- NCMA (3/5): Adequate, but mildly disappointing. - Nice location, and I usually enjoy smaller, traditional hotels. The listing on Booking.com included breakfast for each day I was there. Upon arriving I was told there would not be any breakfast. Also, although clean, the room did have a peculiar odour. Tiny TV. Finally, I was on the top floor and for some reason was given the room with a view of scaffolding and the back ally, even though the other two rooms were available where I could have at least seen the harbour or the street. I don't know why I was automatically given the poorest of the three rooms.

- Roos (8/5): Nice stay near the Hoe - The location of the hotel to the HOE is fantastic. The room is spacious and adequate. We did not opt for the breakfast as we had other plans in the city. The rooms and furniture are a bit dated. We had to step into our room for some private calls and they never came back to clean our room, although when asked they did replenish the coffee facilities later the evening. The shower strength is not very good.

Been told I can make the bed myself and reception will provide bed sheets. I’ve ended up leaving and not sleeping before going to work. Customer service non existent. They ignore your emails. No breakfast as advertised and paid for as no chef, offered sea view room which was given to someone else so ours had view of scaffolding, four floors up with no lift and almost impossible to open the door from the inside, duvet was duck down which aggravated my asthma devastatingly, no WiFi (were told before we left that details were on the laminated sheet on the bedside cabinet - a laminated sheet didn't exist). They said they'd sort out some kind of refund with you for this diabolical experience but we have received nothing yet or any communication about this. We were visiting my seriously ill brother in hospital, the reason for our stay, and this did nothing to help our discomfort. I wouldn't recommend this hotel in any way except for its proximity to The Hoe!

- Roger (1/5): I can only hope that we receive a full refund for the inconvenience, frustration and upset. - Nothing went well, due to the fact that, when we arrived outside the property to check in for our 3 night stay, we couldn't get in. The property was closed. There was a very kind foreign gentleman who came up the steps from down below, to explain and try to help us through Booking. com with no success, and then look for alternative accomodation, but it wasn't actually his problem. The telephone number on the hotel board didn't connect to anyone. The nice foreign gentleman, who we believe was in the manager's employ connected me on his mobile phone to the manager, who told me to be quiet when I attempted to understand our situation; it turned out that was was an asbestos issue, closing the place down. However, we had no notification from Booking. Com until 6.30 pm, which indicated that that the company had 'dragged it's heels' in letting us know so late, and effectively making us 'homeless' for 3 nights. I consider this to be a very poor service, not only from Booking . com but particularly from the 'manager' who was so abrupt and very rude, exempting himself from all responsibility. A great way to end an 8 hour journey with potentially nowhere to stay.
