• Chadwick (2/5): Caution due to construction - For being charged over $500 a night this place was under complete construction. Not only were they remodeling multiple floors and hammering, etc.. They were also spray painting white lines around cars in the parking lot and pressure washing the entire time we were there. This was never disclosed and making this reservation and the hotel should’ve taken this into consideration with lower rates and warning customers.

• James (4/5): - There is no open breakfast it’s all behind the bar area and consisted of a muffin or bagel and a piece of fruit. The service is suppose to begin at 0630 but everything was locked up till 0745 or 0800 the Friday before as told by the front desk. If you’re gonna eat early you’re probably gonna go hungry! I was given a Platinum Status Card for a free breakfast due to the kitchen not being open until 0745. I ordered and when I presented the card I was advised that the card only covered the so called free breakfast. Before I could change it over he stated he would take care of it and make it work. I was billed, $26 for the food! The advertisement also shows a pool which there is not. You have to pay $8 a day just to park in their have empty parking lot. The tub faucet leaked, there is no fan in the bathroom so everything gets wet from a hot shower the sink faucet was also hooked up backwards and the toilet was not secured to the floor very good. Very disappointed with this property. Do not recommend! 2.1 stars.

Should have been closed during renovation. Didn’t tell us about the renovation until the day before check in. No access to pool. We will never stay here again. Disgusted the we paid for 2 nights and our check in time was delayed.

We got one of the brand new rooms that had just been remodeled and it was very clean and nice. And with the help of the option of a constant AC fan, I had the quietest night I have ever spent in a hotel in my life. Comfy bed too!
• Geoffrey (6/5): Intensive Remodel underway - This property is undergoing a very intrusive remodeling where all but the third floor is shut down. The elevators are a mess and my room had dirty handprints on all the doors. I was very disappointed that the status of the remodel was downplayed at the time of my reservation. The building is an absolute disaster.,

The staff were helpful and extremely friendly. Our room was extremely spacious and great for our two teenagers with two TV’s. There was a-lot of construction going on while we were there inside and outside. I understand that’s just part of updating so we were just fine. Would definitely stay again.

• ANGELA (1/5): This visit was horrible and unacceptable! We payed over $500 for this 2 day visit for a wedding and it was t woth $50 - Location was great! The property was under renovation and wasn’t made public notice on their website! The pool was closed and also the 1st, 2nd and 4th floors were also closed to the public. Our reservation was for a king room with couch, they tried to give us 2 queens for the price of the king, I refused. We were put on the closed 4th floor with all the renovations going on. Our room was not clean nor cleaned while we were there. There was a moldy smell, mold in the bathroom and overall not up to Marriott standards. Our room sat in between all the taped off doors and a note hung in the elevator stating which floors were closed. Starbucks was even closed while we were there.
• Julia (4/5): - The pool water was green and there was no signs that they were doing anything about it and no postings not to go in. The remote control in my room was so covered in gunk we had to use a towel to push the buttons in order to not touch it.

Marriott Courtyards are normally nice hotels but some older ones may be “tired” but this was surprising as the hotel is only a few years old. Surely Marriott has a standard of quality for maintenance and cleanliness, however the condition of this property proves otherwise.

• Verified traveler (4/5): - The hallways and the room smelled musty and old. The room was dated. There was no remote to the TV. We came in late at night, and didn’t feel like walking to the desk to get on.

We were on the 2nd floor and was told to take the elevator do to there was a 4-stair step to get to room on the 2nd floor (had to enter elevator on 2nd floor and take to 2R floor so we would not have to drag luggage up the stairs), of course the elevator would not work. Checked into the room and noticed that the bathroom door was not square, and the door would not shut. Also, there were cracks and chips in the shower (was clean but looked terrible) and a wall outlet that was out. We were told the bistro in the lobby was closed on Thursday Nights, but the roof top bar opened at 5pm. We went up to the roof top bar about 5:05 the door was opened but there was no one around. About 5:10 the first employee walked in, and he said give him 5 minutes and he would be ready. Then in another 5 minutes 2 more employees walked in. We order food and cocktails, and both were good no complaints on either.
• Verified traveler (8/5): Decent stay for 5 min away from the square - Overall, we were happy, but our room door was very hard to open. The bathroom door didn’t close at all. The closet door was also a challenge to open and close. We had jackhammering right outside our end-hall room all day Friday from 8am until 5pm. It began again briefly on Saturday morning, but stopped after about 45min. The refrigerator in the room froze everything. However, mostly all was ok for us. The iron and ironing board worked well as did the hairdryer.
• Carly (2/5): Bad, I won’t be staying at a Marriott again. - The breakfast we were offered that came with our room was subpar. The breakfast we then PAID for was absolutely awful. Two breakfast burritos that were stone cold. When we got back to the room, I tried to heat up the burritos and the microwave didn’t even work. Left feeling incredibly unsatisfied and feeling ripped off.

• warlord (8/5): Great Updated Hotel - Due to the former reviews, I was reluctant about trying this hotel, but I really wanted to be closer to town and campus so I took a chance. The hotel is nothing what it used to be like apparently, and that's in a very good way. They are still doing some renovations ongoing, but it didn't impact the stay at all other than a few parkings spots were used for their staging area. The hotel lobby is really nice and a good placae to hang out. Check in was easy and friendly staff. The room was big, very comfortable, great sleep quality and sockets on the tables next to the bed for charging, nice couch and you can reposition the TV and get a good view from either the bed or the couch. Walls currently are a bit bare, but I'm sure in time they might be adding to that. Small fridge and microwave behind a door at the end of the room, so they aren't out in the open and makes the room just look nicer having them hidden like that. My room wasn't properly made up and I found the ice bucket filled with water, no soap, no bags for ice, a dirty mirror and I found what looked like a dog chew toy on the floor behing the couch (I believe dogs are allowed as I heard some barking during my stay). That was my only issue and I let staff know and they were super nice about it. I even got contacted by the manager by email when I got home and they were inquiring more about the issue. So it's great to see that type of communication. I wasn't sure if this was a one off situtation or not as I normally never request housekeeping during my stays. Bothroom was a decent size, but do note the shampoo/body wash isn't tamper proof, or at least mine wasn't. So that was something I brought too by email. Just because there have been issues with tampering of those containers in hotels all over the world. The rest of the hotel has a small pool indoors in the basement, Starbucks cafe and possibly a bar? I often found it closed though as well as a few computers in the lobby with a printer. Great proximity to the school and downtown. Easy walking to both. If I find myself ever going back to Oxford, I'll be booking this place again...

We were told the hotel is getting ready to go through a full renovation so some of the carpet in our room was frayed and pulled up, but that is understandable with the current renovations getting ready to start. The staff was overly friendly and accommodating.

• Derrick (8/5): Good Overall. Minor Issues - We stayed in a suite and had a good experience overall. I didn’t like that they charge $8 per day for parking when I am already paying for a suite. Cleanliness got a 4 star because we found hair in 2-3 places including the bathroom. Condition rating was due to small issue with the handle on the tub and craftsmanship in the tub area was not great. Also, the handle was missing on the cabinet door to the refrigerator and the door knob to the bathroom was not working correctly. The TV service was the hotel version with the generic remotes, not a residential style tv service. All minor issues but was the reason it didn’t get 5 stars. We enjoyed our stay otherwise and had a good experience at the Starbucks in the lobby.
• jeremeea (4/5): ATTN MARRIOTT EXEC STAFF: Not the Marriott Standard - I'll start by stating I try to only stay at Marriott hotels whenever I travel. Over the past couple years, I've stayed 600 nights within both CONUS locations and OS. My stay at this property was definitely far below the Marriott standard/norm I've seen at many other Marriott properties. The Good: Proximity to the Ole Miss campus is what drove me to choose this location. The property couldn't be any closer and is perfect in that regard. There's also plenty of parking for hotel guests. Finally, the manager at the breakfast bar in the morning was very pleasant to speak with. The Bad: The overwhelming stench of mildew was hard to ignore. The general disrepair in the room was visible. The overall cleanliness was absolutely disgusting. Dirty clothes left by previous guests on the floor in the closet, cobwebs in the corner of the window that had been there for quite some time, and the overall grimy feel of the room highlighted the fact the rooms are not cleaned well... ever. Whenever we went into the shower, our feet left black marks all over the shower basin. This shows the carpet is in serious need of cleaning since the only time our shoes or socks were off were once we were inside the room. It's a shame to see a Marriott property lack some of the basics. I can get past a room or property needing updating, but cleanliness can't be overlooked. I reached out to the property to provide some feedback and did get a response back, but it was only to say "thank you for the feedback, I will pass this along to the leadership team." I haven't heard anything since. I've scrolled though some of the other reviews: all are accurate. Mold, mildew, disrepair, cleanliness are all very accurate. I noticed something about bed bugs and canx my upcoming reservation. I was going to give it another shot in hopes it was a one-time experience, but it is obvious it is not. What's also obvious is this place is in dire need of an effective property manager. Marriott Execs - Step in here and stay for yourself. This is not the standard Marriott is known for.

There was a nice little puddle by the AC in my room. It looked like nobody has cared for the grounds in months. Weeds growing everywhere!!! This hotel is not that old and seems to be recently renovated but it was very obvious that the hotel is not being taken care of.

• JP-Local919 (6/5): Not the best, not the worst - Came for the weekend and overall it was ok. The workers at the front desk were kind, always asked about our day and if we needed anything. There was a good amount of parking as well. The cleaning people were a bit lacking. They constantly were on their phones talking and you can hear them constantly in the morning talking loudly, on FaceTime, speaker phone etc. overall they were nice though if we needed anything. The hotel was hosting a rush event for one of the sororities which was fine but we were told to use different elevators and constantly looked at like we were an issue coming in and out of the hotel for one of the days and even got “shhhh” one time when we came in and the door closed behind us loudly which was awkward so I would maybe inquire about events occurring during your stay before booking. I did the sorority thing years ago, I get it’s a big deal, but that was a giant group to take over the entire area. Their bags and stuff were on all the tables and chairs so the bistro area was unusable during the first 2 days of our stay. We were there for a wedding and used their snack area when we got in late which had a decent amount of options. We were close to everything and did walk back from the square a few times. Price is definitely cheaper than everything else around so I guess you get what you pay for. Check out Sammy’s deli (right beside the hotel) if you stay here, super nice guys, quick service, great food.
