The total price of the reservation will be taken prior to arrival within 14 days.
Smoking is not permitted in any of the guest’s rooms. If a guest is found to have smoked in a room, a fee of GBP 250.00 will be charged on the card used to make the reservation. Please note, if any damage is done to the room during the guest's stay, the cost of the repairs or replacement of items will be charged to the guest's credit card. Kindly note the property cannot process payments from American Express credit cards, and an alternative card will be required. Please note that the card used to make the booking has to be present upon arrival
You must present the card used for the booking upon arrival, otherwise, a third party form must be requested and completed prior to the arrival date.
If the payment card isn't present at the time of check-in, Kip may require a security deposit of £150 which will cover any damages or extra costs caused by guests - this deposit could be provided in cash or as a pre-authorization on a different credit card which belongs to the guest or anyone authorized to use it by the cardholder.Guests are required to show a photo ID and credit card upon check-in. - Oluwakemi (4/5): Very disappointing. - The property was okay and very close to the train station. There was no hot water to take a shower except for one day out of a week that I stayed there.

The air in the room was really bad, and no proper ways to let the air circulate except by opening the door. There's NO HOT WATER the entire time.

- Tiphaine (1/5): A fuir. - Le staff est sympa et pro. Ils essaient de faire au mieux et d’être arrangeant. Les chambres (bien que petites, mais ça, c’est annoncé dans l’annonce donc pas de soucis) n’ont aucun système d’aération. Il y fait une chaleur pas possible, je n’imagine même l’été. Aucun moyen d’aérer les chambres, parce que même les chambres donnent sur un couloir où il n’y a ni fenêtre ni ventilation.
La salle de bain est assez propre, en fonction des personnes avec qui vous la partagez.
J’ai pu changer de chambre pour la dernière nuit, chambre avec fenêtre. Donc si vous avez la chance d’avoir une chambre avec fenêtre, sachez que ça donne directement sur la gare derrière, donc le bruit est très fort (photo à l’appui), c’est pas possible de dormir sans bouchon d’oreille.
C’est indécent de proposer ce genre de chambre. Ils peuvent vous proposer un ventilateur (celui que l’on m’a donné faisait un boucan pas possible et ne soufflait que de la poussière).
Il faut quand même relever que le staff est sympa et pro. Ils essaient de faire au mieux et d’être arrangeant.

Arrived to be told no not water in the hotel at all. Not great and had to have a freezing cold shower in the morning.
The single rooms, there is zero airflow. I woke up at 5am in an oven, drenched in sweat and a very bad sleep. They should have aircon or at least a fan and some venting. It was unbearable and I checked out at 7am just to escape. Good price, but is it worth it? Not on this occasion.

- Jeroen (8/5): Prima hotel! - De ligging van dit hotel direct (100m) naast de over-ground en trein is ideaal om vlot het centrum van London te bezoeken. Het hotel zelf is netjes en de kamers zijn keurig. De kamers zijn enkel bereikbaar middels de lift. Het trappenhuis mag enkel in geval van nood worden gebruik. In de ochtenddrukte van vertrekkende gasten sta je dan wel wat lang op de lift te wachten.
Helaas hadden we 2 van de 3 dagen geen warm water door een storing. Dit is vervelend maar kan uiteraard gebeuren. Het hotel heeft een refund van 20% toegezegd en dat is een nette oplossing.

- Richard (4/5): Hot and cold at Kip. - The staff were great. My bike was stored safely in a locked room. Free coffee. I found my windowless room stuffy. I opened the door several times during the night and swung a towel in the doorway to refresh the air.
No hot water. This was the case at 2pm when I checked in. I was told there would be hot water in the morning, which I took to mean it would be fixed that afternoon, heat up overnight and be available first thing next day. It turned out that it would only be repaired next morning and hot water might be available by 10 - 11am. Checkout time.

Let down by lack of hot water! - A spacious, clean, and comfortable studio room, in an excellent location - just a couple of minutes from the station platform! There was no hot water for a shower, which was a huge disappointment after running the Hackney Half Marathon (which was the reason for my trip). However, to their credit, the hotel has agreed to offer compensation for this.
I'd have liked coffee available in the room, instead of having to go to reception and ask them to make it!
- Neale (2/5): Dont do it, its cheap for a readon but i will pay extra next time. - Location was only the benefit. Cold shower. Hot rooms, no air/ventilation. Only one pillow. Extremely small room especially for a Six footer. Walls move when your neighbours close doors or lean against the walls.

I probably had 2 hours sleep all night, so i left early and had a better “KIP” ( pardon the pun) on the train home. Rename the hotel CRAP.

- Lauren (2/5): The worst hotel I’ve ever stayed in - Stones throw away from Hackney tube station, you could even walk down stairs from the station and you’re at the hotel making it a great central place to base yourself.
The bed was comfortable enough. I don’t even know where to begin. If you like staying in a dark shoebox with no air and no A/C, love hearing doors slam all night, no hot water, no kettle or tea and coffee in the room then this will be the perfect hotel for you!
Upon booking in, I was not made aware there was no air conditioning. There were no other issues that were brought to my attention either. There is a very small sentence hidden in Booking.com to say there’s no A/C- I’m not sure how this can be legal with no window as there’s zero airflow in the room. It was only when I went down that the receptionist said there’s no A/C for the whole building and gave me a fan which wasn’t great but at least it was a work around.
Second issue was the Roku box. Just flat out didn’t work.
The room wasn’t of the cleanest standards and had scrapes and things peeling away.
Third issue was when I settled down for the night and came to have my night shower I realised the hot water wasn’t working. I gave it 15 minutes before heading down to reception at about 23:00. The receptionist told me that he was aware from the day receptionist complaints from various other guests regarding the hot water. I was quite annoyed that no one mentioned to me whilst I was there about the issue. I asked what are they going to do as I need a hot shower on a night and have been travelling all day. The receptionist said a plumber would be there in the morning but couldn’t give a time. My check out is 11am and I had an appointment to go to. I asked if there were any on call management for him to escalate this to. He didn’t really know what to do and started calling employees on their rest days to ask for advice. He said the manager is on holiday. There was no on call management overnight and this receptionist looked way out of his depth! I said is there a different room he could move me to, he said the whole building is off so I couldn’t switch rooms.

- Patrik (7/5): Seikkailulla - Sijainti on hyvä, jos itäinen Lontoo ja Hackney kiinnostaa. Myös pohjoinen ja esim. Islington, Camden ja City ovat hyvin saavutettavissa overgroundilla. Mukava ja eloisa, jossain määrin kylämäinen naapurusto. Asema ihan vieressä, joten hyvin saavutettavissa. Vaikka Kip ei tarjoa aamiaista, niin lähistöllä on ihan hyviä aamiaispaikkoja. Huoneen koko on todella pieni ja ilmanvaihdossa on toivomisen varaa, Mutta tämä oli tietoinen valinta ottaa halvin mahdollinen huone. Eli siinä mielessä ihan ok.

The more striking issue is there's no hot water for all the hotel floors which I can't understand how boilers break down at the same time otherwise the management doesn't want to spend pennies for energy bills and air conditioning for the room that hasn't have any aereation.
- A Kitain (3/5): Basic hotel with a good location but don't expect much. - The location is good, right by two Hackney Overground stations. Other than that, the only thing that is ok is the value considering how much a hotel costs in London. The place looks and feels really dated. The receptionist was unfriendly and they didn't even offer me a coffee despite their whole branding being about the 'great coffee' that they have.
The room was basic with a bed that is way too short for any normal sized adult. My feet were hanging off the end. There was no hot water on Sunday morning and the plastic plants looks really terrible and dusty.
- Andy BB (4/5): Poor onsite communication about hot water issues. Location and cost good for London though. - Location is excellent, so close to Hackney Central. Rooms are clean. Check in was easy. There was no hot water available on the day I checked in or on the day I checked out. I was not informed of this. It was only when I asked for a partial refund at reception on checkout I was finally told about the issue with the water.
- Dildar (1/5): Not the ideal.start to our holiday - A great gentleman at reception (oriental looking) who was very polite and listened to everyone complaining about no hot water in the building.
Of course it was nit his fault, however when we checked in, there was another lady at checj in with him, I believe it would have been a nice thing if they told people on arrival that there's no hit water due to boiler issue, i don't know if they could have arranged with the TL to take out a couple of rooms so that guests could use the shower facilities.

- John (8/5): Good facilities and a comfortable room, but disappointing customer service when trying to amend the - The room was a good size and well equipped. The TV was very good, and having a kitchen area with a cooker and fridge was a real bonus. The dining area was useful, the bathroom was spacious, and the air conditioning made the stay more comfortable. I was disappointed with my experience at Kip Hotel. I tried to amend my booking in advance and felt there was very little flexibility or willingness to help. The customer service response came across as quite unhelpful, despite me trying to resolve the situation reasonably and ahead of time.
The hotel itself was fine, but good customer service is about how issues are handled when plans change, and unfortunately this is where the experience fell short for me.

- Mike (3/5): Cheap for a reason. Small, stuffy, noisy and no hot water. Earplugs and a fan are essential! - The location is perfect. You could literally throw a stone from Hackney Central station to Kip, which is great. It was clean, too. And I had a good welcome at reception on the first floor. My room was a shoebox (not great if you're 6ft or more) and very hot and stuffy with no air conditioning, nor a window to open or fan provided, it was very stuffy. I dread to think what it would be like at the peak of summer.
Noise travelled, too. The walls are wafers, and an odd guest (who would randomly speak to no one and sing, and eventually snore very loudly!) made it a bit unnerving. However, a previous review suggested earplugs, which I brought, and did the job. If you're staying here MAKE SURE TO BRING A FAN with you! As the plug sockets have USB ports, you can connect a USB fan with ease.
While they apparently offer free coffee if you follow them on Instagram, having no kettle was unexpected. (but may not have been promised, I didn't check).
Lastly. the bathroom was fit for purpose, but the lack of hot water was a bit shocking (in every sense).

- Hal (1/5): Furnace rooms no staff - Do not stay in dorms. There is no air conditioning and even in late spring it was over 30 degrees in the room. No ventilation. The 24 hour desk support was not true. Woke up drenched in sweat and had to have a cold shower (only option was cold anyway, no hot water). Went to desk, no one there. Wanted to say something when I left in morning but yet again no staff.
Tried to resolve via email and was rudely told to F off by admin.
Stayed a couple years ago in a private room and was better but this experience has made me not want to return. Far too hot. No fans available, no air conditioning, no ventilation. Rude administration

- Evgenii (5/5): Great price/performance/location balance yet noisy - Price/performance was totally great for 3 nights in London. Overground is literally the next door. There are good places to eat around in 1-5 min walking distance from Costa downstairs and some breakfast places around. The best thing is Cuppa Pug cafe 10 min away (love pugs). The only bad thing: if you are unlucky and get a room facing the rail road - you are doomed to sleep with closed window (that helps) but no fresh air. - mgiuse89 (4/5): Not recommended - The only positive thing found is the proximity to the metro. The young lady at the reception is nice and helpful, another positive note First room very small and without window (provided with the advantage of not hearing the noise of the metro nearby) , with dirty and stained sheets and duvet in very bad condition. They changed the room the next day for one with windows: no support for suitcases, only point with 2 power outlets on one side of the bed, only 1 shower towel per person (common sense dictates that a pair of towels be provided, one for the face and one for the body), shower with only the shower head at the top (no hand shower) and broken door so as to flood the small bathroom, with a tiny and difficult to manage sink. No power outlets in the bathroom.

- Patrycja (5/5): Rooms are 2 metre by 3 meter - The location is great, it is new, renovated, modern, clean, 24 hour reception, staff are great The rooms are SO small no window, no air con, so hot, no fresh air, I thought I was gonna die. I slept part of the night with my door unlocked open to the world cuz I couldn't stand the stuffiness and lack of fresh air

Also some good amenities near by, coffee shops, M&S, cafes. The staff were friendly enough and helpful. They provided a hairdryer and a fan. Not bad value for money. Bed was comfy (albeit small). Free instant coffee from reception. Felt safe there. The air-con didn’t work which we weren’t aware of in advance and when we asked about this they said it didn’t work in any of the rooms so nothing could be done. The room was very hot, but due to it being at the train station was very noisy if the window was open. They did give us a fan but it was very small so didn’t quite do the job. I also noticed that the room had not been cleaned very well, as there was a dried up contact lens beside the bed and neither of us wear contacts. Also only had 2 pillows on the bed instead of the usual 4 but that’s a minor thing.

Good transport links, bus and overground rail.
Clean and tidy Hotel. Room not ready at check in time, staff couldn't understand that I had to be somewhere by 3.45 so didn't manage to get to my room until later that night.
