• Miko Johnson (9/5): Highly recommended if can tolerate potential shower smell and shower temperature issues. Beds are exquisite. Lovely and - Air conditioning unit is effective in cooling the room. Spacious room for 3 people. The Hotel offered to store our luggage after check out which was nice. The key to the rooms feels so secure. I wasn't able to avail the breakfast but there was a balcony with tables in another floor we were led to that seems like the place for it, and it looked nice. I was able to sleep very peacefully and comfortably for the 4 nights. Hairdryer was a huge plus for me who needs one. Electric kettle was also a huge help. The washroom was narrow but efficient. I do not really need the legroom for toilet seat activities. The guard also is very nice, probably made our stay 5x better. He was so friendly. We salute each other whenever we meet. He helped us find where the nearest ATM is at night. He has all our respect. Our shower area has a smell like nearby sewer which the exhaust could not remove, but we were able to tolerate this. The smell does not reach the toilet area and the bedroom. The hottest the shower could get was still cold. We encountered 2-3 mosquitoes throughout our 4 nights, but I don't know where they came from. Two bottles of water are given per day during house cleaning. I misunderstood the staff we met on the first day who told us that water is free.

From the moment I arrived, the staff was warm, attentive, and genuinely hospitable. Every detail was handled with care—from the efficient check-in process to the personalized attention during my stay. The team went above and beyond to ensure comfort and convenience, always available with a smile to assist with any request. Their professionalism and friendly demeanor truly made a lasting impression. It’s rare to find such consistently high standards of service, and The Residence Hotel has certainly set the bar. Highly recommended for anyone visiting Colombo and looking for a seamless, welcoming experience. I encountered a problem with the POS machine not accepting my Sri Lankan debit card. As a result, I had to leave the premises in search of an ATM to withdraw cash, which was quite inconvenient—especially after a long journey.

• Maria (10/5): A small, well-located hotel with great comfort, cleanliness, and friendly service — perfect for a relaxing stay. - This is a small and cute hotel. It’s very well located, super close to all the tourist areas. Also, the price is really good. I liked this hotel a lot. The bed was very comfortable and the pillow was great too. The room has everything you need — and for me, one of the most important things: a really good aircon that doesn’t make any noise! Everything was super clean. Also, the onion cookies in the minibar (they are complimentary) were delicious! A small touch, but I loved it. The man at the reception was also very nice and helpful.

Impressive fact is how the used a space in such tiny rooms. We even had a desk to work. They really did their best to equip the room as good as possible A little too expensive as for me, but I guess this is a central Colombo price.

• Usama (8/5): Very good - I had a pleasant stay at The Residence in Colombo. The location is excellent, making it convenient for travelers. The service was exceptional, with Mr. Imran and the morning staff being extremely helpful, especially during check-in. Their warm hospitality made the experience smooth and welcoming. The only minor downside was the room size and washroom, which were a bit small, but everything else was perfect. Overall, a great choice for a comfortable stay with excellent service!

It is a very bad room. This is not a residency. It is a very bad hostel. To get to this, we can go to the hostel on the roads. Nothing very very bad waste money

However, the room offered was right at the corner of the floor and adjoining to a door without a lock next to the balcony. I did not feel comfortable and ended up being up both nights. Appreciate if the front staff could be more mindful when room allocation is done in the future.

• Ellie (8/5): Good value for money and just what we needed for our short stay in Colombo - Very basic rooms which was just what we needed for a quick stay in Colombo after a long flight. Vert easy to get a pick me into central colombo (a tuk tuk cost about 300LKR) Came with a kettle and snacks and water, good hot water from the shower and comfy bed. Also had good wifi. We were given a room just by the reception area so it was quite noisy throughout the night and in the mornings. This didn’t impact us too much but might do if you are a light sleeper.

Despite this, my visitor was not allowed entry, which caused inconvenience and disappointment. Clear communication and proper arrangements for visitors are essential to ensure a better experience for guests.

Also close to Barefoot which was a great cafe and a must visit. Security and cleaning staff were also really friendly and nice. Nice terrace The rooms are tiny, it was really uncomfortable for 2 people. There is also a lot of noise from the main road which can make it hard to relax or sleep. Front office staff can make things very slow if there is an adjustment to be made, took almost 3 hours for us to adjust our booking with the front office. Some of the rooms also had a window into another room so you can hear everything from the other room which is again not very relaxing. We checked out early since we were so dissatisfied with our stay

• Nisshaa (5/5): It was just an okay stay as could have gotten a better place with the same price. - The location is fair as it is in between of many cities, the room was fairly comfortable and fairly clean. There are spacious closet with sufficient hanger. The room is equipped with fridge, supply of mineral water bottle, spacious desk and chair with good water pressure. The safety guard and helper are very helpful and friendly. The tax is excessive and hidden probably not determined by this specific property. The bathroom sliding door is not smooth and always stuck and difficult to close/slide. There is no window at the place.

Non transparent window. Even when you opened it it only showed a hallway with indirect view through another window.

Time for breakfast and room cleaning were accommodated me. The all stuffs were friendly and accommodating when I need print out and very very early checkout (3 AM). • Tazneen (7/5): Small rooms but comfortable - Comfortable beds and pillows, stocked with all amenities, bathroom toiletries, and even complimentary snacks and cookies (very thoughtful!). Everything was spotless. The location is nice. It's very close to the shoreline (it's the next street over), near a bus stop and has many options for eating nearby. Quiet enough at night. They have stringent security in place. The layout of this hotel is a little strange. Reception is on the 3rd floor. You can't go up from ground floor without the guard's key card. You can't go from floor to floor via stairs—you can only go down to ground floor, and then up by lift. Felt like a hazard in case of a fire, honestly. Rooms were small (not too bad, but a bit tight). Front entrance is pretty tough to find, especially at night.

• Romaine (4/5): Not Worth - When I checked in to the hotel I had paid for 2 guests and I said I will be having a friend over and the manager said that they only alllw couples at the property and wanted me to show my marriage certificate and I was flabbergasted as I’ve traveled to over 30 countries and I’ve NEVER had to show my marriage certificate lol will never stay here ever again. Room was small smelled of smoke.

Super conveniently located to the main market which can be accessed by foot, yet feels away when you just want to enjoy some peacetime. The staff, Simone everyone is super hospitable and even arranged for a little brownie and a postcard as they learnt it was my birthday. I would definitely return and can’t recommend this place enough.

Great value for money and staff are very helpful and accommodative. You need to climb a flight of stairs to the lift and another to the hotel reception. Sri Lankans are very hospitable and will help you carry your luggage. I am not sure how a wheelchair or stroller can access it.
• Kinneret (8/5): Clean and decant - It’s clean and comfortable. The terrace has nice view of the ocean. The security guard was very helpful. The location is a bit far from anything touristic. Although the receptionist was kind and polite, he couldn’t answer any question that was not related directly to the hotel. I asked him about basic stuff, like the cost of taxi from the airport, about trains from Colombo, and he didn’t know, and didn’t try to check it out and help.

Mohammed was very kind and we had an amazing breakfast with breath-taking views. Rooms were clean and well stocked with toiletries and teas. The exterior of the building is having work done so the property façade was not very appealing. The interior was great though. Lift does not go to all floors with was challenging however the team at the hotel were very helpful in moving our luggage. The security guard was very informative and helpful.
