• Mark (10/5): 2 night mid week stay - We liked the location away from the busy area of Keswick but sufficiently close enough to reach by car in about 10 minutes. The house was lovely and clean and the owners were very welcoming and helpful. They had lots of useful info to share. A lovely breakfast every morning. A handful of local places to eat in the evening were only about a short walk away .more eating out choices in Keswick. Free off road parking is a big positive for me. Would recommend and would be happy to return. Nothing.

He was happy to share is knowledge of the area , giving us advice on places to visit for a walk and to eat. The room was perfect and very clean. The views from our window were absolutely amazing! Breakfast was very good. Pre-order was great , our breakfast drinks were at the table waiting for us when we came down and breakfast was out in a couple of minutes . There are 3 pubs in the village that do food and a restaurant . Also a shop and a cafe bar that does pizza etc. if you want a day out in Keswick, there is a bus stop about 5 minutes walk from Hermiston guest house, next to the cafe bar. It only takes 10 mins to get to Keswick . There was nothing to dislike .

The proprietors were very welcoming, organised and welcoming feeling was second to none. The breakfast quality and quantity was outstanding. Parking no problem. I cannot pick any fault.

I think we had the best room, the view was amazing and the sunrises where perfect...a added bonus to our stay. Ample and secure parking and a quite location. Nothing, only that we had a two day flying visit.

• Genevieve (8/5): Loved it! - We liked the breakfast and the daily little chat with Phil. We liked that our room was cleaned, and tea station replenished daily! We loved the view and the general comfort and feel of the room. On the website it says “Comfortable guest lounge with cosy fire and library.” We expected log fire burning in the late afternoon and evening but the fire place didn’t seem to have any use at all, as it’s not a wood burner. Miss conception from us but I think the description is misleading.

Couldnt shower after 10 or sit on the balcony after 10 (quietly) a little like being at your parents house not a grown up, in a hotel. No large bath towels one small towel each. Room wasn't cleaned after first night, stated in the booklet that rooms should be vacated by 11 or may not be cleaned, vacated at 10.50 room was not cleaned.
• Naomi (8/5): - Location was great. Breakfast was amazing! Lovely quiet location, rooms very clean and comfy. Nothing was too much trouble - our walking boots got completely soaked through one day and they popped them in their boiler room to dry them out. We were also a little cold one night, so asked for the room to be a little warmer and it was much better after that! The hosts were lovely and very welcoming. We would have liked more towels and slightly bigger ones - we are not big people but the towels barely went round us. Only one hand towel between us and no towel for our hair - luckily I'd taken one for my hair but my friend hadn't.

• Michael (10/5): Fabulous hosts…great breakfast… clean room…great value for money. - The location was perfect and there was off road parking on the driveway. The view were outstanding (when the cloud cleared). The property was well maintained and very clean. Our hosts were amazing and before we left we have made a promise to return again, it was that good 👍 Nothing to report here. Would be very hard pressed to have found someone to put in this box.
• nikita (10/5): - This was such a beautiful stay! The place, the comfort, the views, the serenity … and to top it all, Phil is such a warm kind and welcoming heart! My husband and I felt so at ease - it was like being home, being taken care of and surrounded by such positive quiet energy throughout. I read a lot about the breakfast reviews - can definitely vouch for it! It’s YUM - like really yum. We would love to go back and experience the stay, again. I’ve stayed in a lot of properties - but this one definitely touched us!
• Polley (10/5): Hermiston Guest House, Keswick - Lovely guest house conveniently located near Keswick. Superb accomodation which was well furnished and very clean. Our room had an ensuite shower with towels provided. Tea making facilities were also provided within a lovely room. The breakfasts were excellent. The time required for breakfast along with food items required were requested the evening before, which meant no waiting to place an order and a quicker breakfast. The hosts were very accomodating and were available for the odd chat. Offroad parking is available. Two very good places to eat are within a few minutes walk. The was nothing to dislike. Certainly recommend it.

The ibstructions to the property were helpful and it was easy to find. Breakfast was included and everyday the food was delicious. The room was comfortable and quiet, they restocked the room supplies each day ensuring you always had a good stock of what you needed and enjoyed hearing about your plans for each day and offering suggestions.

• Julie (10/5): 5 stars - When we stayed at Hermiston, we were made to feel very welcome. The room was immaculate and there was also a very comfortable and cosy lounge for guests to sit in as well as a garden if desired. Breakfast was cooked to order and quality and presentation was excellent.

Everywhere was very clean and tidy and had a lovely homely feel. It was very well organised and efficient. Everything ran smoothly. There was attention to detail. Food was of a high standard and was lovely and hot. We were well cared for and nothing was too much trouble. Our hosts, Phil and Helen couldn't have done any more for us. We highly recommend staying here.

The rooms are spotless and have all the facilities you could need. Tea and cake on arrival was really appreciated after a soggy day in the hills. Shower was powerful and hot, bed was comfortable (pillows were amazing). Phil went out of his way to help us during our stay. We liked booking a breakfast 'slot' as it felt like we had almost exclusive use of the dining room, and pre-ordering the night before meant everything was ready and served within 10 minutes of sitting down. The location was ideal for our walking plans and was an easy, quick drive into Keswick if needed. Nothing - we had a great stay and hope to return again soon.

• Teresa (10/5): Excellent. - Had a lovely two night stay at Hermiston guest house which is situated in a lovely location with stunning views to the front of the property and a short drive to Keswick. Hosts were very friendly and accommodating. Had a lovely breakfast and a good selection of food on the menu which is ordered the night before so there is no waiting when you go down to breakfast the following morning.

• Marina (10/5): Exceptional - Had a lovely stay with my mum at Hermiston Guest House. Phil and Helen we're a lovely couple. Right from are arrival to going home we felt at home. Enjoyed are cups of tea and cake on arrival from our days out and talking to the other guests in the lounge which was very comfortable. Breakfast was very good with plenty to choose from. Room was also very comfortable with lovely views, bonus it was a ground floor room which was great for mum.Would definitely recommend. Nothing not to like

• Tudor (10/5): Great holiday and will definitely come again - Proper guesthouse with very friendly and attentive hosts. They get the perfect balance between being helpful and informative while not being intrusive. On top of that, the service is as precise as you'd expect from a good hotel. Our room was spotless and had a great view. The area is beautiful and less touristy than other parts of the Lake District. Even so, there's a good array of nearby options to eat and if that's not enough, you're still very close to Keswick which has everything and all the connections you might need. Very happy to have chosen accommodation close to Buttermere, which is unspoilt and great for hiking. Be aware that the guesthouse is part of a private home. It has been expertly adapted to provide accommodation, still the building is fundamentally not built as a hotel so residents and guests have to be considerate of each other. The accommodation part of the house is well separated from the residential side which works very well and there's also shared space providing amenities for the guests. There's a small terrace to unwind, a reading area, some board games in case you've forgotten to pack yours. All in all it was perfect and allowed us to have a relaxed holiday without resorting to self-catering.

Lovely room with confortable bed. Wonderfully situated for walks. The house gives onto a busy main road. Luckily our room gave onto the garden on the other side. Still doesn t really feel like being in the middle of the country side, somehow, and rooms that give onto the road would be noisy if the window is open. Wifi is quite poor.
