• Lynne (1/5): Spruce Lane Cottages suck!!! - The only thing Spruce Lane has that is positive is where it is located. Let me begin by saying that when we entered, someone had been sleeping in one of the beds & watching TV. Probably the cleaning staff!! The beds were not made, there were ants on top of the heat/ac unit & the window....right next to the eating table. The windows were covered inside with crud, I can't say when they had been last cleaned. The mattress was a joke...the floor would have been more comfortable. The bathroom shower had no stopper & a huge hairball in it....nasty! The fan light did not work. The wall light unit between the two beds.. which had two lights...the left side the bulb was burned out & the switch did not work. The right switch was broken so you physically had to unscrew the light bulb to turn off the light. The shades were so cheap & none of them closed properly. Being in a front cottage, anyone would be able to look inside our room. To say that the place was terrible is an understatement! When I called them to explain the issues, they did not offer any compensation for our terrible lodging. DO NOT RENT FROM THEM, THE PLACE IS HORROBLE!!!!!!!

We had 2 towels and 1 roll of toilet paper that was supposed to last us for a week. We called offsite management 4 times over 3 days before we could get supplies and they acted like they were being put out. There's no way the board of health or the hotel motel association should let this place stay open! The original owners kept this place beautiful and pristine. These new owners have ruined it. Very, very sad

• Dawn (5/5): Sadly was disappointed this time - The room was good, comfy and was quiet The property looked bad not mowed, not maintained like all the other times I stayed before Covid and after when it all went to remote. One cottages porch was covered with things like people are living there. Flower boxes falling apart shades in some windows falling apart. No ice provided and our coffee maker didn’t work I borrowed another one from a lady who wasn’t using hers. I have stayed there like 6 times over the yrs this time I was disappointed lucky the room was good but sad no one is there in the office to see over things. First time disappointed but my granddaughter and I made the most of our stay.

• Artley (8/5): I would stay here again as the stay was nice! - The cottage was very nice inside and very clean! The staff was very nice and helpful. Friday nights are very expensive in the entire Lancaster area and this place was very reasonable. I also liked that it was set back from the traffic so very quiet except for the take off and landings of a flying school behind us. However, they did not fly after dark so it really was not an issue. The bathroom was very nice and roomy. The mattresses while comfortable were a bit crunchy sounding when getting up and down or rolling over. I never like self check in but lucked out that the manager was in the office to check us in. Other than that it was quite a nice stay.

Sheetz was just next door if you got hungry during the night and about 4 miles down the road was the town bird in hand or intercourse with a bunch of cute little shops and the restaurants. The dutch bakery place was delicious, had awesome peach pie and shoefly pie Window blinds couldn't open as they where broken from previous people with no respect. and some windows didn't lock.

• roseann (10/5): I had an excellent day there even the outside grounds were all groomed very private - Everything was spotless inside the cabin and it had everything you possibly could use and need everything worked fantastic I’m the person that does not like to use the telephone at all for any reason so that is why I am saying I did not like check-in the way it was. I’d rather meet somebody in person but that’s my own opinion, but it went very well talking to the person.

• David (10/5): This is our fifth stay at these cottages and will stay again the next time we go to Sights and Sound - i really like the little cottage and how very clean the rooms are. one mattress was a little uncomfortable. But not that bad.

• Marci (3/5): The quality of the property and rooms is going down hill. I have a stay booked for May and I’ll be canceling. - Location is great. This is the 4th time we’ve stayed here in the last few years and it’s gone down hill since the first stay. Planters outside of the window are rotting, condensation on the window because of the seal, most of the blinds (the pink ones) do not work so you can’t even have natural sunlight. The bathroom door where we stayed last time you couldn’t shut without lifting up on the door and slamming. There was a bandaid on the room my brother was in, so it wasn’t really cleaned. We left around 8:00AM and with 3 inches of snow the sidewalks hadn’t been touched yet .

• April Mae (4/5): Will not return - The location was great. The bed and pillows were comfortable. It hasn’t been the same since the previous owners who were always on location, sold. So we don’t like having to call for access to our room. The shades were broken to the point that they couldn’t be drawn up…strings were broken…the shades were hanging below the sill. Who rents a space knowing they were visibly broken and hanging below window sill. There were ants, and although they said they came in and sprayed while we were out, the ants were still there.

Would have been nice if the h - Although there was a small airport directly behind it, it was very quiet. Cottage was spacious and open. Looked well maintained. When we arrived, it was 20* or less outside and freezing inside the room. It took 3 hours or more for it to warm up so we could sleep. We had to sit in the car with heat running for awhile before we could stand to go in the room. We are required to give arrival times, it would have been nice if someone would have turned on the heat at least a couple of hours before our arrival so it would be warm. Also, there were dirty marks and handprints on the back of the bathroom door that cleaning staff overlooked and dirt and debris under the bed and behind the nightstand. Other than that, good.

The ceiling in the cottage needed to be repaired from previous water damage. Just a few paint touch ups in the bathroom especially the door. The outside definitely needs some TLC (paint, power washing & replace or repair rotten wood. When we first pulled up to the cottage I was afraid I had made a mistake & the outside was going to reflect the inside but I was pleasantly surprised. I would be a return customer.

• Lauren (8/5): Nice place - The room looks pretty much like the pictures, about the size of an aberage hotel room. Very pleasant feeling in the room The hvac wasn't turned on, so it was freezing in the room! We cranked it up and left for an eatly dinner because it was too cold to stay. It was nice and warm when we got back. The beds are creaky, but otherwise not too bad. Tgere is no hvac in the bathroom, so we gad to keep the door open when not in use to maintain temp.

• Denise (6/5): Overpriced, not good value - Location: close to a great restaurant Hudson Botanical Cafe owned by 2 Australians. Felt right at home. The cottage was way overpriced for the quality of the room. It should cost half of what we paid. There was toothpaste spatter on the tap from the last guests. The 4 blinds in the room were all broken and couldn't go up, so it felt quite claustrophobic in the room. The towels were thin and child size. The air-conditioner was dusty and smelly when it was on.

• Robyn (7/5): Times and owners have changed since our last visit-we would hope to return to better conditions. - The room was a nice size. We stayed here several times years ago and chose to return since it was a very nice and clean cottage-and not directly in the busy part of the Lancaster area. Overall the cottage was charming, but there were several things that could use some fixing up. It is now virtual check-in, and we had to call the phone number 3 times before we got an answer. There were also 2 other ladies trying the same thing to get access to their rooms. However, once the gentleman answered the phone, he was extremely helpful getting us situated and in our room. The shade on the door was broken and not working correctly. The shades should have been room-darkening as the light from the porch kept the room a bit bright. The floor had dried pieces of rag mop on the floor. A wooden knob was off the dresser. The sink bowl was cracked quite a bit at the drain area and could use some updating. The pillows seemed like they were there for quite a while. The standing lamp was leaning against the wall, it did not stand straight-perhaps it was broken at the base. The room we were in could just use a bit of freshening up and TLC. Lastly, when we got back to our room for the evening, the lot was completely full. We could not even park near our cottage, we had to walk a bit to get to our room.

• Julie A (8/5): - Our stay was pleasant and the room was nice in size and very clean. It was nicer than most motels we've been in. Contactless check in was easy and seamless. When we called to ask for something, someone was at our door with the items in under 10 minutes! We thought it would just be left for us sometime that day. Just know, that there is no pasture view of barns, etc. But you will be able to watch the airplanes take off from the private airport that backs up directly to your room. It was interesting and fun to watch. They had restrictions to keep noise down (I think no planes until after 9AM).

• Amy (5/5): This used to be a really great place to stay, not sure it is anymore. - The location is fantastic. It’s centrally located to all of the activities we like to do in the area. The airport right behind the cottages was fun to watch. I want to start by saying my family and I have stayed at Spruce Lane on multiple occasions prior to this both in cottages and in the house. Our last experience was with the house and it was a disaster. We decided to give Spruce Lane one more chance. This time….The mattresses were ridiculously noisy, any movement in the bed woke everyone else in the room. There were four windows, only two of them opened, one of the two that opened had a hole in the screen so large, a softball could fit through it. The windows were filthy. One window didn’t lock. Another window was literally falling apart and “repaired “ with corner brackets and screws that stuck out an inch past the window frame. The blinds on the doors and windows were either broken or difficult to use. The refrigerator was not level so it wiggled every time you open and closed it. I’m not sure it was actually cooling things properly and the inside of it was rusty. There was a sticky glue mouse/ insect trap behind the refrigerator. There was only one chair outside the unit. All the other units had at least two chairs. And finally, the remote for the television only changed the channel, you had to get up and manually adjust the volume and turn on/off the TV at the TV. As stated in the numerous emails I received from both Spruce Lane and Booking.com, there’s no staff on site so we did not call to complain about any of these items as they could not have been addressed in a timely manner while we were there. Also, we didn’t want to take time away from our short visit to a place we love by having to wait around for someone to come deal with these issues. I’m sad to say unless major improvements are made to the rooms, I don’t think we will be returning. This truly makes me sad because the location is really perfect.

Inoperable blinds, no staff on premises, beds squeak, thin towels, a/c in-operable, condensation on front window - unable to see out during 3 day visit, no additional quilts in room.

The porch light kept the room so bright it was hard to sleep. We pulled the blinds down to help. We had no way to turn off the outside light.

• Charles (10/5): - The only thing I have to add is that it's next to a small busy airport so you WILL here them landing or taking off. But it's not too distracting.
• Laurie (10/5): Great place to stay - This is our third year staying. Nice size room clean convenient location. Perfect if they are having the balloon races. We will be back!
• Leclerc (5/5): - Location pretty good Cute room, but the bathroom tub wasn't very clean, & faucets were all spotted like they weren't cleaned. The floor had pieces of spaghetti mop on it & could have been swept better, & the coffee maker didn't work. We stayed here about 20 years ago & the flower beds & buildings were in much better shape. Now the outside of the buildings need some paint. & the flowerbeds are filled of weeds & the widow boxes were just weed sticking out. There was no ice the ice freezer & if there was you had to pay for it.. Years ago the rooms were super clean & the grounds were well maintained. . Dissapppoint, new owners???

• Judy (6/5): Wouldn't stay again. - I had received emails prior to arrival on the "no contact" check in process at the cottage and the instructions said to call the phone number given upon arriving at the property for a lock box code for the entry door as the office would not be manned with a person. I had sent a message thru the text conformation during the day telling the approximate time of anticipated arrival and asked a question on what type of coffee pot was provided (kurig cups?) as to be prepared for hot coffee. No answer from the host. upon arriving at the property, as instructed I called the number listed in my reservation emails and after about 15 rings -no answer. The exterior light was on at the brick house that had an office sign, but no-one around,- waited a few minutes and called again , this time got an answering machine after 15 rings. I left a message to say that we had arrived and needed a lock box code and a unit number. waited 15 more minutes, knocked on the "office "door- no answer. Called again and left another message on the answering machine. After half hour, we left discouraged, drove about 5 miles to look for another property for our two night planned stay. After checking 2 other places, I finally received a call back (from a different number on the caller ID), so drove back to spruce cottages to be instructed to a dark porch at cottage 52. outside light didn't work. once inside, cracks and stains in the sink and tub, lumpy mattresses and very loud creaky beds, Minifridge had rust.
• Rose (7/5): It was nice a few things need to be fixed but we will stay there again - It’s off the road quiet we like that The water pressure wasn’t very good and the air conditioning LOL sound like a plane taking off we had to turn it off to sleep
• Cummins (10/5): Very Pleased - Clean, comfortable, reasonably priced, and close to everything. We plan to make this our place to stay when visiting Lancaster. All good.
• Patricia (10/5): - All the blinds were broken and would not go up which was sad since we stayed there to see the airport.
• Charlotte (3/5): it was ok for a short stay, will not stay again at this location. - location was nice, next to a sheetz, was nice there was no ice machine, beds were not comfortable at all, mattresses need to be replaced, pillows were flat needed to be replaced, mini fridge needed a small freezer. No staff at all were on the sight ever. coffee maker did not work.
• Dorothy (7/5): The house was quaint and fairly comfortable - Location was the best thing No bathroom on first floor and being an old farmhouse the stairs were alittle too steep for a 76 year old.

• Karen (9/5): Facilities were very clean, cute and easy to access. I liked how we had patio space to ourselves - The rooms were so cute and very clean! Check in was easy even though there was no one physically staffed when we checked in. The pillows were not comfortable and the bed was squeaky, like it was covered in plastic. But it was comfortable. Just the pillows were bad.
• Theresa (2/5): Bad customer relations - I unfortunately had to cancel my one night stay and was informed no refund on cancellation I have been a Hotels.com user for many years and am very upset that I couldn’t get a refund for my room I will be using other online booking services from now on
