Guest Reviews
- Stefanie (10/5): - Home was built in 1790. On the bus line to head into Edinburgh. Owner is very sweet and very helpful with all there is to do in Edinburgh.
- Richard (8/5): - Very friendly welcome from the host, David, and especially from Figgy the Cocker Spaniel. Perfectly situated for Edinburgh’s excellent bus service too. Recommended.
- Mark (8/5): - Had a lovely time at Spylaw and David was an excellent host. Breakfast was very good and plentyful. Parking was great as was the bus to get into Edinburgh. We stayed in the Robert room and suggest the following need attention to improve our view. The television did not work and apparently not for 30 days according to the error code, dust on the television and cabinet quite thick. Unfortnately the bathroom had black hair on the floor and dust on the shelf behind the toilet cistern. The towels were discoloured and very hard. These are suggestions only.
- Katherine (10/5): - David was SO kind and knowledgeable. The bed was super comfortable and the B&B is located right by a bus stop for convenience. Would love to stay here again!
- Jennifer Mary (8/5): - Host was very accomodating & eager to help us enjoy a comfortable stay.
- Richard (10/5): - David was a splendid host! Very informative about the area and how to use public transport to explore Edinburgh. Breakfast was also very good.
- Jon and Mary (10/5): - The bed was so comfortable after a long journey! The shower was hot and the neighborhood very quiet. We never knew other guests were here until our breakfast and David was very accommodating and gracious and we enjoyed dining with the other travellers. Breakfast was delicious and Figgy the spaniel made us feel very welcome as well!
- Lesley (10/5): - Our host was very welcoming, the room was very comfortable with everything we needed and the house and furnishings full of character in keeping with it's age. Breakfast was excellent.
- henry (10/5): - The host and his wife were exceptionally pleasant and helpful. A true "British" experience
- Thomas (10/5): - A beautiful property owned and managed by a elder gentleman. Very kind, friendly and helpful.
- William (6/5): - Great location for bus access to Edinburgh and good for bus access to airport. Good host.
Room was good but other areas are in need of care.
- Paul (10/5): - The property is 18th century and rooms are huge and decor is in tune with building. So close to bus route to city. Bus approx every 15 mins to centre. Buses back all through the nught but less frequent. David was perfect host, explaining how to get to bus stop, given main door key for easy access whatever time you get back. We went to tattoo so were back late. Great sleep, lovely huge bed firm mattress. Coffee and tea in room. Breakfast was excellent, full scottish breakfasr and cereals yogurts, fruit juice, toast and lovely coffee. Highly recommend this place. Not big hotel, nice guest house, perfect. Ticked all the boxes. Thank you David. Caroline and paul. We stayed om 8 august 25
- Ross (10/5): - What a fabulous place. David was a wonderful host. The room we had was large , the breakfast was great. The Spybank is in a perfect place to explore Edinburgh. The 44 bus is just around the corner takes about 29 to 25 minutes to get to the city. Highly recommended place to stay.
- Janet (4/5): - The hospitality was wonderful and David is very helpful and friendly.
The room was cluttered and untidy, dusty and not looked after. The fridge wasn’t cleaned out from the last occupants.
The room was not able to be secured when we left the premises which made it difficult to leave our valuables.
A lot needs to be fixed to justify the price.
- Liane (10/5): - David was super helpful and communication easy via what’s app.
Location lovely and easily accessible to bus into city and local village. The Spylaw Inn for dinner was fabulous and food delicious. Full English breakfast included in the dining room was also wonderful.
Highly recommend staying here.
- JACK (10/5): - Very unique 1742 house. The gentleman host was very informative about the area and the history.
- Paul (10/5): - David was an excellent host with lots of great suggestions and information
- Kimberly (8/5): - Beautiful late Georgian Home in a quiet neighborhood. the grounds are lovely and the host was delightful.
- james (10/5): - Great Bed
- Mary (6/5): - David was a kind and informative host and our room, itself, was clean. Property was not in the best repair and was old and a bit rundown/dated. The biggest issue was that the host had a cat and dog living in the common areas of the property which was never revealed in the property description and would be a problem for those with animal allergies.
- Jeff (10/5): - Beautiful historical home. Not your ordinary hotel. David, the host, was very welcoming, helpful and knowledgeable. Delicious homemade Scottish breakfast. Thank you.
- Jacqueline (8/5): - It was quite old which added to the quaintness. I had to call when arrived which ended up costing me. Wasn’t aware host was on WhatsApp until after
The host was lovely. Had a great breakfast as well
- Elena (8/5): - I had a good stay here. The hotel is on route of 44 bus to Balerno. The bus ride is around 30 min to Princess Street and buses run every 15 min. The bedroom was nice and the bed was very comfy, I slept beautifully! I prefer old fashioned, quiet places over modern and very busy hotels so the Spylaw Bank House was perfect for me. The price is also very reasonable compared to expensive places in the city centre and breakfast was included.
- Govor (10/5): - An amazing, quiet location , a beautiful old house with very good facilties. It made me and my 11 old son feel like in a fairytale, with a great contribution from the house dog and cat. Many thanks to David , for being a great host and for contributing to our rugby knowledge, that was amazing for a young boy that is discovering this beautiful sport , and enjoyed a very good game in the beautiful city of Edinburgh
- Sonja (10/5): - David was a great host. Very nice and quiet place. Great connection to public transportation.
- Verified traveler (2/5): Avoid, there are far better options nearby - On our arrival (couple with child) the front and rear doors were locked, there were no lights on and, looking through the windows, the building appeared to unoccupied and abandoned. We telephoned hotels.com who telephoned the owner who said he was there. We returned and I met the owner who led me through the house which was dark, untidy, dusty, dated, and in poor repair and and smelled of cats or dogs (there were animal food and water bowls). I was shown the room which was looked like it had not been decorated in years. I left and informed hotels.com that the accommodation was totally unacceptable - our child has asthma - and requested a refund and was told that under their terms a refund is at the discretion of the owner who refused. We arranged nearby alternative accommodation which was excellent.
- Lisa (10/5): Incredible property - Amazing property. David was so gracious and full of information. Our room was beautiful. The bed was so comfortable. I would recommend staying here as I would definitely stay again
- Paul (10/5): - I enjoyed my stay there very much. The man who runs the bed and breakfast was a very kind and generous man. Great value for the money!
Paul from Canada
- Wendy (10/5): Wonderful stay in Scotland - This was the ideal place for my two week stay in Scotland. The location was perfect because it is within walking distance of my sister's home and close to bus stops that take you everywhere in the area. David was a delightful host and I felt very welcome and comfortable.
- Sarah (10/5): Wonderful Hogmanay stay with attentive host! - David was a fantastic B&B host. Very attentive and provided a lovely breakfast on the morning of New Year’s Day. Easy to get into the city centre with a few regular bus options. Would recommend staying here!
- Mark (10/5): - Nice Georgian bed. Real key to room
- Verified traveler (6/5): Go Back in Time - The proprietor David was a lovely man. His breakfasts were tasty and delicious. Good B&B for an old-school stay. Old Georgian home so if you like a historic stay, this is it.
- linda (10/5): - A fantastic stay, friendly owners, good food and a very comfy Georgian bed !
- Natasha (10/5): - Great place and great host! David was kind and knowledgeable. The house was clean and full of interesting bits. Starry the cat was my favourite!
- Roger (10/5): Amazing stay - Big room, David is an amazing owner
5 minutes walk to the bus that brings you right in the middle of the city
Everything was perfect
- Verified traveler (10/5): - Great hotel, friendly family run.
David, the host, was lovely, will definitely return when next in Edinburgh.
Parking on site, £10 gets you into central Edinburgh by taxi. Close to bus routes also
- Linda (10/5): Lovely place!!! - Lovely, elegant old home in a quiet neighborhood. The only problem was that I didn’t do a good job of getting arrival instructions. The bus from the city stops nearby but then, in the dark, it was a little tricky to find. The room and bath were very comfortable and welcoming. I had to leave early but I’m sure breakfast would have been nice. Btw, Uber doesn’t come to your exact location - be sure you figure their location out - again, I was doing that in the dark of early morning. Figure the location issues out before you go and you are sure to have a lovely stay!!
- Jenna (10/5): - the owner was lovely and everything was very well priced
- Gavin (10/5): - .
- Sarah (8/5): - David the owner is very knowledgable and personable. He knows Edinburgh extremely well. The location is great for bus services into the centre of town and the breakfast was delicious. It is an old house and bares the marks of time, but overall it was a very pleasent stay.
- Philip (10/5): - We only stayed one night whilst visiting family but would definitely go back. David was lovely, so friendly and helpful. The room we had was huge and the bed very comfy. Quiet room and not too hot. There was an additional heater and loads of blankets though if you were cold. I don't like a warm room.
Breakfast was cooked to order and lots of healthy options too.
Beautiful house.
- Verified traveler (6/5): Property and owner both need help. - If you are the sort that would just love to spend a weekend with your eccentric octogenarian great-uncle that you've never met before, then this is the place for you. Otherwise, look elsewhere.
- Kay (8/5): - Only there about 11 hours.
- April (10/5): - The host is very kind and and has many helpful insights on how to see and visit Edinburgh. We had an excellent breakfast and overall very much enjoyed our stay at Spylaw Bank House.
- Christine (10/5): - Our stay at Spylaw Bank House was our first night in UK. David our host was so keen to please and help us. We arrived late in the day and he booked us into a local restaurant for dinner, showed us to our room, explained everything we needed to know. We woke to the fresh and fragrant smell of the flora/trees outside our window. Our home cooked full breakfast was really good and fresh pressed coffee. Spylaw Bank House was easy to find, close the village, quiet and restful. Loved our stay.
- Valerie (10/5): - David our host was amazing! So helpful and welcoming. He can cook up a wonderful breakfast as well 😊
- CHARLES (10/5): - old quaint relaxing atmosphere
- avril (10/5): - Lovely kind host who ensured we were looked after. The owner made us very welcome and gave us information about what to visit in Edinburgh.Thoroughly enjoyable stay.
- Helen (10/5): Quality At Spylaw - Having forgotten about this reservation (made over a year ago in anticipation of the Tattoo), I would have missed it completely but for a call with a query from the host, David. I managed re rearrange my plans and I'm so glad I did. David is a charming host and made me feel so welcome. It was clear at breakfast that everyone shared this feeling. David took a genuine interest to ensure his guests had a positive trip to Edinburgh. Breakfast, whilst I'm on the subject was delicious with excellent proper coffee.
My room was the master bedroom and didn't disappoint. The Superking bed was comfortable but the highlight was the exquisite bed linen. Similarly, the curtains which I drew at night, were heavy and lined; just beautiful.
Having a proper teapot was a welcome surprise. Tea is so much better made properly so I really appreciated this with the matching crockery. The tea and coffee were quality brands. There was also a little fridge which would be handy for a longer stay for water, snacks or just to keep the champagne chilled. These little touches elevated the experience.
The bathroom was large with everything I could need including cleansing pads, cotton buds and toiletries.
What else can I say? I could snip about a bit of dust or some wear and tear here and there but this is to be expected with such a large and period property. I would definitely recommend a stay at the Spylaw. The city centre just 20 minutes on the 44 at the corner.
- stephen (10/5): - lovely place host was very helpfull with surroundings , beautiful little village 5 miles from edinburgh
- John (10/5): Spylaw Bank House - David the owner was very welcoming, rooms lovely and clean.
Great breakfast
- Emma (10/5): - David is an exceptional host ! Smiley face brekkie is lovely 😍 clean, friendly and very helpful! Would fully recommend this place especially with it's 200 yr old door keys ! Love the history
- Peter (10/5): - Traditional former farmhouse with antique furniture and decor. A complete change from the usual corporate chain hotels.
- Holly (10/5): - David was an amazing host and was very helpful in suggesting local attractions and transportation. The breakfast he served was delicious.
- Daniel (10/5): A perfect host - David was a perfect host
The ease of reaching the city was a major plus
We would absolutely return
- Diane (10/5): - The history and age of the home was interesting, the host was extremely helpful and knowledgeable, his breakfast was wonderful! We throughly enjoyed our visit and would return.
- Ro (10/5): Great place to stay in Edinburgh - Stayed at Spylaw Bank House on two occasions and both have been great! The place is clean and comfortable, and host really friendly and accommodating! Would definitely stay here again next time I visit Edinburgh! Great transport links into town too.
- Mark (10/5): Great stay - David was an outstanding host and accounted for all of our needs during our stay. Thank you!!
- mal (10/5): Very friendly and peaceful. - We arrived late due an issue on the train but we had a warm welcome. The room was lovely and it was so quiet and peaceful. Breakfast was fitted in around us, as i had a very early start, and was freshly cooked.
Highly recommend this for a calm and quiet break.
- Heather (10/5): - David was lovely and very welcoming and cooks a mean breakfast. I would happily stay again and would recommend for sure.
- Gary (10/5): - Our second stay here - we love this B&B! David is very friendly and cooks an awesome breakfast. Easy to get to from airport and easy to jump on bus #44 to head into the city. Highly recommended!
- Patricia (10/5): - This property is a 1790 home converted for lodging with updated plumbing, electricity, and wifi. Breakfast was delicious and huge! The owner/host is the BEST. David is helpful and friendly for all the places to see in Edinburgh and how to get around. A bus stop is very close by for transportation down to the Royal Mile and back. A really nice pub is close with delicious fish and chips. The property has no lift, so you do have to carry your bags. It's also home to a delightful pup named Figgy and a gorgeous cat named Starry, so if you have animal allergies, this is not the place for you. But we LOVED it here and would absolutely stay again.
- Tracey (10/5): Lovely Stay! - We really enjoyed our stay at Spylaw Bank House. The host is charming and the home is very comfortable. We had a wonderful breakfast every morning. We would definitely stay there again!
- Gary (10/5): - David is a fantastic host - very knowledgeable and helped us with bus routes, dining options and sightseeing. Lovely property!
- Angie (10/5): - This was probably my very favorite stay, the host was fabulous, the breakfast incredible, the bed more comfortable than any I’ve ever stayed in, the town was adorable, and there is nothing I could even remotely come up with negative. This was a fabulous day!
- doug (10/5): - Historic property in quiet neiborhood. Very close to bus stop. Bit of a ride to get to city center, but a very nice hide away.
- Richard (10/5): - Used the property as a weekend stay for the rugby. An old listed building, property (quirky)owned by a fantastic host, David.A comfortable room, en suite and an excellent freshly cooked breakfast. The location was good, bus stop to Edinburgh 100 yards, a short walk to Colinton village where there was 2 pubs and 2 italian restuarants..i opted for Dantes, highly recommended plus a Coop.Simply, the property met my needs and more...completely different... not a 5* hotel but a welcoming " home from home".It made a change , just perfect.Thank you, David.
- Dalia (10/5): Excellent, great hospitality - This is a lovely B&B with great transport links into the centre.
David is an absolutely wonderful host. So accommodating and friendly, he really made the stay so lovely. I would definitely recommend if you’re looking for a quintessential Scottish experience.
The house is a lovely period property, and the bed is sooo comfy!! I had such a great sleep.
David made the breakfast to order and it tasted wonderful. He took my dietary requirements on board.
I would definitely stay here again.

- James (10/5): - Brilliant room and breakfast! Lovely people :)
- Neil (10/5): Feels like a place I would want to live in. - It’s was definitely a warm homely feeling. Very comfortable and inviting. The gentleman who owns the place was friendly and polite… and also not too chatty, which is perfect. One doesn’t want one’s ear talked off. It was the perfect stay. I felt like I could live in the room forever. Beautiful old world charm that you will never find in a Hilton, etc. will stay again!!!
- Andrew (10/5): - Our host David was extremely helpful and friendly with excellent local knowledge.
- Keith (10/5): - David is a top bloke and very welcoming
- Verified traveler (10/5): - I travel for business every week staying in expensive hotels, this trip was personal and i chose this B&B for affordability. Great host and beautiful lodgings. Topped off with lovely breakfast. I will will be staying here for future business trips!!
- Ryan (10/5): - Very beautiful, well-preserved old (1790) home. Friendly, helpful owner, advised how to get around, booked my taxi. Beautiful room and private bath. Well accommodated. Recommend and would stay here again.
- Richard (10/5): - My wife and I loved this place. Funky old 18th century house converted to a B and B. Our room was spacious, comfortable and everything worked.
Breakfast was top notch full English breakfast.
Our host David was very helpful with dining reservations , instructions on getting around, what to see, etc.
- Micheal (10/5): - Very friendly host, very helpful and cooked a nice breakfast.
Coming back with my family
- Donald (10/5): - An old Georgian mansion which has been updated with all of the most modern facilities. My room was thoroughly equipped with everything I could need - no reason at all to go to the bother of asking for anything at all. The breakfast was well prepared and offered a large variety - even for those picky vegan and vegetarian types. Very close by bus stops for transport either for town or back and forth from the airport. I also met friendly travelers from all over Europe at the breakfast table.
- Donald (10/5): - Great location. Nice views. Convenient restaurant and bar.
No USB plugs in room!
- Dawn (10/5): Excellent and would stay here again. - Absolutely loved this place and would stay again if in the area. David did everything he could to be accommodating when I turned up earlier than expected. His breakfast was cooked to order and was excellent. The bed is exceptionally comfortable. He has also provided so many extras that he doesn't need to provide.
- Frances (8/5): - Should be in contact with the host for how to park in front of the house because things are a bit tight.
Historic house in a very cute part of town.
- Hilary (10/5): - When we arrived we were greeted by the property owner.
We were shown to our rooms , shown where breakfast would be served.
The property owner booked a table at the local pub/restaurant for us , which was a very short walk.
Will recommend Spylaw Bank House .
- Jacqui (10/5): - Beautiful property, lovely knowledgeable host, delicious breakfast 😊
- Martin (8/5): - A lovely quaint property would not be to everyone’s liking but was great for us as it had great character and the host David was very helpful and nothing was too much trouble would definitely use again.
- Nicholas (10/5): - Dave's a fantastic host, will stay there again if we go back to Edinburgh
- Matthew (10/5): - Very welcoming. Superb breakfast.
- Leisa (10/5): - Perfect host
- Donna (10/5): Great Stay! - We had a great stay in a history rich house. Great room with lots of amenities and a lovely breakfast included in our price.
Great host with lots of information about where we were going.
Would definitely recommend to others and would stay again :)

- Dawn (10/5): - Spacious, home from home stay with a wonderful breakfast.
- BOLUNG (10/5): - Friendly and helpful host
- Maria (6/5): - Very nice man. Very helpful. I think he tries to be a good host. A seventeenth-century house has its pros and cons
- Emma (10/5): 100% recommend! - The host was extremely nice and friendly. Bed was very comfortable. Very hospitable made it feel very homely. Breakfast was lovely too. Definitely would return !!!!!
- Robbie (10/5): - Great people great place
- Dan (10/5): - A beautiful property, lovely location, great breakfast and David was an awesome host
- Verified traveler (10/5): Weekend stopover - An excellent B&B just in the right location for us. An interesting and quirky house, with excellent breakfasts
- James (6/5): - A bit gross.
- David (10/5): - The Spylaw Bank House is a gorgeous late-Georgian era (1780s) historic property with fully modern amenities. I visited with my daughter, and we found that it had the most comfortable beds & pillows we slept on during our entire vacation. Thanks to this, combined with its quiet surroundings, it provided us with the most restful stay we enjoyed during our trip to the UK.
Its large, well-appointed rooms have plenty of storage space and power outlets. The full British breakfast is delicious. As an added bonus, the coffee is truly excellent (French-pressed). The host, David, is a talented conversationalist who is charming, engaging, welcoming, helpful, accommodating (e.g., we were late for breakfast) and very knowledgeable. He is a true polymath who will reward your curiosity on any topic that arises.
It is conveniently located to downtown Edinburgh. We drove, and it's just 20 minutes from downtown. There are also public transportation options just a short walk away.
It is also just a block away from a wonderful village. We found the people there to be tremendously welcoming.
I cannot recommend this property highly enough, and I wall stay here again when I return to Edinburg.
- Erik (8/5): - The historical house setting is pastoral and quite with really lovely gardens. The host was a very friendly and helpful man, and he made a great breakfast.
The bed was old but comfortable, the bathroom was not modern but had the necessaries, could perhaps be more ppresentable.
It was a 5 min walk to the bus stop. 4.50GBP to the airport. Really great.
