- Debbie (7/5): Quiet, peaceful location close to beach. Take your own soap and shampoo. - Beds were comfortable, kitchen had what was needed, heating and water pressure was very good. Nice to have a beach nearby. No soap or shampoo. No paper towels and only 1 kitchen towel. We ran out of toilet paper and didn’t see refills. The fridge has a glass shelf missing and so did the bathroom. WiFi didn’t work at all first day, but did on day 2 after contacting the host. The book of information was tattered and torn, living room furniture needs cleaning. It didn’t feel like a luxury stay as it was advertised, but it accommodated the 5 of us.

Toilet sounded like a spaceship taking off when you flushed it.
Price of the accomodation should match conditions.
Booklet for information about accomodation ,location missing pages,dirty it needs a bit of attention.
- Sheila (9/5): All in all very good accommodation - Apartment was clean and spacious. Bed was large and extremely comfortable. Beach was just across the road. Could have done with more towels and there were no hangers to hang clothes on. Nor were there any shelves in shower for bottles
- Brian (8/5): Great location, great value. - Brilliant location near the beach and nearby hotel. Very quick and easy check-in and out process. Lovely little houses which is ideal for a group booking for a wedding nearby and has all the required bits and bobs to make it a nice and pleasant stay. 100% bang for your buck too. Will be back to stay if ever at a wedding nearby again.

Door unlocked when i arrived had to carefully check no one was inside.
Couch broken springs/old and overused needs replacement.

- Shane (5/5): Nice holiday home but with early checkout and unhelpful owner - Nice, clean, bright spacious holiday home The checkout is 10am and there is a long list of checkout requirements to take care of. Every holiday home I've stayed in had a checkout of 11am and enough toilet paper for 2 to 3 days. I had to travel 25 minutes round trip to buy some. I mentioned it to the owner but he didn't respond. He also didn't respond when I said that we had checked out. The windows at the front didn't open and there was a hole in the electric shower pipe.

Good shower and water heating Access to appartment is reached by traversing an oddly designed series of lanes, gates and steps. We had no means of switching off the 2 security lights over the entrance door which remained illuminated all night - no chance to enjoy night sky in country side

- Mary (5/5): With a little TLC this place could be great. - The unit was spacious and the kitchen had most of what we needed. lovely location, great views. The unit bills as luxury, and it is not. The refrigerator froze most of our items. One of the beds was not clean when we arrived but they did change it when we asked. One of the showers did not work and they did come and fix that the next day. There were no instructions on how to work the shower in the main bath. The sofas were dirty. The ironing board was broken. The guest information book was in tatters. Only three rolls of bathroom tissue were provided--to people landing from another country that's hardly luxury. The description relies heavily on the Garryvoe Resort amenities which are a driving distance away and have an extra cost. This unit could be upgraded significantly with a little TLC.

- Rea (4/5): Bitter after taste - Location- Garryvoe is a lovely area and accommodation was clean and as described. During stay I reported a door handle that came off a door. After our departure and after no feedback or discussion the host billed us €100 euro. Apon checking further we were also charged an extra €20, which wasn't part of the booking price. After contacting the host, we were accused of damaging towels and bending a door lock and told "you are extremely lucky that we did not charge you for the full cost of replacing the door, but we reserve the right to do so".
I totally dispute with hosts accusations and find this threatening tone unacceptable.

- Naturally (9/5): Superb - This was a spacious holiday home, nice bathroom (bath and shower), close to the beach and had most things anyone would need for a weekend stay. I would happily stay here again. A welcome pack of a pint of milk and some teabags/coffee/herbal tea and biscuits would have been really appreciated as I arrived late and had to go to the shop straight away before it closed. Maybe a notice placed in the bathroom to remind users to boost the hot water heater would be helpful in avoiding a lukewarm shower on day 2 :)

- Timothy (8/5): We enjoyed our stay, plenty of space and a nice private location. - The house was a great value verses hotels in the area, plenty of room for our group, a short walk to the beach and an easy drive to tourist spots. The property could use some updating, some of the dining room chairs needed minor repairs, the upholstery on the sofa was in need of some freshening up, some instructions for appliances were incomplete (washer/dryer).

Sofabed couches that were collapsed in the middle and uncomfortable to sit on, threadbare towels and no tea or coffee in the kitchen. I expected better for the price but it didn’t spoil our experience and we had a lovely restful weekend beside the beach.
- Lynsey (7/5): Nice Beach House - The location is great - right beside a beautiful beach. The hotel a couple of minutes walk away is nice for a lunch or dinner. The beds were comfy. There’s a smart tv. The little outdoor seating are is nice. Heating & hot water were easy to use. Free parking out front. The photos of the property were clearly taken a good few years ago. The place is in need of some general maintenance (fix door knobs, the shower head keeps dropping, couch has some cigarette burns and stains, paint job needed). Some of the pots and pans don’t work with the induction hob. There was no spare toilet roll. All minor things that could be easily resolved.

- Laura (7/5): Great lil dog friendly getaway by the beach - Perfect cosy lil spot for a weekend getaway with our dog. It’s a Stones throw from the beach. The hotel bar serves delicious scampi, And they let us use the hotel health club for €12 each.
Des the owner made check in super easy.
Midleton-Youghal greenway is open and lovely for a run/walk/cycle. Ballycotton is close by and lovely food options there too.

- Virginija (10/5): Exceptional stay. - Absolutely exceptional stay. Very spacious apartment, everything we needed was there and more. A few min. walk to the beach to watch sunrise and sunset. Garryvoe hotel only few min. walk with a fabulous swimming pool, sauna, steam room, jacuzzi bath. We will definitely be back.

- Cathy (5/5): Passable - We stayed in August 24. Giving this review as I was travelling with small child and dont think it was suitable for a young family. The use of the term "beach home" is a bit misleading, I was disappointed we were in a first floor apartment whose entrance was at the back of the property up steel stairs, I have a small toddler so this wasnt ideal for us and I wasnt aware of it prior to arrival. I also was under the impression that as we had a sea view we would be close to the beach however there was a caravan park, road and rest of the estate between us and the beach, we had a very small view of the sea from the upstairs apartment kitchen. Maybe I picked up the properties page wrong but I felt a bit misled.
The apartments cleaniless was okay although I found a few long hairs in the bedding that I would assume were from the cleaners as they were also in the extra bedding provided in the wardrobe. The windows were dirty with cobwebs and dust, blinds were not working properly and windows were not easily opened.
Bathrooms were both great.
Couch was extremely uncomfortable and as we had a toddler with us we were spending alot of evening time in the living area so this was really disappointing.
Its in a great location with plenty of family friendly activities, easy to travel to Fota, Ballymaloe, Youghal and loads of lovely beaches. Just dont feel it is suitable for a young family

- M. (3/5): Not as expected - Not much. Would not recommend this property needs a lot of updating and fixing. It would be just ok at half the price! For the price it was very poor , holes in walls had been fixed but plastering was extremely bad, stains on bedding and seating areas, apartment above was noisy ie, sewerage pipes, no sound proofing. Shower heads were lose and leaking. Mold on ceilings, no radiator caps on rads.

- Julie (6/5): Disappointing; - The bed was comfortable and the bathtub was nice, although I couldn't get the water to stop coming out of the shower sprayer. I just had to keep it under the bath water. I'd say that it's a stretch to call this luxury and a stretch to call it a sea view. You can get a tiny peak of the water through the buildings in front place. The bed tables were all scratched up. The shelf in the ensuite bathroom is not level and I put products on there that fell off onto the floor. The TV is not a smart TV so it's very limited as to what you can watch. The kitchen is decently outfitted but only two wine glasses.
The bath towels were crappy and rough. The living room pole lamp didn't work. A coffee table would be nice because there was nowhere to set beverages.
The other issues that we found frustrating was that they expected us to mop and vacuum. They also had the COVID time check in of 4:00 p.m. Check in and 10:00 check out so there's plenty of time between guests for the cleaners to come but COVID is long over. A 10:00 a.m. check out is a little extreme
- Mike (7/5): Very successful family stay and would recommend if you have a dog - Perfect place for taking a dog. Beds were particularly comfortable. Lots of room in the property for everyone to have their own space. Kitchen was fairly basic, but as we were eating out a lot it was ok for our needs

Never once physically met the owner. The picture is of the hotel but they are completely separate. The picture is intentionally misleading.

- Luke (9/5): perfect for a quiet weekend, somewhere remote. 2 minutes from the beach - property was comfortable, great location and we could close the gate in the rear yard so our dog couldn’t get out.

- Rebecca (4/5): Bottom line, probably best to go elsewhere unless your are just two people and it’s less than 700 for 3 night. - It was very close to the beach and to the hotel that the wedding we were attending was at so it was very handy for that.
The bathroom and the bedroom were spacious.
The obliged us when We had a last minute person added on to our booking. It was passable clean The bed was two beds pushed together so it wasn’t the comfiest if you found yourself sleeping on the crack. The living room, and the sofa beds in particular were gross. When it was a couch the cushions seemed to collapse in on the sofa bed apparatus beneath as if it were missing a part. And then when it was a bed it was extremely rickety with a thin stained piece of foam acting as a mattress. Also the couch cushions were covered in a weird browny yellow stain. There was a camp bed aswell but that was also quite rickety and noisy. I would say the sofa bed is not fit for purpose.
Also the whole undressing all the beds and towels and putting them in a sack AND still having to leave at ten is ridiculous. One of the other please. And I don’t really accept the whole it’s “covid procedure” as Covid is airborne.
Absolutely not worth nearly 700€.

- Vicki (6/5): Pleasant - Location was a few minutes walk to beach which was great, not a huge amount going on in the area though. Sauna on the beach was great though!! Price was expensive for what you got. Apartment needs a bit of TLC. 1 toilet was leaking ( and in hindsight no toilet paper left in it obviously in hope we wouldn't use it!). It was not fixed during our stay. Found someone's dinner left in microwave, so attention to cleaning could have been better. Towels provided are well worn and new ones might be nice! Couldn't use washing machine as it was broken. Manual left for apartment was mouldy and sticky, needs replacing.

Liked the dining area, the size of dining area table table, and the number of beds, which accommodated the whole family. There were several items in need of maintenance. Mostly nuisance issues, but some that were rather inconvenient.

Previous reviews had highlighted there was very little provided which is fine but when we arrived even the basics were missing, no toilet paper, hand soap empty, dishwasher tablet box empty. As it was after 10pm when we realised this, the nearest open shop was a 45 min round trip, not ideal after a long day travelling and just not good enough for the high prices charged (same as hotel prices). The towels provided are very small / not good quality and there were 2 towels for a family of 3 for 2 days, again, when charging hotel prices, this is not sufficient. The bulb in the light in the bedroom was blown. Checkout is 10am, beware of this. The reason given is due to COVID cleaning regulations, which is pretty out of date so again, a bit ridiculous when charging hotel prices and no evidence of any stricter cleaning regimes than normal. We requested a later checkout, were told they would get back to us the following day and we never heard from them again so we left at 10am on our checkout day. All the furniture appears to be from IKEA and the two couches have caved in in the middle so pretty uncomfortable to sit on. Overall, a disappointing self catering option, go with a hotel unless you really need the self catering.

- Anne (8/5): Very good - Very clean, very good bed, a few mins from beach, good hotel 2 mins away, shops, takeaways 10 mins away. Disappointed with sea view. Could just about see it from front window. My biggest concern was flights of steps up to entrance door & outside light wasn't working. Had to be really careful when it was dark & raining.
- Amoore22 (8/5): Great location for a quiet beach trip - The location is great, a short walk to the beach and the hotel which has a bar, restaurant and health club. Parking is available at the apartment. The apartment was really quiet. The sofa beds were not very comfortable, even to sit on. There was one small TV in the living room but we were not able to connect our device to it so just had the free TV channels. Although the kitchen was well stocked there were only 2 forks and knives so it seems some have gone missing over time but hadn't been replaced.

- Aileen (10/5): Welcoming, relaxed and great for groups. - Great location, the accommodation was warm clean and nicely decorated. We felt very at home there for our 2 night stay with friends. Close to the hotel so we could head up for some food and drinks also. We had a little issue with the lockbox but the owners sorted this out really quickly for us.
- Nicole (7/5): Recent stay - The layout was spacious and was a 5 minute walk to the shore. There was a guestbook with directions for a washer/dryer but I learned after I washed clothes there was no dryer. A dryer was advertised.
- Paul (1/5): We did not stay in the end - Nothing Horrible entrance in back of building, up a steep metal staircase, with dirty fake grass below! Picture of decor was nothing like what it was! Tyles missing off walls in bathroom and bedside lockers were something like what was obviously from a skip! Towels rotten and hard ! Called landlord and told him we were very upset! He told us to decide within 30 mins whether we wanted to stay or not , and he would give us a full refund! He contacted Booking.com and they contacted us, acknowledging that landlord offering full refund!
Landlord ha not refunded me and not taking calls and blaming booking. Com saying you need more information!

- Declan (9/5): We were in the area to attend a function in the local hotel - The premises is very clean and maintained to a high standard, I would have no hesitation in returning to the property. I thought it was expensive for two nights at low season, we required to used 2 bedrooms, more flexibility on the price would be great.

- Sharon (3/5): Poor - The property was clean and very close to the beach. There was nobody at reception to meet us and go through the house, this was done by phone. The heating only worked for one hour for the whole weekend and would incur a charge if reprogrammed according to the manual. The manual then read that the home would have to be cleaned, hoovered, floors washed laundry put in a bag and rubbish taken out before leaving otherwise a deposit would not be returned. There was also a strict checkout of 10am which was written on the wall. I had to get up early on the Sunday clean the whole apartment which the many said would be checked. Reception was closed again nobody there to return key ect. There was no check done so I felt hard done by cleaning up washing floors and trying to get out by 10am, when I paid 400 euro for 2 nights. I would not recommend due to the clean up and lack of customer service As above

No clear information regarding locking mechanism on front door, or hot water system in bathroom (had never come across anything like it).
