- Zalmanoff (7/5): Great value! - The A/C was wonderful, we had to move rooms due to overbooking but the staff was wonderful and moved all our things. The floor wasn’t very clean, but the staff was wonderful and friendly. For the price, it was a great place to stay with excellent location! The floors were a bit dirty

Payment was done through Booking.com. Be carefull and don't provide your credit card data to this hotel if you consider staying there.

- Rachel (3/5): Good location but dirty and loud. - Great location and check in was fairly easy, plus the shower got nice and hot. The bed sheets were dirty and one had a burn hole in it, plus one of the blankets had a bunch of dead ants in it. The ac was super loud and annoying, and we saw a few bugs crawling around in the room.

Right next to the riverside. AC + fan Plan on brining a light bed sheet as only a thick blanket is provided. The staff was not super welcoming.

Really fun views of the city life down below with lots of natural light, with great facilities such as a fridge and fan in addition to air-conditioning. Bathroom had a slight smell, but appeared to be very clean

Great location. - A budget friendly option to stay in Phnom Penh, the location is absolutely perfect, the palace is around the corner, short walk to the night markets and river walk, very easy to get a Tuktuk to see the temples which are around this area. We checked in very late due to our bus and the owners family stayed up to check us in! Thank you! Lots of stairs to get to our 4th floor room. Also there was a number of rough sleepers/beggars camped outside the hotel, which cannot be helped and is a huge shame to have in a city, but we was approached and followed to the door of the hotel multiple times by people asking for money or pushing their very very young child to come up to us to ask for money which was very sad, it's nothing the hotel can really help with but it's just something to be aware about if your solo travelling around this area.

My room was on the 5th floor which was fine but there is no lift and the last flight of stairs is more a ladder.

- Mo55 (6/5): Everything you need is there just not fancy and not beautiful. - Cheap, clean and decent in the good location right by the Royal palace and river side. Electric kettle, refridgerator, international cable TV with this price is wonderful. Mini marts were within 100 meters range and the local restaurant is at the ground floor. Very convenient. The front staff doesn't speak much English but they use phone and let you speak with a good English speaker. The staircase is a bit narrow because of the old building. No drinking water were served.
- Qibo (10/5): Best choice with many thanks and great memories - All staffs at the guesthouse are super nice and helpful especially Sam, the owner, speaks perfect English with a thrilling smile always when something is asked or just on a casual conversation!! The balcony belongs to my room has a superb view towards the street and the Royal Palace Garden, a panorama of the most axis part of Phnom Penh would be view every time standing there. In a conclusion, the guesthouse itself is absolutely a travel destination, more than a guesthouse simply! Nothing.

Room was basic but comfortable with all the necessities, fridge, kettle, shower, AC, TV, WiFi. Staff very friendly and helpful, I booked a bus to Siem Reap through them for no extra fee. There's also a balcony at the end of the corridor overlooking the busy street which which was nice. Overall nice stay for 2days. Gets noisy as it's on the main road but everything seems to close rather early. No lifts luckily I was only on the second floor!

- Freya (9/5): Perfect location and really kind staff - We stayed on the 5th floor which had an amazing sunset view. The room was clean and comfortable. I became ill on our last day and was unable to travel. The staff were very kind and helped us to change our transportation and extended our stay for the night. The location is also great, right by the river and close to a shop, pharmacy, restaurants and the palace. There is no elevator to the 5th floor so was a bit of a struggle with a big bag as the staircase is narrow and steep but if you’re fit it’s okay and was worth it for the view. Our bathroom door also didn’t shut or lock.

The room was a good size and there was a shared seating area on the corner of the corridor overlooking the street and the gardens. The shower did not have very strong water pressure and the shower head could do with cleaning or changing. As it was overlooking the street it was a little noisy at night.

We stayed on top floor - there is no elevator, but the views from the balcony are phenomenal, with Royal Palace, National Museum and city skyline in front of you. Within walking distance to all main attractions and the riverside. We had a little trouble communicating, as most of the time there was no one on site with even a little English, but that was just minor inconvenience

No proper window's to keep the noise out so got no sleep. I booked for 4 nights but only stayed one. I have been travelling for a while around SE Asia and this is the worst place I've stayed. I wouldn't recommend this place to anyone

- Shane-eran (4/5): Stay at your own risk - Staff were friendly. Good location with a nice view over the park. The air con was old but cooled the room down. The room was clean. I was on top floor. A lot of steep steps, from the 4th floor one has to literally climb ladder style steps. Very step.
The shower would flood and you will end up with an indoor pool.
My last night was terrible. I woke up at 1am with a leaking roof. Drops were falling all over me. There was a storm, when I stepped off the bed, my room was a swimming pool. Electrical goods were plugged in. I was scared I would get electrocuted.
While the owner did apologise, she didn't offer me a refund for the last night. I think that is unacceptable.

- Jason (7/5): Location was great. - Location was great! The AC was cold, there were a couple amenities that we really appreciated, a safe lock box and clean fridge! There was a desk and chair which was very helpful!
Oh, if you have trouble with stairs be sure to ask for lower rooms, we got 4th floor (but you're actually walking up to 5th floor) as they didn't have any lower floors available. They told us we could change rooms next day but we decided to just stay and get in the extra exercise.
I would have rated it a 6 out of 10, but because of the safe and fridge I'm giving it 7 out 10. The bed was a very hard memory foam mattress and the walls had gecko poop everywhere. I counted at least 17 poop stains, it was gross! There were water damage on the wall by my side which was nasty as it bubbled by my side of the bed. The AC leaked dripped down the walls and my husband noticed it got his bag wet. We moved it away.
I was grossed out by the poop on the walls.

Fridge in the room. The pillow cases smelled bad. Like someone slept on them. I had to put a shirt over so I could sleep.
The toilet smelled bad.
My laundry I paid for wasn’t clean when it returned. I had tissue in one of my pockets and it was still perfectly fine. Definitely didn’t get wet.
The one towel smelled like pee.

- Simon (5/5): Disappointing experience - Good location in the centre of town. Room was clean and comfortable. A/C worked well. Common area balcony with good views of the city. We stayed here 3 nights and then came back for another night to break up a journey. No issues with our first stay.
Before returning for our second stay we messaged the manager to say we would be there between 3-4pm and received an acknowledgement from him. When we arrived there was a boy working on reception (no English and very young - between the age of 13-14). He passed the phone to me and the manager explained that our room would not be ready until between 5-6pm as they had allowed the previous guests to extend their reservation because one of the guests was apparently sick. We wouldn't have minded if we had been told ahead of time. When I explained that this was inconvenient the manager offered us $1 off. We eventually agreed on $4 discount. When we came back to the hotel at 5:45pm I was again passed the phone by the boy on reception and the manager explained the room would not be ready until 6:30pm. The whole time the manager had my phone number from our previous visit and had not bothered to keep us informed.
I understand that sometimes things go wrong and misscommications are not uncommon. However I found the manager at this hotel quite unprofessional. This was unfortunate because we enjoyed the first part of our stay.

I chose the room on the 5th floor. There is not elevator but was totally worth it. The view from the balcony is amazing.
The room has good AC, a fan, a refrigerator and great WiFi for online work.
