- Lookingforthegood (2/5): Avoid - The pictures are out of date. There is no pool table and no restaurant, and no baths, only showers. Yet they still show the pictures . . .
The first night there the TV would not work. I went looking for the manager Dom, could not find him. Next day again could not find him.
Third day he fixed the TV. It has not been tuned in. They should have known that but you will learn; they give the minimum service.
I moved to another better room. There the TV did not work. Again I could not find the manager Dom. When I did, he changed the remote control and the TV worked.
Again they should make sure the TV works before the rent out the room
The shower dribbled. I complained - nothing done. Eventually the water ceased altogether. I would wake in the morning and had no water. In the evening it worked.
Many guests just moved out.
I borrowed a large bucket from the cleaners and stored water to shower with.
Before I was trapped here during covid for months. There were constant problems.
Water came through my ceiling twice - it took weeks to fix and repair the ceiling.
I left in 2022, because of a long wait for water to be supplied.
Whenever there is a problem the manager cannot be found. He hides from work.
This time in 2023 I got the Boss ladies number. She never answered once, and twice just cut her phone off.
How anyone books in I do not know. The manager sits at a computer at the extreme left hand side in the back so he cannot be seen, that or he is in his room or off on his motor bike. My door lock never worked properly but despite me telling them it was never fixed . AVOID
- Ronald (6/5): - It’s a low budget hotel so do not expect a lot. Bed was comfortable, refrigerator didn’t work, tv was fine, had good hot ncold water.

- koningAap (2/5): impolite, no service, only about money - Royal Guesthouse is priced higher than the guesthouses in the direct environment but you won't see that back in extra service. On the contrary. The rooms are either up some very high stairs of moldy with a bad smell.
But the worst is the couple who manage and own the hotel. they do nothing to make you feel welcome, the opposite in fact. never a kind word comes out of them, they're not interested in anything unless they can make money, they will come up with any excuse not to help you, your room is never cleaned unless asked...
But even if you don't mention that, and try to make some pleasant conversation, they will still be rude. The restaurant is more pricey than any other establishment in the area, however if you don't order at least one menu item a day they will start to complain, even though you're paying for your room everyday already. The woman will also forbid you to use your laptop on the terrace at a table that she might be sitting on later. This goes to show how highly they value their guests above themselves.
You'll sit there wondering why they're in the hospitality business and why the hotel doesn't go bankrupt. Most the can't stand these people, they are very ungrateful, sitting there lazily all day while shouting orders at their staff. But then you realize it. They have a guesthouse on a good location and many tourists fall for their trap. They own two big SUV's but they leave the staff to sleep on the floor in the reception area, working very long hours for a minimum wage. These people are the embodimend of what's wrong with the world.
At first I decided not to post this review, to keep things positive. However they walked right over me again, learning nothing of their behavior. They're so offensive, ungrateful and undeserving of their position I wish I could do more to change their ways. I'm so sorry for the Cambodian staff that have to deal with them every day. In my experience this is the absolute worst hotel in the world when it comes to respect and gratefullness.

- 135551 (10/5): Nice place - I stayed there for 4 nights. Comfortable room, friendly staff, very good location. There are a lot of good restaurants in that area. No complaints. Good for Phnom Penh.
Only one problem, electricity cuts, but now it's the problem for the whole city.

- JohnnieW529 (2/5): Ripped Off, and unwanted!! - First of all I was constantly being moved from one room to another for various reasons. I have been here since the end of January this year. I have kept nothing of great value in my room on advice from the owner. They provide a safe box in which I was told my money would be safe. They have signage in the tools staying they are not responsible for any loss of belongings in the room, only if placed in the hotel safe. All sounds good so far, right? Well I went to my secured lock box this morning and discovered that it had been cleaned out, a total of $4464.00, stolen!!
Of course, they wanted to place the blame totally on me! My idea of what happened is that during one of moves from one room to for O was assisted by several of the hired help and they discovered the key and retrieved it while I was out of the room for few days. I had gone to visit friends and upon returning that is when the theft was discovered.
They claim to have security cameras in place, but of course the only person who can review them is out of town and will not return until tomorrow. Personally, I am not holding out much hope for any favorably results for this situation.
On a totally different subject, this place evidently is not "elderly" friendly. Because of my age, I'm 71y.o., They requested that I pay the full amount of my stay in advance because they feared I may die on them and be left with the burden. Where I'm from, the U.S.A., that's called discrimination based on age. I guess not here!!
I have stay here in the past but never again. I have gotten too old for them and I do not feel welcome.
So if you are young and healthy and don't mind risking your money, this may be the place for you.
I am still staying here because I have paid in advance until June 11(at their request) and I can't forsee them offering to refund any money.
- Glaadz33 (6/5): Okay - My room was small but convenient as on the 1st floor.
The bedding was stained and dirty, plus there was a weird smell in the room, probably due to no aeration, this room had no window. The facilities were far from being new but worked okay.
Wi-Fi was fast & location was great.
Wouldn't stay again as I found Angkor Meas much better, just 2 minutes walking from there.

The ladies in reception and all the staff is very friendly.But the food a bit expensive.
This hotel located near to the bar and 24 hours shop.
- Chrissje (8/5): Goed en simpel - Just a simple but good accommodation. Close to different sight seeings and friendly staff.
Try the young coconut drink by your breakfast. Very tastefull and good for hydration.
Only downside is that outside the accommodation is quit busy with traffic.
- Marioausessen (6/5): Good pricing and acceptable even for longtime stay - Rooms are ok. clean. for this priceclass it is absolute ok . food is good not too expensive. staff is friendly. it is in a good location so that most of the places for everyday use is reachable on foot. Wat not far, market , riverside and the bar areas.
- Jasmine (8/5): Good location, cheap water bottle refills - We spent six nights here to explore Phnom Penh. The staff were very friendly and helpful. They helped us figure out the best way to see the Genocide Museum and Cheong Ek killing fields. They have the cheapest water refills we've seen- 1500 riel for a large bottle. There is also a book exchange/sale shelf. It is not the quietest location but close to lots of good food, the waterfront, and a local market.
- Verified traveler (4/5): Not great. - We arrived at half 6 in the evening only to be told that if you get there later than 5pm they give your room away. This is incredibly early and there was nowhere online where it said this. We had already paid for the room and after a long journey they did send us to another guesthouse where we didn’t have to pay however, that place wasn’t in a nice area and there was loud music played all night so had an awful night sleep. When we finally got our room at royal guest house the room wasn’t quite nice but the bathroom was covered in red ants and on the CCTV in the reception you can see rats running around the kitchen. Safe to say we didn’t eat there.
- Ploughmanslunch (4/5): Overbooked and unhelpful - My partner and I booked a room through Booking.com and arrived at 11pmish after a five-hour bus ride. The owner/receptionist said she had received no reservation and they were fully booked. I showed her the confirmation email and she said it was "not her problem" and that as it was Lunar New Year most hotels were booked out. It left us in a difficult position and we spent the next hour searching for another hotel, which cost us time and money. Whether it was the fault of the Royal Guest House or Booking.com, the fact it no one took responsibility and the staff were unhelpful bordering unfriendly considering we actually had a booking there.
- ivanwyttenbach (8/5): not that bad as everyone writes - Of course there are people who made bad experience, but it hasn't been that bad and I can't imagine at all that the problem was always the guest house!
it is very central and was clean, plus the staff was very friendly and helpful, and in my opinion that's all you can expect for 4$ pppn! just don't forget to take toilet paper with you and everything will be fine, remember that you don't go to cambodia to stay in your room!
- irisdiane (2/5): Overbooked - I booked 2 rooms for Dec.23-Dec 26 thru Booking but unfortunately they were overbooked and only have one room for us and suggested that we could stay together,which by no means we couldn’t do that.Have to look for some other place on the spot and knowing that it’s gonna be Christmas and everything were fully booked.Have to change plans and lessen our stay in Phnom Pehn!I will never try to book nor reccommend this place!

Rooms were dated but not a problem, the bed was comfy tho. The staff were great they helped me out a lot, thank you.
I would defo stay again.
- leeofcymru71 (8/5): Enjoyable stay, would stay again. - Sadly only spent a few days in Phnom Penh, is much to see and do.
The guest house is well situated, less than 10mins walk to the Mekong and other attractions, only afew $ in tuctuc to other attractions. The staff at the guest house were fantastic with me, they arranged tours and transport for me and were more than happy to help with any problems, fantastic English also 👍

I honestly wouldn’t have cared that the room was outdated and a bit messy (good wifi, big sized room, hot water, friendly staff) if it was not for the cockroaches in the bathroom. Stayed in better dorms for 4-6$ in the city than the 14$ room I rented
- D1903LLgrahamm (8/5): returning guest - Love the place stayed here on numerous occasions over the years, i always return due to price, location and the family that own and run the place. Great little restuarant / bar on site, always helpul with travel tips and advice, see you again in December.
- amykD4896KL (6/5): Great value for money despite seedy area - My friend and I are both girls and wanted a cheap place to stay and the twin room had two double beds which were very comfortable. They also provide hot water and a TV not sure if it has satellite as we didn't use it. The lady working there was brilliant really helpful and sorted our transfers for a good price. Only downside is the sexpats lurking outside and in the surrounding areas.

If you are not of a certain culture or ethnicity, please stay far away from this place. I would suggest to find places that are acceptable to diversity.
- cinziadalmaso (8/5): Good room good price! - Stayed here twice as I liked the place, it's cheap, central, good food and lovely staff! Rooms were cozy and essential, food was very cheap but good and portions were generous. Definitely recommend it!
- Verified traveler (6/5): Nära till mycket och billigt. - Nära till det mesta sevärda i Phnom Penh bl.a. till floden som leder till palatset och en massa andra trevligheter längs promenadgatan där. Central market är heller inte långt borta. Vi bokade via hotels.com men bokningen hade inte kommit fram till guest houset vilket gjorde att de var något överraskade att se oss där, trots att allt enligt hotels.com var bekräftat och klart. Det ordnade sig snabbt ändå och vi fick ett rum. Personalen var fantastisk med våra barn och tog hand om dem som sina egna. Maten var god trots att råttor bevisligen befinner sig i eller åtminstone nära köket. Rummen vi hade var svala tack vare AC. Badrummen något enkla men fyllde sin funktion. Det enda skumma med stället var de äldre västerländska männen som sågs ihop med unga kambodjanska tjejer, vissa tillfällen lite för unga för att vara kännas bekvämt och familjevälkommet, trots att männen alltid var vänligt bemötande.

- CharlotteL558 (6/5): Average - The room was pretty average. 4 flights of stairs up was a bit of a mission to go up and down each time. Quite noisy. The floor was pretty dirty and quite a few bugs kept getting in the room. Was very over priced for what it was but the staff and food was good.

- Verified traveler (2/5): Don't go. - Got a family room. Price however was too good to be true. The AC didn't work and it was 35C that night. 3 times the staffed asked us if we'd paid and I had to remind them that I booked through Expedia. Always seems to want to make money from us rather than helping us.
