• Wise (1/5): Bad - We booked our stay at Oyo hotel in Heber Springs, AR a few days before our trip. When we arrived at the address we found the hotel shut down and the property had been converted to apartments. This was confirmed by one of the current renters there. We requested a full refund by calling the number listed at the hotel and were told sorry, but since we did not cancel in time we would not receive a refund for our booked stay BY BOTH THE HOTEL CUSOMER SERVICE AND HOTELS.COM !!! We notified the police in Heber Springs and were told that they had been told this by several others that had the same rip off occur to them as well. With how we were treated by hotels.com I hope you are enjoying your surcharge that you get for running this scam for an overseas rip off company. To anyone reading this be advised that hotels.com is taking money for nonexistent properties. BEWARE AND RUN FAR AWAY FROM THIS SITE!!!! FINDING A HOTEL THAT ACTUALKY THAT HOTELS.COM TOOK OUR MONEY FOR AND NEVER REFUNDED

Oyo sold the hotel and no longer owns the property but are still renting the rooms and taking customer's money I did not like anything bc The hotel was not even Oyo Hotel, was not even open to check in to rooms, the lobby was closed and there was not even staff personnel on site. Apparently Oyo Hotel had sold the facility/buildings & rooms and no longer own the property but for some reason the business has the audacity to keep renting rooms that do not belong to the company... Complete waste of my time and travel expenses and I had to sleep in the truck and lost the chance to visit and spend time with my son and his new fiancee, that I rarely have the opportunity to get together with...

Called OYO and line disconnects when they transfer you to agent. I pushed new reservation and funnily enough they answered but were unable to assist with hotel refund.

There were at least 10 other customers that arrived and found their reservations no use. OYO company should be fully ashamed to allow this to occur as the prices you were charging and hopes of a place to stay for the 2024 American Solar Eclipse I would assume very negative social media postings will be forthcoming

• trevonb2019 (2/5): Run Run Run Away - I got a prepaid deal through Hotels.com and when I went to check in the manager couldn’t find reservation. After multiple tries and showing him email confirmation he found it. Keep in mind he is smoking and the lobby was dump and smelled like an ashtray. Also he was unshaven and looked like he just woke up only it was 5:30 pm. Anyway back to the experience the manager said I don’t have king room available but I have a double I said ok. Then the manager said I have to pay again and more. After arguing for a awhile I pulled up the double on Hotels.com same price as the king and that sent him over the top lol. So I called Hotels.com and they called the manager and he said NO! Hotels.com refunded my money and I spent nice night at the Quality Inn in Heber Springs, which I recommend. Avoid the OYO Hotel in Heber Springs there was so much smoke in the lobby I had to change my clothes after I left. It’s very dirty and a bad experience. Thank You Hotels.com for taking care of me
• joem540 (2/5): What a shame - Our family has stayed here many times. We have seen the own ship change and the place as well. We always get a room in the back because it quiets and away from the local drug traffic. The hotel itself though. One the price went up for the summer by 20.00 ok The mattress still in the plastic bag is only a cut above sleeping flat on the ground. The towels are so thin I had to use wash cloths to finish drying off after a shower that wouldn’t drain. The rooms as mentioned by others are musty I just can’t even begin to explain how disappointed I am to say we can’t recommend this place anymore after staying here for so many years.
• 981ciarab (2/5): Horrible customer service - NO I WOULD NOT Checking into this Hotel at 1pm , we paid $85 bucks. We left our dog ( a chihuahua) in his crate in the room while we went out for the afternoon. Unfortunately due to accident we ended up in the Heber Springs ER for the patient to then be transported to Searcy Hospital. I went back to hotel at 5.30pm to explain the circumstances and check out Only TO BE TOLD the Owner wasn’t there and they DON’T give Refunds, call back in morning. Too worried and upset about what was going to happen at next Hospital I couldn’t deal with this now. This morning I called and spoke with Z the manager who has no customer service skills whatsoever said NO REFUNDS and maybe next time we stay he may do a small discount. There is no way in hell I would ever give them my business. I understand things happen beyond our control and being in a position of offering a service I know you can and do take care of customers better than this if you want repeat business . Not everything is about money.
• nurse2001 (2/5): Horrible - This hotel has been one of the oldest and dearest in our town for over 40 years and has just recently changed ownership. It has now went up in prices. Very rude folks running the hotel. Nasty rooms and nasty surroundings. Such a shame that such a precious very homey and family oriented hotel is now where I would never refer anyone to it. I have always gave them as a #1 place to pick when visiting because of it being locally owned and now I would never refer anyone here again.
• chefpique (2/5): Terrible, rude, and unapologetic and nowhere near the lake or the river. - For $105.00 a night, I got the following: filthy beds, filthy floors, a filthy toilet, a shower that still had a used bar of soap and an empty shampoo bottle from the previous occupant. The non-smoking room stunk of old, stale cigarette smoke. I stayed one night of my two night reservation, described my issues and asked for a refund for the second, unoccupied night with the owner's wife, she got immediately angry, and stormed off. In her native tongue (I think they're from India), I imagine she was cussing me. Her husband came to the desk, I described to him my issues, and he informed me the room was NOT dirty, and that he checked it himself. He went on to inform me that they have an ABSOLUTE no-cancellation policy. They both refused to look at the room, even though I had occupied it for only 5 hours of sleep. Long story short: they DO NOT clean their rooms, she got mad when I complained, refused a refund under any circumstances, and went so far as to tell me to go somewhere else. All of that said; the gentleman was quite nice, and finally offered me a 50% refund off of the second night. His wife, however, is rude, condescending, and has no business being in customer service. After room fee plus taxes, 5 hours of sleep and a shower in a filthy room cost me about $190.00. The new Holiday Inn express in Heber? $109.00 with continental breakfast.
• Ashley1093 (2/5): Awful! - Let me start by saying I've been coming to the Lake and River Inn for 20 years, but it was recently sold and the new owners are awful! We were charged $100 more than the price at which we booked it, and then the owner wanted to charge us even more because we brought our dog. He finally agreed to waive the "pet fee" but kept the higher price we never agreed to and told us if the dog was ever in the room by himself, we would be kicked out. The bedding and towels in our room were stained. The room sleeps four but only comes with 2 towels, and if you ask for more they will bring you 1 extra. The beds are terribly uncomfortable and the air conditioner doesn't work very well. Overall, it was the worst experience I can imagine at a hotel. I wish I didn't even have to give it 1 star.
• britnyco (2/5): Terrible service! - Worst service ever. Booked this for a weekend stay, and the price was changed upon arrival. I didn't agree with the price change so the guy at the front desk offered to cancel my reservation and I went to a different inn for the weekend. After checking my account, I realized that I was still charged for the room at the increased price that I didn't agree to, and when I tried to call the inn to discuss it with the manager, he hung up on me and then ignored my calls. I would not recommend this place to anyone. Terrible.
• ottomar41253 (10/5): The owners/ managers are very friendly and helpful....they make my stays much more enjoyable - I have been here a few times recently, and have experienced a clean room and a very friendly staff. They help to create the feeling of extended family, and the location is very close to the lake and dam site. I live in AR somewhat close to this location, and consider this my home away from home.
• snapcount (4/5): over rated and over priced - The good first....their was ample hot water and good water pressure in the room. That is it for the good and well the bed was just ok. The bad....the bathroom walls and shower were just filthy and in very very desperate need of paint. The carpet looked like it was 50 yrs old and just to gross to walk in NOT wearing my shoes. Booked using TripAdvisor and clerk DID NOT at first want to honor the advertised room rate of $55/night....but he finally did agree...he wanted to charge me $61/night. So beware on that point. The room was NEVER serviced during my 3 night stay. Usually go to Heber Spgs for fishing 2-3x/yr but will NOT be staying here again.

It was a newer room, clean, ample furnishings, and just what we needed for one night. New, soft queen beds, clean shower. I wouldn't sit on the carpet, but overall everything was clean and acceptable. Good value at $60/nt. We were happy!

• calgarydragoon (6/5): Clean, very basic lodging at an attractive price. - This is one of those old motels from the 60's that hasn't been upgraded any more than necessary to keep going. There is no restaurant, lounge or coffee shop attached. The bedding and towels are well used, but clean. There is a coffee maker, fridge and microwave. The bed is comfortable. TV reception is good, but there is no menu or schedule for TV. There is no place to eat or drink within walking distance. You don't want to stay here unless you have a car. This is a dry county, so if you are going there, pick up a supply of wine/beer before you get to this county.
• 391amityh (2/5): Never again. - First off, I'd like to say that I always stay at this venue because they have a full kitchen in a room with 2 beds. Its really close to the water, they have a pool. Its just great. They apparently sold to new owners. I loved the other family who used to run it. The new owners are hard to understand on the phone and the woman was very rude. They seem to have "misplaced" my online reservation. She said, "I can't help you, we have no record." Okay, but I have an email confirmation and I'm supposed to check-in tonight... does your website not work? "Yes, the website works fine but I'm sorry, we can't help you." She offered me a single bed with no kitchen. No thank you. Turns out there is a very large family reunion that has booked every hotel in town. They accidentally gave my room to a member of that party. Now what am I supposed to do? Well, I booked at a hotel down the road who doesn't allow pets. Great. Now I have to find accommodations for my dog and we still don't have a kitchen. I guess we will be eating fast food for the next 6 meals of out lives. I am not happy, but my vacation will go on. Thanks for "misplacing" my reservation. Now I get to experience a new hole in the wall down the road. I will not be returning.
• kimberlybP3263NS (6/5): Great when traveling with you fur baby - Stay here because we were visiting family and bringing our dog with us. We were warmly welcomed. Owners even said "JOE" could come and paly with their fur babies and they would watch him if we needed to go somewhere he couldn't go.
• kgmetcalf (8/5): you'll get more than you pay for! - we stumbled upon this place looking for something "inexpensive." the rooms are large, and many have FULL kitchens and large bathrooms, making this a nice location for an extended stay. (we've stayed for long weekends or a full week.) staff is always very friendly and accommodating. the pool is well-maintained and a nice little "extra." the buildings/rooms themselves are older and show some wear and tear, but that is the only negative. for the price this is a great little hideaway.

• 905jeannette (2/5): never again - Has to be the worst motel I've ever been to. As soon as we opened the door I knew it was a bad idea. There were holes all over the walls. Pulled the cover off and found hair on the sheets, torn blankets. The carpet must have been glued on it was so dirty and ripped at the edges. The bathroom paper was falling off the walls and the ceilings were brown. The furniture had worn edges and the hangers had rust all over them. The couple who managed it were nice enough but we couldn't stay there the 2 nights we had booked. We came home a day early. Pretty disguting place
• julieaW5901WZ (2/5): For Smokers Only - Better than the Bates Motel but.... I am easy to please. I like little family-owned roadside motels. I don't care about frills. I read here how clean and cozy this place was and made my plans. What I found was a no-smoking room that smelled like a frat party including upchuck, furnishings including bedspreads and mattresses at least 20 years old, skimpy threadbare towels, and generally sketchy surroundings. There was some kind of discarded appliance (freezer or washer) outside the office. Mainly, however, it was the in-room smell. Leave it for the six-to-a-room crowd.

The pluses include excellent water pressure, clean room, precious owners, great price, great location, and the micro and fridge in a room this cheap were surprising. I stayed here years ago and loved it then just as much as I did tonight.
