’s the perfect crash pad for our beach stay. Loved it.
- Elizabeth (10/5): Amazing - We had a amazing time everything look just like the pictures online definitely going back during the summer
- Gail (10/5): - The view
- Alex (10/5): - The whole experience was great…from the front desk staff (Sawyer and Cody) to the rooms and late night fire pits. This was a rare find and we’ll be back.
- Verified traveler (10/5): - Loved this gem on the cape. Quiet, beautiful atmosphere.
- Jefferson (10/5): - We would definitely stay again!
- Michael (10/5): - Absolutely the best hotel in Ptown. Beautifully landscaped and modern design make this such a wonderful experience
- joanne (10/5): - Lovely property with majestic views of the salt marshes! Wonderful continental breakfast. Great outdoor space including pool and fire pits! Can’t wait to return.
- Verified traveler (10/5): - Amazing experience overall! Excellent and very friendly staff. Beautiful rooms and views. Room deck and breakfast was an extra bonus. Pool area is great too. Housekeeping is excellent. Highly recommend!
- John (8/5): - Nice staff and flexible and helpful overall but the room for the rate is very low quality and uncomfortable. We had good cleaning services as well.
- Danielle (10/5): - This place was amazing. The rooms were so beautiful and clean. The hospitality from the owners was really refreshing. I would definitely recommend this place to everyone!
- Verified traveler (6/5): - The view is stunning of the marsh. One of the best in Provincetown.
The rooms are beautiful, however, previous reviews are accurate. Rooms are tight, furniture impractical, and no place to put anything.
The staff, outdoor space and amenities good, but the rooms are tough. Lark, please listen to your reviewers. This property had potential.
- Katherine (10/5): - It’s such a lovely place.. quiet, beautiful scenery, awesome staff yet close to everything! We loved the pool and bikes and being able to walk into town and bike to the beach. It’s an awesome spot!
- Philip (10/5): P’town Paradise - Awol offers a tranquil setting and spectacular view mere steps away from all of the excitement and energy of P’town proper!
- Joseph (10/5): No place better to stay in Ptown! - Awol is the best place we’ve stayed at in PTown! The amenities, the view, the hospitality were all amazing. It’s the perfect place for couples or a getaway with friends.
- Philip (10/5): P’town Paradise - Awol offers a tranquil setting and spectacular view mere steps away from all of the excitement and energy of P’town proper!
- Tania (10/5): - This property was absolutely stunning, safe and clean. Offered a simple yet plentiful breakfast and was a walkable distance to downtown. I would absolutely stay again.
- Loutia (10/5): - I would recommend anyone to stay there.they were very friendly and approachable .their breakfast was delicious 😋.
- Eric (10/5): - AWOL was the a great spot for 4th of July trip.
- Je (6/5): - Online pictures are better than reality. Place was pretty underwhelming.
- Anthony (6/5): - Got woken up by someone in the only room above us super early on Sunday. To pay $655 for the night is a lot for that place. Says Adults only but there were kids??
- Daniel (10/5): - We had a terrific,stay at Awol
Every member of the staff makes you fell welcome.
With many free things included.
From continental breakfast in the morning, coffee, ice tea, water, combucha on tap available all day. To a set of 20 city bicycles free to use.free parking.
Heated pool.
And the view is to die for. 3 shared fire pits to complete the evening. All only 15 minutes walk from all the restaurants and stores on Commercial street.
- Eliza (10/5): Fabulous overnight! - We went for an overnight to celebrate our anniversary. The hotel was perfect for the occasion. Everyone was super nice. The bikes they offer were such a bonus as it may travel into the center of town very easy and fun. The s’mores at night by the fire pits were the perfect way to end the day! We’ll definitely be back!
- Iain (10/5): - Hugely relaxing and very friendly
- David (10/5): - Had an incredible time at AWOL! Andrew, Codie, and Sawyer treated us life family. Resort was stunning nestled between the beaches and the town. Highly recommend!!
- Aive (10/5): - The property was absolutely amazing and the service was even more incredible! The staff was so attentive, friendly, and helpful. Would definitely recommend as it feels like a retreat and the main town area is just a bike ride away. Will be back!
- John (6/5): Not for Seniors - glamping - Fantastic views but the platform bed and couch are awful-getting in and out of bed is beyond difficult if you have back, hip or knee issues. In addition there are no nightstands, dressers or closet to put your belongings away. Survivable for up to two nights but not for a week, think of glamping..
- Ryan (10/5): - Amazing weekend at the awol. Surprised my husband with two nights here and it was exceptional. Particularly Sawyer and Andrew at the front desk who surprised us with a gift basket and rose upon arrival. Such great vibes and a perfect weekend in Ptown. Can’t wait to go back!!
- Natalie (10/5): - Our second year staying here in a row. The property is beautiful and relaxing. We love it here!
- Shawn (10/5): - It was a great place to relax and enjoy some beautiful views! Really enjoyed it!
- Mary (10/5): - Great location and service from the staff! Breakfast was OK. I did like all the fresh berries for the granola. Our room was nice, but it definitely could have used more light by the sofa.
- Gary (10/5): - Great location with views and sunshine all day. Decorated really well and the staff couldn’t have been nicer to us. The fire pit, s’mores, drinks and breakfast were all really nice touches…a hotel that cares about their customers!
- Christopher (10/5): Loved it! - Amazing, couldn't have been better
- Lisa (10/5): - I can’t say enough it was a lovely experience. Great service and beautiful location on the Moores.
- Julie (10/5): - Fantastic! Beautiful decor, spectacular view, great amenities..fire pit, heated pool, bikes, smore kits, nitro coffee on tap, and extremely helpful and friendly staff. Loved it.. recommending to others and will visit again!
- Michael (10/5): - Staff is fantastic!
- Thomas (10/5): - An amazing stay with super great hosts!
- Adicel (10/5): - Amazing property and friendly, helpful stuff.
Definitely is our favor place in ptown.
Thank you
- Verified traveler (10/5): - Hotel had beautiful views from the room and staff went above and beyond.
- Verified traveler (6/5): AWOL- Away with out luxury - Found the platform bed too low and a tripping hazard. Lighting non existent, No nightstand. Inadequate storage. Bathroom lighting hanging low over sink.
Outside grounds lovely with amazing views and pool area lovely. Enjoyed the fire pit.
- Jennifer (8/5): - This hotel was super cute, had an amazing view, and was quiet. My only complaint is that there is no coffee machine in the room, and while they do include a lovely continental breakfast and coffee in the office, it doesn't open until 8am. If you're an early riser and need coffee to start your day, the earliest coffee shop opens at 7am and it's a good 15-20 minute walk.
- Firas (10/5): - Lovely staff and very accommodating. Beautiful property with views. Close to beaches and to bike trails.
- Deborah Sue (10/5): - We had an amazing stay at AWOL. The property is just as beautiful as the pictures. The free bikes allow you to ride to the beach or ride into town which is very close by.
The views from the property are breathtaking, overlooking the marsh. From sunrise to sunset the property offers everything you could want for a relaxing getaway.
- Ekaterina (10/5): - Great staff and very nice accommodations.
- Jennifer (10/5): - Amazing staff and ambiance !
- Robert (10/5): - Clint and Andrew were the perfect hosts. Great place - clean, comfortable and quiet with wonderful views.
- Joseph (4/5): Definitely NOT WORTH $497/Night for Smallest Room! - We echo EVERYTHING that the 1-2 Star reviewers have shared. There is no need to regurgitate the numerous negatives already stated. We stayed one Friday night in mid-October, in a simple, quite small, first-floor room, which ended up being THE most expensive, and the worst room in which we stayed during our eight-night leaf-peeping tour through NH, VT, ME, and MA! Yikes! Considering all of its failings, the entry-level room was, perhaps, worth $150-$175/night; but most assuredly not the $497 we paid! Sadly, after complaining between ourselves, we decided the joke (or insult) was on us. Hopefully, Lark Hotels will figure it out, as the poorly renovated, old, motel this not-so-much-like-a-phoenix property arose from needs a bit more help with the details to make it anywhere close to worthy of the "price tag". No doubt there will be a retort from management, as with all of the other comments shared. It will be nice if they take comments to heart, however, rather than making snide excuses! We will go out of our way NEVER stay at another Lark Hotels property. Credit where credit is due....and vice-versa! But, know that word-of-mouth travels fast and far.
- Stuart (10/5): - owners could not have been any friendlier. They genuinely come across as caring for their guests and they made the whole stay feel special from the first moment we arrived.
I can't wait to go back
- Lynne (8/5): Trendy, fun spot! - Awol was a fun, trendy beach stay. Loved the view of marsh, dunes and the Provincetown Causeway while being just minutes from downtown. Great to have outside sitting area, fire pit, pool and bicycles!
- Kimberly (10/5): - This property was in a wonderful location of town. Beautiful views of a salt marsh and dunes from many of the rooms and lots of outdoor sitting areas to sit and take in the view.A few fire-pits were lit up at night, bicycles were provided, as well as beach towels and it was a quick walk to town for dinner and night life. The bottom floor rooms had nice seating areas with a couch and chair and beautiful stone table. The inside of the rooms were decorated with a sustainable look and the beds were very comfortable. Friendly staff and a lite fare breakfast each morning topped it off! I can't wait to stay here again!
- Mike (10/5): - Excellent property at the end of the west end
- Alex (6/5): - The rooms are pretty but very uncomfortable (bed, lighting, storage). Overall, the property is in need of maintenance. Staff is nice and accommodating as best they can.
- Christine (10/5): - 👍
- Paul (10/5): - The view of the marshes and sand dunes was amazing. The rooms were modern and clean . Friendly staff for the most part Close to the beaches and commercial st, yet far enough to be have peace and quiet
- Ilene (10/5): - Wonderful experience at A.W.O.L. - loved the location & the view out our balcony! Great warm friendly staff! Only negative is the bathroom is really tiny & the platform bed is not great for someone with a bad back or knee!
- Jennifer (10/5): - Location was great - view awesome.
- Darlene (10/5): - Wonderful property, in a quiet part of town with beautiful views and very nice amenities.
- Safitri (8/5): - The room was restful, absolutely perfect for early nights. A little more furniture would have been nice - we ended up having to put things on the floor all the time. The balcony was a lovely spot for reading and relaxing but bring insect repellent. For anyone needing a room for a workcation, look elsewhere. The coffee/drinks bar in reception was very nice to have. Location was perfect for walks and getting to the centre of town.
