- Stojce (9/5): Great stay overall, but disappointing check-in experience. - The hotel has a very good location, the room was spacious, clean and well organized, with good facilities and everything needed for a comfortable stay. The rest of the staff were polite and professional, including the housekeeping team. The hotel also offers excellent coffee, comfortable beds, and everything was very clean throughout the stay. Unfortunately, the overall experience was negatively affected by the attitude of one of the employees during check-in. From the very beginning, the communication felt cold and unwelcoming, creating an uncomfortable atmosphere. The staff member was not communicative and at moments came across as rude, which left a disappointing first impression.

- Elizabeth (9/5): Excellent on many levels. - We stayed for 2 weeks, so had plenty of opportunities to use the facilities. We also self-catered most of the time so used the kitchen daily. First, great space. We were in the 600ish sf suite with sitting area and full kitchen. Second, excellent appliances. High end built-in microwave/convection oven, dishwasher, electric cooktop and counter height fridge with working freezer. Lots of plugs throughout. Third, roomy bathroom with waterfall shower. Fourth, high end mattress on the bed. Fifth, contemporary decor and some industrial accents like exposed 2-inch sprinkler system. Charming. Sixth, well equipped gym and sauna in exercise space. Steam shower in exercise space restroom. Seventh, free use of LG front loading washer and dryer after 5 pm. That was an unexpected delight as we expected to have to pay for laundry services. Neighborhood (Greenpoint Brooklyn) is fairly gentrified so lots of good restaurants and cute shops and grocery stores selling high end products (eg van Leeuwen ice cream) within a few blocks. G train about 3 blocks away and it's one of the subway lines that seems to be closed for work pretty frequently (former New Yorker here) but great when it's running. City bikes available a block away. not having parking but we were aware of that. For people with cars: Street parking only and is very difficult to find. There is a pay lot about 1.5 blocks away. A parking ticket ($65) may cost less (alternate side of the street parking 4 days a week) than the lot over a 48 hr period ($80-100). Some furniture issues that may not be a problem for people seeking shorter stays or those with back problems. The sofa is a futon, so lot of throw pillows (provided) needed for back support. The chair in the sitting area is steeply angled, so lots of pillows provided support. Bar stools are backless.

- Kennedy (8/5): Could live in this lovely apartment. - Loved the apartment with it's semi industrial genuine decor. High ceilings old wooden floor and lovely little balcony. Spacious. Was a little cold. Couldn't get the air-con heater to work quite right.
- Katja (9/5): Ideal Greenpoint location, comfy bed - The location of Franklin Guesthouse was stellar- we were visiting family in Greenpoint and the whole area is incredibly walkable. Close to the subway (if going into Manhattan it took us about 35-40 min to reach midtown)and near a bazillion restaurants and cafes (try Maman for coffee a few blocks down!). Staff were lovely and let us store luggage for a few hours until check-in time. In our room you could hear a little music from the restaurant downstairs (I’d say until 9 or 10 pm) but it didn’t bother us. Everything was really clean and comfortable. Highly recommend! Nothing

When we got to the hotel the door was closed and nobody answered for a while and we were standing outside in the cold waiting. When the girl at reception opened the door to us she didn't even say hi and didnt hold the door for us, we were with 2 kids and 6 suitcases. Than the room we got was at the basement. Nothing in the description of the booking mentioned basement rooms. The bed and sofa bed are horrifically uncomfortable. Also unmentioned in the description is the price of $35 for and extra bed and $35 for a crib. Definitely not a 9 with kids as some say.

- Calica (10/5): Absolutely, loved our Greenpoint Brooklyn stay at The Franklin Guesthouse. - The location for our visit was perfect. We wanted a chill location and to experience a NYC slice of life. This property was perfect for that goal. It was great and we had a little patio too. The location was great, the room with a full kitchen, living area, bedroom area, bath. The room was very spacious and such a wonderful place to call home for a week. There are shops, eateries, walking areas, and shopping nearby. Subway is also very close. We were very impressed by how clean the property was kept. The staff do a GREAT job with room services. They service staff were very kind. The property itself apart from the room is a little underwhelming, the staff were nice. There weren’t a lot of onsite services. We arrived late and not a lot of information about where to go to eat or get travel items. A list of local information should have helped us. Didn’t know who to call. Our dislikes are very minimal.

- anitaefrango (10/5): Great stay - The Franklin Guesthouse was a very comfortable and spacious stay. It was amazing to have so much room in the city, with many bakeries, restaurants, and coffee shops within walking distance. Short walk to anything we needed. We had a ground floor room, and even though we did technically have a window, it had no light in the room. Felt a little bit like being in a box, but we were almost never inside during the day, so it wasn't too bad.

- pamela (4/5): - We have stayed at this property in the past. We really like the location. It is close to our son's apartment and we like the neighborhood. We were VERY disappointed in our experience this time. The person at the front desk when we arrived was almost dismissive. The bed was uncomfortable and small. The heat made so much noise that it woke me up and I had to turn it off. There was also a lot of noise from outside. We were supposed to stay 2 nights but decided to leave early because we did not want to sleep there again.

- Jane (10/5): Great location, amazing staff - Our room was a deluxe suite which was perfect. Staff was amazing, helping us add an extra night during a blizzard without changing rooms. It would be nice to have small items to buy, like a soda machine or a bagel for breakfast
- Storrs (7/5): Good room and staff, change your check out policy. - Room was big, kitchenette, microwave, mini fridge, pull out couch. The staff was always at the front desk and helpful with any requests. We were on the first floor and could not hear any of the noise from the restaurant, which was a change from the last time we were there and stayed on the second floor. The bed was a bit squeaky and movement felt on both sides. They charge for every hour you want to extend your check out even if it is not necessary. After paying the high price for the room it would be nice if they extended the time for even an hour like most hotels. Seemed petty. I think they should change that policy, as it feels like they don't appreciate you as a guest when you pay thousands of dollars to stay for 5 days.

- Allison (8/5): Nice sized modern rooms in Greenpoint. - Large rooms, it was quiet the night we were there. Even though the room was already paid for when we arrived to checkin we still had to provide both our Driver licenses, show credit card, and then the woman at the desk asked me to fill out a full page form with all my info. I asked why that was needed when they had all our info. It unfortunately escalated into an unnecessary drama. Checkin should be easy these days. . Paperwork is dated

Usually I get nervous when stock photos show up and you’re going off what the description / people’s reviews but we were really shocked how beautiful and spacious the place was! I didn’t expect there be a mini kitchen. Our hotel had a deep small tub for nice baths and a wonderful shower head! The bed was very comfortable. the walls are a little thin! We heard music from our room but it was during the evening so sleeping was no issue. But to be honest, I fell asleep fast so it didn’t bother me at all.

- Sarah (10/5): A great apartment in a quiet neighbourhood. The perfect base for a New York trip. - We had a fabulous apartment. It had everything we needed for our stay. It was clean, comfortable and spacious. The location was perfect, a lovely neighbourhood, a few minutes walk from the subway and 20 minutes to Fifth Avenue.

- Elsita (7/5): Great for a simple apartment / room rental in an excellent location and with great cleaners - The location couldn’t be better, and the cleaning staff is truly exceptional. The whole setup feels very private and comfortable, almost like having your own apartment in the city, with all the convenience that brings. We may have come in with the wrong expectations. For the price point, we anticipated more of a traditional hotel experience, but the property is really closer to a serviced apartment. The front-desk team felt more like building staff than hotel hospitality - never unfriendly, just not particularly engaged. The shared washer/dryer is often occupied and a bit dated. The gym is functional but located in a windowless basement space, and the sauna was never turned on, with no guidance provided on how to access it. That said, if you’re looking for a simple, private apartment-style stay in a fantastic location with truly excellent cleaning service, this fits the bill. If you’re expecting a warm, full-service hotel environment, this may not be the right match.
- Angelyn (6/5): Beautiful room but Shady transaction - Closed to subway Unreliable check in service even with an email confirmation. Booked and paid for an extra bed but didn’t provide it until the 2nd night. Upon check out I asked for a receipt front desk said it will be emailed including the changes to the bill. It’s been 4 days since we checked out I haven’t received any receipt from the hotel.
- Taly (8/5): - Love the location! Huge space - everything super comfortable I was in -1 floor so it was super dark. Also, I arrived at 1:45 pm. Check-in is at 3:00 pm. My room was already ready, but they asked me for $100 if I wanted to enter the room an hour early, even though it was available… I travel a lot to New York and stay at many hotels - this has never happened to me, especially for just one hour. I’ll also note that I’m pregnant, and there was absolutely no consideration.

- Margaret (8/5): - loved how spacious and updated the room was! it felt more like an apartment and a nice home base in greenpoint our room was right next to the laundry room and we could hear very clearly any time someone out there was talking, and chairs moving/walking above us. sadly our view was a brick wall but it was nice having patio space.

- P3326XUstephaniel (10/5): I’ll Never Stay Anywhere Else in NYC Again - Okay - so in all fairness, I hesitated for a brief moment in writing this review because I’m an unrepentant gatekeeper. I generally don’t like sharing great experiences because then, I’m always annoyed when those finds become unavailable due to resounding popularity. But it would be truly immoral not to review the “other worldly” level of an exceptional experience that was my stay at the Franklin Guesthouse. It’s worth noting that I travel all the time. Never have I been compelled to write a review of any of my hotel stays, many of which have been notably great. It’s just that Franklin Guesthouse was in a class of its own. I was compelled by the sheer quality of service to do it. From the moment I checked in, I was greeted by the most wonderful staff. I primarily was served by Valentina who was a literal doll and was accommodating to my every need. There wasn’t anything I asked for that she wasn’t able to resolve directly herself or immediately find someone who could. She was genuinely the perfect representative of the Franklin Guesthouse and immediately set the tone that my stay would be something special. I miss her like I personally knew her lol. The rooms were HUGE and had every modern amenity imaginable. I always judge a place by its bathroom. My bathroom was so beautiful, large and luxurious that I would happily live in it. The shower - oh my God - I’m still thinking about it . . . They provide their own branded liquid hand soap (so that you don’t have to use bar soap to wash your hands all the time - nice touch). The in-room kitchen has everything you need (dish soap, sponge, dishwasher (!), oven (!) even tea towels lol) And the queen size bed felt like a king - I didn’t notice a difference. I stayed in the Deluxe Loft Suite with Patio on the Lower Level. World class accommodation. As a native New Yorker, the room was miles better than any apartment I ever lived in the city 😂. And I know - “lower level” might sound a little scary to some out-of-towners but please rest assured, the area is incredibly safe, secure and completely inaccessible to anyone not on the hotel grounds. The patio, while small, offered the perfect touch to make the room feel even more like a home. And yooo - they have a 24-hour accessible sauna, ya’ll. Like, what more could you want? The neighborhood is the **perfect** neighborhood to experience all the “cutesy” pieces of Brooklyn. The hotel sits right in the middle of a bustling street of wonderful restaurants, delis, shops and cafes that would make most decide to stay locked in. But I was outside lol - and couldn’t be happier that a train station was literally a block and a half away (the G at Greenpoint Avenue). I would return to the hotel at all types of late hours in the night - completely safe. And there was **always** someone at the front desk there if you needed. In fact, Melanie, another one of Franklin Guesthouse’s wonderful team, was mostly there in the later part of the afternoon/evening and at night and she too was super sweet. When it was time to leave, I legit teared up. I’ve never felt **that sad** leaving a hotel but I was a bit heartbroken that I had to go. Carlos, another member of the Franklin Guesthouse team, was there to help me with my bags and was available for help with anything really. They really staffed this hotel with the best people. I’m usually a Marriott girl, but not anymore in NYC I’m not! I’m a Franklin Guesthouse girl now - it’s a wrap on any other place. So if you made it this far in the review, then just book it. This is literally the best place to stay in NYC. Don’t look anywhere else. I don’t work for Franklin Guesthouse. Never met them before my stay. And don’t know them from a can of paint. But let me tell you this: every 👏🏾 single 👏🏾 time I come to New York, I’m staying there. I will literally plan my trips around whether Franklin Guesthouse is available. If it isn’t, then I’m not going to New York. Plain and simple. I think the owners also own The Box House Hotel in Williamsburg so if you can’t find availability at Franklin Guesthouse, after this experience, I would totally trust staying there. Also anyone who had a single negative thing to say about this hotel didn’t stay there - or they’re truly miserable and can’t be satisfied by anything that this life has to offer. I want to prove to you that I’m being fair and think of anything subpar about this place but I literally can’t think of a single thing wrong. Even the cleaning staff is perfect. They come at the right time (no early morning knocks) and they leave your room feeling brand new every time you come back. I can’t explain why the cleaning feels better there, but it just does! FRANKLIN GUESTHOUSE IS APEX! It’s honestly as close to a perfect stay as you’ll ever experience in NYC. And frankly, it **was** a perfect experience for me. No notes. Chef’s kiss.

- Stephanie (10/5): - Franklin Guesthouse is hands-down the best hotel I’ve ever stayed in NYC. Spacious, modern suites with gorgeous bathrooms and full kitchens. The staff (special shout-out to Valentina, Melanie, and Carlos) treat you like family. Safe neighborhood, great restaurants nearby, and the subway just a block away. Bonus: 24-hour sauna! I left heartbroken to go home—this place is perfect. If Franklin is booked, check their sister property The Box House Hotel. Otherwise, don’t waste your time looking elsewhere.

- Patel (8/5): Great Stay in New York, Greenpoint - The location was perfect. Close to the ferry and subway. Restaurants nearby. The Staff were friendly The Room was cleaned and kept to a high standard with great amenities. No proper door between the living area and the bedroom. We were couple and single person sharing, and a door would have provided some more privacy.
