I stayed at the property while attending my graduation, and they went above and beyond by allowing us to leave our bags on the premises after check-out so we could attend the ceremony and collect them later on our way to the airport. As we were relying on e-hailing services, we had no alternative place to store our luggage, so this gesture made a huge difference. It was truly appreciated and made the entire experience even more seamless. No criticism whatsoever. :) I only recommend for you to stay here should you find yourself in Bloem.
• Jabulane (7/5): It's a good establishment. - The privacy and peaceful environment No receptionist to explain how to access WiFi or any of the services they provide.
• Sinazo (4/5): Very disapointing - The property was close to the shops and to the University, because we went there for a graduation. The garden is clean and beautiful, we took some really nice pictures in it before the grad ceremony. The rooms are spacious. 1. When we arrived, there was no Hot water. Our bus had dropped us off early, and we had to wait outside while our rooms were being cleaned. We got cold because it was raining, and when we finally got inside, the water was super, super cold, not even lukewarm. I then phoned Pieter and told him that the water was cold. He told me he would switch on the geyser. But he knew guests would check in soon. Why didn't he switch on the geyser an hour before our arrival? An hour passed, and the water was still cold. Shortly after that, there was no water at all. I phoned him again, and he told me there was a municipal water shutdown and he would communicate with someone to open the reserved water. The morning of our checkout,, there was no electricity and the water was cold. I do understand unforeseen events do happen, but what frustrates me is that not once did I receive a message or a phone call from Pieter telling me that there was going to be a problem with the water or electricity, because he knew about all these things but chose to keep all this information to himself. How do I know that he knew? Because every time I phoned him asking about an issue, he would say, "Oh yes, I saw on the community group that there would be or that there is a water shutdown," and I would ask myself, but Pieter, why didn't you let your guest know about this? But I guess I will never know, but what I know for sure is that for the next Graduation I am NOT BOOKING the SUBURBAN EVER AGAIN. The Wifi was nonexistent; I couldn't even send or listen to a WhatsApp voice note, . And I would suggest that he tells his cleaning ladies to change the water in the fridge and wash the bottle after every guest, because the water had dirty little things flying in them, also the bottle had mould inside the lid. I think refilling the water in a reusable bottle is a bad idea for a guest house(that's just my opinion). Please add microwaves to your rooms.

• Connie (10/5): - I had an absolutely wonderful stay at The Suburban Guesthouse. This is by far the best guesthouse I have ever stayed at in Bloemfontein. The accommodation offers excellent value for money, with clean, comfortable rooms and a welcoming atmosphere. The location is perfect—within walking distance of restaurants and shops, which made everything incredibly convenient. I also felt very safe throughout my stay, and they were exceptionally friendly and helpful. Overall, a 10 out of 10 experience. I would highly recommend this guesthouse to anyone visiting Bloemfontein!

Safe parking, but really tight fit for larger vehicles. Close to restaurants. Room is not sound-proof at all. Could listen to the conversation of occupants next door. Heard EVERY sound they made, especially at 05h00 in the morning. Light and plugs on one side of the bed did not work. No hand towel in the bathroom. The toilet seat is cracked and not stable.
