- Billysiam (2/5): Nightmare hotel! - Terrible hotel to stay, 1 room had a severe water leak. New room offered but was unacceptable! Had to change hotels and They refused to refund the 2 nights we didn’t use. Ants and mosquitos everywhere. Bed linen and towels not changed. Limited tv channels No elevator
- F150EGlucym (2/5): Awful stay needs a full clean - We originally got given a garden room which was dark and dingy , the garden view was a few rocks a concrete slab bench and a wall We asked to change our room for a additional 900 baht which they kindly let us do This was on the fourth floor so gave us great views of chiang mai with a great balcony Despite this the mattress was like sleeping on concrete which made it hard to sleep The bathroom was awful , the shower head hadn’t been cleaned in a while which meant the water went all over the bathroom making it horrible to use How they can think this is acceptable to present to customers I don’t know which meant we checked out early and cut our losses for something nicer The staff working there when we raised these concerned didn’t seem that interested in fixing the issues
- 245jonathonh (2/5): Stay Away - Stay away from this place. Don’t believe Booking.com’s 8.2 rating. We were initially given a ground-floor garden room. It was essentially a room with a balcony door opening onto a small, neglected garden wall. We were then moved to a “deluxe” room on the top floor, costing an additional 900 bht. The room was filthy. Dirty towels were still in the bathroom, the mirror was disgusting and the shower was simply appalling. I’ve never seen anything like it; it was absolutely filthy and clearly hadn’t been cleaned in years. The mattress was like concrete, making it impossible to sleep. To be fair, the view from the window was stunning and the balcony was lovely. The location was also good. The pool looked alright too However, other than that, we left after just one night. The staff were friendly but completely indifferent.
- Shihwei (10/5): - 民宿主人親切有禮，會主動詢問你的需求，雖然房間沒有吹風機，不過可以跟他們借用，雖然房間沒有茶包和熱水器，不過在一樓入口，有提供熱水、咖啡、茶包和小餅乾免費取用。房間不小，一進入房間他們會用毛巾折成天鵝的樣子擺放在床上，滿不錯的。不過浴室沖澡的地方有些小，而且沒有置物架，有點麻煩。不過還算是一間不錯的住宿地點，而且離塔佩門很近，不管是逛週末夜市或是週日夜市都很方便。

- paulmN9057HM (10/5): Little gem in a great spot - We found this absolute gem of a hotel right near thae pae gate. So close to the old city walls and all the amazing temples and also the night bazar and anusarn market. This was a great boutique hotel and tranquil escape from the noise but so close to the action Loved it. The only negative was our bed which was a bit small with a very very hard mattress But we would definitely come back
- Bradley (10/5): Nice place good location hard mattresses - Nice room, nice pool, bed was very hard but most Thai beds are hard. Here’s some advice from a Canadian BnB owner. Yes I own and operate my own BnB near Victoria Canada. It would be sooooooo easy to purchase 3” soft memory foam mattress toppers for these old mattresses. This would make them so much more comfortable to sleep on. The front desk is a nice entry and nice people. Besides the hard mattress I would recommend this place.

- Natasja (8/5): Simpel hotel op goede locatie - Simpel hotel op een goede locatie. Nightmarket en het oude centrum op paar minuten lopen afstand. Kamers ind e buurt van de trappen zijn wel extreem gehorig. De gehele tijd hoor het bonken en bonzen van mensen die naar boven en beneden lopen. Vooral als er spelende kinderen continu de trap p en neer rennen kan het gaan irriteren. Rond 12 uur in de avond werd het bij ons beetje rustig
- GerryL73 (10/5): Superb Location - An auspicious start with an early check-in at no cost (during high season too!). Our room came with a balcony which was appreciated and enjoyed. Service is superb here, the location making it extremely convenient for getting to the night bazaar, river, or to the old city (inside the moat). The pool is small, yet clean, welcome in the hot season even more I imagine. Near a main road, the rooms still manage to offer silence. All in all, a very good choice if one is looking for location and convenience!
- Verified traveler (4/5): Disappointing Stay - Unsanitary and Dated Bathroom - The room I stayed in was extremely dated, and the bathroom was nothing short of appalling—an absolute eyesore that felt unsanitary. The water pressure was abysmal, and the hot water lasted all of three seconds before turning cold. To make matters worse, there was no iron provided, so I had to wear rumpled clothes during my stay. The only redeeming factor was the staff. They were friendly, polite, and went out of their way to help, which I genuinely appreciated. However, even their great attitude couldn't make up for the disappointing state of the facilities. I would not recommend this hotel unless you’re a backpacker with low expectations and just need a place to crash for the night. For anyone else, spend a little extra and find somewhere more comfortable and updated.
- Leticia (10/5): - Great property set a block or 2 off the Main Street making it quiet but convenient. Only issue I had and reported to the front desk (and they were already aware of I might add, making it a known issue) but didn’t have the energy to move rooms on the 2nd day of my stay since they were sold out the first day, was a pump right outside the window of my room (110 I believe, end of hall on the right) that went on and off consistently every 5-7 seconds. So if you are a light sleeper I would recommend avoiding that room.

- 900peterd (2/5): Room not clean on arrival - Reported damaged lock on door: they didn't fix it; bathroom sink had a long black hair; water pressure for the bath is so low, it takes more than an hour to fill the bath; no handsoap; bedsheet had big yellow stain; pillow cover had a dead insect on it; sofa had big cigarette burn hole; fridge smells of rotten fruit, still inside it! Dirt behind the fridge not cleaned. And check out by 10am??????

- Verified traveler (6/5): Cheerful guesthouse - At the time of my stay (Dec 2023) one of the buildings was being rebuilt. This meant that there was construction noise during the day and no breakfast service. This is more of a guesthouse than a hotel. Some great features if that's your style, e.g. free instant coffee at reception and a fridge with beer and soft drinks sold for cash at only a small mark -up from supermarket prices. The swimming pool is about 15m x 5m, so ok for kids to splash around. My room was a little basic but had all necessary features including AC. Water provided daily (2x 500ml bottles). The outside space has plenty of plants. This was the only place in my visit to northern Thailand where I was troubled by mosquitoes, so I suspect the plants attract them. The location is excellent, 3-5 mins walk from Tha Pae Gate and Loi Kroh Road. If not for the construction work, it would be quiet. There are many hotels and guesthouses in this area, some of which are more modern than this.

- Jeroen (6/5): - This is more a B&B than a hotel and therefore relatively expensive. Staff friendly and helpful; Close to old city centre; Bars, shops and a small supermarket (seven eleven) nearby. Larger supermarket is 15 min drive away. We felt safe walking back at night from the bars. Room is very basic, no kettle or coffee maker; Bathroom has shower curtain, low water pressure; bed is very firm, poor pillows. Also note there is no lift so if your room is on the 3rd floor, carrying 22kg suitcases up is a good exercise. Breakfast is across the road, but we did not use it. Parking is very limited. A rooster of one of the neighbours wakes you up in the morning at 6am Also, there is big gap between the door (leading to the balcony) and the doorframe, letting in mosquitoes at night
- garethr850 (8/5): Lovely hotel - Great little hotel in a great location, We stayed in 2 rooms as a family of 5. Room facilities are basic but clean and comfortable, air con was cold and quiet. Lovely small but deep pool at the front of the hotel and they provide you with towels. The staff were brilliant friendly polite and helpful, we booked an excursion through the reception and got the a better price than quoted in 2 tour shops! 10 minute walk to the night bazaar, 5 mins to tha pae gate and 30 mins taxi to doi suthep. Cons . Breakfast wasn't to our liking but they offered a room upgrade. . No safe in the room Would definitely reccomend this place
- khanittha (10/5): - It is a quite area on a small streer. Close to pharmacy, Starbucks and restaurants. The front lobby area is small but nice. If you are not a smoker and ther is one out smoking you are in trouble like myself since I have asthma. The room that I paid extra for an upgrade since it has air conditioner unit on the 1st floor do not have a nice view and you will hear a waterpump all day/night if yor are not a light sleeper you will be fine. Just keep the curtains closed. It is a sored eyes room 110. FYI, the hot water has a reset button on the bottom inside this machine which I had no idea since they just show me the room and gave me the key with no explanation. I took cool shower for 3 nights. I just thought they ran out of hot water or the hot water pump is not working properly. Anyway just ask the front desk when you don't have any warm or hot water or anything else that may not be working in your room.

They made phone calls in Thai for me, made certain my laundry was delivered, arranged transportation to the airport, made certain I had plenty of water bottles, cleaned the room beautifully. Everyone was so kind and generous. The hotel is close to restaurants, shops, nail salons etc. Very walkable and safe.

- 983sonjag (10/5): Home away from home - This is my 3rd stay here and definitely will not be my last. I stayed for 2 weeks and nothing was too much trouble. Rooms are great, beds are comfy, showers hot, pool is small but great to cool off after a hot day. Every staff member are so helpful at anytime of the day/night The location is awesome, it’s quiet but so close to great bars, restaurants and massages that are within walking distance. Definitely 10/10 See you again in 2024

- 660elyseb (10/5): A fantastic stay - My partner and I stayed at Chiang Mai Thai House in the beginning of February and we were so grateful for the experience. Located just outside of the canal square, we found it easy to get to all the places we wanted to go. A short walk one direction and you were in the heart of Old town, or short walk in the other direction got you to the riverside area with the Night Bazar in between the two. We were lucky enough to be in Chiang Mai during the annual Flower festival and were able to watch the parade from the end of our road, a minute-if that- from our room. We were originally booked only 2 nights here, and upon arrival decided to extend our stay for a total of 5 nights. We stayed in the standard room on the lower floor, and found the rooms to be clean and had everything we needed, bed, hot shower, working air con and a mini fridge that was most appreciated. The reception area was lovely, a few seating areas for guests to mingle, cold water in the fridge, hot water for tea or coffee and some small snacks were always available. The pool was nice, although we never did go in, it was lovely to sit around and dip your feet in. The complementary breakfast was served quickly and was tasty with different egg options, french toast as well as yogurt, fruit and muesli. What really made this place stand out was the staff and their willingness to help us in any way they could. Sarah had very impressive English and was eager to offer up suggestions of things to do and see and seemed to know the fastest and cheapest ways to get to and from any location. She arranged outings for us and even helped us book our accommodation for our next guesthouse, she was a real gem. Other staff members were also eager to help, always delightful greeting you day or night. We highly recommend CM Thai house and would come back again!
- Tomcoyner1 (10/5): Ten days of satisfaction and comfort - Our Thai daughter-in-law found this small hotel as she has professional hospitality training. Once again, she did a great job. We and all other guests were obviously quite satisfied. The outdoor lobby is a great way to optionally strike up a conversation and even possibly make a friend. The rooms are neat and clean. The cheaper rooms are showing age with just adequate bathrooms. You really get more than you pay extra. For 250 baht more, you get a nicer Superior room with a very nice balcony with comfortable furniture. For another 250 baht more, you can get a very nice, multi-room deluxe room with lots of sunlight that is a very good value. The cleaning staff are competent but not as thorough as those of other hotels. The management is very dedicated to please and flexible. The included breakfasts are nice but we wish there may be a greater variety, but overall we can’t complain. In conclusion, we would be happy to recommend this nicely located hotel to anyone on a medium budget.

- CeAjaye (10/5): Wonderful staff. Thanks guys. - Fantastic small hotel very close to all the sights and shopping of Chiang Mai. Staff excellent, nothing was too much trouble. Breakfast included however I'm an egg man and when you say that it will be cooked a certain way then that's the way I like it. I've rarely had an egg or steak cooked properly in Asia, even from so called Ozzie or USA steakhouses. That's my only beef! Pardon the pun. But I would stay here again.
- TropicalWanderlust (10/5): Great Little Hotel - We stayed for 3 nights. The first day we arrived from Bangkok on the train at 5am, we were allowed to check in immediately which was fantastic was we had had no sleep on the train. Rooms were comfortable and clean. Nice pool although only 2 sunbeds and nowhere else to sit as you couldn’t sit on the grass. Free tea and coffee and water in the lobby. Other drinks in the fridge available to buy. Helpful staff. Breakfast available at extra cost. Good central location. A very pleasant stay.
- KenTravelreviews (10/5): We love Chiang Mai Thai House! - My wife and I stayed three nights here and loved the hotel. The rooms were nice and clean, the pool was great, and the staff were very friendly and helpful. The common areas were also very nice and clean. We thought the breakfast was pretty good. We were gone before 7am on two mornings and didn’t get the full breakfast every morning, but they do make you a to-go breakfast on request! The coffee/water/snacks in the lobby were also great! It was fairly hot while we were here, so they helped us stay hydrated! Location was also amazing, really close to the shops/restaurants/bars in the middle of Chiang Mai, and really close to a 7-11 for miscellaneous other things we needed. For the price we paid, this would be hard to beat! We loved Chiang Mai Thai House!
- 19sonia65 (10/5): Excellent place to stay - This is my second time staying here in 6 months. The reception I received when I got out of taxi was unbelievable,never have I been made to feel so loved. Chanya,Pym and Tom are the most friendliest,helpful workers I have met in my 9 years of coming to Chiang Mai. Anything you need from tours to the most basic things like a towel for the pool is never a problem,there is a always a smile. This will definitely be my home away from home for many years to come.

- mich6975 (8/5): Very nice place - This was a very nice place. Quiet and relaxing. Super clean and they were always cleaning. Good location and very close to night bazar. We showed up and they accommodated us early and we planned to stay for one night and then see what else we could find. Ended up staying here for all 4 nights. Only complaint was no safe in room and although probably not easy to get in from our little balcony, the sliding door to our balcony did not lock

- Brooke-Kelowna (10/5): Wonderful Staff - We (my husband, 6 year old daughter, and myself) loved our 3 night stay here. The front desk personnel (Pym and Tom) were beyond helpful and assisted in booking excursions and giving us local advice regarding great places to go in Chiang Mai. They helped us book cooking classes and elephants sanctuary visits. Excellent service! To top it off our daughter forgot her special blanket at the hotel and we did not notice until we were long gone down the southern islands of Thailand. We called the hotel and they didn’t think twice about mailing it back to Canada for us! We couldn’t believe it!! The rooms are clean, the pool is great and the location is top notch - close to everything. We would highly recommend!
- christopfur (6/5): Mehh average hotel, great location - Nothing too special about this hotel. The location is great. However the rooms are average. I was disappointed to see that there was no soap within our bathroom. The water temperature doesn't get very hot - can make it difficult to shave. Our stay had a free breakfast included, however there was a bug (fly) in my coffee. The staff was nice with free snacks in the lobby.
- 19sonia65 (10/5): Hidden gem - Having visited Chiang Mai 5 times previously we had never stayed at this hotel. Could not fault it at all.The price of the rooms excellent. The rooms are a great size and also had an outdoor area to sit in. Breakfast is a choice of 5 different sets which also come with coffee,juice,fruit and a little cake.All are great and is more than enough for breakfast. Location is fantastic.7/11 is at the end of the road and there are heaps of restaurants within walking distance.It is walking distance to the old city. The staff here are fantastic,especially the manager she always greeted us with a smile and was happy to chat answering any question we had about Chiang Mai. When we had issues with internet and hot water they were fixed straight away with no issues. Booking tours through them was simple and handled professionally. The complimentary coffee,tea,biscuits,cakes and fruit which you can help yourself 24hrs a day is an added bonus and we looked forward to see the homemade cakes every morning. The pool is small but great to cool off in and have a swim. All in all it is a great place to stay and would highly recommend it and will be back to stay again in June.
- Pieter (8/5): Little Chiang Mai - Was good area close to city. Very close to the many temples, restaurants, even found a decent coffee shop black canyon, as per usual be careful tuk tuk drivers offering cheap rides before you know it you're in many places selling you stuff and your day is wasted for 3hours. Otherwise great people and location (Hotel) very helpful just when you book not all rooms have air and or fridge. Breakfast is great
- Nathan (8/5): Amazing location. Great stay. - Great location. In fact fantastic location. Great free breakfast every morning. The bed was a little hard and the shower soaked the bathroom ( which seems typical for Europe and Asia ). The stairs are metal and a little noisy. The staff was very friendly and always helpful.
- tjs2408 (8/5): Lovely quirky hotel - Me and my friends booked this hotel to celebrate new year in Chiang Mai and it was lovely. The room is quite small but I guess it’s budget and it didn’t really bother us at all. The hotel supplied complimentary drinks and snacks which is a lovely little touch and the breakfast was really good too. It was only a 5 minute walk from the Thapae gate which is where we set off our lanterns for the new year. The only reason I didn’t give it a 5 is that when we got off the late bus and got to the hotel at 7am we had to wait until 1pm to get in our rooms which as you can imagine is not ideal when you’ve just done a 9/10 hour journey and I have read a few people mention this. Maybe a change room or wash room could be added for this type of situation? Just a thought. Other than that lovey hotel and would definitely stay again if I was in Chiang Mai.

- Ian (8/5): Quiet, central and courteous. - We had a mix up (my fault) with the booking which was sorted very quickly, and courteously. Location was good to visit the places we wanted to see, and yet quiet. Bed creaked under weight of a heavy farang!

However, this time we drove and there is no place to park except on the very narrow soi where the hotel is located. It's barely two cars wide although we parked safely. The room was fine and a fair value. Didn't eat this time but last time was good.
- Nerea (6/5): ok hotel. - The hotel is ok, maybe you can find something similiar o better for the same price, but the hotel was clean and in a good location.
- William (6/5): Comfortable and clean but a little overpriced. - I had booked a room for one night which seemed very reasonable in price but it was a fan only room and very very hot (you learn from experience) so I stayed two more nights in an upgraded air con room for double the price. Very nice room, on the ground level beside the pool so sometimes noisy from people using the pool. Everything clean, nice bathrooms, friendly staff, good selection of food and reasonably priced. Maybe a little bit overpriced when I now compare other hotels which offered better facilities for the same or lower prices. very busy at the time as was during the Songrat Festival with a large number of young backpackers.
