We love the location and Kai and their staff were super helpful. The lift was broken during our stay, but they helped with the bags. This is our second day at this hotel. It’s definitely our choice when we are in.Oban The stairs were a little hard for our mobility, challenged ladies.
- Peter (3/5): A one off stay from a regular Oban visitor. - On the upside the breakfast staff and food offering were excellent and were a sharp contrast to the rest of the hotel. Great location and views in a busy town. Hotel was under extensive renovation, room provided was old and tired and in the renovated wing. Workmen started at 07.30am in the morning. Stained carpet and grubby room edges. TV reception was either good or bad , the TV decided. Charged additional £10 for parking in hotel car park overnight. Bar prices bore little reflection of the town prices.
The reception was sporadically manned .
- Diane (1/5): A disappointing stay at the end of our holiday. - Location was good for the town and nearby areas. The female receptionist was excellent. Please excuse our frankness - but this hotel is C**P!
It's a grand old building that has been sadly neglected. Routine maintenance is many, many years overdue.
In the first room allocated to us - the windows rattled; the shower and towel rail heater did not work. In the room that we transferred to the ensuite shower room is miniscule; the shower was hard to operate and the top trims on the basin taps were missing. In the corridor - the carpet on the stairs is totally thread bare in places, almost to the point of being a trip hazard. The decorations generally are very tired and in the corridor some of the wallpaper is bulging away from the wall.
To the young man that visited our first room to check our complaints and possibly rectify them - we would like to advise him that the faults are not due "to it being an old building". It is the neglect of management and the owners to carry out repairs in a proper and timely manner that is to blame!
In conclusion, we will stay elsewhere if we visit Oban again.

- Roderick (4/5): Disapointing - Location and parking were great It is run down, in poor repair, no operational lifts and drains smell awful.
- William (1/5): Due to the freezing cold room, we had to cut our stay short as we were both ill. - Nothing. When reporting the cold room to the staff, they informed us that maintenance had fixed it, but it continued not to work. We had to put a bath towel over the window frame to try and block some of the cold wind. General state of maintenance of the hotel. For example, on arrival the elevator was not working and would be like this for the remainder of our stay. Our room was freezing cold and the radiator didn’t work. With the wind blowing straight through the poorly fitting window frame our room never got lukewarm warm. The hotel staff did say they had repaired this but it never was. They did provide a very small portable radiator but with the roof being over 12 ft high this was never going to resolve the cold. My wife and I are both in our seventy’s and have heart trouble and came home a day earlier than planned because we were ill. The hotel manager did inform us that they would be in touch with yourselves to refund us for the nights stay that we lost. To date no refund has been received and we await your comments

Staff friendly and polite - breakfast was good. Very run down - in need of upgrading and modernising from the toilets to the breakfast/food dining area to the bedrooms all showing deterioration from plaster, paint, carpets, toilet seats, bedding (the bed was comfy though) the fabric of the building itself needs attention.

They are doing renovations that should be completed in a few months-elevator was out of commission during our visit. Very minimal parking, or anywhere in Scotland, so get there early to get a spot. - Robinson (1/5): Don't stay here! - We never completed our stay cause the room was gross. Drips down the walls, door handle almost fell off to the main door, mattress on the bed was calapsed from over use, mold in the tub and on the floor. The photos are not even close to what the hotel offers.

The hotel was quiet at night and sleep was fine .
The location is amazing , views over Oban bay .
If when considering booking you imagine a dated 4 star 1970s hotel in need of a make over but excellent location , then you kind of get what you pay for .
We paid £100 per night which I thought was acceptable for what we got .

- Tom (3/5): The hotel has a long way to go to be adequate. - Breakfast was good and Zac in the bar and the member of staff running the breakfast were both very good A room described as a cosy double had only a four foot wide bed. No bedside tables and hence no bedside light. Couldn’t stand up in parts of the room because of sloping ceiling. Trying to do a major refurb (which is very necessary) is difficult with guests in. Lift was still out of order going by previous reviews.

Vies, veel achterstallig onderhoud, geen warm water nadat 1 persoon de badkamer had gebruikt, lift is buiten gebruik. De prijs -kwaliteit verhouding is erg slecht. Deze kamer is nog geen € 50,00 waard.

- Charles (1/5): - It’s was supposed to be a premium room, more like a basic standard room, tried to charge me£10 for parking, it was the booking site, he said, it wasn’t.
This so called hotel is not for you.
- Marc (1/5): Hotel is in a very poor state, extremely unclean and unacceptable facilities - to be avoided, despite the beautiful loca - Staff were friendly, but they were limited with what they could do with the hotel being in the state it was. Unfortunately this was an unpleasant stay. The rooms are very outdated, with signs of water damage around the hotel and a lot of TLC is needed (e.g. lift breaking several times). Floorboards are extremely squeaky, towels left in the hallway for 12 hours, bathroom window can’t close so the room is cold, cold water tap leaks and one of our ‘clean’ towels was used and filthy. In addition, we were woken by guests loudly banging on our door (and coming into our room as the door didn’t lock easily) and shouting when drunk at night and staff did not respond accordingly. The manager originally agreed to give a 50% discount but then went back on his word, so we are having to take it up with Booking.com. I would say that the location is beautiful and the staff were generally friendly, however I would avoid as it was generally not a good experience.

The windows are hard, the beds are hard, and the bathroom and shower are terrible, I don't know who gave them 3 stars, but the hotel is worth a maximum of 2 stars, they should reconstruct the entire hotel because in a few years it will all fall apart. I would not recommend this hotel to my friends!

Needs updating. - Location was perfect, view was exceptional and the bar tender was good and the bar area was comfortable. The bed was comfortable and clean. The shower was good and powerful. The windows were sealed shut, except for a very small gap to let in a little air and the blinds did not keep out the bright light in the morning. The floor boards creaked everywhere, all the time. The cost of a one night stay was expensive even with a discounted rate.

Hotel has taken a policy decision not to sell beer, so we had to drink elsewhere when we would have liked to have stayed in the hotel.

Breakfast was good with the eggs done just right. Person in the bar when we arrived was very helpful and chatty and did offer to find us a table for a meal. We declined as we were going out for a walk after finishing our drinks. Excellent view from our room that looked out over the water and we could see the boats coming and going, very relaxing. The hotel is in the process of renovation. It did not affect our stay as we were out all day and when in the hotel we did not hear any work happening.

I messed up the booking, but the receptionist sorted it all out in a most friendly manner, with an upgrade to a better room with a sea view thrown in.

Happy chap behind the bar! A bit shabby and dated. Our shower screen was off its tracks and there was build up of dirt in the corners and a very make-do replacement of a shower tile. Girl at the reception couldn’t recommend any restaurants in the area other than a kebab shop and a Wetherspoon despite there being some great places that we found on our own!

- Thomas (4/5): - Excellent location The room was cold, no hot water and the floor was ridiculously uneven, also my wife is in a wheelchair but the room was accessed through a doorway much smaller than the wheelchair
- Carla (8/5): Great location. Excellent staff very helpful - The location and the staff were fabulous. Room very clean with a view. The hotel is an old building but have everything you need. We’ll definitely back again to this hotel. Just make sure the superior double room is the big room with 4 windows because there’s another room with the same name and it’s smaller. Other than that happy to back again. We booked the Superior double room with 4 windows and we get a different room. The room was very good but we wanted what we booked. Apart of that great hotel to stay

- Purdon-Haynes (7/5): Fabulous location and restaurant/lounge. - The restaurant is fabulous with wide ocean views and delicious food. The bartender went above and beyond to make our meal perfect. Highly recommend it. Our room was a little run down, and the window overlooking a dingy back area was stuck open but the fresh air was welcome. Having said that we were glad to find a room at all because it was a long weekend.

- Jan (5/5): A real shame to have such a great location but the place being so run down, major refurb required. - The view, the two staff members that served at the bar and served breakfast. The state of the place. Needs a lot of work done and simple things like the toilet bin was a disgrace, better not having one than what was there. The handle on the wall in the bath was so rusty.
