Guest Reviews

- Maria (9/5): Een heerlijke plek. -

- Hannah (8/5): Ok but was better in the summer as there were more people around to help get coffee or drinks by the pool - Nice views and is a bit further out from the city. So it’s calm and peaceful The check in is difficult. Both times I stayed here the reception is empty, so you can’t get into the building. Once in August, once in March. You have to find the number and call them, and they come after 5-10 minutes. Was told the pool would be open but it wasn’t. It looks nice but needs repaired.
Personale flessibile, gentile e accogliente.
- Alessio (10/5): - Tutto Tutto meritato
- tkeshelashvili (10/5): - Staff, comfortable,clean

Joli jardin, piscine, parking . Bon petit déjeuner. Personnel très aimable et aidant.
Bon rapport qualité - prix.
Idéal pour qui vient en voiture.

- Megan (9/5): Fantastic! - We loved the amazing rooms and space. The pool after a long, hot day was fantastic! The facilities were great and the staff were helpful. I loved the location, but walking the hill to get there is tough, particularly if you just want to pop out for some groceries.
- Hannah (10/5): Peaceful, warm and helpful staff in lovely surroundings - Peace, quiet and swimming pool to cool down in the garden. Felt very secure and comfortable with the locks and gates with passcodes. The rooms were lovely, with high ceilings and paintwork. Bathroom was impeccable.
Pool fountain didn’t work and the steps were getting old. This didn’t matter as it was still very refreshing, it’s in the shade by 5pm.
Food and drinks are not offered, but you can ask to see what they have. Coffee is in a bag but you can request a cappuccino from the lovely staff.
Everyone was very pleasant and helpful. Would definitely recommend. It’s a very steep hill up from the Porta Romana. Require a taxi at some times as the road is narrow and cars pass occasionally.
- Keith (9/5): - Really neat location, amazing room with such a nice view of the garden and general country side, tasty breakfast, friendly staff, and a short enough walk into the city. Overall a great experience staying here. A little on the pricey side, and they charge separately for breakfast and for parking. Neither are that expensive, but I would have expected them to be included in the price.
- Agnes (9/5): - Free water refills and coffee, comfortable bed, good water pressure, nice sized room, very friendly host Giovanni gave us a different room that suited us better. We took several taxis to get back and forth because my husband had a foot injury, there is a steep hill to get up and down.
RAS
- Toby (9/5): Great place! - We ended up here due to a cancelled flight but it was a happy accident. Nice pool, relaxing garden, convenient location, nice home made beers, and food available on site. Great host! Local roads and parking is very tight!
- Anna (9/5): Palatial, beautiful place to stay - Beautiful palazzo, felt like stepping back in time! Lovely and quiet away from the bustle of Florence, but just a short drive into the centre. Lovely pool and gardens too. Lovely cot for a baby A little bit too far to walk to the centre of Florence so would need a car or to get taxis unless you like walking
- Vincent (9/5): - Huge room, historical building, great breakfast, private parking and a swimming pool. What's not to like? It's already been noted by countless others, but it's a steep hill! Keep in mind if you're planning on visiting Florence on foot that you'll have to walk back up at the end of the day!
- Emma (10/5): Amazing - I will be back! - As soon as I arrived it was everything I hoped for. Stunning property felt rural even though just out of city. Perhaps a bit far to walk in the evening if you wanted to walk back from centre.
- rachel (9/5): Relaxing and beautiful environment as a base to enjoy the city and recharge - The location - out of town but if you like quiet and being able to walk into the city then this is perfect
The pool and shady garden was amazing to have access to - I could have spent days there dipping into the city for lovely things then back to relax
The staff were very welcoming and helpful The breakfast wasn’t amazing - i was traveling with a hungry teenage boy!
better lighting / furniture to relax inside if raining ( I thinkSome rooms have this in the room ) . Lots of lovely space but too dark to read !
- Emily (10/5): Exceptional - A lovely place with a fantastic garden and a little pool, great to cool off inn the afternoon! Walk up the long hill back from town was the only minus.
- Maree (10/5): Perfect - Fabulous room, location and service.
Pool was clean and great temperature.
Handy sheet on local dining was very usefully All good
- David (10/5): Exceptional -
- Rhodes (10/5): Exceptional -
- Eva (10/5): Best place in Florence, if you like to walk - Exceptional historic villa with all the modern amenities in the beautiful tuscan countryside and still only 20-30 min walk to Ponte Vecchio. Beautiful garden and pool. Relaxed atmosphere, helpful, friendly personnel. -
- Marie (9/5): A great retreat from the heat and bustle of Florence. - It felt like a great respite from busy Florence. Great breakfast. Decent dinner. Clean rooms. Helpful staff. The pool was a dream in the heat of late June. Would highly recommend. Nothing
- Helen (8/5): Very good -
- Kathryn (9/5): Beautiful villa , comfortable beds , excellent staff . - Very spacious , beautiful views , stunning rooms .
Pool very welcome after a day in the city . Think that parking should be included in the price to be honest !
Also the walk up the hill was fine for us after a day in the city , or supper out , but for some people this would be difficult . My elderly parents would not have been able to manage , but I believe there is a bus or taxi .
- Robert (9/5): Superb - History and garden A little dated
- Maxine (9/5): Spectacular setting! - We were there 9 years ago when they just opened and this is our second time there. What we love most, apart from the stunning room with trompe l’œil decorations,is that we were within walking distance from the centre of Florence away from the noise of the tourist hustle and bustle with the added benefit of the chance to walk off any calories from dinner! Paying extra for on site parking.
- Mark (9/5): Superb -
- Mariana (10/5): Lovely and historical stay a stone throw away from Firenze Centrale - Everything. The building itself and its history. The decoration, service and staff, comfort in bedding, views, outdoors areas and options for room service. Brilliant staff, communicative and knowledgeable. Great booklet with recommendations and useful info. The location is good by car or possibly to know better the public transport. In the booklet it still said that there was a shuttle, but it seems that it was old information and they did not have that service anymore. However during weekdays there’s a very convenient small public bus that it’s really fast and easy to use.
- Miller (10/5): Beautiful location and building - Loved the style of the building, really helpful and friendly staff
- Angela (6/5): A very quiet property up a very steep hill! - It was exceptionally clean and a beautiful building. It was up a very steep hill.
No information given about Florence or things to do in the area.
Had to keep your key with you all day which was quite big.
- Katarzyna (10/5): Perfect choice for beautiful and peaceful stay in Florence - We had a wonderful stay at this beautiful residence in Florence! The property is beautifully preserved and retains the charming, traditional Tuscan style. Everything was spotless, and the staff were incredibly kind and attentive. The view from our window was stunning, and the whole place was peaceful and quiet - a prefect retreat after exploring the city. Highly recommended for anyone looking to experience authentic Tuscany in comfort! If anything, the mini fridge was loud, but it didn’t negatively affect our stay.
- Simran (10/5): Sweetest who go above and beyond to help! - Beautiful property
- Vail (9/5): Beautiful Historical Stay - Our room was so nice and spacious with a beautiful view. I loved the extra common areas with things to do. The hotel itself holds a lot of history, which was really fun to learn about. Everything was very clean and breakfast was delicious. The hotel sits up a large hill, so if walking is a challenge and you can't afford a taxi into town, I would not recommend it. The hotel sits outside of downtown Florence, which was a double edged sword. We got the quiet and beautiful view, however, as first time visitors, it did end up being quite a bit of travel for us.
- Thomas (10/5): Great location and staff. Thank you for the good time 🙏🏻 -
- Esteban (10/5): Exceptional -
- Leonie (9/5): Pure elegant charm just outside of the city of Florence - We loved the history of the building and the size of the rooms. The pool and gardens were fabulous after a day out sightseeing The walk up the hill after dinner, but it was good for us
- Alexandra (10/5): Exceptional -
- Nagle (10/5): Exceptional - The property is beautiful. The history is so interesting. The staff has intelligent suggestions. The location is just out of town up the hill to serenity. Everything you would want from Tuscany. Plus a country brewery 6 minutes away. Shangri-la. Walking home up a steep hill. The yin and yang of a beautiful location.
- Delia (10/5): Exceptional -
- Blanc (7/5): Nice house. - Breakfast could be with more choice (eggs and others) We have to walk 20 mn to go to the center.
- Ngaire (10/5): Luxurious stay with pool to give relaxing feel to a city visit. - Historic, comfortable accommodation and walkable into and out of the city. Nothing
- Sabine (10/5): Exceptional - Beautiful building from 1172 with all the trappings of modern comfort. Gorgeous garden and pleasant pool.
- Ayesha (10/5): Relaxed and unassumingly beautiful stay. - Fabulous period property. I’ve never stayed anywhere like it. I loved the banquet hall and the piano available to play. The staff were amazing and quietly accommodating to all your needs. It was a really chilled out stay. It was difficult to get to from central- not far geographically but difficult to walk because it was up a very steep, long incline.
- Serkan (9/5): Beautiful and peaceful villa in Florence - That was our second time in this hotel. We stayed in the same room as five years ago and still liked it!
The villa is beautiful, the garden is cosy, the room is spacious and clean, and the bed is huge and comfy.
The hotel is very peaceful and quiet. The location is excellent - it is not super touristy but is walkable to the city centre (or you can take a bus instead). You can park your car in the hotel's gated parking, which is quite convenient. The location is not ideal for someone who cannot walk a long road up the hill - in that case, taking a taxi might be a good idea.
The poolside might benefit from some renovation.
The breakfast can be improved - it is a bit repetitive if you stay long.
- Linda (10/5): The swimming pool , the garden and period rooms , the pool table and ballroom made this hotel a welcome respite after a - The property was exquisite. The room was gorgeous . It was like stepping into the movie room with a view. The garden and pool were perfect to cool down from the sweltering heat of summertime Florence. After a long, hot day in Florence it was the perfect respite . Next time I would spend a whole day or two only at the hotel and have Florence be the side show. Our room had a bathtub in the second bedroom which was an amazing addition to the room. We had a car. It is up a long hill outside of the Roman portico in Florence . It is not convenient to get to on foot. You need to take a cab probably of late at night .
- Carlos (10/5): Historical villa - Beautiful historical villa, very close to the downtown of Firenze. The staff is amazing, the rooms are very beautiful and big, the swimming pool was a big plus , always clean . Everything perfect . Wonderful stay ! 10/10
- Michael (10/5): Exceptional -
- Tomas (10/5): Exceptional -
- Katherine (10/5): Amazing location, staff and coziness to spend our theee days in Firenze! - Everything was perfect! Felt like we were in the historic hills of Tuscany yet close to the city and all the sights by foot! We had trouble getting a taxi but that was due to outside factors, not the property.
- Richard (8/5): Very good -
- John (10/5): Terrific experience! - Friendly staff, delicious food, great pool. Nothing.
- Nancy (10/5): Excellent - This place is an oasis from the madness of Florence
View
Gardens
Quality of bedding and towels
Power of shower
Size of beautiful bedroom
Staff amazing
Thank you so much for having us
- Vadim (10/5): Exceptional -
- Lesley (10/5): An excellent place to stay to experience the city views with country ambiance. - It was stunning! Amazing historical accommodations.
- Igor (10/5): Exceptional - Everything is just perfect
- Caroline (10/5): Exceptional -
- Elizabeth (10/5): Beautifully restored grand Tuscan Villa - A stunning villa set high on a hill past Porta Romana. The owner and staff were very welcoming and friendly. The room was beautifully appointed. Loved the swimming pool and used it most days we were there. I'm glad we stayed 4 nights and just did some tours from there. Breakfast was superb. It is a strenuous walk up the hill from town, but we enjoyed the challenge as it made us feel better after eating so much local and delicious food. Taxis are easy to get if you don't want to walk. Highly recommend.
- Laura (10/5): The perfect place to relax in Florence - This traditional Tuscan building is beautiful. The garden and pool are delightful and the setting is stunning. You really feel away from the business of Florence making this hotel the perfect place to relax. The staff were so friendly and helpful and we loved every minute of our stay.
- Anosheh (10/5): Great stay. - Beautiful spot, gorgeous gardens, amazing very large living room and bedroom space. Did not expect this. Usually rooms are way smaller than they appear in photos. Opposite was the case here. Very friend and helpful staff. Typical Italian hospitality and great breakfast. It was raining. Glad took the car. Otherwise a little challenging to get around. Although not far to walk to get to streets with great restaurants and probably public transport.
- Muralikrishna (8/5): Very good - Like the character of the villa and it was in line with expectations. Would have liked the room to be stocked up for at least coffee to cover the stay and the number of people as it was difficult to contact anyone in the morning before we left for the day and returned late.
- Frankie (10/5): Relaxing experience with fantastic service, ambiance, and facilities. - The staff was extremely friendly and the hotel is very nice. There are only about 7 rooms so its never too loud and the staff treats everyone with care. The backyard is absolutely beautiful as it is filled with flowers, has a pool, and is in the country side of florence. U can even order food, wine, beer, etc while laying out in the backyard, and they will set up a little table for u in the shade. We also noticed that the towels were very soft. 11:30 check out was nice as well, which is later than some hotels ive been in. After we checked out the staff watched our bags while we layed out by the pool and ate lunch. Bathrooms were also very nice. Obviously there is a trade off: a big villa surrounded by nature with a pool and villa cant be in the city center - so you will have either a 20-40 minute walk to the city center, or a 15-25 euro taxi there.
- Zana (10/5): Exceptional - The property was in a great location, 500m from the city walls. It has private parking. The garden is fabulous with the swimming pool. I would recommend this place to everybody.
- Elaine (5/5): It was at the top of a hill and therefore difficult to walk into town or even a near by restaurant . - The staff were absolutely wonderful
The cleanliness was exceptional
We didn't use the pool but the area looked good
Coffee was good The room was close to a road and was quite noisy and busy early mornings 6-7 am
The room had a strange partition to separate the shower and toilet facilities
The chairs in the breakfast room were very uncomfortable
The breakfast was ok but frugal
- Dian (9/5): Great place to stay away from the centre of Florence. - Lovely historical building. Nothing
- Monzon (10/5): Exceptional -
- Karol (10/5): History and Comfort - The facility is truly lovely. We were made welcome the moment we walked in the door. Giovanni is a wonderful host and rest of the staff made certain that we had everything we needed.
The history of the area,as well as the buildings and the antiques added to the charm. The Residenza is at the top of a steep hill. We like to walk and use public transportation when we travel. The first 2 days, we made the round trip on foot, which was exhausting. After that, we walked down the hill and rode a taxi back up. This did not affect the enjoyment of our stay.
- Christina (10/5): charming, warm, such high quality - beautiful, well maintained
- Bastiaan (9/5): Great stay, very friendly staff!! -
- Vivien (10/5): Unbelievably wonderful hotel - true uniqueness factor! - I am so so impressed by this hotel. I've probably stayed in more than one hundred hotels around the world but only this one exceeded my expectations. The location is quiet, serene, beautiful. The rooms are spacious, the staff is beyond lovely and amazing, they treat you like in a super 5 star hotel, the attention to detail is superb, the wifi is great and even works in the massive garden, there is fresh fruit everyday and a water dispenser that can even provide you with fizzy water, etc. I could go on and on. I would also like to point out that I have never stayed in a more clean hotel room. I tried to find a flaw, dust behind the bed or the TV, but nothing. I hope the hotel staff will let the cleaning lady know that she is an absolute rockstar! What I also really loved about this hotel is that it has a combined Airbnb/Hotel feeling. Truly very very special. Thank you! Loved everything

- Cora (10/5): Elegant and peaceful stay - Property is in a beautiful location. It’s really quiet and pretty but also close to town. When I read other reviews I thought it was miles from all tourist sites I might visit. It turns out it’s only 15 mins from Porta Roma where you can visit the botanical gardens and pitti palace and about 10 mins further on you’ll be at ponte vecchio. So, for me, the location was a pleasant surprise. There was mention of a free shuttle to porta Roma in the room information booklet though I must admit I didn’t see such a shuttle and I wasn’t offered a lift at any point.
Room was amazing. Very spacious and beautiful decorations. Only thing was you have to go downstairs to make coffee with the pods in your room. Lovely breakfast. If you have mobility issues, this isn’t the place for you because you will need to climb a steep hill to get here. The bus from town will drop you off part way up but it’s still quite a walk.
- Patricia (10/5): Beautiful Ambiente, very clean with a peaceful atmosphere after a busy day in the center of Florenz - It is a beautiful, restored Palazzo which was within walking distance of the center of Florenz ( a bit uphill but great after all the yummy Italian food) but the bonus was that when you crossed the street and went up, it was completly quiet after a very beautiful but very busy and full city. The service team is very friendly and helpful with recommendations for restaurants around the area, which was a great help and good. The beds were super comfy and the facilities were in good condition and very clean. Housekeeping came every day( I even think they changed the sheets daily amazing). I much enjoyed having breakfast outside on the lawn under old trees. La Bella Italia Thank you for a beautiful vacation The furniture design in the Suite could have been a bit more stylish ( Nylon covers on the Sofas). There was only Italian TV and a streaming device would be a good improvement.
- Nigel (9/5): Superb -
- Nicholas (4/5): Disappointing and overpriced - It was a fine old building. It was expensive for what it offered. Just a guesthouse a long way from any restaurant shops bus routes etc. For the high price the room was small, and lacked furniture- only one arm chair for two people. There was nowhere else to sit and relax. The food very very simple and was expensive for what it was. Check out was before 1130 - they asked us to leave at 1020. We refused.
- Aliaksandra (10/5): Exceptional -
- Ane (9/5): Fantastic - An amazing old and beautiful building just outside of the city center. We spent one night and felt very welcomed by the staff. They gave us a tour of the tower with its amazing view over the Tuscan hillsides. The rooms are large and comfortable and the pool and the garden are great. We were not able to get a taxi to drive us to the train station due to a strike, so the staff drove us to the nearest bus and assisted us in our departure. Would absolutely come back to this place Nothing
