- Rosemarie (1/5): Not a good stay….period! STAY AWAY FROM THIS PLACE. - The only thing i liked about the property is that it is close to a gas station. First the staff was very rude and unaccommodating. Second, the bed sheets were dirty and it had pubic hairs all over the bed. We had him change the sheets and the pillow cases.

- Stephen (4/5): VERY disappointing - The reason im not giving this stsy at The Royal Inn, is due the room being somewhat clean an the reason for the somewhat is due to the TERRIBLE antiquated, rough looking, furnishings. HORRIBLE and there was only 1 usable television channel.

- michelle (7/5): Decent enough that I would stay again. - The size of the room is nice and big. The refrigerator is good size as well. The outside of the building makes you wonder at first if you made a wrong decision. Inside was clean, but smelt overly strong of Freebreeze. There's no coffee in rooms, which I'm pretty sure it states that there is. One other thing, bath towels are super small, there was no maid service any of our days there.

- Will (1/5): Awful do not stay - Close to the airport The room we stayed in had no blinds and a sheet was stapled to the wall which was pointless at it let light through all night. The other blind had holes in it and these holes were filled with sheets of what appeared to be toilet paper. There was a dirty brown towel tucked behind the headboard of the bed. I could not sleep due to the light and banging/noises from the hotel. I contacted booking.com to request a refund and the hotel ignored them constantly. I would not recommend this hotel

- lynda (2/5): - If I could give a zero star I would. The room was disgustingly dirty. The walls were covered in hand and feet prints, the counters were covered in grime, makeup, food, and dirt. The floors were also dirty and the shower curtain was wet, dirty and moldy. The blinds were broken and a pillow case was hung over the broken slats in an attempt to cover the window. With the rating and price point this establish had I expected nothing fancy, but what I did expect was for it to be clean and not filthy. They do not take any pride in their establishment nor do they care about their customers and it shows.

- Omar (8/5): It was good for the price. - The location was convenient. With a gas station nearby and many food options, it was easy to leave and return the hotel for basic necessities.
- Staci (6/5): Not clean and has cockroaches:( in safe area - Our house was being remodeled and I needed a place to stay for a short period of time during a busy vacation period so I ended up at Royal Inn. If you are looking for a very no frills place and don’t mind a few bugs and not very clean place then this will be perfect for you! I don’t expect much from budget friendly places but I do hope they are clean and bug free but I killed three cockroaches during my five night stay and worry what I will be bringing back to my new place. This place does have new floors, newer bathrooms and dressing areas but nothing else in the way of amenities and like I said not clean at all. Okay to stay if nothing better is available but I definitely will look elsewhere if needed in the future!

- Edward (2/5): Avoid at all cost ! - This is the worst hotel in the Bay Area and I would avoid it at all cost.
I went to check in and I explained to the woman at the front door that I have a two year old and the facility was not acceptable for a toddler
She said she would cancel the reservation and refund the money but when hotels.com called she refused to cancel and refund the money
In any case, the hotel is run down and should not be listed on hotels.com

- April (5/5): I realize it is a bit of a budget hotel but the maid service was a bit lacking this time around. - it was close to everything I needed to be by for work. The cleaning was a bit lack luster. The first night, they made 1 of the 2 beds we had and used both. They seemed stingy on the towels when we asked for extra for our long hair, they didn't sweep the floors thoroughly or perhaps at all while we were there and didn't seem to clean it at all the day before we left. I've stayed here before alone ans they cleaned the room better in a room with a single bed on my previous stays.

- Dee (9/5): In an emergency situation for us this place worked out great - Very clean and spacious room.It was quiet while we were there. Comfortable king bed. Microwave and small fridge. Table&2chairs The only thing that could improve is larger soap bars. We had 3 but VERY small. The toilet needs repair as it caused us to "reset" the fill valve to fill tank to flush. We left before I had the chance to advise the office. No carpet which I was happy about. Floor was very clean not a spec of dust its wood grain vynel or some type of flooring.Our stay was great. Gentleman that checked us in very kind and professional. Just as mentioned before, very small soap and toilet needed repair,but fortunately we were able to deal with it for 1 night

it's also a convenient location in south san francisco at a crossroads near many places to eat or shop the room has no closet nor actually anywhere to hang clothes from a hanger... strange...
it's a motel, so there are often folks sitting in cars right outside your window having a smoke or a toke
not the quietest location but it's fine

- JOHN (4/5): Never aqain. - Room 202 1.card never worked proper front lock assembly was duct taped apparently to secure it to the front door, the card key never worked properly to get the green light to open the front door, there was a towel under the a/c unit apparently to cach leaks from comdensation, all doors had chips and the complimentary bar of soap was displayed unwrapped. The linen, toilet, and tub looked clean enough to use. When reported to the manager about the card key issue he says call him and he'll give me access to the room. I don't see how you can sustain a business that way.

- Tim (4/5): - For the price you can’t expect much. Key didnt work, I had to wake up the manager every time I wanted to get in my room. Rusted doors, no coffee maker, no iron. The heater rattled all night long. Like I said for $70 you get what you pay for.

- Darleen (5/5): Overall I’d - There are no amenities, as well as no elevator. That’s really important for seniors. The toilet malfunctioning barely flushed. No elevators, especially difficult to carry luggage upstairs. No amenities, toilet malfunction, not 1 set of utensils.
- April (8/5): Big room minimal room-service - It was in a good area. The room was big but having knee issues, it was a 3 story building with no elevator. I stayed for 5 days/4 nites and room was only cleaned/bed made once during the stay. The bathroom plumbing is not the greatest. It was hard to flush if you did more than urinate and seemed like it wouldn't flush or would overflow. I told the mgr about it. Rather than attend to it himself, he had the audacity to hand ME the plunger to do it myself! NOT like I paid to stay or anything. SMH Also the roku tv was broken as there was some vertical line going thru the right side of the screen.

- Joshua (8/5): - This place is good for what it is. It’s definitely not luxurious, but it’s, cheap, clean, and in a decent part of town. Buried in the fine print is that the office requires a $100 cash deposit (be sure to ask for a receipt) that is refundable upon checkout. There are grocery stores, fast food, and gas right next to the property. If you don’t have a car, it’s a 10 minute walk to South SF BART and there’s a bud stop for SAMTRANS around the corner.
