hannahk543 (2/5): Dirty! - The room was very dirty, and half of the water park was closed. We moved rooms because of how dirty ours was and got downgraded. We canceled our second night and were told we would be reimbursed for the downgrade and second night, but we were not. I called the number provided on Google for the three bears, and a man answered, saying he isn't at the hotel and would get back to me... He did not.
ahildy2026 (2/5): Don't go here - Over charged for our stay, called multiple times and the issue still hasn't been resolved. Bathrooms in the water park were closed two days, when they were open they were poorly stocked and dirty.
marysE5651BD (2/5): Disappointed - Disappointed. We booked a 5 bedroom villa, it was actually 2 bedroom and a loft. No WIFI or TV. Furniture was torn and dated. There was 10" of snow that wasn't shoveled, we would have shoveled if there had been one available. When we talked to management they dismissed all of our concerns.
E5959PFsamanthat (2/5): Horrible Place To Stay - This was a terrible decision to come here. I brought my toddler daughter over valentines day weekend. When I first got to the room the floors were dirty, sticky and it smelled. There was hair and what I thought was just fuzz all over the bed. I pulled the top bedding off because I refused to use it. The pool area looked run down. Even my daughter pointed out the area where there was grime build up. She didn't want to spend much time in the water after that. Service was not very friendly at all and it took forever to get food. Worst part, we brought home BED BUGS from this place. I've spent well over a $100 trying to get rid of them. I called as soon as I noticed and the lady just said she talked to a manager and then hung up. I'm guessing from previous posts this is an ongoing known issue they are not telling people. I highly recommend that you NOT stay at this place. It was a huge waste of money and a very big regret.
amyhendricks1234 (2/5): Horrible place - Where to begin? Everything about this place was very disappointing. I went with my family on the weekend of Jan 17th only staying one night, thank god. First off walking into the resort my expectations were higher but then I had to lower them and then some more lowering. Nothing is warm and welcoming. The pool needs a desperate cleaning! The water itself isn't dirty looking but on the pool walls there is a bunch of dark grime. Stepping into the water it was freezing! The hot tub was the temp of what the pool should be. My kids didn't stay in the water too long because they were freezing. There wasn't enough tubes for the lazy river most of the tubes were deflated maybe the 5 they have were being used and people didn't bother to share, they carried the tubes with them. Everyone seemed to be in the hot tub because that was the only spot that was a reasonable temp. There was half an inch of dust ontop of the bubbler to drink from, with a rusty screw driver ontop. ( that wouldn't be good for a younger child to get ahold of ) the lifeguards are all under the age of 18, all the do is walk and talk not paying attention to anyone or anything around them like their heads are in the clouds. The room we spent the night in seemed to take forever for the heat to kick in. There was screws under the desk in our room. Following morning I noticed bugs under the curtain when I pulled the curtain back. Screen was ripped, lamp was broken. Bathroom fan had black dust inside. At night my kids were so disappointed and uncomfortable they were asking me if they could go home. We ate dinner here also which I regret doing too, our order was wrong and cold. Then we got the rest an hour later which it was cold again. This place really stinks cause it's out in the middle of no where with not alot of other food options. I mentioned and addressed all these concerns with the front desk lady the morning of departure. She did get an attitude with me. Instead of apologizing to me and offering a refund she got an attitude. Oh and I seen they like to post on their comments your failure to address before leaving, don't even with mine you were well addressed. After asking to speak to her manager she claimed she was the manager which was ridiculous, she finally gave me a card with his name. Nick Patel fiance it said. I called. This guy monday morning he answered the phone unprofessional just hi.. I had to ask him if he was the correct person. After addressing I would like a refund and about the condition of this resort and the employees he said he will have an employee be in touch. Never happened. After hearing what was going on you would believe he would ask to see photos but he didnt however i sent the photos anyways. I never heard back from him. He shouldn't be running a resort. I won't come back to this place and anyone that thinks about coming here run the other way it's a scam from the previous photos from the old owner they are still using. & it's a rip off! I booked through choice hotels front desk lady said she couldn't refund that because of this particular reason which I found out is false too. I hope for you to hear from the BBB very soon. Don't reply back to my comment, there's no need to, you already stole my money and you will be exposed. If I could post all the photos on here I sure would have they muted or took away that option to post photos that's why all the photos are from a year prior when someone else ran this place.
brendonk320 (2/5): Where fun goes to die near the water park capital of the world - Avoided at all costs. Skip going to a water park. Save up for the wilderness or Great Wolf or anything else. The new management has let this park run to s***. The hot tub is lukewarm. You will get warmer water trying to wash your hands in the bathroom. Tubes are flat. Nobody apparently knowing how to patch or run a pump. Whether it's bad ownership, the inability to staff at Warren's, Wisconsin or something else. Three bears is long since past its prime. If you want an anecdote it's like the three bears and Goldilocks coming home to find that they're nice. Little home and their wonderful meal has been shad in urinated on beaten and left to die in a ditch.

The food is overwhelmingly blah and small menu at that. A worker knocked on my door and let herself in at 10 asking for my checkout time - completely unprofessional and scary.
brandona857 (2/5): Trash - This was such a huge disappointment. We stayed one night at one of the cabin rentals which, incidentally, are owned independently of Three Bears Resort (Air B&B's). We checked in on a day that it snowed. When we got to our cabin, our walk way was not shoveled so we tracked plenty of snow in while unloading our vehicle. We used bath towels to sop up the mess. I called the front desk to ask them to have someone shovel. They said it'd be a half hour. An hour later no one showed up so we found a metal folding chair and "shoveled" our walkway ourselves. First impressions, the place looked nice. However, upon entering one of the bedrooms we noticed water damage along the entirety of the log wall with obvious drywall patches in the ceiling. Part of the ceiling in the hall outside of said room also had a big chunk of drywall removed and replaced with water-stained ceiling tiles. There was no remote control for the TV in the loft. We went to the water park which the kids enjoyed. The hot tub was about the same temperature as the pool. They said boiler was down. When we got back to our cabin for the night, I told my kids to go to the loft bathroom to shower. A few minutes later my wife called me into the bedroom and showed me a literal stream of water running down the wall. I called the front desk right away and let them know what was happening. She sent a couple of guys over that arrived within a half hour. We used more bath towels to soak up the water in the carpet. During that time I figured out that the water was coming from the shower upstairs. When the guys arrived, they offered to relocated us but I declined since we were staying only one night and it would have been more of a pain to move (night time, snow, cold). I did ask for more bath towels which they later provided. They were stained. While getting ready for bed in the downstairs bathroom I began using the sink which started leaking water heavily along the wall behind it. So shower upstairs is a no go and the sink downstairs is no go. In addition, the place was either too hot or too cold. It was difficult to control the temperature. The front desk person was kind enough to give me the contact information of the owner. I have reached out several times with no return contact. Do not stay at this place!
K2600BSjosephc (2/5): Three Bears Is Trash, Probably Not Legal, and Does Not Deserve Your Money. - Please don't go here. You WILL regret it. You WILL have issues. Maybe you will get lucky and they will be minor, but they will be numerous, and the staff (what little there is) will not care. We went for the third straight year around the same time - Christmas break. 2023 - very nice. Only issue was toilet was leaking a little water, but they fixed it. A little bit understaffed. Indoor/outdoor hot tub functioning most of the stay, 2024 - check-in was majorly delayed and close to half the games were broken in the arcade. Significantly understaffed. Park would open a little bit late, towels would not be available. The place ran out of toilet paper. A lot of deflated tubes for slides. Indoor/outdoor hot tub out of service. We could laugh about this because they heavily discounted our stay and the kids still had fun. 2025 - No chance of going back. Check-in was late again. When they said one of our two rooms was ready, it was filthy. So back down to the lobby with two carts full of luggage we went. We finally got our rooms about two hours late. 1 of the 4 adults ended up waiting with luggage while the rest went to the waterpark. I asked the front desk how this inconvenience will be reflected on the final bill and got the runaround about talking to the financial guy. In other words, nothing. The rooms were mostly fine, but one blanket had a used bandage stuck to it and some of the towels had yellow stains. That night (Day 1) the hot tub was lukewarm but the waterpark was fine except they don't have enough tubes. They just don't care about blowing up the deflated ones. The waterpark used to close at 9; now it's 8. The next day the water was cold. They apparently have to document the water temps on a chalkboard. The only one I remember was the hot tub, which was 88. That's barely what a normal pool should be. The rest of the water was too cold. Everyone in the hotel was miserable. Staff didn't care. One of the teenagers told one of us it's cold because they turn the boilers off at night. That was plausible because the park seemed to warm up slightly throughout the day, but it was not tolerable at any point on day 2 or day 3. Day 3 the hot tub was documented at 84 degrees. The bar was not open at any point. The restaurant on a balcony overlooking the waterpark was not open at any point. At one point an exterior door to the waterpark was wide open letting 20-degree air in. The next day it was being worked on - I saw a man with a drill. On day 2 we were awakened early by our room smoke detectors. A guest near the elevator told us he was having coffee downstairs and heard the alarms, grabbed an extinguisher, and put it out. He said it was in the kitchen - lots of smoke. The local FD showed up 15 minutes later. The staff never addressed this. The hotel smelled like burnt bacon all day, and the staff decided that what guests needed to know about this was absolutely nothing. The smoke alarms were the final straw for a young mother and toddler. We overheard her interaction with the front desk asking to speak to management, etc. The front desk lady became agitated and yelled at her that she is not the one to mess with; it came across as a trashy threat - pathetic and completely out of line for guest services. She would not have kept her job working for me. This was, mind you, the same lady who initially told us our rooms were not ready. She didn't care at all. She was not apologetic or surprised. It's very clear that underperformance at this place is normal and expected. Most of the teen lifeguards were pretty pleasant, but they also didn't really seem all that qualified/trained. The arcade was better than last year, with most games functioning. The only issue here was we actually won a 600-ticket jackpot, but most of those tickets suddenly disappeared. They were on my card, but a few games later the balance was 300-something. Tickets don't deplete; credits do. The prizes are all trash and it wasn't that many tickets in the grand scheme anyway, but still, this should not happen. I didn't bother to mention it because there's zero chance anyone would have cared. On our last day, check-out is 11, and the waterpark opens at 9. We packed early to try to enjoy it if the water was magically warm. They weren't ready to open until 9:14. We came in and half the lights were still out and no towels. And the water was still cold with the hot tub at 84 degrees. For reference, it's somewhat common for waterparks to specifically advertise 84 degrees as the air and/or water temp, like Great Wolf Lodge and Blue Harbor in Sheboygan. Hot tubs should be over 100. The very nice indoor/outdoor hot tub was again (still?) not functioning, making two consecutive visits, a year apart. This place made me into a person I didn't want to be. Suddenly, out of visceral spite, I felt myself wanting to sabotage Three Bears. I wanted to trash the place, leave bathrooms dirty. I no longer cared about any of their rules, etc. Most of these issues are tolerable in isolation, but they're not in isolation. And this time, with the water temps what they were, they ruined it for the kids too. They are sad our annual tradition is over, but even they know this place is trash. For that, I will beg anyone I know to go anywhere else. This place deserves to fail and absolutely does not deserve your money. I felt so bad for people checking in on our day 2 or 3. They looked happy and thought they were in for a nice vacation. Spare yourself the disappointment. It hurts my heart that even the kids could hardly enjoy themselves. The only positives: the rooms are spacious and well laid out. The two-queen suite worked well. They also have family suites (previous years) that are quite nice. The other positive is that you are not fighting crowds, but that's because the water is too cold to enjoy, and even with how dead it is inside, still never enough inflated tubes.
vacaer (2/5): Starting 2026 on a bad note - We have been going to 3 Bears for years. This was the worst time we've had. The new management should focus on making the hot water actually work in the pools/hot tubs, making the arcade prizes you select be what it is labeled as, make sure the Lazer tag works more than once before asking for help from a worker...everything was an excuse. "They had a fire last night" so they couldn't make burgers. Their food prices are astronomical too! Additionally, we weren't even in the cabin we requested. For as big of a facility as it is, clearly people are passing the word around on this poor management because I think I saw maybe 40 people at best the entire time we stayed. That would have been nice if everything was working, but we barely swam. Definitely pick another place to stay going forward!!
analisahood (4/5): Massively expensive and not worth it - The hotel and the waterpark are very run down looking. Paid a big price for only half the water park to be open. Our room must have been empty for quite a while as there were dust on our beds, and the pull out bed had not been prepared, and had stain all over it. We won’t be staying again.
victoriatT7085CG (10/5): Exceptional stay - I had an excellent experience at the three bears resort last night with my dog. The staff went well above and beyond to make sure my stay was perfect. Everyone was so friendly and accommodating. They loved my dog too which makes me so happy! Special shout out to Micheal and Arica for being so friendly and kind!
ringerdog000 (4/5): Subpar Maintenance and Cleanliness - We stayed in a villa and experienced many of the problems that recent reviewers have had at Three Bears. I would say the theme of the weekend was maintenance and cleanliness. The heat was not on upon our arrival and the villa was just generally not clean - pee build up around the base of the toilet, hair in the beds, etc. The waterpark was okay on the day that we were there, but chilly. They clearly have issues maintaining water temperature as sometimes the hot tub was ok and other times it was cold. They also have vents/fans that let cold air in on either end of the waterpark (if properly maintained, they wouldn't allow air in). We also did not have TV the whole weekend in our villa - an issue that they could not fix.
jenwP7635WR (4/5): You will be very disappointed - I didn't check reviews before booking because we were here 10 years ago and had a good time. Wow has it gone down hill. It took half an hour to check in because parts of the ceiling on the 2nd floor collapsed, causing numerous people to be reroomed. When we checked in the room was at 48° and the heat would not come in, nor would most of the lights. We were reroomed. New room was OK but there was no shampoo or body wash in the shower and less than a half roll of toilet paper in the bathroom so we had to get those supplies. The restaurant is gas station quality food. We waited 80 minutes (we were one of only two families at the restaurantat the time) for cheese curds, fries, and a fish sandwich. The cheese curds and fries never came. We were told we would be refunded, but after a week it hadn't happened so we disputed it through our credit card. The indoor pool area is advertised as 84°. It was maybe 50 on the first day of our stay and cold enough to see our breath on the second. The hot tubs were broken, and apparently one had been for months. The water slides were not operational for several hours because they were short staffed. One of our adult children tried to get us to leave after the first night but we didn't think we could get our money back, having paid with CC points, so we stayed. When we left, she said "I hate it here. I really wanted to swim. I'm freezing and hungry." We did request our resort fee back since we couldn't use the resort ammenities and they did do that for us.
BoardingPass697152 (2/5): Worst place to go… DON’T GO!!!! - I booked a two cabin rental for a long weekend for both of my boys’s Golden Birthdays in the beginning of December. Prior to this stay, we have stayed one other time 2 years ago and were pleasantly pleased with how clean the park was and how warm the waterpark was. UNFORTUNATELY this time it was NOTHING like our previous experience the last time we stayed. Right off the bat we got to the place and they only turned the heat on in one cabin so the other cabin where my family and my sister‘s young infant were staying the cabin was 34°. With dirty dishes in the dishwasher and frozen water coming out of the sink. Needless to say we turned the heat on, but it did not warm up in time for them to even go to bed so we ended up having to drag mattresses to the other cabin so everyone could sleep in a warm cabin. Mind you I called two times regarding the heat and was told I hope you stay warm as the result of their “fixing” it. They did have someone come out and take a look at the cabin, which obviously there was nothing wrong, except for the simple fact that they just didn’t turn the heat on and it was not going to get warm by the time we needed to go to bed. Secondly, the cabins were dirty, and there was pieces of flooring that were raised that my son cut his foot on the wood from in our cabin. The utensils were dirty the hot pads to take pans out of the oven were filthy with crusted food from them. I’m assuming the previous person who use them. Then we get to the waterpark part of it. It’s cold in there to the point that you need to wear a sweater the water I would say is low 70’s high 60’s, which is not warm for a heated waterpark. The one outside hot tub, which was the one that we were all looking forward to using was out of order and had lawn furniture in there. And then the one hot tub indoors went out the next day and was just pouring ice cold water and then they eventually just drained it and put out of order. So both hot tubs were done. You had to watch where you sat too because literally every other chair that were for parents to sit on to view their children were broken or cracked. I let the manager know in the morning about the cabins as no one addressed the matter with me inspite of me addressing it several times with them and she was very nice, but they only gave me 20% refund of what I paid for the one cabin as a refund for the one day which I think is absolute crap because you couldn’t even stay in that cabin the first night and I should’ve been fully refunded for one day for one cabin. I wasn’t trying to get anything free but fair is fair and how they did that was ridiculous. I do not recommend this place ever. I don’t even know how they’re open at this point and I really think they should be putting on their website that basically the waterpark is freezing cold and hot tubs are both out of order. This is a huge selling point for families to even stay there and to not have those things be accurately represented is trash. I don’t know how they’re still open. I would not recommend going and I would not recommend spending one dollar there because it’s ridiculous and I don’t see anybody taking accountability for how that place is being ran. Please look at pictures for reference. I really wish I would’ve taken a picture of the thermostat in the cabin because that was complete mind blowing.

Kids could only handle an hour at most of swimming before they were absolutely frozen to the core. The rooms temperature doesn't work either and there's barely any blankets so we couldn't even warm up in the room. So because the kids could only swim for about an hour we had to spend more money at the arcade because we had to have something for them to do the whole weekend. Just a miserable experience.

If you stay at the cottages, you need to watch out for the bats that fly around your upper loft area. also, bring extra clothes for the bed bugs. The indoor waterpark offers really bad pizza and its always hot as hell in there. Also not to mention the 3 stories of stairs you need to climb to get to the tallest water slide. The ice cream in the main lobby is very expensive. The food in the main building is grotesque, and there is a cold drink building near the outdoor pool that has cold drinks (when they are open).

Shower was equipped with the soap, shampoo, and conditioner bottles, however ours were empty and the front desk did not have replacements, but the front lobby had small bottles of soap and shampoo available. Arcade upstairs had several broken games, and it was ridiculously hot. In fact, it was warm in most areas, as if the heat was on but it was in the 80’s outside. The arcade was not enjoyable due that excessive heat. The resort has a decent location and staff were friendly. We had a great time in the water park and would consider coming back if ever in the area again.
KellyB348 (2/5): Horrible experience - Do not stay here! - A group of friends rented "Romeo's Retreat -" Room 457 - it was a large cabin for a large number of people. Honestly, it was the worst place I have ever stayed. No towels, no toilet paper ( for 13 girls), no paper towel. The walls had dirt, blood, paint coming off. The floors were filthy. Bedding was disgusting. DO NOT STAY HERE. In addition, the grass wasn't cut...around the fire pit. The freezer and fridges had crust all over. It was a nightmare. We called the front desk many times for supplies, etc. Nothing ever came. You looked out the window and there was garbage all over, random shoes, junk, etc. The issue is to is some people rent the places next to you - garbage all over in their front yards, broken down cars, etc. Do not stay here.

We were here Mon-weds and even though the calendar said the outdoor pool would be open it wasn't, and yes, the weather was warm enough for it to be open. I guess they started closing both indoor and outdoor pools on Tuesdays, so we spent $300 to spend the day at Jellystone, which is always a ton of fun, but wasn't planning on going there. Ended up having to go to Tomahawk to get food because the restaurant AJ'S wasn't open and not sure if the others were. The arcade was a joke. Games weren't working and didn't give the kids the right amount of tickets they earned. The bathroom in the indoor water park didn't have paper towels and the hand dryers didn't work. It's just disappointing.

Was disappointed to find out the indoor/ outdoor hot tub was not working and worse yet, they were not planning on fixing it. They also talk about lots of upgrades but all I seen was the check in desk was moved and the restaurant and pizza place was combined and it wasn't a regular restaurant but more of a snack bar. No regular menus and meals. Disappointing since there isn't much for restaurants close by. Overall it seems like this place is going down hill and the new owners don't want to put the money in to it to keep things up which in the long run will make them lose customers.
bradyk375 (2/5): Bed Bugs - The big takeaway (despite, unfortunately, our best efforts) was that our villas had bed bugs. While this can happen anywhere, it was not particularly surprising given the overall lack of cleanliness that we encountered when we arrived. We'd been here previously and had a decent if not stellar experience. This time was much worse. Many things were dirty and there was a lot in disrepair (which is really unfortunate considering that, with a little bit of money, this place could be a really solid stay). The biggest issue, of course, was the bed bugs, something we are still waiting for the resort to address. In short the service is bad and the cleanliness is worse. I cannot recommend highly enough that you find another place to stay.

The staff said they tried to call and message her, but she had no information from them which caused issues with our celebration that she fixed. Our reservation was also messed up, so we almost lost our room. Housekeeping was nice, but a translator was needed (Google is great). The MAXIMUM depth anywhere is 4' in the water and averages between 3'-3'6". One of the lifeguards even told me she couldn't even swim! This is definitely a little children's place. The closest place to do anything really is Tomah, and that's a slight drive unless you rent carts. The main few staff members were run ragged, as there was no employees available to do anything; therefore the bar was almost always closed. PS. The resort air conditioner was broken, and the air was dead/stale. There should at least be fans used for the comfort of everyone!!!

Kristine (4/5): - Negatives: The hair dryer they provide in the room sparked and smoked so I called down to get it fixed. 9 hours later I returned and it still wasn't fixed so I went to the front desk and they explained that the maintenance man couldn't get in because they couldn't find the master key. The hotel bar was closed the whole weekend, which is one of the amenities we really wanted for hanging out since it was a family reunion. The air conditioning in the room smelled like damp basement and when I tried to turn it down the heat kicked in and smelled like something burning The party room for the reunion was really hot, I don't think the air was working at all. Lots of sweating. One of the hot tubs was closed in the water park due to a leak and the space was not very well lit. Positives: pool areas had lots of lifeguards They allowed us to use a firepit outside of the banquet room which was nice once the sun went down. They gave us a huge banquet room and our bartender was great and the catered food was good. Breakfast was good and good portions, but restaurant reminded me of a roller rink snack bar instead of a real restaurant. Over all the place was run down and understaffed.

Katie (8/5): - We ultimately enjoyed our time, however if we were to go back prior to any updates we would do things differently. There was only one restaurant open and it was SLOW. Even if we were the only family ordering it took over an hour to get our food. Didn’t matter what time of day or what we ordered. It was quite mind boggling how scrambled eggs and a waffle could take that long?! So if we stayed again we would make sure we brought things for some breakfasts and lunches. It was a bummer the outdoor food wasn’t open as we spent a good chunk of our time there. Again, if we were to be back we would bring more food/snacks for pool time. We ate out for dinner all 3 nights we were there (The Pines right down the road was awesome!). Both pools are nice and the kids loved them. But they couldn’t use the basketball hoops in the outdoor pool because they were so rusted they might break. Indoor waterpark the only issue was tubes, by the afternoon you would be hard pressed to find one inflated enough to use. I understand they are short staffed but should have someone walking around during the day to reinflate them. When we got to our room the mini fridge was leaking and the floor was wet in front of it. The front desk gave us towels and said maintenance wouldn’t be in until the next day. Mini golf was fun but $10/person each time is a lot if you are staying! Should have a deal of some sort, unlimited golf for $X. Staff was friendly! Live music was fun on Friday night!

We have been going to this resort with family for the last 10 years and this will be the last time we ever go there. The water park area is dilapidated and there are about 10 tubes for the lazy river in the entire place. We were told that they cannot blow up anymore tubes from the pile of deflated ones. Cleanliness of the pool area and restrooms were sub par. I observed piles of random crap (hairnet/bandage/hair/trash in the corners by the pool inside. No toilet paper in the bathrooms in the back of pool area. There are MANY broken and nonfunctional things all around the entire place. No food options on site even though they advertised there was. We were told that staffing was an issue but there was a new owner now so it was getting better. I’m not sure that is the case. We observed two different life guards in the water park full on sleeping while working. I wish I would have had my phone to take pictures of this. I was appalled. I cannot believe this place can operate the way that they do with no accountability. We also found out that we were over charged for our one day waterpark passes and they refused to refund our $60. Front desk manager clearly deals with people complaining because she did not care at all. Basically told me it was not her problem. I am reporting this place to the Bureau of consumer protection for Wisconsin as well. Go another 60 miles down the road and go to Wisconsin Dells to save yourself some major frustration.
jessicaiO8855YR (4/5): Looks beautiful but don't let it deceive you. - We stayed in a cabin which was beautiful, but back when we booked in January, they didn't tell you the water park isn't open every day. We found out the day they gave lifeguards off was on Tuesdays. Which was the day we went. So no water park.Then the arcade would not accept our money for playing games, which room was in 90 degrees. Our cabin was set at 69 degrees and we couldn't change it. Plus wires were exposed from thermostat. In the porch in back, there were lose boards in a few spots. We moved the boards and saw they were covering large holes. Not hammered down. Plus front steps sounded like they were gonna give in. 2 of 3 showers in house only gave off cold water. Also the day they gave lifeguards off was also the day the resturant was closed there as well. We called 3 bears two weeks prior and we asked about wrist bands for waterpark and no one informed us then about nothing being open. Walked by resturant area and staff left old pizza from day before still spinning on a rack for sale. Hopefully they threw it out when they opened. We understand people need off, but inform us before the 14 days where we can get our money back. Also they had 2 tvs. 1 worked with very few channels and other didn't work at all. We were so excited to stay here. It's too bad.

Then the water parks all state no carry ins, and per their website lists all kind of restaurants so that you can just stay in, but nothing is open. And coolers are cleaned out so no plans to open either. The next day, we walk down for breakfast around 8am, and it’s all dark. Many others standing around too, no one at the front desk. Then finally a worker comes around and goes oh we’re suppose to open at 6:30am but no chefs showed up today so you can travel to the next town over for breakfast instead. 24 mins each way mind you. Outdoor pool (90 degrees while we were here) is only open until 5om. Indoor pool felt clean, outdoor pool had a lot of leaves, bugs, and dirt on the bottom. The lifeguard station when walking into waterpark area handed us dirty towels folded, when asked why are they wet so goes whoops and yells for someone else to grab towels of the clean rack in the back, gross. I give it 6 months and the waterpark if falling apart too since they can’t seem to keep staff with the new ownership. This was our first trip here, we were very excited and let down. Will drive the extra 45 mins to the dells next time.

Upon arriving, the rails to our entrance were broken and laying in the grass, the door handle was barely functional, there was clearly water damage that had just had paint thrown on it and there was black mold on the shower ceiling from the damage. The blinds were all complete broken, missing completely or missing slats. The villas were filthy, the dirtiest place I have ever seen. I don’t think the floors are ever mopped. Anyone who walked around barefoot had black soles, a towel used to wipe up water on the bathroom floor was black! We had stayed about 8 years prior and it is not the same. We will never go back. The air conditioner in unit 803 did not work and while the front desk staff was nice, I don’t know how this place can be open. There was trash under the beds and so much dust everywhere. Book elsewhere.

The king bed is sitting on 2x4s that are sticking out every which way and gave me a good scratch on my back calf. The microwave does not work and the chain/bar lock looks like it has been kicked in, completely ripped out of the wall. The resurant is closed cuz the over was over heating so they shut all food and drinks/bar down for thenight when there is no food close. Super disappointed in our stay, will be hard to come back again.

The deepest part of the water in any area was I believe 4 ft so this is a great resort to stay at if you have smaller children . The hot tub was big and had a waterfall for decorative purposes. My family went out to eat so we didn’t use the resort for food but did need silverware and was able to barrow some from the friendly bartender on the first floor. The bar was clean and quiet. I was very satisfied with the customer service and up keep of the resort . Affordable and quality I will recommend 3 bears in the current state it is in to other family’s.

Kayla (10/5): - Amazing experience from the second we arrived. While checking in, the staff offered for our kids to do a scavenger hunt in the lobby. When they were done, they gave the kids rice crispy treats! The room was nice, clean, and the beds were SO comfortable. The waterpark is absolutely perfect for our kids ages (7 and 10). They had a blast on the water slides. The only bummer was the indoor / outdoor hot tub was closed. I was really looking forward to that one, but there was another indoor hot tub, so not a huge deal. In the morning, the kids were so excited to see that the arcade was already open at 7am. A staff member also informed us that the lasermaze was free all day. Although we didn’t have the buffet, it looked amazing and was priced very reasonably. There was free coffee and a bin of fruit roll ups for the kids. Overall, the staff was extremely kind, helpful and went above and beyond to make our experience amazing. We were very impressed by three bears and will absolutely be back!!

The restaurants aren't open except a crappy pizza place, that literally only has pizza, inside the waterpark, where they don't even have a credit card machine (my mans was typing in my CC info into a computer slower than molasses). The sports bar and main restaurant weren't open due to staffing, as well as the coffee / snack area our entire stay. There are NO options for food, so bring your own. -bring your own towels and lifejackets. Their website incorrectly states there are lifejackets and they have maybe 50 towels on hand? so they're constantly running out, saying 'they're in the dryer! 5 minutes!', then 5 min later the new towels are all taken. What a joke. Also, its freezing in there so you'll want a towel bigger than those napkins anyway. -front desk staff lady is mean as all get out! I was yelled at after asking where the breakfast buffet is. "MY COOK DIDNT SHOW UP, OK?!" umm ok, sorry. -slides at the waterpark were closed most of our day there. A lifeguard said they have a city inspector visit and that's why, so I assume they don't have enough lifeguards to be legal to operate the slides? When my family got to this resort, we were “SOL” and they couldn’t help us. They told us NO cabanas. My boyfriend had told the meany woman with the mustache, that we had reservations. She said Nope. They were all taken. How can that be? I had talked to Noah a couple of days ago and double checked my reservations. The other woman laughed at us, because we have mentioned that we talked to Noah. Apparently Noah doesn’t do his job?! My family had walked in the resort. Found the indoor waterpark. There was NOWHERE we could put our stuff. (Towels, beach bags). I was very frustrated the way they treated my family. I had them cancel our reservation. Thank goodness I paid extra for the insurance on this trip. Definitely won’t be going to this resort ever!!

During spring break they had only the pizzeria open for limited dining, our hotel room floor was filthy, the window was broken and had a huge gap in it, no extra toilet paper(had to go find a maid to get some),dog hair on beds, vending machines broken or empty, no ice in ice machines and the last morning we went to water park they ran out of towels the first 5 minutes. Though the water park was fun it did have some issues as well like sand in the hot tub and in the pools. Very disappointed for the $250/night.

Light in bedroom not working at all even with new lightbulbs. Outlet cover in living room broke and exposed wiring. We had to replace it with one from another room. Floors and overall cleanliness not good. It states fill kitchen but not fully stocked. We heard noises in wall by kitchen and determined it to possibly be bats! We contacted desk several times with these issues and said they would send someone…Nope! We enjoyed the water park though pools not super clean and varied in temps. Our weekend wasn’t a total disaster but definitely needs some maintenance attention before we would consider recommending this place to anyone.
KelseyM972 (10/5): Had a wonderful trip - I have so many good things to say about our trip to the Three Bears Resort. We went mid-January with a 10 year old and 1 year old. Check in on Friday evening went smoothly and our two Queen suite room was clean and spacious. The kitchenette was missing a microwave but the front desk sent one up without a problem. The waterpark is the perfect size for kids- a lot to do but not too big that I was uncomfortable with my 10 year old swimming with friends while i went to the hot tub. The arcade was a lot of fun other than a few out of order games and lost tokens (which is to be expected from time to time at an arcade). We brought our own food so I can't comment on the restaurants, other than that the adults in our group were going to get take out from the 1878 Restaurant one night and they were only serving a buffet. So we got delivery from The Pines (local restaurant) and it was great. This will be our new spot for a quick getaway!

Jeffrey (10/5): - What a great stay. Rooms were very comfortable and clean. Staff was very nice and really enjoyed the waterpark. The price for the breakfast buffet was very fair and the food was good. This isn't our first time here, and they are yet to disappoint. The staff can make or break a place like this and they've done well with their hires. Definitely would recommend to anyone!
momyof2boys2 (2/5): Disappointing, will not be back! - Thought this would be a nice little New Years Eve stay for the kids. WRONG. Elevator didnt say fourth floor was out of order, after trying a couple times I go to the front desk and ask if elevator is working to 4th floor "oh that elevator doesn't work to the 4th, you need to use the one at end of hallway. You would think something inside the elevator would state that, a sign or something? Their waterpark showed open until 10pm in all areas. The kid area was shut down at about 5. We went to dinner came back, and the whole rest of park was closed except hot tub. This was about 7:30pm on New Years Eve. The game room had 12 games out of order, and it's a small game room. Maybe 30-35 total games. The ladies bathroom was closed "due to maintenance." The restaurant was not open, the bar was not open. They had a skittles machine in lobby, went to use that, out of order. Definitely not happy and we will not be back!
blakeh2025 (2/5): Terrible waterpark - The whole experience was terrible, the cabin floors are terribly dirty. The hot tub was closed half of the tubes are flat and the water park was closed for 2 whole days for no reason, also the stairs going up to the slides are not good the planks are loose do not go there
162adrienney (2/5): Unorganized - Had to wait hours after check-in time for room. Front desk stated rooms were not clean yet. Gave us a gift certificate for 2 free pizzas to try and make up for it and when we went to order our pizzas they stated they were out of cheese and could not make the pizzas. Hotel needs lots of updates. Will not be staying here again.
Pauline (2/5): - Restaurant not open after 10am and the pub isn’t open at all. Breakfast buffet wasn’t filled.
Don (8/5): - Parking was not close. Parking lot was full when we checked in. Food was good and staff was good. Seemed short staffed for the supper hour but they did great.
Matthew (8/5): - Staff was friendly and helpful. Only negstive was the pub, there was one table just finishing their meal and the waitress told us that she was slammed and thst there may be a delay for our service. Decided not to wait and go get a pizza and they were out of crust. Pool was a lot of fun and room was clean.
MARY (6/5): - Nice facility, not sure on parking if was full. No one there but yet could not check in early as room not ready. 4 people standing around when I left yet no one acknowledged me so I just put the keys on the desk.
Daydream20378410131 (10/5): Wonderful Place for Trainings and Conferences! - Three Bears Resort was amazing to work with! We had a training retreat for families over the weekend, and they were so easy to work with! Brenda and Margaret made everything go smoothly and we had no issues with our reservations or the meeting spaces. Our families had a great time! Deb was a ROCK STAR!!! She provided wonderful food and wonderful service to all 75 people in attendance. I cannot say enough about her level of service and would recommend Three Bears for any business trainings, conferences, etc. They wer by far the easiest company I have worked with and we will be back in future!
Dustin (6/5): - Staff was super nice. Lobby was clean. The restaurant had limited staff and only 1 cook. Wait to get food was a little long. Not many food options. The room was dirty. Hair in shower, hair still on clean bathroom towels. Mother in laws room had dirty underwear in the drawers and condoms in night stand. Waterpark was relatively clean. There was a point in our time swimming we saw what looked like puke in the basketball pool. The kiddie area was clean and water was warm. Would not want to stay here again. Maybe go again to swim but that’s it.
Diane (6/5): - Pretty nice place but issues with A/C. Arcade was very hot and humid, did not seem to have A/C running. Family had rented villas and one had broken A/C and the other did not work well. Rooms in the lodge had been updated with laminate flooring instead of carpet since we last stayed there and was nice.

Shelly (4/5): It was not as great as we hoped it would be. - We booked for two rooms thru Hotels.com but when we went to check in, the hotel was told one resorvation, so they only had one room. The manager, Teresa and her assistant, Hunter were very nice and helpful and got a second room ready for us. The room with the balcony was nice but the other room, was disgusting. When my brother and sister-in-law went to tuck their granddaughters in, there was curly black hair in both of the beds. They gave her clean sheets and said here, you can make the bed. Then in the morning, she went to take a shower and the tub wouldn't drain. Next we decided to go to their restaurant for breakfast just because it was convenient. There was one girl hosting, waitressing and bussing tables. We were the second table to come in and had to wait over a hour for our food which was not that good. They only offer 5 items on the menu and nun off it was that hard to make. (Pancakes, eggs with bacon and sausage and potato pancakes, breakfast quasadia, croissant sandwich, or corned beef hash which was not corned beef hash. It was hash browns with strings of corned beef laying on it.) It is really to bad because this is a beautiful place and has a lot of potential. Just needs better management.
Kristina (6/5): - Nice that the rooms have been updated but cleaning could be better so we dont find clumps of dark hairs below the sink when were both blondes. The i door/ourdoor hot tub was disgusting with dirt all along the floor. The ourside jets did not work. Clearly the tile and rock areas that are missing or cracked need to be replaced. Great service at the front desk and pub.

I reported it. We enjoyed pool area and arcade. Also the pizza. Need some touching up in cabins. I fell onto both hands and knees
Brittney (4/5): - The property needs updates .. the pool and water park is nice and very toddler friendly but the VILLAS are disgusting we may try the hotel sometime but I spent $800 on a villa and it was disgusting the floor was very dirty our feet turned black from walking from the front to the bathroom area the beds are very uncomfortable feels like you are sleeping on a box spring only and the linens had stains and smell to them the whirlpool tub was disgusting I filled the tub and emptied it before getting in and it had dead skin and like black sludge come out of it and the kitchen was gross there was grease all over the stove and oven was smoking .. the blinds had food all over them and the couches had a terrible odor .. definitely needs better house keeping and more educated staff .. no one knew anything we were checked in late .. check in time was 4 we didn’t get in til 5 due to hosue keeping there were no golf carts left and NO TOWELS for the pool area and it was not even BUSY ! we saw maybe 10 people in the pool area this hotel and resort could be SO MUCH BETTER if they had more staffing and better house keeping ! Or maybe pay your employees more so they do a better job ?!
Q9763SHmichaelg (4/5): Needs some updating and maintenance - Hard to get clean towels. Hot tub was warm, but the jets didn't work. Electral outlets in pool area with no covers on them.Pools could have been warmer. Pool areas need updates. Not kept up very well. Didn't seam like lifeguard staff was very attentive at the outdoor pools, they hung out in the back. They didn't even watch the kids' pool. Pizza was pretty good
