- Michelle (10/5): Fantastic cottage - Everything about this place was wonderful , great location , very clean , the bed was sooo comfortable, the best nights sleep we've had since arriving in Texas . Even used the the spa bath Fantastic . There is the main highway through town running close by but it didn't disturb us at all . Sad we were only there for the one night so didn't get chance to explore the national park which is accessable directly from the cottage . You can't go wrong booking this cottage if staying in Blanco . Nothing to dislike at all Highly recommend

- Cynthia (10/5): - This is such an amazing little getaway! We loved our time in Villa #2. It it was very large and nice and so comfortable. The balcony/patio was wonderful. This is going to sound ridiculous but the linens were amazing and smelled so fresh and the bed was divine! The only thing this room needs is some comfy chairs inside. If you are truly wanting a small town/non commercialized Texas getaway, this is it. Blanco is a charming little town with great food and the most beautiful River!

It was really nice that the owner called us before we got there and told us of a water main break in town so there would be no water until that was fixed, and there would be a boil order for the town for the near future. She really didn't have to do that.

- Peter (10/5): Quaint Country Villa on the river - The room was beautiful and quaint. We loved the restroom layout, and the hot tub was perfect. The bed was super comfortable. The view from the bed was amazing. The villa really made our Christmas Eve even more special. We did not want to leave. We will definitely be coming back. It states there's a kitchenette, but nowhere to cook. An electric burner (single or double) would've been nice, but it wasn't a deal breaker.

The ramp has a step in the middle also. The mattress needs to be turned, it is slightly saggy on one side, however it is still comfortable.

- Mary (6/5): - It really wasnt on the river. You have to walk in a gate to get to the river. We were looking for 'river view' and all we got was tree views. So we know to book else where unless we want a romantic get away. Hopefully, the poeople who come in late the next time we stay there don't move furniture at midnight. Very annoying to get woken up to furniture being moved around that time of night. I know they saw other cars parked there. I am sure the people below them where just as upset as we were.

- April (5/5): Charming cottage, clean and comfy bed!!! - The cottage was so cute! The bed was heavenly. Very clean. We could not see the river due to the trees. We had never been to hill country before and we were so excited to just sit on the porch and look at the river. We are elderly and we have simple joys. Also, there is a Bistro, 2 doors down…. They played loud music until 9:00. We couldn’t hear the tv. I looked at their website and it doesn’t mention that they play music. To some none of this would matter but to us we really wanted something different. Not management’s fault.

I will go back to this place for sure but I’ll book for longer. I was supposed to lock the gate when I went out but once I was out I couldn’t reach the lock. The only other thing is I wished I could have stayed longer.

As advertised with smooth check in and very quiet except for the busy highway really close with lots of truck traffic. Clean overall but some of the linens could use refreshing as they seemed a little worn.

- James (10/5): Relaxing place at an incredible price point. - Located directly on the riverbank and the park, I was very happy with the view from the back porch and the overall feel for the area. If you are looking for good value and a relaxing getaway, then I think you will enjoy this property. The private cottage is comfortable and relaxing. We appreciated the dining table and the kitchenette area. The deep spa bath was really nice. The check in was super easy because it's just a door code. The bed was very comfortable and so were the pillows. The hot water heater ran low on water while I was using the tub.

- Kristen (10/5): Been staying here for at least 5 years - The location is perfect, right on the Blanco River in Blanco SP. The owner takes excellent care of the property. An excellent spot to base your Hill Country adventures from !
- Rachel (8/5): Romantic getaway location; I wish we had more time to spend in the room as it is inviting and warm. - The villa room is large and spacious. Plenty of room to move around and be comfortable. It is also very clean. The view from the back patio is also very nice. There are blackout curtains as the sun shines directly into the room in the mornings. The TV is a smart TV so you can log into your apps if you choose to use the TV. There is a mini fridge, microwave, and sink. I also noticed there are nice plates and some utensils in case you choose to eat in this location. Parking is on the side of the road, and the gate to the villas is open all day and night. The doors lock and deadbolt but don't feel very secure. I'd have preferred the 2nd floor had I known this prior.

- Carl (8/5): Very good - There was breakfast? Did not know or see anything about Breakfast. Location was nice, Room was nice. Really nice towels and pillows. Linen was exceptional. Maintenance could be better. I personally fixed the garment rack. screws were loose and rod was not even attached. I repaired it so my wife could hang dresses from it. The fold out bed was broken. Sever parts of the frame are bent and it does not lay flat. Our daughter did not enjoy sleeping on it. She slept on the couch itself one of the nights. After walking around barefoot for a while, our feet were dirty from the floor. A previously opened bottle of wine was on the sink counter when we got there. My wife purchased a bottle of wine at the store, thinking that since there was an opened bottle there already, there would be a cork screw, but when we returned to the room we discovered there was not. Some kind of lighting in the parking area would also be nice. Having to use flash lights is a little inconvenient.

We arrived in the darkness : not much light , took us couple of min to find and going down couple of steps could be more pleasant if there would be some light

We thought the front door was like most hotels, locks behind you, but we found out after we had left for the day and returned the door was unlocked. Our fault for not checking, but maybe a note on the inside of the door would be helpful. 2 hand towels in the bathroom would be nice, we only had one for 2 day stay.

It would also be helpful to have another mirror in the main area to help another person to be able to get ready if someone else was using the restroom.
