- rachh_477 (10/5): Great location - Lovely little pension in the old town. Yes as other people have said noisy when the door onto the little balcony was open but closed couldn’t hear anything. There is a lift as well which was good. Comfy bed basic room but I didn’t need much else!
- smackinlay (8/5): Great location - We liked this pension though I agree with some of the comments that it can be noisy. However you are in the middle of the old town and people noise is to be expected and I think adds to the whole experience. Rooms are small but adequate. Signage is non-existent so follow the street numbers. I would stay here again.
- G7424LTjackb (6/5): Location great, rest not so much - Strange hotel. Kind of inside an existing block of flats. The main issue was the noise. Street noise died after midnight but anyone moving or talking in the property can be heard so sleep is limited.
The first room we had was very poor so asked to move which they very kindly accommodated. I’d say stay here if you are obsessed with location here and on a budget
- figsbury (2/5): Lacking basics - Located in the old town but not easy to initially find, no signage. We had to ring the bell and wait aged for the large solid door to open. Our room, small but with a Juliet balcony looking down onto the cobbled street below was poorly equipped with basics, not glasses, only one towel, old furniture. We were only here for one night, the ending of our wonderful time in the Basque country

- Arrow66 (6/5): Not what was stated - I booked this hotel/pension after reading some good reviews. However when we arrived it definitely was not what we expected. It is a pension as opposed to a hotel.
The location is perfect and the room was very clean. We booked a “Superior Double Room with a big balcony”. When we arrived we were given a smallish room with a double bed and no balcony (doors/window that opened onto a Juliet Balcony). There was then a knock at the door to say it was the wrong room and we were meant to be in the room next door. We went to that room which was slightly larger, had 2 single beds and the same balcony which was covered in scaffolding and plastic on the outside.
I went to reception and spoke to them again and was given the option to move back to the original room which we did.
Our stay was pleasant as we just slept there but the room was noisy in that you can hear when any other guests near you arrive or depart.
Upon checking out I spoke to the lady on reception (maybe the owner) to say that we were disappointed that the room was not as described or pictured on their website. I asked about the rooms with “ big balconies” and was told there was none. Certainly I could not see any from the outside of the building. She did offer to reduce the rate by £40 over the total stay of 3 nights which was kind.
- 987margaretj (6/5): Basic hotel - This hotel was very basic for the price. We stayed in a superior double and the bedroom was just about large enough and the bed comfortable. The bathroom, however, was tiny, shower not really large enough and the towels were weird in that they didn’t dry you! Tea and coffee making facilities left a lot to be desired. We’d not stay here again, I’m sure there are much better budget hotels out there. We parked in the Okenda car park for one and a half days but were charged 50 euros 20, the cost of two full days, plus the machine only accepted cash not cards.
- CyrellaB (8/5): Great location in historic centre - We stayed here during our 5 day visit to Donostia-San Sebastián. Great location in the historic centre, but also close to La Concha beach (10 minutes), Gros (10 minutes, the shopping area (5 minutes) and lots of busses. Friendly staff in the pension. Room was small, but fine for two.
- andymacireland2016 (4/5): Avoid this accomodation - This is very basic accommodation which is very very expensive. The place was almost impossible to find with no display signs and the woman answering the phone was very unhelpful even though spoken to in Spanish. No breakfast, no view, smelly room, damp bed, broken sink and very noisy.
There is much better accommodation at much more reasonable prices available.
- jaxm27 (6/5): Good location but very expensive - The location of this hotel is right in the middle of the old quarter which is great until one tries to park the car. Not easy especially as we arrived during fiesta week and roads were often blocked off for processions. Our room was small even after the owner had upgraded us. She was very charming but I have to say that this pension is extremely over-priced. 3 nights here cost us more than 3 nights in a 5 star hotel in Santiago del Compostela. The fiesta and fireworks were some compensation. It's a great pity because the owner really did her best to accommodate us but........and there was a smell on arrival but in the reception area.

Rickety furniture, no water bottles in the room, "the tap water in san Sebastian is very nice" Not reachable by phone when we wanted to ask info about parking possibilities. When we did reach them after 5 times, we received the wrong information. Hygiene good overall
- fabsleo (4/5): Good location BUT poor, smelly and overpriced - Unfortunately I didn't have a nice stay.
The room was poor (but still fine), the problem was the smell. I've asked to change the room on the arrival day. The young lady at the reception told me that it was fine but only the day after. It has a quite hard request because there was no English speaker (Spanish only).
The day after I spoke with a different lady (she didn't know anything about my complaint) who came to the room to check the smell: once in the room, she has opened the window as first thing and then she said that she couldn't smell anything.
Even if they tried to make me happy, they couldn't because the only option was a room with the external shower.
I had to stay there because on that day San Sebastián was fully booked but I've tried to leave.
Happy ending: they have applied a minimum discount on one night only out of two. It's literally overpriced pension.

- ReeseSTravels (8/5): Quaint hotel in an excellent location - My husband and I stayed here for 4 nights during our Spain tour. We love how it is right smack in Parte Vieja (Old Town) and all the sights and best restaurants/pintox bars are just within walking distance. Our room was quaint and clean, and has a small balcony overlooking a small square. There's free coffee, tea and water in a common lounge and wifi is also available for their customers
It might be hard though for people with big luggage as from the entrance, you have to walk a few steps up before you get to the elevator. There's only 1 elevator and it is small, my husband and I had to take separate trips going up with each of our luggage. Also, the lady in the reception (I'm not sure if she is the owner) is not so friendly and during our checkout, she took so long looking for our receipt from her record book.
But all in all, I would recommend this to friends who are planning to go to beautiful San Sebastian, Spain and looking for a nice but affordable place to stay at.
- JetsetterLondon (8/5): Nice clean rooms and central location - I was a bit dubious to stay here after reading some poor reviews, luckily we had a lovely stay. My boyfriend speaks a little Spanish, which helped hugely as the lady at reception, although lovely and friendly, didn't speak much English. The room was clean and tidy with modern decoration and the beds were comfortable.
Our small balcony opened into a courtyard so we didn't have great views, but to be fair, we really didn't spend a huge amount of time in our room.
Bathroom was lovely and clean, with a good shower.
The location was great, so close to all the delicious pintxos bars and a short walk to the bottom of Mont Urgull.
- brittsboardingpass (6/5): Hair everywhere - GREAT LOCATION . If your only staying for a night it isn't too bad. We booked this place very last minute. So there weren't many options, The checkin took the lady over 30 minutes. She was extremely slow. The rooms are nice and a decent size. The major downfall was there was HAIR EVERYWHERE. Which is completely disgusting ...
- CharlesMFuchs (4/5): Very noisy, poor management - Positives: great location for those new to the city, and the room was clean.
Negatives: rooms face the street with the local recycling depot just out the window. All night into the early morning, restaurants from the city come to dump their glass bottles - it is extremely noisy. Furthermore, the person they have on staff is not available for long, unpredictable stretches during the day. One final detail: they sold us a 'discount' parking ticket for a local parking garage that didn't work, then refused to refund us the 17 euro. Classy joint.
- Michael (4/5): Great Location but Very Small and No Air Con - Our room was very small and be aware the double room means a double bed. Very small bathroom. No air conditioning would make the place a hot room in summer.

- DanielG62 (8/5): It's what it is - This is a group of apartments available for rent. It's ideal for a city visit, as its situated right in the middle of town. The rooms were fairly quiet, and the ones on the 3rd floor are one year old. It's all about location and this is perfect for it.
- Verified traveler (4/5): do not stay here - this is not a hotel. more like a hostel. no AC. very loud all night - noise from the street. tiny room and bathroom. aside from the central location, nothing positive to report. would not recommend.
- Ben (8/5): In the heart of tapas restaurant district - Great location and value. Room was on the small side, but was manageable. The place felt very clean and bed was comfortable. There's a lift in the building if you've got a lot of luggage. Reception lady barely spoke any English which made it a bit hard to understand some instructions while checking in. Also, there needs to be a bell or something to get the staff's attention. We were waiting to check in, but nobody was at the desk, so we just sat there. Meanwhile, she was in a room right next door and asked us why we didn't knock when she appeared. The door was behind the reception desk, so it didn't seem obvious to us to enter that area. Access to the room included 3 keys which isn't very convenient, but you get a hang of which key is for which door after a day or two, not a big issue.
- richard (6/5): Small pension well positioned in the old city - The room was the smallest of 12 hotels which I booked for driving around Spain and yet it was also the most expensive at €150
The rooms do not have air-conditioning and since the hotel is right above the busy pedestrianised area leaving the windows open is not practical ......therefore do be sure to ask for a fan ... Which was available but not offered without request
- aoifeo478 (4/5): Would not recommend - The only positive for this accommodation is that it is in a good location close to the beach. We stayed for 3 nights. Our room was very basic& stuffy. The member of staff who we dealt with during our stay was gruff,unhelpful& quite rude. When I called to reception to ask a question she was extremely unmannerly& seemed upset to be disturbed. The pension is overpriced& i would suggest looking elsewhere.

The pension is in a residencial building, tricky to find it. Room number 2, next to the reception, is very small, ok for one person, but is suppose to fit two!
Also, it is a bit noisy, thin walls , noisy floorboards floor. No air conditioning nor fan. There is a heating, but useless at summer .

- alisonandgwyneth (10/5): Beautiful pensione in great location - Lovely spacious, airy and comfortable room in a stunning little gem of a guest house. Check in was friendly and welcoming with keys for building provided, so no buzzing to get in at 2am. Coffee and tea available anytime . Good quality beds, spotlessly clean, lovely en suite shower room. In a city stuffed with very expensive hotels this is an affordable delight situated in the heart of the old town. 10/15 minutes walk from both bus and train stations. 2 minutes to sea front. I can't recommend it highly enough.
