- Jacqueline (6/5): It was adequate and we were glad we didn’t need to spend a lot of time there. - It was clean and spacious and the heater warmed the place quickly and quietly. It is called a B n B but the male owner(who didn’t give us his name) was reluctant to provide breakfast and recommended we use the pub. Also no cutlery or crockery were freely available but we were told to ask if we needed any. The towels were small but they were at least soft.

Good pub up the road (Angel pub) Village s - Suitable for a disabled (walking, as steps into property) Person. Milk in fridge was a nice touch. Bed uncomfortable. Duvet very thin. No extra blankets. Sofa uncomfortable. No crockery, apart from a couple of cups for tea. No plug in sink. No T towel. No washing up liquid. Would benefit from a microwave. Internet very slow. Hot water in shower didn’t last very long. Husband up at 4 am for a shower and I was up at ten o clock, giving the tank plenty of time to heat up. My shower went cold and not even half way through so couldn’t complete my shower. When my husband complained he was told it was a small water tank! We both shower every day but I could only strip wash on day of departure and let my husband have a hot shower. Could hear dog barking and people talking outside kitchen area, in morning.

- Neil (8/5): A pleasant stay to explore Southwold, quiet accommodation with easy parking - Helpful host who let us check in a little early so that we could get to Southwold and explore before it got dark. There's a bus to Southwold too, but no return buses in the evening so book a taxi back in advance (no taxi ranks). Accommodation was what we needed. Some crockery and cutlery would be useful, as we bought some cereal to have for breakfast.

- Helen (8/5): Long-distance walking event on nearby Suffolk cost - Very quick and efficient check-in and could check out when I liked. Private access and parking outside door. A bit cold when I arrived but I hadn't stated my estimated arrival time. The heading did its job.

The couple had to walk into the lounge for the bathroom where the third person was sleeping. I had phoned to check this was not so.

For these points I would 100% recommend this accommodation. The double bed was very hard.
Advertised as Bed & Breakfast but there were no facilities for breakfast, a toaster is provided but no crockery or cutlery, unfortunately we noticed this after going to the local shop and buying bread and butter etc for breakfast which we couldn’t use so had to throw away so I feel £100 (Booking.com price) for a bed for one night was a little extortionate.
But as mentioned above cannot fault cleanliness, location or the warm welcome from the host.

Also the local pub was really friendly and the food was amazing.

- Carol (8/5): Very good - We arrived early as my pal had a mechanical issue on his bike. Our host Steve was very quick to offer assistance and actually took my friend and his bike off to a local bike repair shop once open the next dan and dropped him at a station to continue his journey.

So clean & very comfy. - We were seeking an affordable place to stay to visit family who were staying in Southwold for the bank holiday weekend. This place gave us a one night only option without the cost of paying for two seperate hotel rooms. It worked perfectly for us. Nothing to complain about!

Ok for 1 night, but no more. IHaving spent our first night at The Plough, which was lovely, this place was a real disappointment. More expensive and without breakfast. The cost of breakfast was an extortionate £50 extra! I came with my son and felt a bit uncomfortable as though we were being watched.

The host’s were very pleasant and met us on arrival. The provisions are fairly basic - there was no cutlery or plates for instance. Perhaps more basic items could be provided.

- John (4/5): Avoid - bed comfortable when it finally warmed up restrictive check in hours 1600-2100. They agreed extension to 2200. Still very restrictive. No heating put on till we arrived at 2150 so we were cold in bed-there was only a summer duvet and had to wear jumpers over nightwear and leave heaters on in the night. Also this was a B&B supposedly but with no breakfast. Tea and coffee facilities only.

- Jenny (7/5): It was very clean, airy…good nights’ sleep..a great getaway. - It is convenient for sightseeing; away from the general melee of Southborne whilst being only a short drive/bus trip away. Within easy access to other places of interest. Light clean airy accommodation. Comfy bed. Good bathroom. My only criticism is that it lacked a microwave which would have made self catering a lot simpler as it already has a kettle, sink unit and fridge. Hosts very helpful and friendly. Beautiful area. Nothing to dislike😊

- Carol (7/5): Enjoyed our stay, and if ever in the area again would definitely stay at Lark Rise. - The accommodation was comfortable for the three of us, and we slept very well. The full English breakfast was fantastic - ample food and both Tanya and Steve were very helpful and their hospitality was great. We had travelled up from London for a wedding at Henham Park, and they provided us with local taxi numbers beforehand; however, we ended up monopolising the services of Neale (a friend of Steve?). Neale was great taking us to and bring us back from the wedding at nearly 1am in the morning.

Recommend eating at the Angel Inn just 50m up the road. Polite, pleasant hosts and would definitely stay again here if it was on the cycle route. Nothing.

- Jenny (9/5): A very clean apartment with accommodating hosts. - Lovely to have lots of space in the apartment, with somewhere to sit and relax. It was very clean and comfortable. It was quite a firm bed. As there was a kitchenette it could have had some cutlery and plates.
