- Jonathan (10/5): Nice clean & comfy room with friendly accommodating staff - Flexible with parking and such so was able to leave car after checkout while at an event and able to provide a gluten free breakfast (I only have an intolerance though, not full celiac). Friendly staff and a nice clean well maintained room Breakfast ended at 0915 which isn't terrible but something to be aware of if you want a long lie in

- Wendy (7/5): Very pleasant - Breakfast good selection well cooked. Dinning room clean and pleasant Needs some where to hang coats in the bedroom and somewhere to sit other than on the bed.
- Simon (6/5): Perfectly adequate B&B. - Reasonable location but Swanage isn't especially large so you'd find it hard to be far from anywhere and you probably drove to get there. Parked up the hill because there are more rooms than spaces. I could see the sea from my room. Baked beans on all days were cold as was the toast on the day that I had it. I had asked for an egg to be flipped and wasn't quite sure it had but despite having put in my order the night before as requested due to the length of time it took to get served I had to leave it anyway. The bed was short - beware if you're over 6'and the top of the shower was also a little low but I managed to avoid getting the floor wet. Quite high up so the wifi signal was poor (but adequate - no obvious booster available). Otherwise the place was ok and served my purposes although there were three of us waiting outside to be let in for a few minutes when we wanted to book in.
- Annie Gawthorne (1/5): WRONGLY DISCRIBED ON SITE - VERY DISAPPOINTED… was told this was disabled accessible. It wasn’t so the owner told me to cancel and assured me I would get a refund. I still haven’t. I think he didn’t want the hassle of me staying there and was pretty offhand. A waste of money… Being told I’d get a refund. Told to cancel by owner when he didn’t know I would be able to get a refund or not.
- Walter (10/5): Blues Festival - Alan the owner is personable and friendly Breakfast was served on time and presented professionally,with a wholesome choice. We have stayed previously and will no doubt book again. Parking at the Rookery is hit and miss, but street parking is available.

- PAULA (6/5): Overall our stay was enjoyable, except for the sleeping arrangements. - The breakfast was very good. There was a wide selection of cereals, fruit and yoghurt, as well as three different types of cooked breakfast. Crumpets and hot croissants were also available upon request. I asked for a room for myself and my 15 year old grandson. Upon entering the bedroom I could see that as well as the double bed, there was a single put-me-up bed which was totally unsuitable. It was unstable and the mattress was the old type with springs in.
Fortunately, the sofa in the room pulled out to the double bed and was much more stable and comfortable than the single bed.

- Toocoolforschool (10/5): We are coming back again as soon as we can! - The friendliness and helpfulness of the front of house. The cleanliness everywhere was exceptional. Bedding was of great quality. The location was only 5 mins away from beach yet quiet and peaceful. The tasty breakfast was well organised and served with hardly any waiting. Information was given readily and questions answered with good cheer. Being hard pushed to find anything negative tbh. Maybe steep climb from beach to property but even that added to its charm. The room (twin) had shower and toilet which was limited in space but fine for us.

- Jo (2/5): Poor Teddy - Started off the weekend well, clean and comfortable. Room was cold as the weather had changed to rain but the heating did not come on. Breakfast was good. The second night was cut short as the owners dog was left home alone and continued to howl and bark for hours. After trying to contact the owners without success we decided to leave as sleep was impossible and hearing a dog in distress was very unsettling. We left at 9pm for a 2hr drive home. Had no reply from owners after leaving 2 messages on their emergency numbers and sending texts and contacting through Hotels.com requesting a refund for the second night. Met the resident staying in room 1 on our way out who was also feeling concerned for the dog and irritated by the noise.

We were in a hurry and Alan went out of his way to ensure we had breakfast served quickly. Really hot water. The bathroom was a bit restrictive with very small wash basin. The lighting in parts of the bedroom could be improved. Loo brush should be provided.

Parking was easy outside the hotel, our room (No 3) was large, spotlessly clean and very well appointed. Breakfast was wonderful and plentiful with a great choice. Location was fabulous and a 5 minute walk to the beach, 10/15 minutes to the town. Highly recommended.

Twin room ideal. Not really anything we didn’t like, but a lounge or rest area might have been useful, as mum aged 78yrs, sometimes just wanted to sit quiet rather than have to lie or sit along the bed.

It closeness to the seafront was great, didn’t need to use the car! Next time we visit we would book a king size room just because that is what we are used to.

While my room had a rather limited sea view, the place was handy for the beach and even handier for the Bournemouth bus. Whoever designed the shower cubicle never tested it to see if the door could be opened with wet hands !!

- Catherine (10/5): Really enjoyable stay made by the excellent owners Alan & Charleen. Super friendly and welcoming and really comforta - The property is really well decorated. There’s so much attention to every little detail both in the breakfast room and the rooms. Nothing really! Parking can be a bit of an issue if you’re arriving late but that’s very common for most B&B’s especially in the busy town of Swanage. We managed to park at the property for 2/3 nights.

- Rachel (8/5): Very good - Cleanliness, beds, bathroom and location. The shower. Alan was great fun. A genuine, family- run establishment. I am not a fan of the full English breakfast and would have preferred fresh croissants and a range of fruit, nuts, seeds, granola etc. The lack of heating was problematic as nights were cold. Just having the towel rail on in the bathroom would have helped.

The bed was on the soft side. The location was excellent for our weekend at the inaugural Coastal Barbarians Offshore Regatta in Swanage Bay.

- Becky (8/5): Wonderful and comfortable stay in an excellent location. - It was wonderfully clean and the room was spacious with an incredible bathroom. The cooked breakfast was below average with burnt fried bread and very overcooked fried egg. The black pudding didn’t seem cooked.

Very poorly heated - we were too cold most of the time there, despite requesting more heating. Bathroom incredibly cramped. Bed extremely soft and not comfortable.
