Guest Reviews
- Andrew (3/5): I would never dream of staying here again. - Guy behind the counter was pleasant. It was acceptably clean. I had a television and a cable box, and there was no cable connecting them. The wifi didn’t reach our room. Mattresses were very uncomfortable, and the bed didn’t even have a fitted sheet, just 2 flat sheets. I’ve stayed in worse places, but this is definitely bottom 10%.
- Christopher (1/5): no hot water + no wifi + no cable × bedbugs = no beuno - Nothing no hot water + no wifi + no cable × bedbugs = no beuno
- Nellie (3/5): - The power went out and we weren't able to sleep. Staff was hold to get a hold of. Never in the office. Room was clean.
- Vargas (6/5): - Close to a location a was visiting, nice location No comment

I give them a zero Everything

- Donna (8/5): No frills but good night’s rest - Comfortable beds, nice ac
- Jeanie (8/5): A wonderful huge bed, no frills budget overnighting and easy walkability in a nice lively little town. - Excellent walkability to everything with several dining options and a great outdoor bar/live music venue just nearby ( bar with excellent sandwiches and very nice service. “Asian station” very tasty and a balcony with views of trains ). Fridge/free water..
No frills but very good value. All good though the air conditioning was pretty loud it did work which was a blessing.
- Ashleigh (1/5): MOLD & Trashy outside - NOTHING Mold everywhere. I do not recommend. But if you are looking for cheap place to stay in the area it will do the job.. The outside was really trashy, beds, tvs, all other sorts of trash just laid around the building. They may have been making updates to the stuff but there was no dumpster onsite to throw any of it away....
- Anthony (8/5): Very good -
- Anthony (8/5): Very good -
- Wash (1/5): Bad - Property wa”9cked and unavailable. Called emergency contact posted. “ is an emergency and we are closed” I was left without lodging
- Timothy (10/5): Very nice stay. - Newly renovated room. New floor, new bathroom, fresh paint. Very comfortable
- Anthony (8/5): Very good -
- John (3/5): Not a very good hotel one of the worst I’ve stayed in in a very long time - Not much Wi-Fi password would not work. TV would not work dirt on floor table sticky beds smelled bad.
- Harris (5/5): Passable - the staff was great price to high
- Shawna (8/5): Very good -
- Matthew (5/5): Passable -
- Galina (1/5): Bad -
- Patricia (1/5): awful and full of bugs - very close to wedding venue. when we shut the lights on low to go to sleep bugs (cockroaches and bed bugs) came crawling all over the floors and counters. it was disgusting. we had to leave in the middle of the night and drive 3.5 hours home then strip naked and shower before we could go into our house and our bags are still outside.
- Jeff (4/5): Disappointing -
- Yulu (1/5): Bad -
- Arthur (10/5): Exceptional - The owner of this property was very nice and any questions that we had he would answer it right away I really can't say cuz I didn't find anything wrong
- Michelle (1/5): Bad - Bed bugs floor was nasty bugs in the bathroom my boyfriend got sick from all the bug bites Nothing to like like in that nasty hotel
- Jacques (10/5): Exceptional -
- Lawrence (4/5): Disappointing -
- John (4/5): Disappointing - Location was good for what I went for. Was fairly quiet during the night. Check in and check out was fairly easy. Bed was very soft. No fitted sheet. Bottom corner of door to bathroom had either water damage or something ate it. Shower was small. Kept hitting the water control while washing causing the water to turn either too hot or cold. Did see a bug (not sure what kind) in bathroom when light was turned on but was able to kill it. Provided soap was very small and only lasted for 1 shower. Not enough or big enough towels to dry off. Nowhere to sit other than on the bed. Room I got was pretty small for 2 people. No fridge.
- Steve (10/5): Enjoyed our stay here and in Luray ,Va price was great for the three night stay We will definitely b - Even though the place is under upgrades the owner n staff wer awesome Satellite TV kept going in and out
- Marc (1/5): This place should be shut down by the health department - Nothing. The place is a dump. we did not stay . Everything, room full of bugs. Even Tarzan would not stay there not even a minutely🤬
- Prashant (9/5): Excellent service and great value for the money. - It was clean, and service was exceptional. Located near the Luray cavern. Had great dinner nearby walking restaurant. Service was great. Rooms were clean. Had good rest.
- Cathy (3/5): Very disappointed, would avoid again. Only plus was dog rate charged was lowered by $5 each night. - None available 2 flats sheets,no fitted sheet, smoke detector missing, bathroom door warped and could not shut, towels small and thin, no chair in room, loud ac unit, lamp cord shorting out and sparking, no tissues, toilet paper low with no spare, manager/housekeeper absent most of the day.
- Richard (6/5): Pleasant - clean clean
- Ruby (8/5): Very good - After complaining about booking with 2 double beds and gave us 1 large bed instead and owner changed to gave us a large room with kitchen, sofa, and 2 double beds without argument which Exceed our expectations. A couple of tea bags or coffee might be nice
- Holly (1/5): Read Before Renting - Nothing! Got there and the "office" door was locked. Hand written sign taped to the door said to call a number. Called the number and no answer, just a generic recording. I lady that was hanging out, with her room door open, came over and said something about the owner going to another one of his properties. It was hard to understand her because she had a mouth full of chips and continued to shove more in between breaths. Somehow she knew which room we were supposed to be in. Looked like several folks may have been living there for awhile. A guy pulled up on a bicycle, and was calling the number on the door, as we got the hell out of there! Sure wish Booking com would not advertise places like this. My fault for looking for a cheap room for one night on our trip. Oh, and I did read the reviews, after booking the room. I sent a message through Booking.com, to the owner and tried to cancel because of the negative comments listed. He said that the reviews were not true and they had just renovated the place. He said we could come look at the room, and if we were not happy with it, we would not be charged. Sent him a message explaining that we had been there and we were not impressed with the whole situation. No response, and he still charged us. Beware, just because some hotels are part of a name brand chain, they can be privately owned.
- David (7/5): Met my low expectations and exceeded them in some ways. Price was right for what we got. - Cheap and clean. Close to what we were interested in doing. Quiet. Smell around the facility was weird. Parking kind of weird. Flys seemed to be able to get into the room.
- Kostiantyn (1/5): Bad -
- Harden (7/5): Good -
- August (5/5): just needed a place to stay the night, that it accomplished - There was no Breakfast, not even a cup of coffee. Building was under construction
- Laura (2/5): Very poor - It was very quiet, even with neighbors. Room appeared clean, but in need of an update when we first arrived. Checked the mattresses and all seemed well, but we did spot a large bedbug as we got up the next morning.
- Jeffrey (1/5): I left right after I signed in and checked out the room. - The place had live roaches in drawers. Construction dust coming in room from gap in door. Property was in shambles. Budget sign should be taken down. We canceled and went to other place . I didn’t like anything about the place
- Angela (2/5): I’ll just pack a tent - It is a convenient location and I could bring my dog. This place is really really dirty. There was some sort of white powder mixture on the counters. I used Clorox wipes from the rental car to wipe everything down. There were cigarette ashes on the floor beside the toilet. The outside is rough too, there’s furniture and crock pots. I’m pretty sure people are living here like an apartment complex.
- Christy (4/5): Disappointing - I liked the location Roaches
- George (3/5): I will not go back to this place - No breakfast the location was ok The toilet didn’t flush properly we had to wait for them to put a microwave and a refrigerator in our room
- Maksim (1/5): Bad - An awful stinky room #110.
- Emmi (5/5): Passable - Local Filthy
- John (10/5): Exceptional -
- Luz (8/5): Very good - Close to luray caverns No clean, TV defective
- Peggy (6/5): I’ll go back - Owner was super helpful and made sure everything was just right during our stay It needs some TLC but it’s comparable to other local hotels
- Harry (1/5): Bad -
- Fernanda (4/5): It was horrible. - Close to restaurants That there was roaches in my room. And my kids said they saw a rat. And before y’all say well why didn’t you leave well I didn’t want to lose the money I had already paid and we tried to stay there the less as possible. Another came and stayed there also and left that same night and told us that they where not gonna get a refund so I figured why try then, just try to enjoy my time in Luray,Va and get out of there as soon as possible. My trip was suppose to be until Monday but by Sunday we couldn’t do it anymore and just left.
- Raymond (1/5): Disgusting, creeped us both out for the rest of the weekend. - Booked a double bed room and they didn’t have one.
Found Bed bugs and roaches all over. Disgusting infested motel. My son opened the cabinets in between the beds and about 7 roaches scattered.
They don’t answer the phone and I spoke to staff through a ring camera on the front door. Don’t do it to yourself.
- James (2/5): Very poor - That it was close to the Luray Caverns There was holes in the walls the place was dirty I had to wipe everything down before put my cup down there was no sheet on the bed we waited 4 hours to check in and then we didn't get our towel to about 8:00 at night and check in was supposed to be at 11:00 there was no one in the office there was a doorbell ring to get a hold of somebody
- Gilbert (5/5): Passable -
- Robert (1/5): Worst hotel I ever stayed in. - This place was a dump. Lots of cockroaches. The non smoking room smelled terrible. There were no staff to check me in. I called the numbers on the window. They said to go to room 102. I knocked and noone answered, i banged and no one answered, I opened the door and yelled, "checking in", and the clerk who was sleeping, I guess, answered. There were no towels in the room. The wifi did not work. Everything. No bugs for starters. Then a staff that was available to heck me in. Towels in the room. Working wifi.
- Catalina (7/5): Overall it was a great value for the money spent but could've been a little cleaner. - Beds were comfy and breakfast was great! Everything was delicious. Wasn't sure what time we were arriving so the AC wasn't on when we got there and the room smelled awful, like mildew. Once we turned the AC on and kept it on for an hour it smelled better but still had a lingering scent.
Bathroom was overall mostly clean but we found a hair on the curtain.
- Joanne (1/5): Bad - Nothing There was no one to check me in- handwritten note to call a #- no answer. Thankfully a very nice cleaning lady was around to get me a key. This is an old rundown facility -
- Nellee (1/5): Disgusting, not enough time to sum up -
- Kyle (1/5): Place to lay down for a night. - Location Room was in very bad condition.
- Kayla (10/5): Exceptional -
- Kayla (10/5): Exceptional -
- Shawn (6/5): Cheap shack for your fishing adventure - Location was perfect for fishing and for visiting local attractions like caverns and zoo Room smelled of stale cigarette smoke from 1963
- Helen (5/5): was good for a shower! - the people were GREAT! they need some DEEP cleaning done! not just quickies! maybe some paint? new towels ?
- Sandeep (1/5): Bad -
- Nathalia (1/5): Bad - Disgusting The worse place that I ever stay in my life
- Anh (2/5): Dont stay here until you are a smoker - Nothing i like about this property. The room so dirty and smell so bad of smoking, i couldn't sleep at night and have to open the door so the fresh car can come to the room as the smoking smell so strong. And eventually I have to go to my car to sleep.
And also no one clean around the parking lot, too much cigarettes butts.
- Shawn (6/5): Nice spot to stay close to the shenandoah for those out of town fishermen - Check in was immediate. Service was excellent, was walked to my room and employee made sure room was in good shape. Was offered a bottle of water while checking in. Only one bar of soap for hands and shower. Shampoo was a small packet that hardly had enough. TV remote was worn out and wouldn't change channels.
- Michelle (5/5): Was convenient but dirty. - The location was good. It was quiet. We had our dog with, so it was good not to hear anything outside. No one bothered with us. I feel like 90% of the people who were there lived there. Beds were comfortable. It was dirty. The bathroom sink didn't work. There was dirt over floors. Ants in the bathroom. Our smoke dector wasn't there, just the wires hanging out. Our room was to besmoke-freee but smelled like stale cigarettes. No one checked on us all weekend. They did make sure when we arrived to give us 5 towels and washclothes, but we were there 4 days and saw no one. We also only had 1/2 of roll of toliet paper for 5 people for 4 days, so we had to go to the office which no one was ever in and wait until someone got there.
- Evelim (10/5): Exceptional -
- Nathan (1/5): Bad - nothing roaches in there crakcheads everywhere worst place ever they need to shut it down
- Haas (1/5): Horrible motel. I almost left to stay in another hotel it was so bad. - There is nothing to like about this motel.
It reminded me of a half-way house or witness protection program motel where the witness is murdered. First the room was 'cleaned' but there was only a bottom sheet and comforter. The bottom sheet didn't look clean and had all these hairs on it. The comforter was also disgusting. I slept in my sleeping bag, which I brought because I wasn't sure if the motel was in business. (I had called several times before arriving and no one ever answered.)
Then the owner woke me up at 11:30 pm and claimed that I didn't pay. I said I paid through booking.com. And then said, 'Get the F*CK out of here or I'm going to call the cops. You owe me $120'. I went back to sleep b/c I wanted the cops to come, but they never showed up.
- Anica (7/5): Good -
- Anonymous (2/5): Very poor -
- Stephanie (2/5): Gross bedding and bugs made the room uncomfortable - The guy at the first desk was cool. The room had a very nice large television. I didn’t like the bugs, the dirty sheets and comforter, there was no fitted sheet on bed just 2 flat sheets. The comforter was gross and looked like there were urine stains. The bed was highly uncomfortable.
- Vinayak (3/5): Poor -
- Dwight (2/5): Very poor -
- Katherine (4/5): Disappointing - The fellow running the place was very nice. The place was flimsy, the sheets slid off the bed, the towels had stains. The place just did not seem very clean.
- Alberte (1/5): Very bad experience - I would never recommend Budget Inn cause there's a lot of roaches,it could have bedbugs too.I had to cover their sheet with one I had to buy to avoud possible contact.DO NOT GO THERE.
- Anthony (2/5): Very poor -
- Janet (7/5): Good - parking lot
- Nancy (1/5): Wouldn't recommend - Convenient location Bed bugs bites the next morning and I mentioned a family emergency and couldn't stay the second night. Dusty was understanding and said he could refund us the second night, but I was still charged the full amount :( so that's a bit unfortunate since he could have told us to do it online. Nice guy though but more communication would be nice
- Barbara (7/5): Good -
- Jimmy (3/5): Poor -
- Robert (1/5): I will never stay here again. - Full of cockroaches
- N90909090 (1/5): So dirty and disgusting - Nothing The room was very dirty and even though it's a nonsmoking room but someone definitely smoke in there. The bedsheet was so dirty and had stain on pillow case, sheet, and blanket. The bed was too soft and they need to upgrade a new bed. You can tell, they been using that bed for at least 10 years. It was not worth it at all.
- Ron (7/5): Good -
- Mychele (2/5): Not worth - Nothing that I liked. Got in the room and had mosquitos all over it. The sheets were very old and dirty. WiFi didn't reach the room we stayed. No. Staff on the front desk. Very expensive hotel for what they have.
- Anonymous (1/5): Bad -
- Barry (1/5): A catastrophe ! - There were bugs in the bathroom, the air conditioner was sooo loud, even without my hearing aid, I could not sleep! The sheets smelled of a harsh cleaner, there was light around the door showing air spaces ! Finally, I called at least 5 times on Sunday to let them know we would not be coming back to spend our second night there and I never got anyone or even the ability to let them know we would not be spending a second night there. I tried to make coffee and the water went all over the desk????? I could not even put my contact lenses in because I did not sleep for more than a few hours! I actually thought about sleeping out in our car! A nightmare! I just wish I could have left someone know we were not coming back for the second night.
- Mrugesh (1/5): There were dead bugs in bathroom. Me and my wife feels that bugs are on our face during sleep -
- Bercaw (1/5): WORST EXPERIENCE EVER - Nobody ever came to the door for check-in we were left standing outside in the middle of the night with nowhere to go. Tried calling them for 4 hours and no one answered the phone or returned a phone call. THIS PLACE SHOULD BE SHUT DOWN Nobody ever came to the door for check-in we were left standing outside in the middle of the night with nowhere to go. Tried calling them for 4 hours and no one answered the phone or returned a phone call. THIS PLACE SHOULD BE SHUT DOWN
- Deborah (5/5): Desk person very pleasant and informative. Place was clean - Bed was comfortable Booked for a pet yet they weren’t aware I was bringing one. Paid extra $15. No real convenient place to walk dog for bathroom.
Dated room, ceiling plaster off in small area over bed. Very small shower stall no tub.
- Minelia (1/5): Bad - bed bugs
- Kathy (1/5): there was no one on the Peyton check us in. - nothing run down and filthy
- Corina (5/5): Passable -
- Joan (1/5): My stay at this Budget Inn was totally unacceptable. - There was no breakfast. The room was not CLEANED AT ALL. There was mold in the coffee filter basket. Dead flies in the window sill. Cobwebs in the bathroom tub area. No sugar, creamer or coffee stirrers. Floor needed to be vacuumed and bathroom needed to be cleaned. Floor not mopped. It was told unacceptable. Not entirely sure the sheets were clean.
- Tabatha (1/5): BUYER BE AWARE HORRIBLE MUSTY N MOLD SMELLS - This hotel was located very close to my travel destination however this hotel provides musty n moldy smelling in the 1st room offered. The 2nd room offered a fishy, moldy n musty smelling room. My family has Asthma and we could not stay in a room that smelled so bad. This hotel is stuck in the stone ages.
