- Lawrence (2/5): - DON'T BOOK HERE! The dingy deteriorating furniture is bad enough but the soiled linens, evidence of pests in the bed and dirty toilet are complete deal breakers. We were told by the attendant that there were no other room options. We left and found other accommodations.

- Dennis (10/5): Amazing stay - When i first checked in, the room had not been used for sometime. For that reason, it smelled funny and was not really clean. The cleaners did an amazing job the next morning cleaning it and making it especially nice. The owner/manager is friendly and easy to work with.

- Tesia (4/5): - Paid 140 for one night. Room is dirty. Thick dust and grime all the way around the walls. All furniture is damaged and looks like it was left sitting in water. Drawers nasty with dirt. I would not put clothes in any of them. TV does not pick up any channels on the page typed out for guests. Was told it was Mediacom's fault and it would be 4 days. Had to light a candle because of the smell. I could have rented a room down the road with similar conditions for 50$. Had I known ahead of time I would have. I will never recommend anyone visiting to stay here.

Was hot when we got there. Furniture was all crack peeling and falling apart, the room smelled like smoke even though it was smoke free room. Horrible do not stay here

- Randy (8/5): - Very clean, pleasant owners. The front entry to the building needs some decor, looks almost abandoned when we first drove in. Furniture is a bit rough, but newer beds and bedding and very clean, good room service. Could be a little more generous on the towels and cloths provided. Only one per person of each, though additional provided when asked. Pool is good.

- Mary (8/5): - The Regency Inn was reasonably priced for a Holiday Weekend. They also had availability when no one else in the area did. The Inn is a tad dated, but was clean and the bed was comfortable. Which is all we needed. The pool area was not what we had hoped, but we didn't book the room for the pool. I wouldn't object to staying there again if the need arose.

- Lane (8/5): Milton - This is a decent hotel and clean. I’ve stayed here twice. The first time I stayed the room was a little more updated. But it’s clean. Nothing to complain about.
- Evelyn (8/5): - The only thing was the burns in the bed spread, and blanket. I kind of wish I could help the man. I wish I could do some deep cleaning for the man. Just to keep this place up and running. It is the best place to stay in Milton.

- Dianne (2/5): - This was the worst property I have ever scene. I think we were the only guests there and the room we had was horrible. Drawers were falling apart and had cardboard as the bottom of the drawer. Baseboards were coming off. Wallpaper peeling off the walls. Bathroom counter falling off. Drawers broken. Water stains all over the ceilings. Furniture was that pressed wood and it was all swollen. I have nothing good to say about this place. We stayed for about 30 minutes and then went to the front desk and said we couldn’t stay. We were not offered another room. He said ok. Now I have to fight to get my money back.

- Lynne (4/5): - Not much to choose from in Milton, went with the cheaper one..ha..199.00! 5 tight parking spaces out front. The entrance is blocked if 1 car there. Outdated from first glance, has a lexan front glass for after 1100 check in. Host polite, gave one key, told room number and where, asked if 3 towels since i reserved for 3, he said " no, just 2". The room STANK like wet brocoli and mold. AND the AC was off, in 90 weather....nasty! Thinking they were full like the others we stuck it out. Got glthe 1960 ac on full blast...barely blowing but it did cool off. There were hais on the bathroom door, my pillow. Carpet felt sticky damp. Bed was ok, 1 pillow each. Wallpaper peeling off the walls, dirt/dust in the corners where the bumper was peeling. The shower was fine, 0ne scrawny rough towel each. One tiny square sliver of soap, one shampoo and lotion. All for 228$.

- hannahoJ5538CU (2/5): BED BUG INFESTATION - I stayed at this hotel last night and noticed my room had many bed bugs. I have bite marks all over my side. The pillow covers and mattress cover had old blood stains on them. I asked for another room but I left instead. Who knows how many other rooms have them.

- Jae (2/5): - This is a crack hotel. It’s the worst building in the area. It’s not a bad area the hotel is just understaffed and does not put any money into upkeep. The room smelled so bad that my clothes that laid on the bed overnight smelled like the hotel when I got home the next day. I paid 100 bucks and I slept but it was nasty. If I weren’t so tired I would have went some where else.
- Millicent A. (4/5): Good for a Short Stay - Hotel was okay so far as appearance. However, I asked upon check in when coffee would be available in lobby in the mornings - was told "I don't like to get up early" - fortunately, Waffle House was close!
Room was clean but smelled of mildew (but to be fair, MANY Florida hotel rooms do!). One of the bedspreads was stained. It appeared that several people who worked there also lived there. But, was just a sleep and bath place for us, so was suitable.

1) Security lock was missing on the door.
2) A/C was noisy and couldn’t be regulated since a knob was missing.
3) nightstand was broken.
4) drawer was missing at the desk.
5) Couch was a century old
6) sink unit in bathroom was fixed with wooden brackets although it was in marble!
7) wardrobe door was broken
8) only hangers available were cheap wired one.
And of course don’t expect a breakfast, that would brake the house!!!

- Verified traveler (4/5): - The room was over priced for this type of hotel. The room had a very musty smell had to go to the Dollar store just to get air freshner just to overcome the smell of the room. Very disappointing for a room priced over $200 a night.

- CHARLOTTE (2/5): Had to go buy Sheets and Towels !!!! - Ok where should I start ! First off it was Memorial Day weekend after the pandemic mandate was lifted somewhat and all of the hotels decided to overcharge people because we felt good about traveling again and this nasty hotel I stayed at cost me $334 for one night ! Granted this hotel is at least 25 to 30 years old and they have non nothing to the property but put in a new bathtub and bathroom countertop for the sink area.
The linen and covers on each of the beds were so nasty and full of stains there was no way I was going to let my family sleep on it so we went to Walmart and bought two brand new sheet sets and towels and washcloths because the hotel towels and washcloths looked like they’ve had them for 5 years just thin filthy and hard as a rock !
I’ll never stay here again!!!! I usually stay at the Marriott, Hampton, or any of the nicer hotels but everywhere was booked and I was somewhat stuck with this hell hole hotel .
The least they can do is buy some new linens for these beds and pillows too .
If you stay here by force please be ready to make some modifications to the bed !

- Robert (2/5): Disgusting place - Our room was disgusting there was bags of who knows what I our nightstand and the pull out couch was so disgusting I wouldn’t let my kid sleep on it. I went and bought a blow up mattress for the kids. The attendant at the counter freaked out when my kid came in with me and I had to show him the reservation that showed 2 adults and a child. Will definitely not stay here ever again
- Verified traveler (2/5): 0/5 DO NOT RECOMMEND - Absolutely disappointed! The rooms were far from clean. More than one type of insect located in the bath and bedroom area. The blankets were stained with something yellow? Not sure what and also another substance that could possibly have been blood. There was rolled up used toilet paper in the bedroom area. Soap scum in the bathtub and urine and pubic hair on the toilet, windows were so dirty with fingerprint and grime you could barely see out of the window. The Carpet needed to at least be vacuumed. The stains on the carpet inside the room and in the hall way we’re horrific. I was there for less than 15 minutes- total cost! 222.88 + the cost of another hotel room. Additional it was hot humid and had an offensive musty odor.

- 130jeromew (2/5): Don’t Stay Here!! - Booked the room a week ago, wife and I drove all the way from Texas, over 10 hours, just to arrive to find out that they cancelled our reservation and gave our room to someone else. Receptionist was very unprofessional and rude and not willing to help. My wife and I had to sleep in the car due to all the hotels within 3 hours being booked. Stay away from this hotel!! Terrible establishment
- Verified traveler (2/5): - I booked through Expedia and paid online. When I checked in a elderly man was behind the counter and asked if he could see the card I paid with for incidentals. I woke up the next morning and checked my bank account and noticed they charged me for the room again. I went down and spoke with the same gentleman and he said he didn’t know how to do the job there and said I needed to wait until 10:30 when his son got up to settle things, this was at 8 am!!! After waiting around his son finally came in and said he couldn’t refund me and I would have to get my refund from Expedia and told me to tell them I did not stay there or I wouldn’t get a refund at all!!! VERY shady!!!! Will never stay there again!!!!!

The lady at the front desk was as nice as could be and the room seemed clean BUT we could not get past the smell. We were in the Milton area for a wedding and if we could have found another hotel, we would have!

Clean, comfortable, slight smell that disappeared after running AC for a bit. Hot at first but AC cooled off the room fast and it was actually very chilly by morning. Staff was just a delight and felt safe in area.

- Carolyn (10/5): Nice, comfortable stay. - Stayed in a sub-par hotel the previous night, that had the same 2-1/2 to 3 star rating. So the Regency Inn room was a breath of fresh air. Everything was clean, and fairly new. No bad room odors, or a/c odors. Lots of counter space in the bathroom, and nice clean showers. Everything was great, and I slept like a rock. Am actually booking 2 more nights there right now, for my trip back next week.

Beds are always clean, clean towels and furniture is always clean. There was one issue this weekend, we had ants in the room and our neighbor said he had some as well. They covered both of our trash cans and we could not have any food out unless we were eating it. Then they had went all over the room getting on the tables and started to get on the bed the day of our departure.

Second, room smells so bad and the bed as well.
Microwave looks very dirty, instead don't keep microwave, if you guys don't clean or replace them.
Expensive for cheap stay.

- John (2/5): Run the other way! - Run down and dirty. The door to the room would either not open or got stuck. Torn upholstry. Sticky bedside tables from previous guests. Used Kleenex in the kleenex box... No toiletries (one measly soap). And for this we paid close to $170 for the night... Will never go there again!
