The location on the Historic Kelso Swuare was excellent. Essentially every thing was excellent so not much to improve.

The room we had was like the leaning tower of pisa 😢 the furniture was all leaning to the one side as was the bed! Lying on the left hand side we felt we were leaning to the right, and on the right hand side i felt like i was going to fall out the bed! The bed itself was exremely hard with no comfort what so ever. Walking across the room it felt like walking down a slant and then a slight incline when walking back the way. The shower was very poor we felt the water pressue was terrible. Thankfully we had only booked for one night.

Bathrooms are a little tired, tv's need updating, all rooms should have full length mirrors and coffee machines. Spend more money on better eggs for breakfast. Tomatoes should be cooked not just warmed through.

The Breakfast was cooked to order, piping hot and very tasty.
Dinner was also very tasty.
Location is perfect, bang in the centre of Kelso.
Outstanding value when you consider breakfast is included. Shower cubicle was standard small size .
Carpets threadbare on the stairs and generally the room fittings and decor are looking a bit tired in places Please note that the fantastic staff, quality of food and the great location more tham made up for the above feedback!. 4* staff, 4* food 2* room, 3* overall great value

Shower head and shower fitments covered in mould and a health hazard. Layers of dust behind the head boards. Beds extremely wobbly, the legs felt likely to give way at any moment. Pictures sent to the manager as she was not on duty when we left. She called apologised for the poor cleanliness and said this fell well below their standards. She advised she would process a full refund and speak to her housekeeper. She thanked us for the pictures and bringing it to her attention.
